DEDICATION OF NEW EAST COAST HEADQUARTERS Centene’s new East Coast HQ is a 770,000-squarefoot office building that features an early childhood education center, dining area, auditorium, fitness center, healthcare clinic and pharmacy, parking garage, and an employee training center. Designed by LS3P, there are three collaborative “tree house” spaces which will feature open monumental “floating” stairs.

A DINOSAUR IN THE BUILDING Lamar Johnson Collaborative (LJC) designed an eye-catching and memorable entry sequence in this lobby refresh for T-Rex, located in one of the oldest buildings in downtown St. Louis.

DEMAND FOR COLD STORAGE HEATS UP This 40,300-square-foot freezer space expansion was designed by LJC and built by Clayco for Associated Wholesale Grocers in Nashville, Tennessee. 9

THE DEAN Developed by CRG, this 12-story, 773-bed student housing tower was designed by Humphreys & Partners Architects and is across the street from the University of Nevada, Reno.

ROOM FOR GROWTH Clayco recently completed this 450,000-square-foot expansion to Johnson & Johnson’s existing facility that our teams finished in Mooresville, Indiana in 2011. 11

NOTHING BUT NET The renovation of the University of Illinois at Urbana-Champaign men and women’s basketball practice facility will add approximately 40,000 square feet of usable space, more than doubling its former size. The improvements include additional court space, a state-ofthe-art sports medicine facility, an enhanced strength and conditioning area, study spaces, more office space and new locker rooms and player lounges.

CREEKSIDE LOGISTICS Located in Hagerstown, Maryland, this 730,000-square-foot speculative steel structure and concrete tilt-up warehouse was developed by Panattoni Development Co.

BACK TO SCHOOL Our St. Louis Office and our Delmar DivINe teams raised over $2,000 and donated 550 backpacks filled with school supplies to KIPP Victory Academy, an elementary school near our Delmar DivINe project in St. Louis.

SCHOOL’S OUT FOR SUMMER Construction Career Development Initiative (CCDI) hosted STL Youth Jobs and Urban League of Metro St. Louis’s Discover You summer camp for a day. Students began the day at the St. Louis office where they learned about leading technology, architecture and engineering practices and toured our Delmar DivINe project in the afternoon.

MAKE WAY Clayco recently completed this massive warehouse for Harbor Freight Tools in Joliet, Illinois. The project is 1.5 million square feet and encompasses over 125 acres. During construction, relocating a road was required to make room for this huge building!

FIELD TRIP Clayco’s legal team visited the confidential data center project situated on a 37-acre plot in Elk Grove Technology Park outside Chicago. 19

ACTAPIO ARCHIVES Clayco began construction in July for the retrofit of a 2-megawatt new data center space within the client’s existing data center located in East Wenatchee, Washington.

TRIANGLE SQUARE LJC designed this uniquely shaped site into a luxury apartment centerpiece in Chicago’s Bucktown neighborhood.

BATTER UP! As part of our ongoing commitment to the St. Louis community, Clayco is excited to be involved in the renovation of historic Stars Park at Harris-Stowe State University through a continued partnership with the St. Louis Cardinals. This legendary field was home to the St. Louis Stars of the Negro National League from 1922 to 1931. 25

GARNET HEALTH PARKING GARAGE This new three-level, 630-space parking garage designed by LJC for Garnet Health Medical Center in Middletown, New York allows for future growth on campus along with the Emergency Department expansion that LJC is actively designing.

JUNETEENTH CELEBRATION The Clayco Foundation’s first annual Juneteenth Celebration was held in St. Louis at the Mahler Ballroom. At the event, seven $20,000 grants were distributed to community-based nonprofit organizations dedicated to building awareness and advancing the causes of Black equality and inclusion in the St. Louis and Chicago metro areas. 27

A GREEN BUILDING Ventana provided the exterior skin and interior glass at 167 N. Green Street in Chicago’s Fulton Market neighborhood. The main entrance boasts full-height 45 foot tall glass fins, free-standing louvers, metal panel soffits, revolving doors, and swing doors.

WYNWOOD WALLS Ventana provided the exterior enclosure system at 545 Wyn. The goal of developer Sterling Bay and architect Gensler is to elevate Miami’s standard office experience, reflect Wynwood’s vibrancy, and engage the neighborhood.

VCU HEALTH Ventana designed, manufactured, and installed the exterior wall systems at the 17-story, adult outpatient facility at Virginia Commonwealth University located in downtown Richmond, Virginia. 32

ONE CHICAGO SQUARE Located in Chicago’s bustling Gold Coast neighborhood, Ventana was selected to design, manufacture, and install the window wall system at the 49-story tall Tower C and part of the podium.

WINNER WINNER! LJC’s St. Louis office softball team won their championship game against McClure Engineering, a team that had won the championship 7 of the last 9 years. Way to go team!

DORM LIFE 101 Clayco along with partners DLA+, Mackey Michell Architects and LJC completed phase 2A of the Penn State East Halls renovation, which includes a new 330-bed residence hall, 13 renovated residence halls, sport courts, dining terraces and improved pedestrian/vehicular circulation. 35

POPCOURTS! We celebrated this project during community paint day and at the official ribbon-cutting ceremony for this new LJC-designed park in Chicago’s Austin neighborhood. The design team transformed this vacant lot at the corner of W. Chicago and N. Lockwood Avenues into a place for the community to be active, gather, and engage.

NEW LIFE AT CHICAGO’S REPUBLIC STEEL PLANT In the first phase of the new Commerce Park Chicago, our team transformed the former Republic Steel plant into one of the area’s largest industrial developments. Construction of the 299,057-square-foot speculative building for NorthPoint Development includes 36’ clear height with 28 loading dock positions and two drive-in doors.

PARTNERS IN THE POUR In collaboration with Habitat for Humanity St. Louis, CSI and CCDI staffed a four-day volunteer foundation pour of two homes in St. Louis’s Gate District neighborhood.

ACE IS THE PLACE Clayco is building a new, 1+ million-square-foot distribution center for Ace Hardware, bringing an estimated 400 jobs to Visalia, California once the facility is fully operational in early 2023.

THE NEW CHICAGO CLASSIC In a joint venture with Turner Construction, Clayco oversaw the repositioning of approximately 460,000 square feet of existing space in this modernist icon, Willis Tower, for clients Blackstone and EQ Office.

KATHERINE WARD BURG GARDEN Designed by LJC’s landscape architecture team, is the first step in the longterm plan to redevelop the Mississippi Riverfront in St. Louis. Located north of the historic Eads Bridge in Laclede’s Landing, the site sits close to the Arch grounds, the Metrolink, and other downtown destinations. 43

100 ABOVE THE PARK Named a 2021 Best Project by Engineering News-Record Midwest, construction of this world-class residential landmark designed by Studio Gang required 500,000 square feet of elevated concrete decks, 1,300 concrete risers, 23,000 cubic yards of concrete and 850,000 lineal feet of post-tension cables.

X MARKS THE SPOT X Phoenix Phase I is a 20-story apartment, retail and office high-rise that is nearing completion in downtown Phoenix.

WHAT EVERY CHILD NEEDS LJC designed this renovation and expansion for Mercy Pediatric Emergency Department in Springfield, Missouri. A new entrance, canopy, reception/ registration, and waiting areas were designed and implemented through a complex phasing sequence to allow uninterrupted service and operation of the existing emergency department.

GOOD MORNING OMAHA! The 800,000-square-foot dual distribution site will add 400 jobs in 2022. This project marks the sixth distribution center that Clayco is building for Dollar General.

BUILT BY WOMEN, FOR WOMEN LJC and Clayco employees raised over $10,000 for Habitat for Humanity Chicago’s Women Build event in October where our female team members helped construct homes that will be purchased by women in the community with affordable mortgages.

INVOLVED BY DESIGN Through volunteerism, pro bono work and active local engagement, LJC is committed to enriching the lives of our staff and the communities that surround us.

DON’T MESS WITH TEXAS Designed by PDMS Design Group, this 160,000-square-foot speculative building is part of USAA Real Estate and Seefried Industrial Properties’ Southfield Park 35 project, a 190-acre masterplanned industrial park in Dallas.

MORE THAN A MILLION MEMBERS STRONG Developed by CRG on a 79-acre site, this 1.1 million-square-foot distribution center for Costco in Tumwater, Washington will be complete by August 2022.

BRICKLINE GREENWAY Mill Creek Valley Plaza, located outside of the new St. Louis City SC stadium, is designed by LJC’s landscape architects in collaboration with local artist Damon Davis. The space is a commemoration of the once thriving mostly African American neighborhood that stood in this location.

A WAREHOUSE WITH A VIEW This 1.3 million-square-foot distribution facility for Home Depot in Lacey, Washington has views of Mount Rainier and Puget Sound. 56

THE FOUNDATION OF CONCRETE Integral to the built environment, concrete is cost-effective and delivers a low carbon footprint for a structure or pavement over its life cycle. Concrete work can be complex and deeply impact the schedule of a project—the team at Concrete Strategies uses BIM, GPS technology and specialized concrete mixtures when necessary that cure faster than traditional material.

TILT-UP CONVENTION & EXPO In September, Concrete Strategies hosted the Tilt-Up Concrete Association’s convention in our hometown of St. Louis. We were honored to host this great event in the city where we tilted our first panel 32 years ago.

PHOENIX’S EVOLVING SKYLINE Clayco will soon break ground on Palmcourt Tower, a 512,729-square-foot residential building in downtown Phoenix that is designed by Will Bruder Architects with Lamar Johnson Collaborative as the Architect of Record and Landscape Architect.

AT A CROSSROADS Located outside of Chicago in Channahon, Illinois, this 1-million-square-foot speculative warehouse for Venture One and USAA was completed in under six months.

SIZE AND SCALE The new Mark Anthony Brewing facility in Columbia, South Carolina is the largest greenfield brewery to be constructed in the United States in decades. The facility will produce over 1,500,000 barrels of beverages per year with packaging speeds of almost 1,000 barrels per hour. The bottling line will fill 50,000 bottles per hour.

MULTI-TASKING In Sacramento’s Metro Air Park, Clayco built three warehouses simultaneously, including a 1.1 million-square-foot warehouse, a 600,000-square-foot build-to-suit warehouse and a confidential e-commerce fulfillment center.

IT TAKES A VILLAGE Wildhorse Village encompasses our enterprise’s capabilities as it was developed by CRG, designed by LJC, and built by Clayco. This new 80-acre, multi-use development is designed to be the new urban center of Chesterfield, Missouri.

A BIGGER IMPACT ON EDUCATION Clayco completed construction of the LJC-designed, 540,000-square-foot West Campus Parking Garage at Penn State University. This year, the Clayco Foundation endowed a $500,000 diversity scholarship in Penn State’s Department of Architectural Engineering (AE) to help contribute to the diversity of the student body and aid fulltime undergraduate students who have financial need.

THE HAGERSTOWN TRIFECTA Clayco completed construction of three logistics centers for NorthPoint Development in Hagerstown, Maryland. Buildings 1 and 2 total over 1.2 million square feet and are occupied by Amazon. Building 3 is a 200,000-square-foot warehouse occupied by Herbalife Nutrition.

HIGH ENERGY EFFORT SK Innovation, which makes lithium-ion batteries for hybrid and fully-electric automobiles, will build batteries for multiple vehicle manufacturers at this new battery production plant in Commerce, Georgia.

A LASTING PARTNERSHIP Pfizer once again tapped the Clayco enterprise to perform extensive renovation work at its four-building office and R&D complex in Boulder, Colorado. 73

EVERY KID DESERVES TO PLAY First Tee Greater Chicago, an organization committed to improving youth’s lives through golf, has partnered with LJC to bring its Waveland Capital Project to life. The newly renovated facility at Waveland Park allows First Tee to expand to full-day programming and reach hundreds of more kids through mentoring, tutoring, physical education, and character education.

PROJECT CONDUIT This 1.5 million-square-foot distribution center project included sitework and utilities with underground water retention on 129 acres of farmland in Greencastle, Pennsylvania.

SAFETY IS OUR #1 PRIORITY In our daily “Stretch & Flex” program, Clayco’s safety team leads work-specific stretches on every jobsite to increase overall flexibility and range-of-motion. These stretches will lengthen muscle tissue making muscles less prone to trauma, tears and other types of job site injuries.

24 E WASHINGTON STREET The once thriving Marshall Field’s flagship in Chicago has reclaimed its status as a fully operational Class A office building with 650,000 square feet of new office space.

303 GLENDALE In April, Clayco broke ground on a new 388,000-square-foot speculative distribution and e-commerce warehouse in Glendale, Arizona’s Loop 303 Corridor for Scannell Properties.

INTERDISCIPLINARY DESIGN Designed by Bohlin Cywinski Jackson, Clayco completed construction of the 60,000-square-foot Siebel Center for Design at the University of Illinois at Urbana-Champaign, a multidisciplinary hub for student-focused design thinking in education.

SKYE ON 6TH BREAKS GROUND Developed by Hubbard Street Group and designed by Shepley Bulfinch, this 26-story luxury high-rise will change the look of downtown Phoenix. As new partners to the community, Clayco and Hubbard Street Group have each pledged to donate $10,000 towards a hands-on construction career exposure and immersive educational program for nearby Phoenix Union Bioscience High School. 84

SCHREIBER FOODS This integrated design-build project in Carthage, Missouri involves a 415,000-square-foot expansion of an existing distribution center.

COVID-19 RESPONSE Pioneering moves early in the pandemic made it possible to keep our offices open, keep workers safe and helped instill confidence in other businesses to do the same.

WHERE PET LOVERS SHOP Clayco completed its fourth Chewy.com distribution center in Salisbury, North Carolina, earlier this year. A fifth warehouse for the online pet retailer is now under construction in Reno, Nevada.

WE ALL SCREAM FOR ICE CREAM! An authentic Good Humor ice cream truck stopped by our CHI10 jobsite to provide ice cream for the team as a thank you for zero recordable incidents. The truck played 1950s music and we gave out over 200 ice cream bars on a hot day.

CHANGING CLAYTON’S SKYLINE Clayco is proud to be the design-builder behind multiple Centene building projects. The latest to be completed is the 825,000-square-foot expansion of Centene’s campus inClayton, Missouri, which includes a brand new mixed-use tower with two parking garages.

AUTO RETAILER INNOVATION A leading e-commerce platform for buying and selling used cars selected Clayco to design-build two new vehicle inspection and reconditioning facilities, one in Chesterfield County, Virginia, and the other in Oklahoma City, Oklahoma. 92

LOGISTICS AIRPARK Developed by Nicklies, LJC and Clayco were the design-build team for this 930,000-square-foot speculative distribution center in Louisville, Kentucky.

DISTRIBUTION NETWORK EXPANSION Construction is wrapping up on three new warehouse facilities for a major home improvement retailer, one in Houston, one in Birmingham and one in Winlock, Washington. These projects were developed by CRG, designed by Lamar Johnson Collaborative, and are being built by Clayco.

RIDE FOR A CURE This year for Pedal the Cause, Team Clayco raised over $35,000, joined an in-person bike ride in Chesterfield, Missouri, or participated virtually to support cancer research. 95

VIRTUAL DESIGN & CONSTRUCTION Our tireless integration of building information modeling (BIM) and virtual design & construction (VDC) practices helps drive our unparalleled design-build delivery method. 97

RECORD SPEED TO BREW Once complete, this 1.3 million-square-foot facility for Mark Anthony Brewing in Columbia, South Carolina will produce White Claw, Mike’s Hard Lemonade and Cayman Jack. Speed to market for this integrated project was a staggering eight months.

THE SKY’S THE LIMIT Clayco is making a major modification to a historic rocket test stand for Blue Origin in Huntsville, Alabama. 100

CLASS A OFFICE WITH COVID-SAFE AMENITIES Clayco completed this 125,000-square-foot Class A office building in Creve Coeur, Missouri for Seneca CRE during the COVID-19 lockdown, modifying the design with LJC to be largely touchless and to include safely distant amenities.

HORIZON THERAPEUTICS In just 10 months, LJC designed a 650,000-square-foot interior renovation for the Irelandbased biopharmaceutical company’s U.S. headquarters in Deerfield, Illinois.

CCLC: OAKLEY’S NEW ECONOMIC DRIVER Clayco completed construction of Building 2 at the Contra Costa Logistics Center (CCLC), a 444,000-square-foot speculative building developed by NorthPoint in Oakley, California with views of the San Joaquin River.

ART BY THE COMMUNITY, FOR THE COMMUNITY To promote local culture, community collaboration and emerging artists, our integrated developer, CRG, commissioned Latinx painter Drigo to create a 5,000-square-foot mural along the concrete façade of Broadway Chapter’s parking garage in Fort Worth, Texas.

MICRO-UNITS IN THE CWE Designed by Cedergreen with LJC as the architect of record, L. Kelley continues construction on this 205-unit multifamily structure developed by KDG in St. Louis’s Central West End neighborhood. The seven-story building features studios to two-bedroom apartments, as well as the increasingly trendy “micro-units,” which have an average size of 386 square feet.

MAKING CONNECTIONS The AECOM Hunt | Clayco Joint Venture with partner Bowa Construction continued construction of the historic expansion of Chicago O’Hare International Airport. This expansion included reconstruction of the lower level roadway, as well as underground utility and vault installation.

HOLISTIC SAFETY IN THE WORKPLACE In honor of Construction Safety Week, our confidential Chicago data center project team shared a safely distanced catered lunch to celebrate and recommit to safety as our first priority.

INNOVATION IN COMMUNICATION The enhanced quality of our design-build process is rooted in universal, data-driven technology used on all of our job sites. Our company-wide use of laser scanning, virtual design construction, building information modeling and drone practices increases efficiency in communication, accelerates project timelines and improves collaboration. 117

DIVINE INTERVENTION Delmar DivINe is a 310,000-square-foot redevelopment project that is transforming a former hospital campus into a hub for innovation and enterprise, while also aiming to bridge socioeconomic and racial divides in the St. Louis neighborhood.

PASS THE KETCHUP Clayco began construction of a distribution center in Lathrop, California for global food and beverage powerhouse Kraft Heinz that will be used for its tomato processing facilities throughout the region.

HEADING OUT WEST In May, Clayco established a West Coast regional headquarters in Los Angeles. Clayco has completed several billion dollars of work on projects along the West Coast, and has a backlog in excess of $2 billion in Washington, Oregon, California, Nevada and Arizona. FIGHTING CANCER EVERY STEP OF THE WAY We welcomed students from Saint Louis University’s civil engineering program to our jobsite at the new 659,000-square-foot ambulatory care center for Siteman Cancer Center at Barnes-Jewish Hospital and Washington University School of Medicine.

FARMING OF THE FUTURE Clayco is building three high-tech greenhouses in Kentucky that, once complete, will use robotics, artificial intelligence and data to grow millions of pounds of tomatoes per year.

INNOVATION IN MEDICINE Clayco and LJC were recently selected to design and build the expansion to Pfizer’s Chesterfield, Missouri location. Our integrated team originally developed, designed and built this research and development facility, which was crucial in the development of the Covid-19 vaccine, for the pharmaceutical giant in 2019.

RECLAD & REVITALIZE The Clayco team is removing and replacing the existing curtainwall system on a 10-story office building in Clayton, Missouri for Centene. The building was originally built in the early 1970s and is being updated to match the other buildings on the corporate campus. 127

BUILDING FLAVOR Clayco is building a 1.8 million-square-foot distribution center for McCormick & Co. in Sparrows Point, Maryland—McCorkmick’s largest-ever distribution center. Once complete, the warehouse will employ an estimated 200 workers and pursue LEED Gold certification with the goal of achieving net zero energy.
