Advanced Healthcare Technology

Micro Grid Technology

Utilization of Bloom Fuel Cell Natural Gas Energy Server Technology to create a Micro Grid System for on-site power generation with provisions for battery and photovoltaic connections. This design provided a 1.75 megawatt system capable of functioning in island mode, meaning it is entirely independent of utility power and provides a reliable power source which eliminates the risk of operational interruption due to the loss of utility power. Micro Grid Systems are also allowed as a source for emergency power in lieu of generators.

Active Chilled Beam

Technology

A type of HVAC Design that provides heating and cooling. Connected to an air handling unit, active chill beams provide dry, ventilated and cool recirculated air into a space or area. They are great to use in sound sensitive applications and require minimal overhead clearance for installation.

DC Lighting

Provides the ability to easily connect renewable sources such as solar photovoltaics, energy storage batteries and micro grids to DC Building Loads. DC Lighting also improves installation timeframes by eliminating a substantial amount of conduit and wiring and it also improves energy savings. In addition, replacing or upgrading DC Lighting and its components is a great maintenance benefit to a Facility Engineering Team with the appropriate training.

Laser Scans of Existing Facilities

The use of laser scanning is a safer, more efficient alternative to using lifts and ladders in getting accurate measures of distance and spaces of built facilities.

Use of Clayco’s Faro Focus Laser Scanner allows Clayco to:

• Produce 3D as-builts accurate to actual field conditions

• Verify construction is installed dimensionally accurate

• Compare actual construction back to the 3D model

Use of the NavVis VLX Scanner allows Clayco to:

• Scan interiors with the shoulder-mounted camera, then Navvis IVION will process those scans and 3DS Max produces videos for the VLX data

• Gather progressive site captures with point cloud models

• Capture 360-degree photos of the site

• Produce video play back of the point cloud data

• Assists with coordination with the project team and the models (OEMs)

• Ensures point cloud cross coordination between Design and as-built conditions

Through the use of BIM – enabled estimating (take-off) process, the construction team effectively saved over $2,000,000 during the reconciliation between multiple estimates. The accurate 3D underground coordination, placement of slab penetrations and real time access to documents has further improved the overall use of information for an efficient project delivery.

On this project, the Clayco team pioneered the use of model based digital layout hardware and software in order to provide an unprecedented level of accuracy and confidence in the final work product.

Value Engineering

Due to extensive experience utilizing different combinations of various MEP/FP equipment and systems in healthcare projects, and our unique position within Clayco, Clayco Design & Engineering (CDE) is in a best position to offer value engineering options and solutions that allow our clients to have a superior control of the project first cost, systems operating cost, annual maintenance cost, and construction schedule while meeting owner’s minimum requirements and custom specifications.

Examples of Value Engineering specifically for MEP/FP systems and equipment:

• Utilization of grooved fittings in mechanical piping systems vs. welded connections.

• Energy savings for various heat recovery systems.

• Utilization of water-side and air-side economizers.

• Cost savings related to achieving required redundancies by utilizing fan-array air handling equipment.

• Exploration of projected lead times for various MEP/FP equipment.

• Utilize high efficiency LED fixtures with tailored control & daylight harvesting designs to reduce labor hours and energy consumption.

• Substitute copper for aluminum conductors, equipment bussing, and transformer cores.

• Locate electrical equipment in strategic locations to minimize feeder and branch circuit home run lengths.

• Explore the feasibility of Microgrid solutions to offset Utility energy consumption and optimize peak demand management.

• Use press connect fittings such as ProPress for above grade copper domestic water systems instead of soldered or brazed joints.

• Encourage a project architect to locate plumbing chases and toilet rooms so they are stacked from floor to floor and back-to back to allow common piping.

• Use PVC storm, waste, and vent piping above grade and except for in air plenums.

• Open the spec for other manufacturers. Examples: the spec allows the use of Chicago Faucets, consider allowing T&S Brass, Zurn, and other possible manufacturers. Consider allowing more than just Guardian for emergency fixtures.

• Use PVC storm, waste, and vent piping below grade.

• Utilization of floor mounted, floor outlet water closets instead of wall outlet to save the cost of carrier fittings.

• Cost saving associated with use of flexible riser drops to individual sprinkler heads.

Value Engineering - Case Study

Mercy Center for Performance Medicine & Specialty Care

CREVE COEUR, MO

Bob Zak and the engineering team, formerly with Heideman & Associates, worked closely with Ameren to bring energy cost savings to Mercy for their Center for Performance Medicine & Specialty Care. Included in their scope of work for this project were considerations for:

• High efficiency chillers

• Fan arrays in air handling units

• LED lighting systems

The team had to complete an energy model of the entire building in order to get the final approval from Ameren. The energy model proved that the total combined savings from the two custom incentive energy efficiency measures was 552,372 kWh.

Once approved, the Mercy team was able to get a $200,000+ rebate from Ameren for their efforts.

Value Engineering - Prefabrication

Clayco has been influencing the industry by pressing to maximize prefabrication of as many aspects of the construction process as possible. We work to maximize prefabrication, modularization and off-site construction on every project we perform to REDUCE PROJECT RISK. Risk is reduced by increased safety, improved quality control, reduced on-site manpower and better schedule control through parallel construction.
