Questions & answers Q: Can we live during the works?

A: Loft conversion is less disruptive than ground floor extension. In either case we normally have customers living in their homes during the building works. There may not be hot water for a few days if boiler needs to be repositioned or newly installed.

Q: Can you prepare the legal paperwork required for the project?

A: Yes, we have an architect who will do plans, structural calculations and get them approved by the Council.

Alternatively you can have your own architect working for you.

Q: Do I need party wall agreement?

A: Yes, if your project is a loft or ground floor extension. We have a template for you that needs to be signed by your neighbours.

Q: Will I need a party wall surveyor?

A: Not necessarily, depends on your neighbours. Sometimes neighbours are difficult and party wall surveyor simplifies the process. If there's no surveyor required, then at least schedule of condition should be completed. In any disputes with neighbours it really helps to have it in place.

Q: Can we do some of the work ourselves?

A: Sure, you can. We will agree on the scope of works and our quote will clearly specify it. Our only requirement: when we start, we work continuously until we complete works agreed.

Q: What are your working hours?

A: We normally work from 8 am to 5pm, Monday to Saturday (if that's OK with you). No loud works after 1pm on Saturdays.

Q: Do you have projects completed that we can see ourselves?

A: Sure, we will show you similar projects completed in or around your area recently.

Q: What are your payments terms?

A: We will prepare a payments schedule which will clearly show what payments and when will be required.

Payments are split according to the build stages.

Q: Is your quote negotiable?

A: We certainly know that we are not the most expensive and not the cheapest. Our quotes normally fall somewhere in the middle. But if costs are the main factor, we would revisit the quote and discuss with you where savings could be made without much affect on the finished result.

Q: Is your quote fixed?

A: Our quotes are as detailed as possible and if the scope of works doesn't change during the project, the quote we gave is your final costs.

Q: If we are happy with your quote, what's next?

A: We would meet once again and finalize the scope of works including all of the finishing specifics, organize you to meet with the architect and book a project start date.

Donatas and his team recently completed a complete refurbishment and side return extension of our house.

This involved demolition of existing structures, removal and addition of extensive steelwork, complete rewiring etc. Communications were good throughout the project, from quoting to project completion and Donatas was very responsive to changes and requests. Overall the project was completed in good time and at a very good standard. Even months post-snagging and project completion, Donatas was available to discuss and ultimately resolve minor issues that came up at a later stage (as it happens with all projects of this type). We were extremely impressed when we first met with Donatas from Tailored Lofts to discuss our plans for a loft (double dormer) and side-return kitchen extension. Obtaining numerous quotes from builders was a daunting experience and the variance in cost simply shocking.

Donatas has exceptional attention to detail, is approachable and extremely honest. He carefully reviewed our architect drawings and plans and invested considerable time with us to answer all our questions and address any concerns. Having never undertaken a project of this nature before, we felt quite daunted by the prospect. Donatas took time and care in helping us to navigate the process (building regulations, planning applications & party wall agreements etc) in conjunction with our architect.
