Residents of both buildings have access to all shared spaces across the development, offering a variety of places to relax, connect, work, and entertain. 5B features beautifully landscaped Sky Gardens on Levels 7, 10, and 13, along with dedicated Satellite Office spaces on Levels 9, 12, and 15 fitted with desks and chairs, offering comfortable, ready-to-use workspaces for flexible working close to home. Resident and Visitor Parking We recognise that convenience, accessibility, and security are essential when it comes to parking for both residents and visitors. That’s why we’ve provided 246 parking spaces to enhance your living experience and meet the needs of all residents. Visitors are also catered for with 36 designated visitor parking spaces providing options for friends, family and guests. For the safety and convenience of all residents, please ensure you park only in your allocated parking space and use visitor and car share spaces in accordance with the building's by-laws.

Car Share & EV Charging Enjoy the convenience and flexibility of having access to shared vehicles right at your doorstep. In partnership with GoGet, six dedicated car share spaces are available within the building, giving residents an easy and sustainable transport option whenever they need it and providing an alternative to private car ownership. The building also features six communal EV charging stations located within the visitor parking spaces on Basement 1, supporting residents with electric vehicles.

Storage Cages Storage cages offer residents additional space for items that may not fit in their apartment or are not needed daily, such as seasonal belongings, sports equipment, or luggage. Please note that you are responsible for securing your storage cage with your own lock system. Avoid storing valuable items and ensure all goods are properly protected and stored. Please note that storage cage dimensions vary depending on apartment type and size.

Surveillance System

For your safety and peace of mind, we have invested in CCTV cameras throughout the building to enhance security. These cameras are strategically placed in areas that do not compromise residents' privacy, including building entrances, outdoor common areas, lifts, and car park entry points.

Video Intercom The video intercom system offers numerous benefits designed to enhance your security, convenience, and overall living experience. With this system, you can easily communicate with visitors before granting access, ensuring greater control over who enters the building. It also provides added security by allowing you to visually verify guests, reducing the risk of unauthorised access. Additionally, the video intercom simplifies visitor management and enhances day-to-day convenience, making it easier to welcome friends, family, and service providers with ease.

Solar Panels The building features rooftop solar panels that harness renewable energy from the sun, helping to reduce reliance on grid electricity. This sustainable feature contributes to the building’s energy efficiency and environmental performance.

Accessibility Access to the car park for both buildings is provided through a single-entry point located on Halifax Street. An intercom panel is available at the car park entrance, allowing visitors to contact you for access to both the car park and your level. Visitor parking spaces are located on Basement levels 1, 2 and 5.

Additionally, pedestrian access to the building is available via a communal pathway off Halifax Street, leading to the secured foyer area connecting both buildings and providing convenient access for residents and visitors.

Mail Delivery A centralised mailbox and parcel delivery area is located within the foyer, behind the concierge desk, providing residents with a convenient and secure location to collect their mail and deliveries. Each apartment is provided with a dedicated mailbox key. To help maintain an efficient mail system and ensure deliveries can be managed smoothly, residents are encouraged to collect their mail and parcels regularly.

Lift Services Resident security swipes are designed to provide secure and convenient access to key areas, including your building, apartment floor, communal spaces, ground floor, and basement. 5A is serviced by one lift, while 5B features four lifts ensuring efficient access for all residents, with lift access granted by presenting your security swipe to the reader located inside the lift.

Keys Each apartment will be provided with two keys and security swipes for both the front door and building access, ensuring secure entry to your home and common areas. Additionally, residents will receive keys for windows, balconies, and the mailbox, offering convenience and flexibility in managing access to all areas of the apartment and the building. These keys and swipes are designed to provide you with a seamless living experience while maintaining a high level of security and ease of use.

Safety

Each apartment is equipped with battery-operated fire alarms, warning system speakers, and sprinklers in each room, ensuring your safety and peace of mind in the event of an emergency. The fire alarm system provides immediate alerts, while the sprinklers offer an added layer of protection by quickly responding to fire hazards. For enhanced safety, fire stairs are centrally located on every level of the building, providing easy and direct access to exit routes in the event of an evacuation.

Garbage Chutes For your convenience garbage and recycling chutes are located on each floor.

Bicycle Facilities Secure bicycle racks are provided on every level of the basement car park, giving residents convenient access to bicycle storage throughout the building.

Please ensure bicycles are stored only in the designated rack areas to help keep shared spaces safe and accessible.

Your Support Team

Post-Settlement Support Settling into your new home is an exciting time, and we’re here to make sure you feel supported beyond settlement. Our team is available to assist with any questions, defects, repairs or maintenance matters that may arise as you settle into your apartment.

For the first three months post-settlement, the Construction Team will continue to manage and attend to approved defects identified during this period.

Following this initial three-month period, responsibility transitions to our Aftercare Team, who will continue to support you with ongoing maintenance and repair matters.

To help us respond efficiently, all defects and requests should be submitted through our online defect logging system: https://logyourdefect.landmarkgr.com/ Our Customer Care team will review each submission and advise on the appropriate next steps.

When submitting a request, please provide as much information as possible, including a clear description of the issue and photographs where relevant. This will help our team assess your request and respond efficiently.

What Is Considered a Defect?

A defect is an item that is incomplete, faulty, or does not meet required building standards, affecting the functionality, safety or operation of your apartment.

Following settlement, requests will be reviewed to determine whether they qualify as a defect.

Generally, considered defects: • Items that are incomplete or not functioning as intended • Construction or installation faults • Issues affecting functionality, safety or operation Generally, not considered defects after settlement: • Cosmetic items • Normal wear and tear • Damage occurring after settlement • Routine maintenance • Issues caused by use or alterations • Appliance faults covered by the manufacturer's warranty For appliance issues, please refer to your Home Owners Manual, which provides details of the relevant manufacturer's warranty and contact information.
