06 PLANNING & ZONING

The Planning and Zoning Commission is responsible for administering the City of Sanger Zoning Ordinance. It reviews and recommends proposed changes to the Ordinance and Zoning Map. The Commission also reviews and approves subdivision plats on properties within the city limits and the surrounding extraterritorial jurisdiction

Zoning

The Zoning Ordinance and Official Zoning Map establish the permitted uses and development standards for all land within the City Limits. The Zoning Ordinance is Chapter 14 of the Code of Ordinances

APPLICATION TYPES

Zoning Change

A zone change will only be needed if the land does not already have the necessary zoning for your type of business. Zone changes must be approved by the Planning and Zoning Commission and the City Council, with a joint public hearing held between the two bodies

Certificate of Occupancy

Any time a new tenant moves into a commercial lease space, a new tenant takes over a commercial building, or the existing tenant changes use, a Certificate of Occupancy shall be required. The purpose is to ensure that the proposed business is allowed in the zoning category in which it operates and that the building or lease space meets the minimum requirements of the current zoning ordinance and building codes, as well as fire and life safety codes

Specific Use Permit

A Specific Use Permit (SUP) may be necessary for certain types of businesses in certain districts. SUP applications must go before the Planning and Zoning Commission and be approved by the City Council, with a public hearing

Plat

A plat is a legal document showing the boundaries, easements, and dedications of a tract or subdivision of land Depending on the complexity of the site, plat applications may be approved by City Staff or the Planning and Zoning Commission.

Site Plan

Site plans are required in order to develop or make improvements to a piece of property

Development Review Meeting

Before you make commitments to a specific property, we'd like to invite you to walk through your development project with the Development Review Committee (DRC), which can help guide you in the process of developing your site. The DRC comprises members of the Development Services, Economic Development, Public Works, Fire Marshal, Parks Department, Electric Department, and the Police Department, as appropriate for your project.

Planning & Zoning Commission

The Planning and Zoning Commission (P&Z) approves development applications for the City of Sanger. P&Z meets on the 2nd Monday of each month.

City Council

The Sanger City Council gives final approval on all rezoning applications. City Council meets on the 1st and 3rd Monday of each month.

Public Hearings

Public Hearings for all Zoning changes and Special Use Permits are held at Planning and Zoning meetings, then will be held at City Council meetings with the recommendation from Planning and Zoning Public Hearing notices will be mailed and published within 15 days of a meeting to all property owners within 200 feet of the property, in order to make the public aware of the request and to allow public input.
