The City of Paramount offers a number of recreational features that give residents opportunities to move their bodies for both health and fun. Most are connected to the Community Service and Recreation Department, which provides an array of sports, classes, and excursions for all ages.
Starting in September, a new initiative called “Healthy Paramount” is going to be introduced. Spearheaded by AppleCare Medical Group, “Healthy Paramount” will be a year-long endeavor involving special events, health screenings, and programs designed to encourage healthy behaviors among Paramount residents.
The kick-off event for “Healthy Paramount” will be on Saturday, September 23 from 9:00 a.m. to 11:30 a.m. at Salud Park, 7167 Somerset Blvd. It will feature fun activities focused on health, fitness, and nutrition. There will be Zumba and yoga presentations, soccer and softball clinics for kids, face painting and arts and crafts, health screenings, cooking demonstrations on healthy eating, music, refreshments, and raffle prizes (including a new Apple iPad).
Also at the event, you will be able to sign up for the “Healthy Paramount Passport” that will have health tips, help individuals set goals for the upcoming year, and provide opportunities for health screenings from local participating doctors and clinics.
So put on your walking shoes and join the community for a day in the park at “Healthy Paramount.” In addition to AppleCare, the program is sponsored by the City of Paramount, the Paramount Chamber of Commerce, the Los Cerritos YMCA, Lakewood Regional Medical Center, Lifegate Church, HealthCare Career College, NRG Fitness, Northgate Markets, Paramount Youth Soccer Organization, and MUSA (PEP Moms).

The City has created many free fitness options for residents. Besides the aforementioned Salud Park, which is designed as a total “outdoor gym,” fitness stations and fitness-oriented playground equipment have been installed at parks throughout town.

There are also walking trails at the following parks: All American, ¼ mile; Dills, 1.2-mile nature trail and a .2-mile walking track; Paramount, ½ mile; Progress, ½ mile; Spane, ¼ mile; and Salud, ¼-mile rubberized walking track and walking trails throughout the park.
Another resource for walking, as well as biking, is the trail along the old MTA railroad right-of-way running from Lakewood Blvd. to
Somerset Blvd. It actually connects, to the east through Bellflower, to trails going to the San Gabriel River and then onto the ocean at Seal Beach.
For Kids and Seniors
The City Recreation Department provides a number of options for getting and staying in shape for youngsters and oldsters alike.
At the Senior Center at Paramount Park, exercise classes are

held on Wednesdays from 11:00 a.m. to 11:45 a.m. and Zumba on Tuesdays from 9:00 a.m. to 10 a.m. and Fridays from 11:00 a.m. to 12:00 p.m. All of these are free of charge.
The Senior Center is also the place to be for dancing, with live music playing Thursdays from 10:00 a.m. to 12:00 p.m. and line dancing ($3 per class) Wednesdays from 9:00 a.m. to 10:00 a.m.

Increases Reported in Mosquitoes and West Nile Virus Risk
The Greater Los Angeles County Vector Control District (GLACVCD) has seen a marked increase in West Nile virus (WNV) activity across its jurisdiction this summer.
This has included finding positive mosquito samples in Paramount, Bellflower, Downey, Lakewood, and Long Beach. As of August 11, the Los Angeles County Department of Public Health confirmed 22 human cases of WNV.
Residents planning to spend time outdoors are reminded of the importance of preventing mosquito bites and removing sources of standing water where mosquitoes lay eggs and develop.
Infection with WNV is often mild, but the virus can cause significant cognitive and neurologic symptoms in some patients. Milder fever and body aches can progress to weakness, confusion, and paralysis which can take months to years of recovery, or even result in a patient’s death.
Preventing mosquito bites is key. GLACVCD recommends everyone:
• Apply mosquito repellents to exposed
skin before going outdoors. Clothing can also be treated with permethrin products to prevent bites (read and follow all labels).
• Use and reapply repellent as recommended on the label. How long a repellent works depends on the active ingredient and the concentration you select.
• The Centers for Disease Control (CDC) recommends products with the active ingredients DEET, Picaridin, IR3535, and some oil of lemon eucalyptus products as being safe and effective.
• Use infant seat/stroller screen covers on babies younger than 2 months, and only EPA-registered repellents on older children. Oil of lemon eucalyptus should not be used on children younger than three years of age.
Around the home, eliminating mosquitoes from properties is critical:
• Any water left standing for more than one week in containers such as flower pots, fountains and pet dishes provide the perfect breeding habitat for mosquitoes.
• Check water collected in rain barrels and buckets as these can breed hundreds of mosquitoes every week. If larvae are detected, dump the water onto lawns where the immature mosquitoes will die (do not pour into gutters or streets).Discard or seal these containers against future mosquito problems.
• Ensure swimming pools, spas, and ponds are properly maintained. Report inoperable pools to the GLACVCD at ReportMosquitoes.org or by calling 562-944-9656.
Pet Clinic at Paramount Park
The City and SEAACA (Southeast Area Animal Control Authority) will be presenting a Vaccination Clinic and Pet Care Fair on Sunday, September 17 from 11:00 a.m. to 2:00 p.m. at Paramount Park, 14400 Paramount Blvd.

The Fair will offer a chance to get vaccinations and pet licenses all in one place. It will feature pet-related information, entertainment, family activities, jumpers for the kids, information on disaster preparedness, and food vendors. Cats and dogs will also be available for adoption.
The event is free. Rabies vaccinations are inexpensive ($5.00 + $2.00 disposal fee – please bring any previous vaccine records).

Transit Line Stations Planned for Paramount
The West Santa Ana Branch (WSAB) Transit Corridor is a proposed 20-mile light rail line that will connect southeast corridor cities, including Paramount, to Union Station. With funding from Measure M, the project is anticipated to break ground by 2022.
Stations for the line are proposed at the I-105 Freeway, with a connection to the Green Line, and near the intersection of Paramount Boulevard and Rosecrans Avenue.

Still Room in STAR After School Program
There are still openings available for the STAR program. Success Through Academics & Recreation takes place after school at PUSD K-8th campuses, Monday through Friday, from the time school lets out until 6:15 p.m.

Lt. Oscar Barragan is now heading up the Sheriff’s Department team at the Paramount Station.
There are plenty of facts, figures, and details about distracted driving, but the California Office of Traffic Safety wants you to know the plain and simple ones:
• 80 percent of vehicle crashes involve some sort of driver inattention.
• If something falls to the floor, pull over before trying to reach it.
Project LEAD Sending Positive Message to Paramount Fifth Graders
The Los Angeles native grew up in Boyle Heights and joined the Sheriff’s Department in 1990 as a community service officer assigned to Court Services Division. After graduating from the Sheriff’s Academy, his career started at Men’s Central Jail followed by various assignments including the East Los Angeles Station, Temple Station, Compton Station, and Recruit Training Bureau as a staff instructor.
• Up to 6,000 people nationwide are killed in crashes where driver distractions are involved.
• Talking on a cell phone or texting is the number one source of driver distractions.
He then transferred to the Special Weapons Team where he worked for eight years before gaining a promotion to sergeant in 2014. He was then assigned to East Los Angeles Station, became Sheriff Jim McDonnell’s driver, and was the acting lieutenant in the Narcotics Bureau.
• Texting takes your eyes off the road for an average of five seconds, long enough to travel the length of a football field at 55 mph. Most crashes happen with less than three seconds reaction time.
Paramount has its own dedicated District Attorney – Kelly Tatman – who works out of the Sheriff’s Station. Her duties include making sure that criminal investigations and prosecutions in town receive full attention and don’t fall through the cracks at the larger County D.A.’s Office.
Lt. Barragan is married, has three children, and his hobbies include running, working out, and attending his kids’ sport activities.
“I enjoy working with people from the community, specifically in developing programs for youth,” he noted. “Prior to joining the Sheriff’s Department, I worked for the City of Los Angeles as a Recreation Leader in the Parks and Recreation Department where I was responsible for creating sports leagues, boxing programs, swimming activities, and day care services.
• The act of talking on a cell phone, even hands free, can give you “inattention blindness,” where your brain isn’t seeing what’s right in front of you. You aren’t even aware that you are driving impaired. If you think you can handle both driving and talking on a cell phone or texting, you are kidding yourself and putting us all at risk.
Tatman has been visiting a class of 36 students at Jefferson School as part of Project LEAD. The program, which goes into the classroom once a week for 20 weeks during the school year, uses volunteers like Tatman from the D.A.’s Office to teach fifth-graders about the law and help them recognize the social and legal consequences of criminal behavior.
“I am very well versed in community services and understand the City of Paramount’s approach to customer service and public safety,” he continued.

This class is designed to build essential job competencies, evaluate potential vocational abilities, and provide job-readiness skills to obtain employment in today’s competitive job market. It also features basic computer training for adults who have no experience with computers. Adult Basic Skills Learning/ESL
A partnership with the Paramount Adult School designed to help students develop communicative competence in listening, speaking, reading, writing, and numeracy in a competencybased format. The curriculum is designed to meet the diverse needs of students, ranging from the English of daily living to the language required for entry into vocational and academic programs. The content and instructional strategies reflect the California ESL Model Standards for Adult Education Programs. The class is a small group so all students are guaranteed individual time and the instructor can better meet their needs. The use of educational software, workbooks, and educational websites allows students hands-on instructional practice. Monday through Thursday, 9:00 a.m. to 12:00 p.m.

A collaboration with the Mexican Consulate in Los Angeles, this program consists of three levels of progression that teach Spanish-speaking adults to read, write, and speak in their native tongue and to complete their first and secondary education. At completion, the student will receive a diploma from the Secretary of Public Education from Mexico. The goal is to transition the student into regular ESL courses with a higher rate of success and then introduce them to a higher level of education. These are ongoing, self-paced classes.
Citizenship Class
Another partnership with Cerritos College, this course is designed for foreign-born students who wish to become U.S. citizens. To prepare for the official citizenship test and interview, you will be taught the principles of American history and government on the national, state, and local levels. Fridays from 9:00 a.m. to 1:15 p.m.
Parent-Adolescent Anger Management
Offered through Help Line Counseling, Inc., the class provides parent and adolescent interactive activities, and teaches the necessary tools to manage anger in a healthy way. The class varies throughout the year. A waitlist is developed and parents are called once a new class begins.
Parenting Classes
These provide proven strategies for parents dealing with children who have behavioral problems, truancy issues, failing grades, drug/alcohol use, and gang involvement. For dates and times, please call (562) 220-2250.
Parent Workshops

Dusk to Dawn Urgent Care – New Location, Same Strong Commitment to the Community

Welcome to the new Dusk to Dawn Urgent Care!
Paramount’s premiere medical urgent care facility, serving the City and surrounding communities for 14 years, has moved. Previously adjacent to Suburban Medical Center of Promise Hospital, Dusk to Dawn is now in a standalone space on Paramount Blvd. just north of Alondra Blvd.
The new facility features 2,500 square feet, with an additional 1,000 square feet available, and six exam rooms.
“Since we opened in 2003, there have been several large hospital closures, with a loss of emergency rooms, too,” said Dr. Eugene Allen, founder and CEO. “We have been able to fill the need for emergency care.
“Dusk to Dawn Urgent Care takes pride in treatment for any and all emergencies,” he continued. “We are open seven days a week with hours until midnight available. And while Dusk to Dawn Urgent Care originally started in Paramount, we have now grown to seven locations throughout the Los Angeles area.”
Dusk to Dawn’s service is an improvement over traditional emergency rooms in terms of both time and ambiance. “Our goal is fast, efficient, and
effective care in a timely manner,” said Dr. Allen, who is a trained ER doctor. “And the atmosphere in our office is calming. It doesn’t feel like a cold, sterile business.”
For convenience, they even have a mobile service for home visits, and will go to the patient if needed.
Another thing that makes Dusk to Dawn Urgent Care special is its commitment to the community.
“As the founder of Dusk to Dawn Urgent Care, I want our clinic to be a major contributor to the well-being of Paramount in many different ways,” Dr. Allen noted.
They give away 1,000 free turkeys each year and perform free sports physicals for Paramount and the surrounding communities.
They offer free blood pressure checks for any patient any time of the day as part of the “Healthy Paramount” initiative.
And they have immunization drives, health fairs, and career days, and participate in many community events.
“My goal,” Dr. Allen said, “is to make Dusk to Dawn part of our patients’ lives instead of simply being a place our patients go for medical needs.”

Pathways hosted its 23rd Annual Charity Golf Tournament on Monday, August 21st at Recreation Park Golf Course in Long Beach. Have you ever had to give an elevator pitch about your business to an investor, banker, or potential partner? While presenting an elevator pitch sounds easy—after all, you’re just talking, right?—it’s actually quite an art. And if you ever hope to get beyond the elevator stage to presenting a more detailed pitch, you’ll need to make sure your elevator pitch skills are stellar.
To get the scoop on how you can craft a winning elevator pitch, I asked Deirdre Bolton to share some tips. Bolton is the host of Risk & Reward with Deirdre Bolton, which airs daily at 1 pm ET on the FOX Business Network. judges weigh in on the pitch. After participating in so many pitches, Bolton has put together her five must-do elevator pitch tips.
1. What does your company do? You need to have the answer and be able to communicate it in one sentence. Craft a phrase at the beginning of your pitch that describes your purpose. That will get all listeners and viewers on the same page quickly!
2. Practice your timing. The Risk & Reward elevator pitch is 30 seconds flat. Practice your pitch at least 10 times in your living room with a stopwatch. Know the elements you want to include, whether it’s more details or an example of your product or service.
3. Be flexible. Write and memorize the two or three elements of what you want to cover in your 30 seconds. You may want to change your pitch around a bit [after you’ve done it a few times]. We tell people
What are Cap Rates?

What is a cap rate and how is it used in real estate? Have you have heard any real estate professional use the term cap rate and did not understand what they were talking about? The capitalization rate, mostly called the “cap rate”, is a fundamental concept most commonly used in the Commercial Real Estate Investment world. The cap rate is the ratio of the Net Operating Income (NOI) to property values. NOI is a calculation used to analyze any real estate investments that generate income. It is all the income that the asset generates minus the operating expenses that help generate that income.
For a simple example, let’s say a property sells for $1,000,000 and generates an NOI of $100,000, then the cap rate would be $100,000/$1,000,000, or 10%. Meaning, one would capitalize 10% of the purchase price from the property income in that one year. Cap rates are a simple tool that investors use to show the percent return an investor would receive on an all cash purchase at that single point in time. Loan payments and interest are not factored into cap rate equations; therefore, they are limited in how much they can be used for investment purposes. Cap rates are best used when comparing investment properties in similar locations. For more complex cash flows, utilizing a full discounted cash flow analysis is by far the

4. Get constructive criticism. Have some friends who don’t know your company well listen to your pitch and tell you what they understood and what is clear or not clear to them about your company and what you said (or how you said it). Clarity of message is key.
5. Make it personal and have fun! Did you establish your company
because you were solving a problem you personally encountered? If so, bring that element to the narrative. For example, “As a former sales executive, I knew how difficult it was to generate good leads, so I founded ‘Connect’ to make it easier for other sales executives to increase sales.” An effective elevator pitch is personal and energetic. After you follow Bolton’s advice, the best way to perfect your pitch is to start pitching. The more you pitch, the more relaxed you’ll be, and the more natural your pitch will sound.

Some factors that are not taken into account for cap rates are: age of property, creditworthiness of tenant, length of leases and the underlying economic fundamentals of the region including population growth, employment growth and inventory of comparable space on the market at that point in time. Another common mistake is not properly considering the expected holding periods and exit strategies for the real estate. You can see by the lack of depth that the cap rate is not a tell all tool that commercial real estate agents and investors use, rather it is quick tool that is best used when comparing investments.
There are many layers used in the valuation process of commercial real estate investments and cap rates are generally one of the first tools utilized in the process. This valuation process usually will move into a full discounted cash flow analysis to further and better evaluate an income property. Because a discounted cash flow analysis is much more in depth and time consuming, cap rates are usually used at the beginning of the process to help sort out the options available. If I have confused you in this explanation process, no problem, simply contact your local commercial real estate investment agent to discuss the current cap rates that are specific to the local market you are focusing on.
