s the industry gears up to Ecobuild 2017 – the sector’s leading event for professionals in the sustainable built environment – the organisers this year are honing in on what sustainability means to different areas of the supply chain. Clugston given green light for IKEA

Clugston Construction has secured a contract to deliver a new flagship store for home furnishing retailer, IKEA, in Sheffield.The scheme will see construction and fit-out of a 31,500m2 two-storey superstore, which will provide a sales floor, warehouse, staff facilities, a cafe and children’s play areas as well as underground and external car parking areas. Construction is due to begin imminently and follows the enabling works began earlier this year to remediate the site.

The store is due to open in summer 2017.

Architects appointed for Rivierstaete refurb WPP, the advertising and marketing services group, is investing in a landmark building in Amsterdam as a new base for its operating companies in the city. The agencies will move into a redevelopment of the well-known Rivierstaete building located in the centre of the city on the banks of the Amstel River. The new office will bring together some 30 companies and approximately 1500 people in 19,000m2 of space.

Planning consent for landmark office development Planning consent has been granted for The Anvil, a new landmark office development in Bristol’s Temple Quarter Enterprise Zone.

Designed by leading international architecture and design practice, HKR Architects, the scheme will provide 83,223ft2 of Grade A office accommodation over seven floors.

The building, located on Avon Street, just moments from Temple Meads railway station, will provide a major boost to Bristol’s office market, following a strong level of take up since the start of the year.

UK Construction Week celebrates second successful year Returning to the NEC in Birmingham last month, the UK’s largest construction trade event, UK Construction Week, attracted more than 30,000 trade visitors and over 650 exhibitors to showcase their latest innovations, debate the industry’s biggest issues and do business together.

Featuring nine shows under

one roof, the event began on Tuesday 18th October with eight strictly trade shows running for three days: Build Show,Timber Expo, Civils Expo, the Surface and Materials Show, Energy 2016, Plant & Machinery Live, HVAC 2016 and Smart Buildings 2016.

by Media 10, the show covered over 70,000m2 of exhibition space and featured more than 165 hours of seminar content from 100 plus speakers.

In total, there were 13 different seminar theatres at the event with the main stage being hosted by Television Presenter and Architect, George Clarke, Business Journalist, Steph McGovern, and Television Broadcaster and Business Journalist,Victoria Fritz, across the three days. Debating topics such as productivity, the skills shortage, BIM, off-site construction and intelligent environments, the seminar theatres provided a powerful platform to share best practice, devise new strategy and drive progress.

UK Construction Week also hosted a raft of major new product launches from leading industry companies such as CEMEX, Easy-Trim Roofing and Construction Products, Condair, Cotherm, Instant Upright, OX Group UK, Irwin Tools, Banbury and SAVANT to name but a few.

Feedback from exhibitors has been very positive and the show has received a high number of re-bookings for the 2017 event. Some of the companies confirmed so far for next year include Festool, EasyTrim, Theben AG, White Haus,

Among the seven award ceremonies hosted at the show, the inaugural Construction Enquirer Awards were a huge success with more than 500 people in attendance to recognise the construction industry’s best companies to

work with and for.

Regeneration of Swansea underway as Wales’ first ever creative hub completes Holder Mathias has completed the second phase of Urban Village, a £25m development project by Coastal Housing Group in Swansea, which includes Wales’ first commercial space dedicated solely to the creative industries. The second phase completes a new courtyard space that acts as a central focus for the development, as well as two commercial buildings, the newly-built ‘Creative Cluster’ and redevelopment of an underutilised building, ‘The Warehouse’.

An international jury, chaired by Lord Peter Palumbo, Chairman of The Pritzker Prize for Architecture, has selected the winning design for the competition to design Beirut’s newest art museum, BeMA: Beirut Museum of Art.The firm, HW architecture, led by Lebanese/ French Architect, Hala Wardé, was selected from a shortlist of 13 design teams.The new museum will be centrally located in the heart of Beirut positioned on a symbolically-charged site in Beirut that once marked the dividing lines in the Lebanese civil war – now to be transformed into a site of unification.

The Brick Development Association (BDA) has reported strong performance following the announcement that brick distribution has continued to increase in-line with demand.

According to figures released by the Office for National Statistics, brick deliveries in August 2016 were 8.9% higher than they were in August 2015. The seasonallyadjusted figures also show a month-on-month increase of 5.5% and a year-to-date increase of 1.3% on the same period last year. This follows the news that the construction sector has bounced back after an initial post-referendum slump.

Architect in Profile Since he was young, Max Rengifo had an inclination for drawing and making things. His influenced decision to become an architect came from spending hours looking at a fascinating magazine called ‘Mother Earth News’ that his father was subscribed to in the 1970s. This showed him how to make things, from furniture to houses.

Please tell us a bit about your career I have been a qualified Architect since 1995. Back then, I started a collaborative studio with colleagues from my university days. During my first five years, I was very much involved in all aspects of our profession; I was practising, teaching and studying for a MSc in urban design – it was a busy time! In 2000, I moved from Caracas to London to finish my Masters and explore opportunities. Prior to starting Astudio in 2007, I worked in the design studio at Aedas to understand how the industry works in the UK. What has been your most notable project to date?

I guess it would be East Wick and Sweetwater. The project

is part of the legacy of the Olympic Games in London.

We are delighted to be part of the Olympic legacy by making a difference with each home we are designing. We have set very high standards to create comfortable, well-designed homes for all types of tenures.

The collaboration with other architects, consultants and the client has been exceptional, and the design quality has been praised highly by LLDC’s Quality Review Panel.

What do you think is the greatest challenge for designing in sustainability?

The biggest challenge I think is for clients to see the point in investing in sustainable design.

We understand sustainability in the broader sense of the word, but we want to see sustainable buildings socially, environmentally and economically.We have set ourselves the goal to change people’s behaviour by inspiring our team and our clients, only then is sustainability really achieved. As soon as you walk into our studio, you see written on the wall: “We are architects that leave the place better than we found it”.

What is your favourite building and why?

Ronchamp by Le Corbusier – visionary and poetic with a real critical narrative behind it.

I would also like to mention the work of Filippo Brunelleschi, Louis Kahn, Geoffrey Bawa, Frank Lloyd Wright, Mies van der Rohe, Rafael Moneo, Luis Barragán, Jørn Utzon and Alvar Aalto.

What do you think is the greatest challenge for architects today?

Our profession, like many others, has to evolve to be a true representation of the times we live in. Our industry does not move as quickly and innovatively as other industries. Very often, we face the same question every time we try to propose something different: “Where has this been done before?” With this attitude we are not going to solve our biggest challenges: overpopulated cities, waste, resources and energy.

I personally believe we need to collaborate more to increase interdisciplinary workflows. Today, we could have meaningful input in realtime from specialists around the world. Research-based practice should be at the top of our priorities, as we are facing problems without precedents. So rather than immediately trying to answer a question, we first need to think about it.

What can we expect to see from Astudio over the next year?

We are very excited about our current projects, which include a low-carbon workplace building in Central London.

This building has transformed a tired 1980s office building into a state-of-the-art, efficient and future-proof workplace.

We will be also well-advanced on site with our first zerocarbon homes at East Wick and Sweetwater in the Queen Elizabeth Olympic Park.

lad in 650m² of sustainable Kebony wood, this unique property has been built to complement the surrounding scenery, with natural timber cladding and irregular pitched roofs, characteristic of the surroundings and in harmony with the hillsides and pine trees. The villa strikes the perfect balance with an architectural style that is simultaneously modern and traditional.

Located on a sunny slope within a regional park, this family home fits into the natural rhythms of the undulating hillside, the angular design and irregular shape of the house seems an almost natural extension of the landscape. Large windows partially covered by vertical wooden slats stretch

across the upper level of the house, working to bring the outside in and projecting a warm glow over the hillside at night.

The architects felt the villa should take influence from traditional Lithuanian homesteads, and sought to reinterpret this in a contemporary manner. Through their stylised design of the Valley Villa, the architects at Arches reinterpreted the form of traditional double pitch, gable roofed buildings, drawing inspiration from the former farmhouse that occupied the site.

A large proportion of Lithuanian homes lie on granite foundations; Arches’ architects decided to allude to this and include an additional element of traditional design by implementing granite paving to surround the lower level of Valley Villa.

Kebony technology There are various wood modification methods, all of which permanently alter the structure of the cell walls.These include methods like heat treatment, acetylation and polymer grafting.

The Kebony technology modifies wood by forming stable, locked-in furan polymers in the wood cell walls.These increase the dimensional stability, as well as durability and hardness, of the wood.

The process is based on impregnation with furfuryl alcohol, which is produced from agricultural crop waste. Kebony thus uses a plant-derived waste product to give enhanced strength and durability to another plant product – namely wood.

Step 1: Impregnation The overhanging aspect of the first floor makes use of cantilevers adjacent to the main structure to create a dramatic ‘hovering’ effect

Impregnation is the process in which the wood is soaked in a bio-based liquid.

During impregnation, furfuryl alcohol, produced from a bio-based liquid, is imparted into the wood to make it dimensionally-stable wood.

Step 2: Curing and drying After impregnation, the wood is heated – whereby the polymerisation of the furfuryl alcohol occurs.This step is referred to as the curing step.

The resulting polymer, which is now permanently locked into the wood cells, is stable and will not disintegrate or leak out of the wood.

The high quality of the wood meant the timber could be sculpted and worked with easily for this particular project

Architect Ar nas Liola aimed to design a structure that was both ecologically-friendly and striking in appearance, interweaving natural materials with a bold sculptural form to accomplish this.The clean, angular design creates an exterior that is minimalist in style, with Kebony as the primary material highlighted against the black slate at the building’s base.The firm has frequently chosen to work with Kebony due to the fact that it is a natural material, but with the resistance to stand up to testing conditions far better than softwood.The high quality of the wood, as well as the skills of an exceptional carpenter, meant the timber could be sculpted and worked with easily for this particular project.

As an added benefit, having multiple courtyards on different sides of the house allows for outside spaces to catch both the morning and evening sun.

Step 3: Kebony wood After treatment, the wood cell walls are 50% thicker due to the stable, locked-in polymers.This permanent modification of the wood cell walls gives the final wood product outstanding stability, the maximum amount of hardness and a guaranteed long life. Kebony wood also provides a high level of safety as the wood does not splinter and contains no toxins or chemicals, nor does the wood get too hot in the summer.

Architect Ar nas Liola aimed to design a structure that was both ecologicallyfriendly and striking in appearance

The facade materials have been influenced by considerations of both existing context and an ambition to create a landmark building with a strong identity

Burmese teak or Ipê from Brazil. The study showed that the carbon footprint for Brazilian Ipê falls in the range of 7500– 15,000 kilograms per cubic metre, while the carbon footprint of modified Kebony is approximately 459 kilograms per cubic metre. Both figures include treatment and transportation to Northern Europe. The patented Kebony process increases the wood’s lifecycle and resistance to wear and weathering without the need for chemical treatments or maintenance during the product’s lifecycle of more than 40 years.

Business Unit Director for Kingspan Timber Solutions, Ian Loughnane, shares his perspective on the merits of highperformance building envelopes and the company’s experience of building low-energy homes.

n 1991,Wolfgang Feist and Bo Adamson applied the passive design approach to a house in Darmstadt, with the objective of developing a prototype low-energy home.

The design proved successful, both in terms of energy consumption and comfort, and Passivhaus is now considered the ultimate in building performance. Passivhaus fundamentally requires a balance of three elements: energy, quality and cost – encompassing heating, cooling and thermal comfort which all have to be met cost-effectively.

Achieving the design performance as detailed in the build specification can present challenges – eliminating the gap between design and as-built performance is a key issue within the construction industry. Developers, architects and engineers are beginning to recognise the impact of building details and specification on energy performance and are keen to promote best practice.

Though renewable technology has its place, there is no doubt that the energy performance of the building’s external fabric is the most cost-effective, reliable and long-term, low-maintenance solution.This is what ‘fabricfirst’ and Passivhaus principles are all about – high-performance insulation, good airtightness, the minimisation of thermal bridging and harvesting the sun’s energy through solar gain via south-facing windows. In essence, this means that the building does the work, rather than relying on occupiers operating and maintaining costly renewable energy devices.

Whilst the benefits of the fabric-first principles are well-documented, we still find some projects that only specify U-values whilst the SAP rating of a dwelling is driven by the interlinked properties of U-values, Psi values and airtightness.This is likely to be because U-values are readily calculated whilst the overall Y-value can only be determined

Greenhauses represents a significant step forward in bringing Passivhaus into common use in the UK, in an affordable and deliverable format. Cartwright Pickard was appointed to design the Greenhauses in Sulgrave Gardens, which is London’s largest Passivhaus development. The

project comprises a terrace of three-storey houses together with two five-storey apartment buildings, all of which have been constructed to Passivhaus principles. The development is completed with four mews houses with roof terraces. These homes have been fully Passivhaus certified and are not only designed to save residents a significant amount on energy bills – up to 90% in the case of the certified units – but also to provide considerably improved indoor air quality.

Sustainability in Development The innovative buildings source energy from body heat from residents within the building and solar contact, which is obtained from the triple glazed windows that are installed with high levels of insulation and minimal air leakage. The shell of the building, consisting of highly insulated exterior walls, roof and floor slabs, keep the warmth inside the house during cold months and outside in the summer months.

To complement the architecture in two adjacent conservation zones, brick was chosen as the primary facade material for the buildings. Given the tight urban nature of the site, minimising the thickness of the remaining wall build-ups was key, whilst still attaining the required level of thermal performance.

Each of the four blocks required a specific design response so as to meet the challenges of the planning and architectural context, and the energy use and heat loss targets of Passivhaus. Two main construction methods were used both utilising the high-performance Structural Insulated Panel system (SIPs). Kingspan TEK SIPs produced the primary structure of the 10 houses, with a concrete frame insulated with Kingspan TEK cladding panels being developed for the 20 apartments.

Both build-ups achieve outstanding thermal performance with final external wall U-values of 0.10 W/m2K.

Kingspan TEK Building Cladding Panel System

The proprietary jointing system featured on both Kingspan TEK products, in combination with the additional airtightness detailing on the project, ensured that air loss is below the 0.6 air changes per hour @ 50 Pa.To maintain a constant flow of fresh air, mechanical ventilation heat recovery (MVHR) systems were installed, using heat from the outgoing air to warm the incoming, fresh air. Building performance evaluation is currently underway together with occupier wellbeing research.

The Kingspan TEK Building System The Kingspan TEK Structural Insulated Panel System is a Passivhaus Institute Certified Building System and has been installed into the Sulgrave Gardens project, offering a hybrid structural frame solution.The TEK Building System comprises 142 or 172mm thick structural insulated panels connected with a unique jointing system for walls and roofs.

The proprietary jointing system used with the Kingspan TEK Building System creates an incredibly airtight structure which can achieve 1.0m3/hr.m2 @ 50 Pa.

The Kingspan TEK Cladding Panel The Sulgrave Gardens development uses the Kingspan TEK Cladding Panels, which is an innovative Structural Insulated Panel System – capable of cladding any structure – whether it is made of timber, steel or concrete.

The panels are 142 or 172mm thick and consist of a high-performance rigid urethane insulation core, sandwiched between two layers of 15mm oriented strand board (OSB).

Panels are manufactured to suit the individual project. Each panel has a standard dimension of width: 200mm (minimum), 1220mm (maximum) and length: 7500mm (maximum), but can be pre-assembled prior to delivery in our factory using TEK’s unique jointing system to suit efficient crane erection.

Redefining the future of sustainability While more than two thirds of professionals in the built environment identify sustainability as the industry topic of greatest interest to them, the actual meaning of the term is constantly developing. Martin Hurn, Brand Director at Ecobuild, discusses the evolution of sustainability, and highlights the need for the industry to come together in creating a common definition across the supply chain to drive the agenda forward.

hen asked what the word sustainability means, built environment professionals rarely reply with the same answer. This is because influences like job role, sector and even location, all shape our perception of the term.

At the same time, sustainable practice has evolved significantly over recent years, and no

longer refers solely to the products associated with construction. Instead, it’s increasingly about going much further and taking human aspects, such as health and wellbeing and building occupants, to name a few, into account. However, the expansion of the term has resulted in a seamlessly endless and frequently inconsistent definition as to what sustainability actually means.

The question is: with so many different agendas, is it possible to get everyone, from all areas of the supply chain, onto the same page?

Redefining Sustainability For Ecobuild, a key step to achieving this is working with partners and stakeholders to provide a platform where the industry can work collaboratively to share their thoughts and ideas.

With a focus on establishing a business case for sustainable construction, Ecobuild has launched its Redefining Sustainability campaign to drive discussion about what sustainability means now, and in the future. Manufacturers, specifiers, appliers and installers have engaged in the initiative to discuss how concepts such as placemaking, green building, wellbeing and infrastructure all fit into a wider and more meaningful definition of sustainability. Blogs, roundtables and ballot boxes at events have all sparked conversation surrounding the issue, and will continue on up to and beyond the Ecobuild 2017 event.

From active social media conversations, the campaign has already seen an extraordinary level of passionate response from the industry. Leading organisations, such as the

better education across the industry around long-term sustainability benefits – cost savings, building performance and longevity – is a great step forward, and vital in paving the way for a more sustainable future.

Pledging commitment to sustainability

UK Green Building Council, the Construction Products Association and Saint-Gobain, as well as leading architects and academics, have contributed their research and findings to offer insights into the many nuances and opportunities around sustainability.

These responses have not only highlighted the need to bring shared goals and objectives into focus, but also the huge gap in the industry that needs to be closed through greater collaboration, increased communication and transparency across the supply chain when discussing the topic.

By increasingly taking the issue into the mainstream and taking inspiration from industry leaders who are pioneering sustainable developments, visionary solutions can be better showcased, shared and applied across the supply chain.This means moving beyond looking at individual roles and initiatives in isolation, and instead viewing the wider industry as a whole.

Key findings to date The latest event in the Redefining Sustainability campaign, a manufacturing roundtable held by Ecobuild in September,

saw industry-leading manufacturers come together to share their views on what sustainability means to them. During the discussion, a key point raised was the crucial importance of persuading customers and end-users that sustainable construction does deliver a better end-product – one which offers real, tangible benefits.

For any part of the supply chain, thinking ahead to how an end-user will occupy a space can influence key decisions at the start of a construction process. However, feedback from attendees showed that this often isn’t the case. As Rupert Scott, Marketing and Membership Director of TRADA, explained: “The construction sector lags behind others in working out what the customer demands.” David Manley, Environment and Energy Manager at Forterra Building Products, agreed: “The biggest issue we have is that we are so disconnected from the consumer who is buying the house.”

To rectify this, it’s important to have open lines of communication that take into account priorities and end goals at each stage of the supply chain. Sharing knowledge and

If the entire industry comes together and works with a collaborative mentality, then the delivery of energy-efficient buildings that enhance the quality of life to those who use them on a day-to-day basis, in a costeffective way, is an achievable goal.

ccording to the latest construction industry data, 60% of projects were delivered to clients late in the year to December 2015.The UK Industry Performance Report, compiled by the Department for Business, Innovation and Skills; Constructing Excellence; Glenigan; and the CITB, also reported that project delays in UK construction worsened in the same period with only 40% of projects overall delivered on time. On budget completions also failed to improve – slightly more than two thirds (69%) of overall projects were delivered on cost or better.

Against this backdrop, it’s clear that MMC, which offers faster lead times and cost savings, provides an effective way forward for the design and construction of buildings in the UK. Indeed, insistence on selecting front-end optimal build solutions is a part of the preconstruction strategy for contractors, providing a change to what the construction industry had traditionally accepted as the norm and delivering efficiencies, driving out waste and most importantly, adding value for all involved in the supply chain, especially end-users.

after an engineer fractured his spine. He briefly managed to hold himself suspended, before finally losing his grip and falling. BT was fined £600,000 for two ladder falls, one leaving a worker partially blinded.

Health and safety sentencing guidelines Andrew Clarke, Associate Solicitor at Gullands, looks at the impact of the health and safety sentencing guidelines on the construction sector.

T

here have reportedly been as many £1m plus fines since 1st February as there were in the previous 20 years. Balfour Beatty has set aside a £25m “reassessment of potential liabilities on historical health and safety breaches”.

All this follows new sentencing guidelines, featuring fines based on turnover and a focus on potential outcomes and harm risked, not just what actually happened.

Near misses MJ Allen Holdings had a “near miss” when an employee slipped working on a factory roof. The potential outcome was death or life-limiting injury and a medium likelihood of this occurring. This placed the incident in harm category 2. Turnover was in the medium bracket (£32m in 2014) giving a starting point of £240,000. After a one third discount for a guilty plea, the penalty was £160,000, even though no one was hurt.

Demolition subcontractor Allan Thomson tragically ignored a similar “near miss” on a warehouse roof, only for not one but two workers to fall from the same

roof – the second to his death. Thomson received six years for manslaughter and his company was fined £400,000. The principal contractor was jailed for eight months and his company fined £90,000.

Work at Height Faruk Patel was jailed for 30 months for gross negligence manslaughter after instructing a labourer to work near an open skylight. Scaffolders Ben and James Marshall received suspended prison sentences after a worker fell from a flat roof. Marshalls had removed a safety rail – replacing it afterwards to cover their tracks. Montway was fined £144,000 after a similar fall – an apparently modest sum for injuries entailing three months in hospital – but probably in keeping with the guideline for a £10m turnover company. In Span Roofing Contractors, the main contractor was fined £65,000 under regulation 13(2) CDM 2007, following a 7m fall. A director of the subcontractor company received a CSO. Turning to employers who should know better, British Telecom was fined £500,000

Lack of monitoring and health surveillance of workers using vibrating tools in Asset International was high culpability, because the breach had existed since the Vibration at Work Regulations came into force.

The seriousness of harm risked fell into category B (substantial and long-term effect) and the likelihood of harm was high, so the harm category was 2. This gave a starting point of £450,000 for a £12m turnover company.

As it was at the lower end of the scale, the judge set the starting point at £400,000. He reduced it by £100,000 due to a good safety record and subsequent improvements plus a further third off for a guilty plea. The resulting fine was £200,000.

In September, house-builder Crest Nicholson was fined £800,000 after a foreman was struck by an HGV, suffering life changing injuries due to a failure to manage and monitor vehicle movements in breach of regulation 36 (1) CDM 2007.

Finally mention must be made of the wholly avoidable overturning incident involving a dumper in MJL Contractors, resulting in a worker losing both legs. MJL Contractors was fined £200,000.

onstruction and infrastructure company, Morgan Sindall, has continued its partnership with Arts University Bournemouth to deliver the first purpose-built drawing studio in the UK for more than 100 years.

The freestanding steel pre-fabricated pavilion was specially designed to stimulate creativity by influential architect, AUB alumnus and Honorary Fellow, Professor

Royal Institute of British Architects (RIBA) accolade and was created using bridgebuilding technology, whereby a curved, painted structural steel skin was used to create its fluid form. The building also won a Local Authority Building Control (LABC) award for Environmental Building of the Year.

This project has involved close partnership working between our project team, the architects at CRAB Studios, and the prefabrication team in Germany and it’s very rewarding to see it completed and in use.”

The Drawing Studio’s expressive design and striking blue facade stands out against a neutral campus backdrop. The building was designed to reach out to creative students on an individual basis and is a space shared by students from a range of courses including animators, architects and etchers to costume designers.

Its design celebrates four aspects of light – central to observation and drawing.

It includes a north-light, which is traditional in studios, a rear clerestory window light that gives a softer light, a discrete light that filters under a bench on the east side of the building, and a graded wash of light that feeds in along the curved entrance.

“Working on the Drawing Studio has been a particular highlight for our team.We’re delighted to have delivered this beautiful, award-winning scheme for the university.

One of the most significant challenges for us was how to assemble the structure on site.This included looking at the best way to support individual sections in their temporary state, how to plan and sequence the lifting operations, and how to access the structure for welding and painting once erected.

“The sections were craned into place and bolted to the raft slab foundation on pre-set, holding-down bolts. Temporary support for each section was provided by steel props, bolted to the slab and pre-set at the correct height to receive the top of the curved section being lowered into place.

new gateway to the AUB campus, is one example. Directly adjacent to the existing photography department, the building’s design has been informed by photographic processes. Its principle facade features an array of digitally-printed fins that act as filters which reflect, and moderate, daylight into the building’s interior. The building is a black box with apertures forming the roof lights, windows and ventilation louvres.

This allows controlled natural light and air to flow through the atrium and circulation spaces, providing low energy environmental control.

Alongside the commitment to delivering environments and facilities which stimulate creativity, the university was focused on ensuring the new campus developments were energy efficient. As such, Morgan Sindall worked with AUB to deliver two art studios which met one of the world’s most exacting environmental standards – Passivhaus.

Morgan Sindall continues to work alongside the university to update and revitalise its estate

The Passivhaus concept was developed in Germany more than 20 years ago as a way of introducing energy-efficiency into the construction process, to reduce long-term costs and encourage sustainable best practice.

The 13,272ft2 studios are Dorset’s very first education buildings to meet the standard and Morgan Sindall was able to achieve the highest level of air tightness recorded in the UK to date on the development.The buildings are being used for a variety of courses and have north-facing windows, to reduce glare into the studio space.

Other key projects which Morgan Sindall has delivered for the university include the futuristic Student Services Department and the Student Union, which won a regional RIBA award.The £2m two-storey facility was completed in November 2014 and links to the striking Facilities Building, which features a sculptural steel canopy.The development is highly sustainable and is Passivhaus accredited.

Completed in July 2015, it acts as a new “front door” to the campus, creating a portal access across the main entry and spine road.

Morgan Sindall has also delivered renovation works to several buildings at the AUB campus, including a remarkable £700,000 live site project to design and build a rooftop extension on an existing threestorey teaching building, and two halls of residence conversion projects totalling £7.9m.

The Morgan Sindall project team transformed both out-dated halls of residence buildings into two state-of-the-art dedicated teaching spaces for a variety of courses.

ave a look around your office – does it inspire you? Is it good for your health and wellbeing?

Increasingly, these are factors at the top of the checklist for leading corporate businesses when looking to set up a new office base. After all, it’s no secret that a happy workforce in a motivating environment is a productive one.

The question of productivity in the UK is one that comes up time and time again. So often, the UK’s productivity rates are proven to be lacklustre when compared with our European counterparts.When you couple this

A vibrant centre of trade and industry, this rapidly-growing metropolis plays an equally important role in the region as one of the country’s most popular vacation destinations. In the city centre, NBBJ designed the Eton Place Dalian tower complex as a superlative multi-functional development.

ive mixed-use towers standing 41 to 81 storeys high and a six-storey mall transform the 6.23-hectare site into an exclusive microcosm of urban life.

The connecting element between the two highest towers is the spacious mall, with a roof designed in a manner reminiscent of a

park. Over six floors, it offers a representative atmosphere for high-class boutiques, a luxury department store, elite gastronomy and a supermarket. Dalian’s favourable geographical location on the southern tip of the Liaodong peninsula, surrounded by the Bohai Sea and the Yellow Sea, makes it China’s most northerly icefree port. Because of this, over the course of centuries the small fishing village has developed into an important naval base and the country’s third-largest trading port.

Dalian has been one of China’s few freetrade zones since 2006 and is among the 20 busiest container ports worldwide. Numerous multinational corporations produce their goods in the city’s special economic zones, including an increasing number of hightech companies alongside the oil, chemical, foodstuffs and textile industries.As a centre for finance and services, the port city plays a significant role in the economic development of the whole region.Although the city was historically characterised by heavy industry, it understood the need to combine rapid economic growth with environmental protection at an early stage.As a result, Dalian is one of the cleanest cities in China according to the country’s national environmental authority, and in 2006 was even named its best city to live in. Its temperate climate and spectacular surroundings make the city, with some six million inhabitants, one of the most popular vacation destinations in China and have helped it claim numerous awards as one of the country’s best tourist hotspots.Thanks to the hilly landscape and the high number of trees, Dalian is often called the Hong Kong of the North. Its distinctive skyline with skyscrapers, the sea and the mountains in the background symbolise the city.

Screens grace the corners of the diamond The six-level mall stands at the heart of Eton Place Dalian.This structure aims to set new standards in luxury shopping while also serving as an urban space with a public park.

The polygonal facade, partially suspended from the third floor, lends it the form of a diamond, contoured by delicate bands of light.

Irregularly arranged window openings ensure that sufficient daylight also enters the upper levels from the sections covered by the facade.When looking for advertising displays suited to the exclusivity of the complex, the architects chose the transparent media facade

system from GKD.The MEDIAMESH screens, made of stainless steel mesh with interwoven rows of LEDs, sensitively subordinate themselves to the architecture, allowing the expressive building form to remain visible despite the suspended media display.The two screens are 10.35m high and up to 24m wide, running over the corner at two entrances and – depending on what is being presented – allowing media to be viewed over an angle of 90°. A total of 11 panels made of almost 455m2 of metal mesh thus form an attractive frame for the diamond-style building and are a real eye-catcher for passers-by.With a pixel grid of 5cm in both the horizontal and vertical direction, the displays meet the strictest requirements with regard to colour brilliance and reproduction quality around the clock. At the same time, the transparency of the woven textile ensures that daylight can reach the rooms behind the media facade, while the unobstructed views from the building interior through the advertising display were another argument in favour of the triedand-tested system.The system’s freedom from maintenance, economical energy consumption and robustness, as well as its extraordinary appearance, also made MEDIAMESH the perfect choice for this exclusive building design. One challenge for the GKD team was the substructure, which was adapted to the idiosyncratic form of the building and was also to have a sufficient distance to the facade to enable a walkway to be built.With the two large MEDIAMESH screens mounted across the building corners, the architects succeeded in devising a functional advertising display with a high-quality facade that stylishly underlines the overall impression made by the luxury complex.

Reclaimed land on the coast made it possible to move the container port out of the original urban area. New life was gradually breathed back into wasteland left over from former heavy industry plants in the form of modern residential and office towers. A prime example of this is the Eton Place Dalian building complex consisting of five skyscrapers and various adjoining buildings. With its breathtaking view of the city, the port, the northern coast and the mountains to the south, it was designed as a byword for international luxury. At the same time, the design of the NBBJ architectural firm reflects the city’s efforts to establish a balance between the urban and natural environment. The central element of the development is Eton Place Dalian Tower 1, also known as Supertower One. On its 80 floors above ground level, this skyscraper hosts a five-star hotel with 200 rooms, a further hotel with 600 rooms, a viewing platform, sky lobbies, several storeys of office space, a fitness center with a pool, restaurants and retail stores. Five multistorey, landscaped sky gardens provide an inviting green area for relaxation in the heart of the colossal structure. Thanks to its suspended glass facade, the interior of the 60-storey atrium is flooded with light while also granting an excellent view of the charming surroundings. Rising to a height of 383.1m, Supertower One not only towers above all of the other skyscrapers in the city, but is also the 23rd highest building in the world. Dalian’s new landmark is located on the main road that links the airport with the main railway station. Its smaller companion, Eton Place Dalian Tower 2, or the so-called Supertower Two, was also

Build swiftly with structural timber frame Here, Andrew Carpenter, Chief Executive of the Structural Timber Association (STA), discusses how structural timber frame can help to ensure housing projects are made weathertight quickly, and completed on schedule and on budget.

T

he use of timber in residential construction may have changed drastically over the years, but the appeal of timber as a construction material endures.

Prefabricated structural timber frame is manufactured off site, meaning it can be monitored at every stage of its construction and is not reliant on a multitude of other trades and factors.

Frames are built in a controlled and precise

manner using the latest industry methods and technology, such as insulation and vapour controlled layers and advanced breathable membranes with thermal, acoustic and fire protection in-built into the timber’s design.

Crucially, the choice of structural timber frame also helps to minimise project costs while increasing the likelihood of punctual completion, which is of prime concern when undertaking a housing project.

As structural timber frame uses off-site construction methods, it is not dependent on favourable weather conditions. This is a key benefit given the UK’s fluctuating climate. Strong winds, heavy rain and subzero conditions have no effect on workers, leading to safer, better quality and more efficient production.

Furthermore, off-site construction helps ensure that architects’ plans are strictly adhered to, conserving the truest likeness to the original design. Fewer modifications to designs equates to fewer unexpected financial costs.

Brick and block supply has recently suffered shortages, meaning a premium is placed on their price.

Additionally, the majority of heat is lost from a building by uncontrolled ventilation.

Airtightness is strongly influenced by the type of construction. Timber frame buildings are intrinsically more airtight than both cavity masonry walls and solid masonry walls. Having a superior airtightness performance means decreased energy use, increased thermal comfort, increased air quality and a lower risk of moisture damage.

A good example of what timber frame can achieve is a three-bed, two-storey timber frame house in Saffron Walden, Essex, erected by STA member, Flight Timber. The project incorporated such prefabricated build methods as the Val-U-Therm closed panel system with external breather membranes, allowing the structural element of the house to be ready for the window fitters and roofers within a one-week period.

The build programme for this project was as follows: Day one: Install Soleplates and DPC Day two: Crane erect GF Panels and install headbinder Day three and four: Fit loose metal web joists and flooring Day five: Crane erect FF panels and install headbinder Day six and seven: Stand roof trusses and fix bracing.

Cliff-top location is no barrier to successful design with TAPER-LOC When metalwork fabricator Ace General Engineering was awarded the contract to install structural glass balustrade and Juliette balconies at a new residential development on the cliffs of Cornwall, the expertise of the TAPER-LOC system and CRL’s standoffs was called into action.

C

omprising 36 apartments and nine houses in a cliff-top location in Newquay, the Acorn Blue development offers stunning views of the Cornish coast, with the high specification properties boasting balconies to take advantage of Cornwall’s temperate climate and to enjoy the stunning sunsets over the Atlantic.

All good in theory, but the practicalities of completing the structural work required specialised engineering, as, due to its location, the entire front elevation of the property had to be installed without any scaffolding.

The team at Ace General Engineering used the TAPER-LOC standard base shoe from CRL for the secure and

efficient installation of the structural glass balustrades. Reducing installation time of glass railings and balustrades by up to half compared to alternative methods, the standard TAPER-LOC system is suitable for 12 to 25.52mm toughened/toughened laminated glass, making it a versatile option.

Meeting BS 6180:2011, AbZ and CEBTP requirements, TAPER-LOC has a unique design that uses precision tension to secure the glass in the aluminium base shoe without the use of cement. Using CRL’s exclusive installation and removal tool, the tapers simply slide horizontally in the base shoe before being compressed, where it expands and locks into place. The same tool can be used to loosen the tapers for

glass alignment or replacement, enabling scratched or broken glass to be easily replaced.

“The TAPER-LOC system was a perfect fit for the project,” explains David Stephens, Managing Director of Ace General Engineering. “The site team used a harness system, provided by the client, which enabled lateral movement along the balcony.The TAPER-LOC channel was resin anchor fixed to the reinforced concrete balcony structure, with the glass locked into place using the tapers.The entire installation was carried out from the inside of the balcony, without any scaffolding.This was possible due to the fact that the TAPER-LOC system is always installed from the safe side.

Speed of installation was just one of the benefits of specifying this system though.The structural integrity of the base channel was also extremely important, as it is designed to withstand significant wind loads, which is vital in this location.

“We were also given great technical support

Thermal breaking in brickwork support systems

hen it comes to the energy efficiency of a building, the design of the brickwork support system is integral to minimising heat loss. Not only does an effective structural system aid thermal efficiency, it can also improve the design of the facade using innovative technology.

For architects, one of the main focuses for a building design is its aesthetic qualities. This however can only go so far, as it’s important to ensure that a brickwork system is structurally effective.

It is generally overlooked in the industry, but implementing a thermal break solution can help to ensure that the structure is thermally isolated to decrease energy costs.

Generally, brickwork support systems and curtain wall cladding have a thermal weakness, as the mechanical fixing often penetrates the insulation. In some builds, this goes ignored or unnoticed, and the consequential energy loss is accepted as part and parcel of the construction process. This, however, does not need to be the case, which is evident through the technologies employed by the team at Armadillo.

To put this into perspective, a building can have hundreds of insulation penetrations on just a single wall, creating substantial heat loss. This can be easily solved with a thermal break material, which has dual qualities of being strong

It is clear that the presence of thermal breaking, and intelligent brickwork engineering, can offer a plethora of benefits to a construction project and the appearance of a final build

Looking at how the material can be used to improve the design characteristics of a building, a recent project undertaken by the firm, to provide a brickwork solution for a prominent landmark art gallery in London, offers the perfect example. For this project, an impressive facade for the building was imperative, and the designs specified a cladded brickwork which allowed for each brick to move individually.

This was a tall order that required specialist engineering, which the Armadillo team was able to provide.

The facade for the structure predominately consisted of perforated brickwork, which was supported and restrained by panels that were fixed to the perimeter concrete encased steel columns.

The philosophy behind the design was that the masonry panels transferred load through a number of load paths, resulting from wind, gravity and the inclination of the wall. This dictated how the bricks were engineered and held in place. To achieve the design specified, Armadillo’s system held the bricks in place with stainless steel dowels rather than conventional mortar.

The dowels were given some flexibility through elastomeric bushings engineered

by Armadillo. This held the bricks in place, while allowing enough flexibility for each to move individually.

This movement was dependent upon the vertical arching and horizontal beam action.

The primary mechanism for transferring the horizontal load to the corbels was via the brickwork spanning vertically with the

arch, to collect load from the horizontal beams. The vertical arching developed from a combination of the masonry being clamped in place between the corbels, and bending being passed from brick to brick via the dowels. The horizontal loads were then transferred to the primary vertical arch through the horizontal beam action via a push-pull effect of the dowels. Finally, the blocks were stacked on top of one another in an arch shape, shedding the facade’s weight onto the corbels. This system took years of testing and approximately 460,000 steel pins and rubber bearings were used to create the facade on the landmark building.

It is clear that the presence of thermal breaking, and intelligent brickwork engineering, can offer a plethora of benefits to a construction project and the appearance of a final build. As architects continue to work with developers to create sustainable, energy-efficient buildings that pack a punch visually, understanding the latest technologies available on the market has never been more important.

Surprisingly to some, a simple yet effective thermal break can save hundreds of thousands on the overall energy costs of a building, and a specialist material, such as Armatherm, can be used to create stunning effects. This makes thermal solutions one of the most important elements an architect can invest in when working on major construction projects.

Armadillo’s material, Armatherm, is made from an inert, ultrahigh density, closed-cell polymer, which offers an exceptional high-load capacity while maintaining very low thermal conductivity characteristics. The make-up of the material renders it the perfect solution for a range of construction projects, as it is able to isolate temperature transfer, as well as offering the necessary strength to transmit structural forces.

The closed-cell construction is also waterproof, which adds another string to its bow when it comes to the material’s versatility.

It is important for a thermal break solution to remain dry at all times, as the presence of moisture will decrease its thermal insulation performance.A material that offers both strength and excellent thermal properties can be hard to find, which makes it a revolutionary solution in today’s market.

With regard to the actual installation, for a brickwork support system or curtain wall, the material is made into a pad and is profiled to match the clamp area of the bracket, which includes a key hole slot to allow for a quick installation without removing the clamp bolt. The thermal conductivity of the material is incredibly low at 0.196 W/mK. As a result, this effectively isolates the cold steel from the interior environment, stopping heat from being transferred out of the building.

The material also has another benefit within this type of application. Attaching stainless steel directly to structural steel can cause bimetallic corrosion, which is accelerated corrosion of a metal, due to an electrical contact with another metal on non-metallic conductor in a corrosive electrolyte. Armatherm breaks this contact, which stops the corrosion from forming.

Maxwood makes a splash Maxwood has once again demonstrated its design and manufacturing expertise with executive washrooms for a landmark commercial development in Central London.

axwood’s package for 3 Pancras Square – the latest building in Argent’s King’s Cross masterplan – provides male, female and accessible washrooms over 10 floors of contemporary office space, together with changing facilities in the basement.

Working to a concept created by BAM Design, Maxwood custom-designed and built the washrooms exclusively for the prestigious project.They are styled around Maxwood’s high-quality product range, from elegant flush-fronted Maranté toilet cubicles to Xeista Corian vanity units incorporating hand-basins with a luxurious bronze-effect finish and matt black taps. Maxwood’s comprehensive package also included complementary wall panelling with a neat shadow gap trim around the grey gloss panels for washroom lobbies. Laura Gilbert, Senior Interior Designer of BAM Design, commented:“Maxwood’s bespoke production and installation is of the highest quality.The attention to detail, especially around the material transitions, has made our concept a stunning reality!”

Occupying a prime position with splendid views over the Regent’s Canal, 3 Pancras Square is constructed around a single core, with washrooms within the central core of each floor plate. Maxwood’s team worked closely with developer, Argent LLP, and main contractor, BAM Construction South East, to meet the project’s exacting aesthetic and technical demands. Needless to say, a washroom project of this scale and prestige posed a number of design challenges, says

As the UK’s second largest airport and the most efficient single-runway airport in the world, Gatwick Airport required a screed that could endure the high volume of footfall which it encounters daily. Mapei specified a screed containing its Topcem

MC Contracts carried out the installation, leading the design between Mapei and Gatwick Airport to deliver a robust flooring system that would tolerate the demands of a busy airport terminal.

binder, also including Mapefibre NS12 polypropylene fibres, to replace up to 9000m2 of the previous flooring in the North Terminal Departures.

Topcem, which carries an EC1 rating, produces a perfect screed to use prior to the installation of any flooring where rapid drying is required – allowing light foot traffic after just 12 hours, ensuring the airport experienced minimal disruption. Mapefibre NS12 helps to create a strong matrix within the screed which is more resistant to the stresses induced by the setting and hardening process. Once laid, the floor was left for 28 days before it was drop-hammer tested, where it received a Category A rating.

400 x 400 porcelain tiles and 600 x 300 conglomerate tiles were then laid with Mapei’s grey-coloured Granirapid (which also carries an EC1 rating) – a rapid-setting, high strength, flexible tile adhesive suitable for a busy airport environment. The floor tiles were grouted with Mapei’s popular Ultracolour Plus Grout in the ‘Cement Grey’ shade (113).

With Gatwick’s moving annual total passenger numbers recently reaching over 41 million, the airport required an abrasion resistant flooring for some 400m2 of the baggage area floors. Mapei’s Ultratop Industrial was specified because of its excellent abrasion and wearing resistance to the high volume of traffic in the area.

Orange Armstrong ceilings help the sun rise on a regeneration first Ceiling and wall systems by Armstrong have provided form and function for an award-winning Grade A office building at the heart of one of the largest regeneration projects in the UK.

rmstrong’s R-H 200 standard perforated metal hook-on planks, with an acoustic inlay within a concealed grid, were specified by regular Armstrong user Falconer Chester Hall Architects for the feature ceiling of the atrium of the Kingsgate Building at Birkenhead in Wirral Waters, which was built at a cost of £11.4m.

They are complemented by Armstrong’s W-H 1000 standard perforated metal wall system on the four-storey walls, hooked on in a vertical brickwork pattern to match the ceiling. Both of these systems were supplied by Armstrong in bespoke sizes to aid installation.

The metal tiles in the atrium are complemented by Ultima+ OP Tegular mineral tiles and Ultima+ SL2 planks in the open-plan offices and circulation areas.This ceiling system (and the suspension grid too) is Cradle to Cradle (C2C) certified in line with Kingsgate’s BREEAM ‘Excellent’ rating.

Manufactured with up to 64% recycled content, the Ultima+ range is available in three core densities that allow specifiers to engineer sound absorption and attenuation for optimum acoustic performance – standard Ultima+ giving medium density, Ultima+ OP giving low density (both of these variables were used at Kingsgate) and Ultima+ dB giving high density up to 41dB.

Stephen Fieldsend of Falconer Chester Hall (FCH) said the Armstrong systems were specified to reduce acoustics in the open-plan office areas which serve as the core business for The Contact Company in its role as a contact centre and in the main atrium with its feature wall and ceiling.

“We have worked with Armstrong continually on office developments. On this one, Armstrong’s materials interface fantastically well with the other materials used on the project.We had continual help from Armstrong for the visual aesthetics to the main atrium space,” said Mr Fieldsend.

The brief had been to design an office building of almost 5000m2 that would set a standard for future development within the regeneration area and also meet the aspirations of both the developer, Longmeadow Estates, and its prospective client.

Flexible, open-plan office spaces allow greater flexibility for the call centre which takes up three of the four storeys, with offices and meeting rooms on the top floor.

A heavily glazed facade reduces the building’s reliance on artificial light and this element is further helped by Armstrong’s Ultima+ tiles, which feature an even brighter, whiter, smoother surface that gives 87% light reflectance to help achieve 16% cost savings compared with indirect lighting.

FCH added: “The building has transformed a plot of empty, derelict land into a modern, environmentally-friendly office development, having been designed to meet the BREEAM ‘Excellent’ standard for sustainability. All specified materials have significant green credentials.

“It has been described as a “strategic flagship development”, and is the new home of one of Wirral’s leading employers.Another indication of its success is that it was finished on budget and two weeks early, demonstrating a rigorous approach to providing value for money and to construction timetables.”

Specified in African Ayous on a corrosionresistant suspension system, the exterior grade, multi-faceted ceiling – which was specified with a 19mm gap – was complex in design and installation due to the shape of the triangular openings that were formed by the roof structure, into which the solid wood ceiling had to be installed.

Repair and protect with FILA Salvaterrazza New to the UK, Fila Salvaterrazza provides a complete repair and protection solution for spa and leisure surfaces – from swimming pool tanks and surrounds, to steam rooms and changing rooms.

Designed for stone, porcelain, ceramic and concrete, the solution consolidates surfaces without creating a film. It then prevents future water penetration, mould and efflorescence formation and protects against frost and damp. Salvaterrazza can be used to treat terracotta, quarry tiles, natural stone, porcelain, ceramic, concrete and composite surfaces. It also protects grout joints. The solution is brush-applied and penetrates fissures, forming a chemical bond and consolidating cracks up to 1mm in depth. Once applied, it allows the material to breathe, preventing any issues

with rising damp. In addition to leisure environments, the treatment can also be used on damaged and weather-worn paths and patios.

Before application, all surfaces should be cleaned with a suitable deep cleaning treatment. Fila recommends FILAPS87 degreasing detergent or, for acid-resistant surfaces, FILA Deterdek, a fume-free, buffered acid solution. Salvaterrazza should then be worked into the surface with a cloth before any excess treatment is removed. Surfaces can then be walked on after 24 hours.

Fermacell a favourite for The Portland Collection gallery

Gypsum fibreboard panels from Fermacell were specified for the new home of one of the most historically significant private collections of fine and decorative arts, for their loading capabilities at least.

Some 4000m2 of fermacell board was used to dry-line the walls, ceilings, bulkheads and external soffits of the award-winning gallery, the new home of the 5000-strong Portland Collection, on the historic Welbeck estate in Nottinghamshire.

The £5m gallery, which exhibits a rarelyshown Michelangelo drawing and a pearl earring worn by Charles I at his execution, is located within the historic walls of the so-called Tan Gallop, a former indoor quarter mile racehorse training arena.

Hugh Broughton designed a brick and glass entrance pavilion with two galleries – a barrelvaulted Long Gallery, appropriate for full-length oil paintings and lit by a rooflight running its full length, complemented by a Treasure Gallery with louvered north lights and varying ceiling heights.These elements are supported by

Mapei UK comfortably secures shortlisted place at FeRFA awards Mapei is delighted to announce that it has been shortlisted at the prestigious annual FeRFA resin flooring awards for ‘Small Commercial Project of the Year’ for its work with Coatech at BDP Architects’ practice in Bristol.

Mapei’s innovative ‘Mapefloor Comfort’ flooring system in AR/X Grey was installed to cover 180m2 of flooring in the meeting and bathroom areas, simultaneously providing a modern resin flooring solution and acting as a demonstration tool for prospective clients.

National Specification Manager, Mo Aljan, commented: “The shortlisting not only reflects how great the Mapefloor Comfort flooring system is, but also all of the hard work Mapei’s technical team and the installers, Coatech, put in to this project.”

Initially the carpet tiles, and multiple layers of vinyl tiles, were removed

exposing the subbase. A cove was installed to all walls in the washroom area, ensuring the floor area remains easy to clean and maintain. Mapecomfort rubber mat was adhered to the floor with Mapefloor Pore Filler, then coated with the Mapefloor Pore Filler again. Once this had cured, Coatech applied a coat of Mapei Mapefloor PU 460, a 2-3mm flexible, self-smoothing polyurethane. To finish, two coats of Mapei Mapefloor Finish 58 W, a matt finish polyurethane coating, was applied.

Coatech said: “The Mapefloor Comfort Resin flooring system is a fantastic,

innovative product and it was great to be involved in the very first installation of it worldwide and work alongside Mapei on this project.”

The comfortable level of flooring is provided from the elastic matting at the base of the system, which has excellent soundproofing capabilities, reducing the impact of noise transmission into areas below.

Fluid space created at UBM HQ The stunning new London headquarters of media giant UBM was designed by Gensler, working in conjunction with Swift Refurbishments, successfully creating an environment that reflects the company’s uniquely fluid way of working.

Aiming to deliver the ultimate in flexible workspace, partitioning expert, Style, was contracted to deliver a moveable wall system to the main presentation room.

Maximising available light and creating a feeling of spaciousness, Style recommended using DORMA Moveo Glass partitioning walls to form three sides of the room, whilst a fully automatic, solid Moveo partition was installed to the centre, enabling an additional two meeting rooms to be created at the push of a button.

Located on Blackfriars Road, the UBM headquarters is accommodated in the top nine floors of an eye-catching crystalline parallelogram structure that rises to 90m high to take its place on London’s skyline. The 11-month fit-out project has

resulted in office space that combines beautiful design with clever functionality, complemented by some delightfully quirky features – all with a top-quality finish.

“Reflecting UBM’s fluid mode of working, numerous flexible work settings encourage a culture of collaboration, creativity and agility with wellbeing and efficiencies at the heart of this LEED Platinum-rated design,” explains Gary Schofield, Senior Associate with Gensler.

Hadrian cubicles add to Shake Shack style Fast food chain Shake Shack sprouted from a hot dog cart in Madison Square Park in Manhattan in 2001. All UK locations feature Hadrian Elite stainless steel toilet cubicles in the washrooms, including one of the latest to open in the St David’s Centre in Cardiff. Hadrian cubicles are manufactured in Canada and distributed in the UK by Relcross, the Devizes-based door and washroom hardware specialist.

Developed to precisely match the slim profiles of traditional steel windows that are a feature of many heritage projects and listed buildings, Alitherm Heritage nevertheless delivers the exceptional thermal performance associated with modern aluminium systems.

This enables a ‘B’ grade window energy rating to be achieved – when fabricated with the correct specification and glazed unit.

Smart’s Eco Futural system provided an equally elegant and thermally-efficient solution for the fifth floor balcony doors.

10 sets of double doors were specified, together with seven sets of Smart Wall commercial doors for the ground floor retail areas – including one automatic door for the disabled access entrance.

Smart’s Managing Director, Eddie Robinson, said: “Electricity House was exactly the sort of scheme that Alitherm Heritage was designed for, with the project sympathetically developed to retain this imposing landmark in the heart of Bristol’s city centre. Situated in the heart of Bristol’s city centre, the imposing Electricity House has been restored to its former glory by developer Crest Nicholson, bringing back the building’s distinctive Art Deco style.

riginally designed by renowned Architect Sir Giles Gilbert Scott, the Grade II Listed building is situated within a conservation area, and has been transformed into a mixeduse development of 85 high-specification luxury apartments and commercial space.

Many of the original Art Deco features have been recreated, including the style of the window and door systems from Smart Architectural Aluminium, specified both for their authentic appearance and outstanding performance.

Supplied and installed by Techniglaze, one of Smart’s specialist fabricator and installer partners, the company’s Alitherm Heritage system provided the perfect solution for windows from the first to the fifth floor

of the building. In excess of 300 windows were supplied and installed by Techniglaze, including 225 Alitherm Heritage units.

On floor five, the windows are fully opening, whereas on the lower floors, dummy vents and opening lights (with handles and friction stays) have been installed; these will then be made openable once the surrounding area is pedestrianised, but will remain locked in the meantime.

Head boxes have also been fitted to the top of these windows to facilitate the installation of a natural ventilation system.

Despite the exceptionally slim lines of the Alitherm Heritage system, the units accommodated 36mm double glazed units to cater for the different levels of acoustic requirements specified by an acoustic engineer.

London’s iconic Lighthouse building – from mysterious past to bright future Once a building at risk, the iconic Grade II Listed Lighthouse building, that neighbours King’s Cross, has been cautiously restored into a quieter and warmer office and retail space with the help of Selectaglaze.

Neglected for over 20 years, UK Real Estate took on the task of restoring the iconic building for its new purpose as an office and retail space. The project wasn’t without challenges. With two Underground tunnels running beneath, the building’s restoration had to be carefully managed, including tackling the issues of noise and vibrations.

The solution to the extensive vibration issues was to isolate all internal fixtures and fittings by inserting elastomeric bearing pads at all points of contact with the external

structure. Secondary glazing was an intrinsic component of this solution as a fully independent internal window system, it allows the full sealing of the internal envelope.

Selectaglaze is a specialist in the design, manufacture and installation of secondary glazing, with 50 years’ experience.

Selectaglaze recommended the use of 8mm toughened glass, glazed to Series 25 and Series 90 vertical sliders and Series 41 lift-out units, designed to suit the style and sightlines of the primary window. In total,

Selectaglaze installed 83 units.

When there is a cavity of at least 100mm between the primary and secondary glazing, a reduction of 45dB is achievable. As all of Selectaglaze’s units are a fully-reversible adaptation, they are accepted for use on Listed buildings by most heritage bodies.

196 Deansgate, Manchester, adopts under floor air conditioning AET Flexible Space is proud to have been a part of the phased refurbishment of the historic building at 196 Deansgate, Manchester.

Situated in the city centre, on what is probably Manchester’s best known streets with close proximity to Spinningfields, the architecturally-stunning building has a Grade II Listed facade and has attracted significant interest for its 48,000ft2, five-

storey Grade A office space.

The refurbishment required a rethink to transform the building in decline into a modern, sought-after commercial space.

Buttress architects managed to revamp the space, removing one of the lifts and creating a

visible reception area as well as implementing a new services strategy, using raised access floors and under floor air distribution.This allowed the ceilings to be exposed and specific architectural features to be retained.

AET Flexible Space’s system utilises the plenum as the ventilation duct, yet differs to standard under floor air distribution; offering superior zonal control. As the system utilises the space beneath the raised access floor to distribute conditioned air, this eliminates the need for ceiling-based duct work and offers a variety of benefits; for example, allowing architectural features and ceilings to be left exposed. throughout the development, two types of structural break units from the Schöck Isokorb range are incorporated.

First, the Isokorb type KS, a concreteto-steel connectivity module that sits between the outer and inner structural connection points, blocking the outflow of heat through the use of high-quality polystyrene insulation core. This sits inside a compression module which has stainless steel bars passing through it, which take the tension and shear forces.

Secondly, there is the Isokorb type QS module, which, in principle, has the same functionality as the KS. However, it does not transfer bending movement.

Therefore, where steel inset balconies are supported along the back edge by external columns, which is a shear load only, the type QS offers a more economic solution.

Listed presbytery uses Earthborn Ecopro A Grade II Listed Victorian residence has been substantially refurbished to house a high-tech health research facility.

Owned by the University of Manchester, the Victorian residence was built in 1875 as the presbytery to the Church of the Holy Name.

With its Ecolabel approval, Ecopro Lo Sheen Emulsion on new lime plaster perfectly fitted the university’s sustainability ethos.

East End conversion contract consumes 2000 Marmox Multiboards High-quality project with Hockley Homes

Requiring speed without sacrificing quality for its project, Hockley Homes specified the Thin-Joint System from H+H and was amazed with the assistance it received from the manufacturer as it produced nine beautiful homes in the Lincolnshire Wolds. Upon hearing that Hockley required aircrete for its project, H+H went out of its way to assist with the project. As well as providing the materials for the project, H+H technicians visited the site at no extra cost, providing tailored training to the Hockley blocklayers.When the Hockley contractors were confident with aircrete and its unique characteristics, technicians assessed the work on site to ensure that building standards were of the highest quality.

The conversion of a 1980s building into 124 high-specification apartments in London has included the use of large quantities of Marmox Multiboards, fitted within every new dwelling as part of a build-up containing electric underfloor heating. In total, 2000 of the 600 wide by 1250mm long boards, at either 10 or 12.5mm thick, are being consumed.The existing reinforced concrete slabs are being overlaid with the Multiboards before the electrical cabling for the underfloor heating is clipped in place, and a self-smoothing screed pumped across each area.The two board thicknesses facilitate dealing with differences in the substrate as well as the final installation. * sales@marmox.co.uk

Pendock provides column casings for Castle School canteen refurbishment

A school refurbishment programme has specified six bespoke column casings produced by encasement specialist, Pendock.

Mearns Castle School’s full interior refit, as well as other works, was undertaken by Marshall Construction and Advanced Refurbishment – the contractor undertaking the installation of Pendock’s laminate column surrounds.Various different sizes and finishes of reinforced concrete stanchion have all now been covered by the 590mm wide by 450mm deep column casings; each one approximately 2600mm tall. Their sectional design allows them to be quickly and easily assembled on site, before being screw-fixed into battens secured against the existing columns.

Curved cavity wall approved solution Designers of concave and convex cavity walls are obliged to take into account an intersection anomaly wherever a pitched roof abuts. Despite the pitch of the roof remaining constant, the angle of intersection changes at every course level throughout the length of the abutment.

The DPC within the wall and the flashing, with which it must be linked, must alter in shape and dimension at every intersecting course.

This raises several important questions: 1. How to determine the optimum dimensions so the protection in each course integrates?

2. How is the DPC in the cavity supported given that the inner skin is curved and conventional DPC cannot adjust to compensate?

3. What happens within the bedding course where roll DPC is required to either elongate or contract with the convex or concave masonry?

4. What happens when the nearest inner skin course you rely upon to provide support for the DPC is too high or too low?

5. How can one join the flashing and the DPC so the union is watertight?

6. What happens to wind-driven rain entering under the flashing leading edge?

The solution is to use preformed individual components, each of which is designed to exactly fulfil the requirements at every intersecting course. These are called Type X cavitrays by Cavity Trays of Yeovil and are based on its proven, European Technical Approval awarded design.

Sika reinforces failing residential buildings A total corrosion management concrete repair specification from Sika provided the protective solution for residential buildings’ deteriorating exterior. Spalled concrete had occurred throughout the buildings, with steel reinforcement exposed.The exposed repair area surfaces were applied with Sika Monotop-610, which required mixing with water to provide a reinforcement corrosion protection, and bonding primer in preparation for concrete repairs using Sika Monotop-615. To address the carbonation induced corrosion within the concrete which hadn’t yet propagated cracking or delamination, Sika Margel VPI 580 was installed. Sikagard-550 W Elastic provided the final application over the existing coating.

Expertise and plant capability secured contract for Powdertech Powdertech (Corby) has demonstrated its expertise in metal finishing on both steel and aluminium in the exciting Dickens Yard development, Ealing, West London. As a specialist in architectural metal finishing, Powdertech coated all of the steel balconies and balustrades on the site, and many sections of aluminium facade.

Dickens Yard has been developed on the site of a former council car park in the centre of Ealing. It is termed a ‘high density, mixed-use’ development, with shops, cafes, restaurants and health and leisure facilities at street level. Sitting directly above these are over 600 residential apartments with landscaped courtyards, terraces and balconies.

Powdertech powder coated over 70 galvanised steel balcony bases and 500m of aluminium glass channel in Axalta RAL7039 matt grey polyester powder, providing corrosion protection and colour for 25 years. “The large balcony bases, up to 6 by 1.5m, and weighing in excess of 800kg, took some handling,” said Richard Besant, Powdertech’s Sales Director. “Our plant

has the capacity to accommodate the size, weight and quantity of these units.”

In addition, posts for over 500m of steel balustrade were coated in Valspar RAL7012 matt grey.

Ealing is identified as one of London’s major metropolitan centres in the London Plan and Dickens Yard reflects that vision.

“This is a prestigious development with a requirement to look smart over many years,” said Richard. “The powder coated finish on the prominent metal work will help to achieve that with minimal maintenance.”

RECYFIX SLOTTED Channel range extended Hauraton has extended its RECYFIX SLOTTED Channel range with the introduction of a new twin slot design. The range is intended for the surface drainage of pavements or public squares in city/town centres, shopping malls and the like.

The RECYFIX channel unit is made from the company’s tough, virtually unbreakable polypropylene (PP), whilst the slotted components are manufactured from 1.5mm galvanised steel or alternatively, stainless steel.

The single slot symmetrical and asymmetrical versions are available in three nominal channel widths of 100, 150 and 200mm. The new twin slot asymmetrical design is offered with a 100mm channel.

In all cases, the HEELSAFE slots are 8mm wide whilst the slotted up-stand is 105mm.

The whole range, which includes a Trash Box, is suitable for a loading category up to Class D400.

Tim Connolly, Hauraton’s Managing Director, explains a major benefit of the company’s slotted channels: “Where the surface water drainage system needs to be as unobtrusive as possible, then customers have found that specifying our RECYFIX SLOTTED Channels not only achieves reliable drainage, but provides a visually pleasing finish, and all at a competitive price.”

The building had been suffering from water ingress from the roof for a number of years. The failed areas of waterproofing required replacing with a flexible waterproof system which could be terminated over the parapet wall and into the existing waterproofing. Eurobrick brick slip cladding systems installed on new developments Brick slip cladding specialist, Eurobrick Systems, has reported a marked increase in enquiries for residential apartment projects.

As a result of the housing shortage, higher density developments are being built to maximise the use of available land. Increasingly, Eurobrick is having discussions with designers and developers about multistorey buildings.

In these situations, traditional masonry construction methods are not always appropriate and alternative building methods are adopted – particularly where there is an engineering imperative driving the design.

Eurobrick has supplied both its X-Clad and P-Clad systems for installation on residential developments. Both systems have been rigorously tested and have third-party certification from the British Board of Agrément (BBA).The systems are also Local Authority Building Control (LABC) registered.

X-Clad is lightweight, with an installed system weight starting from 36kg/m². The system is easy to handle and cut on site, allowing for quick installation. The extruded polystyrene backer panel is available in three standard thicknesses – 17, 25 and 50mm – and by overlaying the backer panel with plain sheets, up to 100mm thickness of panel can be installed.

With a thermal conductivity of 0.033W/mK, X-Clad can enhance the overall thermal performance of the development if required.

The P-Clad system has a 10mm thick cement particle board backer panel, designed to be fixed directly to battens or bracket systems. It was developed for use as an external sheathing where there is no requirement for insulation. P-Clad is certified

for installation on buildings (constructed with steel frame substrate) over 18m high.

Residential developments currently installing Eurobrick’s X-Clad and P-Clad systems include The Central at Iverson Road,West Hampstead, and The Point, Gants Hill, Ilford.
