Establish a List: Compile all the candidates for your renovation – three is a decent number to start with – and use your initial interactions with them to determine which you’ll be most comfortable with as you move forward.

Take a Closer Look: Look past the lowest bid to the individual details. You want to know more than just the cheapest option; you also want to know who’s best equipped to give you everything on your wish list.

Double- and Triple-Check: Compare the research you’ve done with the contractor’s promises, and see if they match up. Has the contractor earned your trust?

Get Those References: Any reputable contractor will be able to supply you with references from past clients who had similar work done. Reach out to them and learn more about what you can expect.

Set a Timeline and Some Parameters: Work with the contractor to establish a realistic timeline for the project’s completion. And while you’re at it, establish your day-to-day direct contact.

Access Granted How accessible design is being used to improve lives

T

he best remodelers do more than just design and execute projects that work well and look great: They design and execute projects that are tailored to each individual client.

That principle can be applied to a litany of different types of renovations, and there may be no way to see that fact more clearly than by looking at accessible living projects.

Accessible living can mean a lot of things, but at its most basic level, it means a living space designed to meet all the physical needs of its residents. The residents may need to accommodate a

physical disability, or the ability to age in place, or the possibility of these sorts of issues in the future.

Taking the Right Approach Designing an accessible space means learning and understanding the accessibility needs of the client and never taking any aspect for granted, says Joel Walter, president of NJW Construction, Inc. That means being as thorough as humanly possible when assessing needs.

“You’ve got to design it to their strengths, instead of a standard design that might not benefit them,” Walter says.

Clients sometimes don’t realize the full range of possibilities open to them, and may not go into the remodeling process knowing there are features that can make their or their loves ones’ lives more comfortable.

“You don’t notice it until you need it, and then you see it every day,” says Walter.

Why Clients Ask for it Sometimes, clients ask for accessibility-related renovations because they or their loved ones are aging, and they don’t want to face limitations in their homes.

Other times, though, the need for accommodation may come unexpectedly: a stroke, a heart attack, a car accident or some other kind of life-changing event.

Then, an accessible space may mean the difference between remaining at home or moving into an assisted living facility.

Adding Visual Appeal One trend that’s been growing lately: ever-more-innovative ways to ensure accessible features look not just natural, but gorgeous.

“The commercial look used to be so required for wheelchair accessibility or people dealing with restrictions in body movement,” Walter says. “It should be beautiful, and in today’s world, it’s not hard to do.”

He mentions grab bars available in all different colors and styles, not just stainless steel, and curbless walk-in showers that are all the rage and make life easier for wheelchair users.

Features of Accessible Living Spaces The list of home improvements that may be made with accessibility in mind is long, and gets longer every day as remodelers and manufacturers develop new innovations that would have been unheard of only a few years ago.

“We did a chair that swung in and out of the shower” for a woman with multiple sclerosis, Walter says. “When you get to that stage of your life, she would say, any independence you can keep, you fight for.”

Universal Design Maybe you’ve heard the term Universal Design used before in relation to buildings.

It means designing spaces to be used by everyone, regardless of age, size or physical ability, and it’s not just for commercial or government buildings; it can be used in homes, too.

Homeowners who commission remodels using Universal Design do it in anticipation of potential needs – whether that means visitors, their own changing needs down the line or future homeowners.

“We’re looking at creating environments … so they can be used by as many members of the family as much as possible throughout the duration of life,” says Universal Design Certified Professional Bryce Jacob of Element One. Universal Design focuses on accessibility, meaning how easily the space can be used without significant physical effort, and adaptability, meaning how easily modifications can be made. UDCP-certified contractors are trained in thinking long-term, Jacob says, to accommodate aging and other gradual changes in circumstances.

“We’re trying to help people see a crystal ball,” he says.

The design discipline has advanced significantly in recent years, Jacob says, making features stylish as well as effective so they better fit with the homeowner’s preferred aesthetic.

Finding the Right Contractor for the Job Because accessible design renovations are so dependent on individual homeowners’ priorities, no two remodelers are going to have the same approach.

Figuring out which contractor is the best one for your unique needs is not too different from the contractor selection process you’d go through for any remodel. But one key thing to look for is accreditations.

Many NARI professionals have accreditations to perform specific renovations – most notably, here, the Universal Design Certified Professional (UDCP) designation.

Aging in Place Making accommodations for people whose mobility has been limited by age isn’t a new concept. What’s new is the breadth of options available for these projects.

The need for aging-in-place strategies has only intensified as the baby boom generation has gotten older, increasing demand for these services. As some homeowners look to renovate their homes to better handle their own needs, others remodel to make it easier for older friends and family members to visit.

Examples include grab bars, task lighting, walk-in showers and bathtubs, non-slip flooring, entry handrails, and kitchen counter height adjustments. But good remodelers, though they may be flush with ideas, will get a comprehensive accounting of the homeowner’s needs before assessing what sorts of changes may be warranted.

What to know about wood (and wood-looking) flooring before making a decision

W

ith the earliest known examples dating back almost 400 years, wood flooring has had a long and winding path to the modern day.

It’s been used for both style and function, and constructed in a variety of different ways. And while homeowners have a number of other options, from tile to linoleum, wood continues to hold a unique appeal.

Still, for all its visual flair, hardwood flooring has also carried its share of challenges. That’s why alternatives offering all of the looks without all of the difficulties have been created over the years, and today’s options are some of the most innovative.

Solid Hardwood On the plus side, solid hardwood is thick and durable, and it can be sanded and refinished numerous times.

That said, changes in humidity affect it disproportionately compared to alternatives. That can cause problems for a variety of reasons, and makes it unsuitable for areas such as belowgrade basements.

Installation of solid hardwood is complicated, too, as it has to be nailed to the subfloor. If it’s just one part of a larger renovation being executed by a professional, well then, you might not have to worry about that component. But if it’s

a DIY job, it calls for a level of precision that may flummox the lay remodeler.

Engineered Hardwood On the surface, engineered hardwood looks just like its solid cousin. It’s hardwood on top, then several layers underneath consisting of hardwood and plywood.

It’s stable, and a much better choice for that below-grade basement that won’t abide solid hardwood. The positioning of the layers prevents the wood from warping and bowing in response to moisture. But it can only be sanded or refinished once or twice; it’s not pretty under the surface.

Still, what it lacks in internal visual pizzazz, it makes up for in other areas, including ease of installation. It’s less expensive than solid hardwood, too.

Wood-Look Alternatives Some of the most functional wood flooring contains no actual wood, but looks just like the genuine article.

Of these materials, luxury vinyl tile has proven to be impressively popular and low-maintenance, says Sandy Birchfield, president and CEO of Bob’s Wholesale Carpet. Key to that appeal: It’s waterproof.

“Before these came out, laminate was the big deal,” Birchfield says. “But

laminate is not water-resistant, so if you use too wet of a mop, or if you leave your dog’s dish sitting in the same place for a long period and it splashes water every day, it’ll screw up the laminate.”

Luxury vinyl tile clicks into place, making it nigh-impossible for water to penetrate it. And even if it does, there’s nowhere for that water to go. Unlike laminate, which has wood at its center, luxury vinyl has a solid polymer core, and that doesn’t absorb water like wood does, so there’s no risk of warping or rot.

“You could literally have a flood and that wouldn’t hurt it,” Birchfield says.

Luxury vinyl tile isn’t cheap, Birchfield says, though it comes at a lower price point than solid hardwood. And its longevity is impressive to boot.

“The luxury vinyl tile is just gaining in popularity,” says Birchfield. “There’s probably not a day that goes by when we’re not out installing it somewhere.”

A Primer on Permit Preparedness

Don’t be left in the dark when it comes to building permits on your remodel

A

s obvious as it may be to some, it’s still worth pointing out: Getting the right building permits is a critical part of any remodeling project.

Maybe the work to be done is fairly minor. Maybe you live in an area with pretty lax regulations. So maybe you won’t have a lot of permits to file. But it’s worth your time to make absolutely sure you have the ones you need. livable square footage. For you, the homeowner, they offer a way to hold your remodeler accountable, to limit your own liability and to protect your safety.

What Are Building Permits?

Building codes are established by cities and other municipalities to govern the safety and construction standards of all structures, including residences.

Every municipality’s codes are different, but they may cover a variety of different facets of a home, including electrical, plumbing and mechanical components, as well as windows, doors, roofing, siding and decks.

Building permits, then, are intended to ensure that work on a structure meets those standards. In residential construction, they usually apply to structural changes – home additions, wall removal, etc. – or to changes to the basic living area of a home, such as finishing a basement, which officially adds to the home’s

Who Should Get Them?

Unless you’ve got DIY designs in mind, your best bet is to have your remodeler pull the permits. They know the territory, so they won’t have to invest as much time into learning the codes and determining which permits are necessary as you would.

On top of that, holding a permit means assuming obligations, and if you’re hiring a contractor, you’re better off having those obligations fall to them.

When the building inspector comes to visit, any changes they assess are the responsibility of the permit holder. If there’s an accident or injury connected to the renovation project, the liability is on the permit holder – and remodelers have better liability insurance policies than you do.

Should you have any doubts – even if you trust your contractor and are just using an abundance of caution – there’s no reason you can’t ask your contractor to show you the permits they obtained, or to give you the permit numbers so you can look them up. You can also check with your municipality to ensure the permits were pulled and filed.

Don’t forget: If fines or other penalties are assessed for failure to file necessary permits, the homeowner is ultimately responsible for them. That means you!

1 Built 1890. Relocated 1980. Updated 2019. Receiving modern flairs and today’s advanced technology, this Vernacular Victorian in its modest structure received an expansive L wing addition, featuring gable roof and open porch designs. All typical of this era of home.

1 Kitchen was taken down to drywall with removal of soffits to allow cabinetry to go up to 9’ ceiling with crowning of entire room including cabinetry. Range was moved from right of window/sink area to island with downdraft ventilation, allowing for more counter space and symmetry along window wall. Drywalled pantry was removed to allow for a more attractive built-in pantry on adjacent wall from refrigerator. The final impact was a more open floor plan and brighter look to the home while maintaining a sense of its traditional, Georgian style.

2 The 10-foot sideboard next to kitchen table makes a rustic statement finished in a black wash with antique brass tacks and hardware. A perfect landing spot for serving meals and entertaining as well as storage of serving pieces underneath.

3 Removal of cabinetry and drywall on either side of existing two-sided fireplace allowed for expansion of opening between kitchen and family room. Each of the two openings has wainscoted paneling all around. Fireplace brick was covered with a lighter, brighter look including wainscoted panels, columns, tilework and crown. The rustic shelf imparts a less formal look to the space and adds interest.

1 The goal – take it from builder grade to a soft, modern industrial space, inspired by Restoration Hardware. A half-moon window was removed to make room for a simple rectangular window. Neutral finishes, matte black and aged brass metal finishes, Spanish hand-made look subway tile, a large vanity, and stunning light fixtures complete the design.

2 The vanity, painted in Sage Mountain by Benjamin Moore, features drawers for storage, as well as an open bottom creating a visual break in the space.

3 The torch wall sconces in an aged brass are the visual stars in this space. Sleek, modern and industrial. The sconces, combined with the soft wall color, Cambria quartz countertops and matte black plumbing fixtures by Kohler, create the exact aesthetic our clients desired.
