tacey Watt, the ambassador for Belle Oaks Marketplace in Richmond Heights, said she was happy to report that construction and preparation of the mixed-use development is not only moving along, but at a quicker pace than they had thought.

“We are two weeks ahead of schedule, and things are clicking along,” Watt told the Cleveland Jewish News.

Part of the first phase of the redevelopment of the former 70-acre property in Richmond Heights is the construction and opening of 486 luxury, multi-family units, consisting of seven separate three- and four-story buildings and 17,190 square feet of retail and restaurants.

Watt said that Belle Oaks Marketplace is less than two months away from “being able to put a 360-degree Matterport camera” into an apartment to show potential residents what the units will look like. The first building is expected to be completed and ready in time for move-ins to start on Nov. 1.

“We will have access to the building prior to Nov. 1, but

we will not have anyone move in until then,” she said. “So, we’ll be able to tour them. As construction gets finished, they will release portions of the building to us and continue their construction until it is completed and move-ins will begin. We have over 300 employees who have been working for months every business day to get this done.”

There are seven apartment buildings in the first part of the first phase of the project, Watt said, and each one will become ready to move-in in sequence with the second complex expected to be ready to move in by March 2027 and the last by November 2027.

“But they are also ahead of schedule and are saying it might be as soon as October 2027,” she said. “What they’ve been doing is they bring in the first trucks to come and cut that parcel. Then, those trucks move to parcel two and the next trucks come in to attack parcel one, and so on. You have seven parcels of land being actively built upon, cut and managed simultaneously.”

The following seven buildings would begin finishing construction, opening thereafter the last of the first seven complexes open in 2027.

“It’s 798 multi-family apartments in total, one or two

bedrooms, ranging from $912 a month to $4,800,” Watt said.

“Every apartment has a balcony and all of the apartments are 20% larger than any other in Cleveland. They all have top-tier appliances. I’ve been touring the models at the BELLE OAKS | CONTINUED ON PAGE 2

leasing offices and prospects will come in and notice the thickness of the glass on the shower and say that it makes such a huge difference.”

The apartments have four levels of parking options available, according to Watt. There will be a free surface lot, a $50 per month carport, a $100 per month garage, with an EV plug-in for electric vehicles, and a $175 per month individualized garage that is underground and heated, protecting residents from the weather with a hallway straight into the buildings.

Residents of the apartment will also get a free membership to the Sterling Club, Belle Oaks’ resident lounge, social hub and wellness center. Amenities include 24/7 dining, a hot-cold circuit plunge and sauna, among

“There are also four built-in speakeasies into the Sterling Club,” each with a different theme, Watt said. “The first one is a billiard room, so it has this beautiful billiard table. It has a smoke infiltration system, so you can smoke cigars, drink bourbon and do a deal. Walking down the hall, you wouldn’t know the speakeasies are there. It has a Scooby Doo-like panel where you pop it and, boom, there’s the room. It’s 24/7 access to members only. It is there to be its own clubhouse for residents.”

On the retail side of Belle Oaks Marketplace, Richmond Heights City Council on July 1 approved a lot split requested by the development to create three sublots off Wilson Mills Road that will house a Chick-fil-A, Starbucks and Panda Express.

“And a deal was just signed with Longhorn Steakhouse, so they’re going to take over one of the first-floor retail spaces in either building number one or two,” Watt said.

“And I know they’re also working on a deal for urgent care.

Watt said that Starbucks will begin the process of cutting the lot on Sept. 1, and it is currently getting the logistics of putting trucks and trailers in place for the build out. Chickfil-A is right behind that in September and Panda Express will be in December.

Built in 1966, Richmond Mall was once considered the largest enclosed shopping mall in Ohio with over 90 stores until it closed in 2021. The property was largely vacant since 2017. In July 2022, developer DealPoint Merrill in California announced the full acquisition of the property at Richmond and Wilson Mills roads, which more recently was known as Richmond Town Square. Demolition began on the space in September 2023.

An initial phase of the plan to redevelop the site into a 1.7 million-square-foot mixed-use, live-work-play urban campus community was fully completed when Meijer’s opened in May 2025.

“Belle Oaks Marketplace is going to build generational wealth inside Richmond Heights, where money that’s made in Richmond Heights will get spent in Richmond Heights,” Watt said. “And it will just continue to build and grow and reinvest in itself.”

hen it comes to housing, the area encompassing Gates Mills, Highland Heights, Mayfield and Mayfield Heights – all part of Mayfield City Schools – along with Richmond Heights, has something for everyone.

“The market is still active, with strong limited inventory,” Realtor/broker Sharon Friedman of Berkshire Hathaway HomeServices in Moreland Hills, said.

“There are lots of options – from single family homes in Highland Heights to condos and cluster homes in Mayfield. Priced right, homes will sell in 30 days or less.”

The market shows no signs of seasonal slow downs, she said.

“Empty-nesters look year-round,” Friedman said. “If people are moving within a school district, it doesn’t have an impact.”

Options run the gamut from milliondollar-plus homes in the rolling hills of Gates Mills and developments such as Aberdeen within Highland Heights’ StoneWater Golf Club to Richmond Heights’ starter homes.

At the same time, Richmond Heights’ housing market is being transformed by luxury apartments at Belle Oaks Marketplace, as the redeveloped Richmond Mall/Richmond Town Square is being marketed as “a city of its own.” Richmond Mall opened in 1966 and was most recently known as Richmond Town Square when it closed in 2021.

Solon-based Century 21 HomeStar Realtor Daniel Zembiak calls this Mayfield market “red hot, a true real estate powerhouse.”

“The Mayfield area offers the best of everything: unmatched convenience and affordability, making it the perfect spot for entry-level and first-time buyers,” Zembiak said.

Buyers are attracted to its proximity to jobs and highways, 30-minute drive to University Circle’s museums, culture, and hospitals, public transportation, shopping and dining, city and county parks, good libraries and Cleveland Clinic Hillcrest Hospital.

Mayfield schools and the Millridge Elementary School’s Center for Hearing Impaired are another draw, as are Mayfield’s pool and outdoor amphitheater and Mayfield Heights’ new pool and water park, according to Friedman.

“Some are young couples who want to be close to their parents for childcare or want their kids to grow up in the same safe neighborhoods and great schools that they did,” he said.

But the Mayfield area suffers from a lessthan-two-month inventory, according to Zembiak. On average, homes sell in 39 days at 100% of asking price – identical to 2025.

Single-family homes, especially with three-car garages, remain the most in demand and buyers are willing to pay, he said.

“If a house is updated, priced correctly and located in a hot neighborhood, you should fully expect a multiple-offer situation and you will need to bid over asking to secure the home,” Zembiak said.

Mayfield area homes have both appreciated and depreciated over the past 12 months, according to Zembiak. Home sale prices rose in entry-level, high-demand and mid-tier markets, but dropped in luxury markets where sales of smaller or lowerpriced homes exceeded luxury home sales in 2026.

Average home prices rose from $250,000 to $287,000 in Mayfield Heights, $482,000 to $587,000 in Highland Heights and $267,000 to $277,000 in Richmond Heights, while average home sales prices dropped in Mayfield Village from $451,000 to $361,000 and in Gates Mills from $914,000 to $773,000, according to Zembiak.

Zembiak traces the area’s low inventory of homes on the market to long-time homeowners reluctant to trade a lowinterest mortgage rate for current mid-6% rates on 30-year fixed mortgages he calls a “long-term historical average.”

He recommended they put home equity toward a down payment on new property to lower the monthly payment.

fter six years on the market, Progressive Insurance Campus 1 at 6300 Wilson Mills Road in Mayfield sold its headquarters to George Simon, a real estate investor and attorney at auction for $6.75 million on Feb. 4. Now, Simon is partnering with Premier Development Partners in Independence to take the lead in redevelopment of the campus.

Spencer Pisczak, president of Premier Development Partners, said his partnership with Simon began over 40 years ago through a number of business transactions and he has always enjoyed working with him. Simon and Premier were both bidding on the property.

“We were the last highest bid, and because my partner and I have a 40-plus year relationship with George, we were a logical call for him,” Pisczak told the Cleveland Jewish News.

Premier Development Partners has been active in suburban office transactions since the company started in 2006 in Northeast Ohio.

“We built Developers Diversified headquarters on Richmond Road in Beachwood, which was led by Scott Wolstein,” Pisczak said. “We built the Holden Center office building for Lakland Community College in Kirtland. We recently bought the Paychex office building, former Tops headquarters building, we bought two of the three Hyland Software buildings, and we backfilled all of those in a timely manner,” Pisczak said.

Renovations are anticipated to start on the Progressive campus when the first tenant is signed as it depends on what type of environment and culture the tenants want.

“We have a number of tenants we’re talking to, who have visited the property, and we have one who sent us an RFP (request for proposal), so that’ll be the beginning,” Pisczak said. “The great news is Progressive left the property in excellent condition, both in aesthetics and the DIVERSE | CONTINUED FROM PAGE 5

“Today’s buyers are more than happy to move in and tackle cosmetic upgrades, then kitchens or bathrooms later as their budget allows,” Zembiak said.

“It won’t be to the level that Progressive was at pre-COVID. Best case it’ll be two-thirds of that revenue.”

With 640,000 square feet of office space, Premier hopes to offer hundreds or thousands of jobs once the campus is full or close to fully occupied.

They are looking at midsize to large office users ranging from 20,000 square feet to 150,000 square feet, according to Pisczak.

Following the COVID-19 pandemic, Progressive employees had the option to work from home with the majority never returning to the office. The building sat primarily untouched, used for employees voluntarily coming into the office, specific meetings and events.

T

he city of Highland Heights continues to thrive and remains a highly desirable place to call home.

Our community consistently ranks among the top 15 places to live, according to Cleveland Magazine.

We take great pride in providing excellent city services, community programs and activities for all ages, including concerts, Memorial Day and Independence Day recognition events, our popular children’s Halloween candy maze and holiday lighting. The city also hosts a Neighborhood Community Bike Ride, as well as our annual Bike-With-A-Mayor event, which will be held on Sept. 12.

In 2026, Highland Heights is proud to be designated as an official America 250-OH community in commemoration of our country’s 250th anniversary. To celebrate this historic occasion, we have incorporated patriotic themes throughout our summer activities and will host an America 250 Family Fun Day on Sept. 12, with kids’ activities, games, music and more. We also created “America’s Story Around the Park,” Brunello a fun opportunity for visitors to explore a series of patriotic fact stations throughout Highland eights Community Park. Each station features trivia, facts, and stories about America’s founding, including the 13 Colonies, the Declaration of Independence, the Founding Fathers, the American flag, the Statue of Liberty and the Liberty Bell. In addition, our Municipal Complex buildings are all decorated with patriotic banners, our Gazebo is illuminated in red, white, and blue, and commemorative America 250 Oodleband™ wristbands

will be distributed at summer events to our residents.

Summer has kept our staff and park busy with recreation programs for all to enjoy, including baseball, softball, tennis, pickleball, day camp, and splash time at the pool. Recent improvements within the Community Park include two new pavilion structures that were completed late last fall, along with a new online reservation system that allows residents to reserve a pavilion online. While visiting the park, residents and guests can also get some exercise by taking a stroll along our park trail, a hidden gem within Highland Heights is Community Park.

Highland Heights is also proud to support businesses that are looking to be based in our city. Businesses of all sizes are an important part of our community. M

ayfield is a community of quiet confidence. While we share a friendly, small-town collegiality, our services, amenities and programs place us among the top communities for providing a 21st-century-highquality of life for our residents.

One of the most telling facts about our community is that so many residents who grew up in Mayfield, experiencing first-hand our traditions, services and quality of life, choose to return later to raise their own families Bodnar in the village.

Our annual Mother’s Day pancake breakfast, Cruise Night, Independence Day activities and fireworks are among our many traditions uniting families, friends and neighbors with firstclass entertainment, delicious treats and family-friendly activities.

Summer is a busy season here. Villagers and neighbors gather at the Grove and Gazebo for outdoor concerts, where memories are made and the taste and feel

of summer lingers. Tennis, pickle ball, softball, baseball and bocce keep our courts humming over the warm summer months, while our world-class pool offers exercise and refreshment for all.

Our Veterans Day and Memorial Day Services, First Responders Memorial, Blue Star Memorial By-Way Marker, and our recently-added Gold Star Memorial By-Way

Marker honor those men and women who have served our country and those who have died in service to our country, as well as their families.

Building a stronger future together in Richmond Heights MAYOR KIM A. THOMAS Special to the CJN

A

s I begin another term as mayor, I want to thank the residents of Richmond Heights for once again placing their trust and confidence in me. It is truly an honor to serve our great community. I now have the opportunity to continue to build on the progress we have made together, and I am excited about what lies ahead.

Richmond Heights is experiencing one of the most transformative periods in our city’s history. Together, we are successfully meeting the goals outlined in our five-year Strategic Plan, and the results are visible throughout Thomas every corner of our community.

Our commitment to investing in infrastructure continues to move Richmond Heights forward. From roadway improvements and sewer upgrades to major water infrastructure projects, including the completion of the Trebisky Road water main replacement, we are strengthening our city’s foundation while preparing for future growth. We are also continuing to enhance Richmond Road through streetscape improvements, modernized intersections and new city signage that reflects our pride in our community.

One of the most exciting milestones is the continued transformation of the Belle Oaks development. We look forward to welcoming new residents while celebrating the arrival of Starbucks, Chick-fil-A and other restaurants and businesses. These investments create new jobs, expand dining options, boost economic growth and strengthen our city’s tax base.

We continue to reimagine our parks and public spaces. We have renovated our tennis and pickleball courts with assistance from Community Development Block Grant funding, enhanced our Veterans Memorial Garden and continue to beautify our neighborhoods through our expanding Urban Forestry Program. Residents can even receive a free lawn tree as part of our ongoing effort to preserve Richmond Heights’ natural beauty.

This year also marks the beginning of planning for a new service department complex. Our current facility has faithfully served the city for decades but has outlived its usefulness. A modern facility will improve operations, increase efficiency, enhance employee safety and better position us to meet the growing needs of our community

for generations to come.

Richmond Heights continues to prioritize safety; through our partnership with NOACA, we are advancing sidewalk expansion projects while preparing future traffic-calming improvements along Chardon Road. Over the coming months, we will also begin installing additional street lighting in areas that need improved visibility, further enhancing safety for residents and visitors.

Our commitment to public safety remains stronger than ever. The Richmond Heights Fire Division continues to set the standard for excellence by maintaining its elite Class 2 ISO rating while expanding services through state and federal grant funding. Our nationally recognized Community Paramedic Program, supported by University Hospitals, continues to provide healthcare services that improve residents’ quality of life beyond traditional emergency response. We also look forward to another successful National Night Out, bringing together residents, police, firefighters and community partners to strengthen relationships and promote community safety.

We are equally committed to serving every generation in Richmond Heights.

This year, we expanded programming for both our youth and seniors with new opportunities including chess club, Safety Town, Camp Adventure, Cleveland Metroparks experiences, drone camps, hiking programs, arts and crafts and many other educational and recreational activities. Our community center continues to serve as the heart of our city, hosting events year-round while preparing for exciting upgrades to audio and video technology funded through Community Development Block Grants.

Education remains one of our highest priorities. Through our annual Golf Outing, we proudly awarded six scholarships to graduating Richmond Heights seniors.

This achievement would not have been possible without the generosity of our sponsors, volunteers and supporters, whose commitment continues to invest in the next generation of leaders.

This year also brought the launch of one of our newest initiatives, Women Empowering Women and Girls. This

organization was created to educate, inspire, connect and empower women while addressing the issues that matter most to women and girls. We invite every woman in our community to become involved as we continue building opportunities that strengthen families and improve lives.

As a city, we also believe it is our responsibility to honor those who have served our nation. We recently completed our beautiful Veterans Memorial Garden and are proud to host Richmond Heights’ inaugural Veterans Day Commemoration this November. This event will honor our veterans through recognition, educational resources and community support as we celebrate their courage and sacrifice.

Our annual Concerts in the Park series continues to grow, with attendance exceeding 800 people at several performances this summer. It is inspiring to see families, neighbors and visitors gathering together to enjoy music, friendship and everything that makes Richmond Heights such a special place to call home.

The momentum in Richmond Heights has never been stronger. Every road improved, every park enhanced, every

business opened, every scholarship awarded and every program created reflects our shared commitment to building a city where families thrive, businesses succeed, seniors are supported and our children have every opportunity to reach their full potential.

The progress we celebrate today is the result of strong partnerships between our residents, city council, city staff, volunteers and community partners.

Together, we are not just preparing for the future; we are creating it. The best is yet to come, and I look forward to continuing this exciting journey!

Country Adult Pool Night Aug. 5

The city of Mayfield Heights will host its Country Adult Pool Night on Aug. 5 at the Mayfield Heights Aquatic and Community Center at 6080 Marsol Road.

This event is part of Mayfield Heights’ Wednesday Adult Theme Nights, which features a different theme every month. There will be swimming, activities and a relaxing adult-only environment.

The program will be held from 6:45 to 8:45 p.m. and is open to Mayfield Heights residents and Mayfield School District residents over the age of 21.

Mayfield End of Summer Celebration Aug. 8

Mayfield will host its End of Summer Celebration from 11:30 a.m. to 5 p.m. Aug. 8.

Buckshot County Band August 12 at the Gazebo

Buckshot County Band will perform at the Mayfield Village Gazebo on Aug. 12.

The concert will showcase the band’s country sound with a performance of classic and contemporary country hits.

The event will take place from 11 a.m. to 1:30 p.m. at the Gazebo at 6621 Wilson Mills Road. Admission is free.

Fleetwood Gold with Opus 216 Aug. 14 at The Grove

The Grove Amphitheater in Mayfield will host Fleetwood Gold, a Fleetwood Mac cover band, for a concert with opening band Opus 216 on Aug. 14.

Opus 216, a Cleveland band, will be performing a mix of classical and contemporary music. Fleetwood Gold will then take the stage, featuring covers of popular Fleetwood Mac songs such as “Go Your Own Way” and “The Chain.”

The concert will celebrate the music of Fleetwood Mac and the band hopes to bring a nostalgic feeling to the audience.

The event will be held from 6:30 to 10 p.m. at The Grove Amphitheater at 425 N. Commons Boulevard.

The city of Mayfield Heights will host a Back to the 50s Car Show & Sock Hop on Aug. 20.

The event will showcase retro cars, a live sock hop with the Belairs and throwback music.

It will capture the spirit of the 1950s through live music, retro pricing on food and beverages and a vintage, family-friendly environment.

The car show will take place from 5:30 to 8:30 p.m. at the Aquatic and Community Center at 6080 Marsol Road. The event costs $5 per car entry and it is free for all visitors.

Gates Mills 5K Fox Trot Sept. 12

The Gates Mills Elementary Parent Teacher Club will host its Second annual 5k Fox Trot run or walk on Sept. 12.

The event will celebrate the 100th anniversary of Gates Mills Elementary and the 200th anniversary of Gates Mills. It will take participants on a scenic course along the Chagrin River and through Gates Mills.

There will also be “The 1826,” a 1,826 yard or one mile run/walk, and a 50 yard dash for children.

The city of Richmond Heights will host its Fun Fall Fest at Greenwood Farm on Sept. 19.

The family-friendly fall-themed event will feature hayrides, games, face painting, food and more.

Summer Music Concert Aug. 16 featuring Hayden Grove

The village of Gates Mills will host a summer concert featuring Hayden Grove, a Cleveland native and Season 27 contestant on NBC’s “The Voice,” on Aug. 16.

This concert is part of Gates Mills’ bicentennial celebration. There will be a dance floor, tables and chairs for dining and guests can bring their own lawn chair or blanket to sit on.

The event will take place on the Village Green in front of town hall at 1470 Chagrin River Road from 5:30 p.m. to 7:30 p.m. If it rains, the concert will be moved inside to the Gates Mills Community House at 1460 Chagrin River Road.

The city of Mayfield Heights will host Reel Escapes Movies in the Afternoon on Aug. 18.

This showing is “American Splendor,” an R-rated biographical comedy film about Harvey Pekar, Cleveland comic book writer. This event is part of Ohio Goes to the Movies, a statewide initiative to celebrate movies that highlight Ohioans.

The event will take place at 1 p.m. at the Aquatic and Community Center is at 6080 Marsol Road. The length of the movie is an hour and 45 minutes. Free popcorn will be served and pre-registration is required to attend.

There are certain moments in a superintendent’s day that stay with you.

Sometimes it’s watching a kindergartener confidently walk into school on the first day. Sometimes it’s seeing students organize a service project without being asked. Sometimes it’s hearing parents from different backgrounds share the same hopes for their children – to be safe, challenged, accepted and prepared to make a

positive difference in the world.

Those moments remind me that, despite our differences, we often have far more in common than we realize.

As superintendent of a public school district, I have the privilege of serving students and families representing many traditions, cultures, beliefs and life experiences. Public education is one of the few places where those differences don’t divide us – they strengthen us. Every day, our classrooms become places where students learn not only

academic skills, but also empathy, respect, collaboration and the importance of seeing the humanity in one another.

In many ways, those are the same values strong families and faith communities seek to instill.

The Jewish community has long been recognized for its commitment to education, lifelong learning, service and the responsibility to leave the world better than it was found.

While public schools fulfill a different role, I see meaningful connections between those values and our mission every day.

Education, at its heart, is an act of hope. Every lesson we teach, every opportunity we create and every investment we make in children reflects the belief that tomorrow can be better than today. That belief transcends differences and strengthens communities.

In Richmond Heights, we often say, One Vision. One Mission. One Richmond.

Those words are more than a motto. They represent our commitment to ensuring every student feels valued, every family feels welcomed and every member of our community understands they have a role in helping young people succeed.

At a time when it often seems easier to focus on what divides us, I witness something different inside our schools. I see students choosing kindness, educators extending grace, families supporting one another and community partners investing in our children because they understand that strong schools build strong communities.

Those experiences give me hope.

They remind me that lasting communities are built not because everyone thinks alike, but because people choose to listen, serve and care for one another despite their differences.

Public schools cannot accomplish this work alone.

Neither can families, civic organizations or faith communities. Together, however, we create an environment where children learn that respect is not simply expected – it is modeled.

I am grateful for the partnerships that strengthen Richmond Heights, including those with Northeast Ohio’s Jewish community. Though our institutions serve different purposes, our shared commitment to children, families and community creates common ground worth celebrating.

If we continue to invest in one another with compassion and purpose, our students will inherit more than an excellent education – they will inherit a community that has shown them what unity looks like in practice.

And perhaps that is the greatest lesson any of us can teach.
