Johnsons specialise in offering outdoor space solutions for your home and are based across the South of England. We supply and install a broad range of garden buildings to homeowners and businesses, for a multitude of uses, such as home-offices, teenagers dens, home-gyms, man caves and much more.

Our buildings are available in a variety of sizes, styles and thicknesses. We can accommodate the majority of your requirements offering a full installation service including delivery, construction and base work, as well as many other optional extras including double glazing, insulation and electrical packages. Here at Johnsons we only deal in quality, substantial solid timber buildings, constructed in an interlocking style. This construction method has been tried and tested and found to be a far superior design over and above traditional ‘panel’ techniques offered by the majority of wooden building manufacturers.

Construction At Johnsons we love building our Garden Rooms. Let us take the strain and use one of our experienced installation teams to construct your Garden Room.

Our buildings are available in a number of timber thickness’s depending on your requirements and we can advise so you can buy the correct building, fit for its purpose.

Upon installation your Garden Room will have all corner joints individually ‘sealed’ to resist water penetration. To our knowledge we are the only Garden Building supplier in the country adopting this specialised technique.

Basework All good quality buildings require a firm and level foundation to maximise their lifespan.

At Johnsons we recommend our most popular base, the ‘STB’. The Structural Timber Basework option is constructed from pressure treated and tanalised timber of substantial dimensions and has many advantages over a standard concrete slab. These bases adopt a centuries old ‘Post & Beam’ design and are concreted into the ground at multiple points.

Why an ‘STB’?

• Quick & clean installation • Very cost effective • Little or no groundwork required if slight slope in your ground

• Usually no soil removal needed • Allows air circulation under building

The end result is a very robust and level foundation, professionally installed.

All of our buildings come as standard with a damp proof course or recycled plastic membrane (DPM) as appropriate.

At time of print this is an industry first. You may wish to opt to build your own level base and we can offer expert advice should you wish to.

When you have decided and the design has been agreed we can provide a detailed drawing showing you all the elevations and positions of any doors and windows, allowing you to confirm before production.

Shingle Roof Our attractive felt shingle roof option gives you all the water proofing qualities of our standard shingle roof, with the added benefit of being much easier on the eye. Available in three colours, our felt shingles are of good quality, incorporating a self adhesive backing and an encapsulated fibreglass layer for pliability and strength.

Roof & Floor Insulation Should you want to use your Garden Room all year round then we would suggest having our insulation options.

Roof insulation has a dual purpose, keeping you warmer in the winter and cooler in the summer.

All of our insulation options are ‘hidden’ behind our solid tongue and grooved roof or floor

Wall insulation can only be used in a twin skin cavity wall.

Laminate Floor Coverings Commercial grade Honey Oak laminate floor, supplied and fitted with an underlay as standard finish. Grey option now available as an upgrade.

Laminate flooring is a very practical solution for the easy maintenance of your floor and provides an extra layer of protection and warmth under foot.

Guidelines Planning Permission

Preserving your Garden Room

If you follow some simple guidelines, then planning permission may not be required in the majority of cases.

Some basic criteria are outlined below for buildings that may not require planning permission.

All buildings from Johnsons are supplied Kiln Dried and require preservative. When installation is complete we recommend the building is treated as soon as possible. To maintain your Garden Room and enhance its appearance you need to apply a top quality preservative. Johnsons provide paint treatment (supply only) with every Garden Room from our Gold package upwards.

• Your building must be under 4m (13’ 1”) high if it • • • •

has a pitched roof with a maximum eaves height of 2.5m (8’ 2”) Your building must be under 3m (9’ 10”) high if it has a flat roof Your building must be a maximum height of 2.5m (8’ 2”) at 2m (6’ 6”) from any boundary Your building must cover no more than 50% of your garden (including ground covered by buildings that were not part of the ‘original house’) Your building must not be forward of your principal elevation

I’m sure that you are already surprised that buildings as large as 50% of your garden do not require planning permission!

However planning can be more complicated, particularly if your ground is in a Conservation Area or a listed property.

Building Regulations Most Garden Rooms with an area less than 30 square metres internally (323 square feet) do not need building regulation approval. Please check with your local authority or ask us for further details.

Free Home site visits We offer a free site visit* to all potential customers across the South of England. This gives you the opportunity to discuss your ideas, the building style and options best suited to your requirements and garden space. In the comfort of your own home, one of our experienced sales team will measure your garden, assess ground level, check access for the delivery of the building and confirm the best position for your preferred Garden Room.

Every customer is different and our free site visit will allow every detail of your Garden Room to be planned to perfection, including choosing the best package to suit your needs. We will leave you with a free, fully itemised, no obligation quotation and most importantly, peace of mind. The home site visits are unobtrusive and can take as little as half hour or as long as you require to determine the suitability of our quality Garden Rooms.

We feel it is essential for everyone concerned to be aware of any possible eventualities that could occur should a home site visit not be undertaken. Therefore, we feel it is a much needed service and we take pride in showing our superb range of products.
