n a bid to “fix our broken housing market”,Theresa May announced last month a series of housing reforms.The released Housing White Paper revealed that 225,000 to 275,000 new homes per year will be needed to keep up with population growth and years of under supply.

In response to the announcement, Mark Farmer, CEO of Cast and author of Governmentcommissioned review into the construction sector, said: “This Housing White Paper includes many of the recommendations that I set out in my review into the construction industry. From a capacity building perspective, there is a welcome recognition of the challenge of transforming skills development and training as well as strong support for modern, more efficient construction techniques. On a broader front, the central measures to better diversify tenure, especially through affordable housing and build to rent will drive a more resilient acyclical demand profile for the construction industry which, in turn, will enable longer-term thinking and investment in higher productivity capacity building. It is critically important in my opinion that the Government has not only looked at increasing supply but is considering the physical means by which that will be delivered ensuring high-quality construction.”

Futurebuild acquires Ecobuild from UBM Futurebuild Events, which has been set up by long-standing Ecobuild Brand Director, Martin Hurn, made the acquisition with the intention of taking the event back to its roots and making it more entrepreneurial under independent ownership.

IBI Group to design Strood masterplan IBI Group has been appointed to prepare a development framework for the regeneration of Strood Riverside, Medway. The stretch of waterfront overlooking Rochester Cathedral and Castle will see an ambitious regeneration over the next 20 years. IBI Group will be working with Medway Council, flood defence engineers and property developers to regenerate and transform the riverside site into an amazing space to complement the council’s ambition of a waterfront university city with great heritage.

Studioshaw wins competition for Interactive Hub London-based architect Studioshaw’s Interactive Hub proposal has won the Dundee Institute of Architects and Scottish Enterprise competition for a new facility for children and young people at the Digital Media Park in Seabraes Yards.The DIA invited proposals for a new public space or building within the city’s AIM Design-masterplanned Seabraes Yards regeneration zone.

The former railway depot is being transformed into a new mixed-use development targeted towards the creative industries sector.

LTS Architects completes unique ‘Hidden House’ Knightsbridge project London-based studio, LTS Architects has completed an ambitious redevelopment of two former workshop buildings and retail space that pushes the boundaries of architecture and craftsmanship to create a unique and contemporary home in Knightsbridge, London.

Located in a complex urban surrounding with limited flexibility, a unique ‘Hidden

House’ concept has been created

by LTS so any aspect of the new design cannot be viewed from street level or passers-by. One of the biggest challenges was that the original purpose of the site was never to be a home so lacked natural light and space.

It also couldn’t be extended, either vertically up into the space above or horizontally out due to the constrained site footprint,

therefore the design team had to work around the existing space and sensitively create areas that would allow for natural light in the otherwise dark basement, while at the same time avoiding any overlooking issues from the neighbouring properties.

A whole new aspect to the building was introduced through the creation of a pitched glazed roof, held together with

London law firm Joelson has recruited an experienced solicitor to head up its new construction law team. Norrie brings a proven track record of sales, marketing and account management to the role.

Juliemma McLoughlin has been appointed Assistant Director of Planning at the Greater London Authority, a crucial role in leading City Hall’s planning team and delivering the Mayor’s manifesto pledges on planning and development across the capital. Ms McLoughlin is currently Director of Planning and Growth at the London Borough of Hammersmith and Fulham, a role she has held for the last 10 years.

Industry Updates laminated plywood beams that were prefabricated by a specialist joinery company.The team had to work within the constraints of the historic brickwork walls and engineer the structural beams so they would make the uneven, existing building appear balanced and symmetrical in the final space that was created.This design approach has transformed the internal areas into a completely reimagined space, which allows natural light to permeate the interior while maintaining visual privacy and defining the interior living areas.

Greg Shannon, Director at LTS Architects, said:“This has been a once in a lifetime project for everyone involved. Despite appearances, we have completely rebuilt and restructured the existing building to design the Hidden House and create a truly unique home for the owners.We hope it sets a new standard in design and demonstrates how we can make smaller homes beautiful and liveable by utilising space and light.”

A material palette of ash-faced plywood, oak, exposed brick and bronze creates a modern yet warm aesthetic, while the roof lights provide a flow of daylight and natural ventilation to the lower levels of the home, which includes two double bedrooms and a master bedroom with ensuite bathroom.

Working within the footprint of the original building, the house follows an L-shaped layout. The main living areas are arranged as a sequence of seamless open-plan spaces, including a mezzanine study level tucked away within the roof pitch. To encourage light and air to flow through the lower levels of the property, including the deeper plan areas, LTS created a lightwell partially covered with a glass floor which allows light through the dining room floor and into the spaces beneath. To allow light and air to the basement bedrooms at the rear, a sunken courtyard garden provides further daylight, ventilation and desired outside space.

The lower level of the home contains three

double bedrooms and two bathrooms in total, with the master bedroom slightly secluded in the furthest corner to ensure privacy.

Located underground, the space benefits from some unusual historic features including two original arched pavement vaults converted into the en-suite bathroom, which utilises space while retaining the historical period features of the building.

The end result is testament to the expert craftsmanship from the project team and their dedication and passion for the project, which has resulted in a contemporary home that pushes the boundaries of architecture to create a modern home fit for any family.

In Brief HS2 green light to power West Midlands renaissance Britain’s biggest infrastructure project in decades has achieved Royal Assent, as HS2 – the eagerly-awaited high-speed rail link between London and Birmingham – is given the green light.The HS2 hybrid Bill has become an Act of Parliament which means the West Midlands can press ahead with plans to use the rail link as a catalyst to drive economic growth and deliver an additional £14b to the UK economy (GVA).The Midlands HS2 Growth Strategy, which has been adopted by the West Midlands Combined Authority (WMCA) with support from central Government and HS2, is set to also deliver 104,000 jobs, 2000 apprenticeships and improved accessibility for the two million people connected to the West Midlands’ HS2 stations in Birmingham and Solihull.

Westfield’s £1.4b retail regeneration Leonard Design has revealed how its plans for Croydon’s £1.4b Westfield and Hammerson shopping centre bring together the old and new and make significant environmental improvements as a key part of the town’s regeneration.

With a grand galleria at its heart, which will be open 24 hours a day, the scheme has been designed to meet residential, retail and leisure requirements while prioritising access to pedestrian routes and public transport hubs.As well as attracting well-known names, the layout encourages independent retailers and food carts.

Work on the £1.3m scheme in Newbiggin gets underway Following its appointment late last year by Arch, leading contractor, Surgo Construction, has commenced work on a new £1.3m mixed-use development in Newbiggin-by-the-Sea. As part of the ongoing regeneration planned for the seaside town and to add much-needed retail space and new homes, Arch will develop a 9380ft2 three-storey building on the former site of the Railway Inn and The New Dolphin pubs which have since been demolished.

Industry Updates

Architect in Profile Prior to joining Cassidy + Ashton, Susan McBain spent 10 years climbing the ranks at Tweed Nuttall Warburton. As an Associate, her remit is to drive growth and expansion of Cassidy + Ashton’s Chester office and its architecture offering, which recently led to the opening of a new office over the border in Mold, north Wales.

The project has just been handed over and allowed me to move into a very specialist area of the care sector, which meant catering for a range of specialist needs and designing rooms on an individual basis. I’ll soon build on my knowledge gained here as I’m about to start the conversion and refurbishment of a Victorian building into a 34-bed elderly dementia care home.

Had you always wanted to pursue a career in architecture?

From an early age I was always drawing and making models and was so inspired by the Châteaux of the Loire Valley whilst on a family holiday. By the age of 12, I’d decided that I wanted to be an architect but wasn’t sure what the job actually entailed! I had a couple of work experience opportunities with local architects and service engineers to test the water before heading to the University of Edinburgh to complete my degrees.

Who has been your greatest influence and source of inspiration?

My first boss, Chris Warburton.

He was a great architect and mentor and allowed me freedom to develop my own ideas but was a steady, guiding influence over all aspects of the job, be it design, talking to clients or managing contractors.

A close second is renowned Irish Architect, Liam McCormick.

Growing up in the same city

that he’d worked in made me aware of his individual approach to modern church design throughout Londonderry and Donegal. You could be in the wild, windswept Donegal and suddenly a gem of a church appears set within landscaped grounds and decorated with bespoke artwork and fabulous stained glass windows. He believed that his churches should be ‘sculptures of the community’.

What has been your most notable project to date?

Working as part of the design team delivering 23 children’s centres across the county is a career highlight. I was responsible for 28 feasibility studies assessing the suitability of the location for the type of provision that the community needed. What was more interesting was going back to two of the centres and using the facilities as a new mother.

More recently is the refurbishment of The Meadows respite care facility in Stoke for adults with learning disabilities.

What do you think is the greatest challenge for designing in sustainability?

Getting the building fabric right without having to rely on sustainable technologies further down the line is crucial.We adopt a ‘fabric-first’ approach with our clients to ensure they consider how the building needs to work for energy efficiency rather than relying on often expensive, bolton technology at a later stage.

We’ve also recently become a member of the Association of Environment Conscious Building (AECB) and adhere to robust sustainable standards and design philosophies – such as making buildings airtight, sourcing materials locally and reducing our carbon footprint.

What can we expect to see from Cassidy + Ashton over the next year?

Expanding our offering and footprint nationwide and continuing to grow in key sectors including education, residential, ecclesiastical, industrial and care.

Servicing increasing demand in north Wales is also a big focus, with few architects able to offer the breadth of services we do, as well as achieving our BIM Level 2 accreditation in early 2017.

The Central Square scheme has helped breathe new life into a prime city centre location

Central Square reshapes Leeds’ landscape Leeds is a core focus of the Government’s Northern Powerhouse initiative and as the third largest and one of the fastest growing cities in the UK, it’s easy to see why.

Sustainability is a core principle of DLA Architecture’s design scheme

H

aving already completed several major contracts in the west Yorkshire city over the last few years, national specialist contractor, the Lakesmere Group, has most recently worked on the new Central Square commercial development, helping to deliver a building envelope that has transformed and regenerated the former Royal Mail site.

Reflecting the city’s needs

With its sleek glazed facade, prime location affording spectacular views and contemporary mix of office and leisure facilities, Central Square would not look out of place in the city of London, but what makes this scheme different from the rest is that it has been created in the heart of Leeds, west Yorkshire.

Recent investments, including the £350m Trinity Leeds retail development, have had a positive effect on both the local landscape and economy but what the city had been lacking

was high-quality, sustainable office space. In response to this growing demand, developer Roydhouse Properties took a prime inner city location, ripe for regeneration and within walking distance of the city’s busy rail station, and the initial concept of what has become Leeds’ largest speculative office development was born.

Designed by DLA Architecture, Central Square is a landmark, 11-storey building which comprises high-specification office space to the upper levels with leisure and retail elements on the first and ground floor. Rising up from a two-level concrete basement, the U-shaped structure features a striking sloped glazed entrance that has been installed by Lakesmere’s sister company McMullen Facades to create an attractive atrium and winter garden.The glazing gradually slopes down from level eight, where a balcony provides exceptional views across both the city and of the attractive winter garden below.

Greenhouse Outstanding sustainability One of the scheme’s key features also directly addresses one of the city’s key needs, which is the requirement for sustainable and flexible commercial office space. This has been achieved by providing the largest floorplates available in the city with the option of subdivision to maximise the efficiency of the floor space.

Sustainability is a core principle of DLA Architecture’s design scheme and this has resulted in Central Square taking the accolade of being the first multi-tenanted building in the country to receive a BREEAM ‘Outstanding’ rating. Also boasting an ‘A’ energy performance rating, it is the first UK office building to utilise a Low Carbon CHP (combined heat and power) unit which provides the development’s hot water and electricity. The inclusion of the winter garden and attractive interior living wall feature has further helped to boost the scheme’s green credentials, with the glazed facade and atrium helping to maximise the flow of natural light.

Location, location, location The Central Square scheme has helped breathe new life into a prime city centre location, previously the site of a Royal Mail building which had been disused since the late 1990s. The regeneration of the area and subsequent design of the building envelope has been heavily influenced by the site’s close proximity to the city centre conservation area which required the scheme to respond positively to the character and appearance of the surrounding properties, some of which are of historical and architectural significance.

One way this has been achieved is through the building’s stone cladding elements which were installed by Lakesmere North and which give a nod to the architectural heritage of the city and its many Portland stone clad buildings.

The scheme’s heavily glazed facade further complements the stonework perfectly but owing to the scheme’s inner city location, the restricted access and site storage meant that the installation process was not without its challenges.

Off-site rules McMullen also pioneered the off-site manufacture of the feature brick slips – something that the team had never done before.The brick slips were attached to the unitised panels off site so that the fully fabricated system could be delivered directly to site for faster installation.

Colin Lewis, McMullen Facades’ Construction Director, explains: “Central

Square was a very tricky site to work on and with the high-specification design, there was no room for error. We worked closely with DLA Architecture and main contractor Wates to identify an innovative off-site solution that would not only improve the accuracy of the facade installation but would bring major time savings to the project.”

The McMullen team recognised early on that the project would benefit from the improved accuracy, safety and speed of offsite construction. As a result, the unitised curtain walling that has been used to create the scheme’s external facade was fabricated at McMullen’s state-of-the-art facility in Northern Ireland before being transported for faster installation on site.

Local knowledge With an impressive portfolio of projects, Lakesmere is no stranger to bringing innovate solutions to the table, nor is the company unfamiliar with the challenges of working within Leeds’ bustling city centre.

John Dickson, Construction Director for Lakesmere North whom worked closely with McMullen Facades on the Central Square project, believes that the

company’s prior experience of working in the city was invaluable.

“Central Square is just a stone’s throw away from Leeds’ rail station where we recently delivered the gold ‘hood’ cladding package for the station’s new southern entrance.This was another challenging site, not least because of the close proximity to the River Aire, but the fact that the station remained operational throughout and the

limited space between the station and the neighbouring buildings.To overcome these site restrictions, we had to look at alternative solutions so in this case, all building materials were delivered by barge and lifted onto the loading bay platforms via tower crane.”

Lakesmere has also recently completed work on the city’s new Ruth Gorse Academy, set to become the largest free school in the UK and has previously worked on one of Leeds’ other significant new landmarks – the first direct arena.

John adds:“There has been some real investment in Leeds over the last few years and we are really proud to have been involved in the construction of so many key projects.

“The Central Square project has been a particular highlight for us as it has allowed us to combine the cladding and glazing expertise of the Lakesmere North and McMullen Facades teams.”

Raising the bar for buildings that are sustainable in every sense of the word, the Central Square development is taking centre stage in terms of what it is bringing to the local commercial property market. With further investment pledged to improve the city’s transport and infrastructure links, the landscape of Leeds looks set to continue to evolve and, with such opportunities on the horizon, work ‘up north’ is proving anything but grim.

Bloor Homes residents connect to the Flogas grid Developer Bloor Homes has opted for a centralised LPG supply from Flogas to power its brand-new, off-grid housing development in Suffolk. Not only does the new miniature LPG grid deliver instant and reliable gas to residents, but it also helps ensure the development meets the minimum new-build efficiency requirements outlined in Building Regulations.

et in the desirable and remote village of Kentford in Suffolk, the Lanwades Park development comprises 41 homes – a selection of both private and social housing, with properties ranging from two- to five-bed. To meet the high-energy demands of the development, Bloor Homes was keen to secure a dependable fuel source, one that was cleaner than oil, but would also allow residents to operate as though they were on the mains gas network.

Bloor Homes Engineer, Jason Evans, says: “We ruled oil out of the equation early on, as it’s dirty and not as cost-effective as other options. Mains gas wasn’t a viable option either, as the cost of piping was far too high for a development of this size.That said, we still wanted people to reap the benefits of an uninterrupted central supply for their heating and cooking needs.This is where the Flogas LPG grid came in. It allowed us to have one communal system that fed

directly into individual homes, providing them each with their own metered supply. The response has been fantastic. Not only are our customers reducing their carbon footprint, but importantly, they really don’t feel off-grid at all.”

The fuel LPG (liquefied petroleum gas) is a term widely used to describe both propane and butane.

At a normal pressure and temperature, LPG is gaseous. It can be easily stored in either stationary bulk tanks or portable cylinders, making it a safe and versatile fuel for a number of domestic uses.

In fact, because LPG behaves in a similar way to natural gas, it is suitable for fuelling all familiar household gas appliances – including boilers, cookers and gas fires.This makes it a popular choice for many homes that are off the gas grid, as it means heating and hot water can be delivered on demand (e.g. when LPG is used in conjunction with a combi boiler).

The process Flogas has a dedicated team whose sole aim is to make it as easy as possible for developers, architects, installers and specifiers to build off-grid homes with a reliable LPG supply. It was this team that worked with Bloor Homes to find the right LPG solution for Lanwades Park, managing the process from start to finish. This process (which Flogas’ specialist rural developments team guides all developers through, step-by-step) included:

Technical drawings: Next, Bloor Homes submitted its site plans. The Flogas team used these to work out the number and type of LPG tanks needed, as well as where best to locate them Site meeting: A Flogas engineer visited the site in person, meeting with on-site civil engineers to agree a timeframe for the installation work Installation: All tanks and pipework are installed by Flogas’ experts (tanks can be sited above or below ground, depending on the development’s needs and what was proposed at the planning stages)

Metering: Flogas fitted each property with an individual meter, so residents can keep tabs on their own usage and only pay for the energy they consume – just as they would if they lived on the gas grid Homeowner inductions: When the properties were ready to move into, Flogas sent each household a welcome pack with all the information they needed about their new home’s energy supply Aftercare: Flogas takes responsibility for the maintenance of Lanwades Park’s LPG tanks, keeping in direct contact with homeowners in the event of any issues.

Seamless supply The Lanwades Park development has four two-tonne LPG bulk tanks, which are discreetly buried underground in

a small landscaped, public space. These tanks are fitted with telemetry systems, which automatically alert Flogas when a top-up is required so residents never go without a continuous supply. Each property is also fitted with its own gas meter, so homeowners are billed based on actual readings according to their individual usage.

Continues Evans: “Convenience was at the heart of our decision, which is why we opted to have one central storage location rather than having to excavate each garden to accommodate individual tanks. It was also very reassuring for us and residents to know that the central tanks would never fall below 45% thanks to the telemetry units and reliable delivery service. This was yet another reason we didn’t opt for oil, as customers would have had to keep a constant eye on their usage to ensure they didn’t run out.

Machine control technology can help resolve the data sharing issue, by linking designers working off site with contractors carrying out the construction work

The key to fixing our broken housing market

Following the Government’s White Paper pledge to cut red tape to boost house-building, Dave Bennett, Business Manager for Topcon GB and Ireland, argues that making construction more efficient through better use and sharing of data is key.

ast month, the Government published its highly-anticipated White Paper, ‘Fixing our broken housing market’, setting out its plans to tackle the chronic undersupply of new homes across the UK.

The challenge the White Paper lays out is stark – its authors say that the construction industry needs to increase house-building from the current 160,000 a year to 275,000 for the foreseeable future to ensure demand doesn’t outstrip supply.

David Bennett, Business Manager at Topcon, has worked in the construction industry for over 14 years. He has been managing the GB and Ireland business at Topcon since 2013.

To help the industry meet this ambitious target, the White Paper offers a number of proposals to make building easier. These include: a commitment to maximising the use of brownfield land; a pledge to make councils regularly update their housing plans; a promise to tackle unnecessary delays to new projects caused by planning conditions and a plan to explore other ways of working with developers to build the infrastructure to support new housing.

The initiatives set out in the White Paper have been broadly welcomed by the construction industry. They will certainly help streamline the planning process for new homes, and ensure developments are sited where they are most needed.

However, they don’t address the on-site inefficiencies faced by developers that impact on the time, cost and delivery of projects.

Poor communication of data between designers and contractors, for example, makes it harder for changes to building design to be translated into formats that can be understood on site. This can lead to significant knock-on effects on

Voice of the Industry projects, such as mistakes in laying out the foundations. These, in turn, can take time to rectify, slowing down the building process and costing money too.

Unless we tackle such efficiency challenges as an industry now, it will be increasingly difficult to meet the Government’s housebuilding targets in the future.

Collecting and using data accurately For more members of the construction industry, advanced technology is key to enhancing building efficiency, and to improving communication between partners across the supply chain.

Machine control is one such example of modern construction equipment having a significant positive impact on project delivery.This technology uses GPS data and 3D models to help contractors dig earthworks more accurately.This information is communicated to a system in the cab via satellite-positioning data, giving an accurate view of the machine’s current position compared to the desired result. In doing so, it can reduce the costs associated with overexcavation and similar errors by up to 20%.

Moreover, machine control can offer efficiency benefits when redeveloping brownfield land, especially on former industrial sites. These often contain patches of ground contaminated with chemicals used in manufacturing processes that have to be cleared before construction can begin. The real-time updates offered by machine control allow this soil remediation to be carried out at the same time as excavation, streamlining the preparation work on the site and even helping to

increase the re-use of uncontaminated materials in earthworks.

Brownfield remediation expert, McAuliffe, put this into practice on the site of a former cable factory in Prescot Business Park, Liverpool.

Using Topcon’s machine control technology, it was able to combine site remediation and reclamation, leading to significant cost and time savings.This technology also enabled engineers to feed updated design models straight to cab drivers, saving even more time and making it possible to share ‘as-built’ data.

Sharing data efficiently Poor data sharing practices across the supply chain can also lead to time delays. Often, designs are shared with contractors via PDF documents, which can then take up to four days to set out, as developers need to

manipulate the data. Using CAD files instead can significantly streamline this process, reducing the setting out time to just four hours.

Machine control technology can help resolve this data sharing issue, by linking designers working off site with contractors carrying out the construction work. In doing so, changes in the proposed design for a building, or the layout of a new street, can be fed straight to the people driving the excavation equipment, in real-time, minimising the risk of delays or errors.

ECL Civil Engineering is using Topcon’s webbased communications systems – Sitelink3D – to do just that.The system allows its designers to alert machine operatives to any issues with earthworks levels, or any alterations in the layout of the work, so they can rectify the problem quickly and efficiently, without impacting on the timely delivery of the project.

The housing crisis currently afflicting the UK has a wide range of underlying causes. In publishing its White Paper, the Government has demonstrated that it is committed to supporting the industry in tackling the planning obstacles to meeting the country’s future housing needs.

However, the industry itself needs to do its bit too, and refining the current approach to data is a definite priority. As technology advances, the levels of data captured and processed by the construction industry are rapidly growing. However, understanding how to handle this data in the most efficient and effective way at each stage of the construction workflow is critical if we are to use it to transform the way we construct for the better.

In doing so, we can all ensure we are doing our bit to fix the broken housing market.

Waterproofing Recovery Designing an effective flood management strategy is vital to being able to speed up re-occupation, and cavity drainage systems – comprising of membranes, drainage and pumps – can be a key contributor to success.

The high-density polyethylene (HDPE) membranes employed as part of such a system are designed with a cuspated profile, creating an air gap between the membrane and the surfaces to which it is applied. Once installed with specially sealed fixings as part of a comprehensive cavity drainage system, the membranes have two major benefits for floodaffected properties:

What do you do once the water recedes?

With flooding set to remain a threat to many UK homeowners for the foreseeable future, Toby Champion, Commercial Director at Newton Waterproofing Systems, examines how waterproofing measures can assist those who are recovering from or facing the threat of future flood events.

Clean-up It is when the waters recede that flood victims are left with the greatest challenge – how to make flood-damaged properties fit for re-occupation quickly, and how to protect our homes from a repeat of such catastrophes?

The post-flood clean-up can be as frustrating as the flooding itself, and making affected properties habitable again can take a lot longer than expected. From health and safety assessments, flood damage assessments, flood characteristic investigations and future flood risk assessments, to the stripping out

of irreparable fixtures and fittings, a host of factors can prevent occupiers from returning to their homes.

However, one of the most onerous delays to the reinstatement and re-occupation of flood-affected properties is the unavoidable requirement to allow saturated structural walls to dry out, which can be as painfully slow as one month per inch of wall thickness.

Furthermore, the process cannot begin in earnest until all contaminated finishes and organic materials have been removed and a ‘Decontaminate Building and Sanitation Certificate’ has been issued.

Providing a barrier that is impermeable to water, the membranes separate the damp structure from the internal environment, allowing new internal surfaces and finishes to be installed immediately.They are also permanently effective against damp, salts, staining and moulds.

They use positive vapour pressure to ‘move’ dampness out of the property. Internal vapour pressure in the air gap created by the cuspated profile of the membrane is greater than external vapour pressure outside.The result is a vapour pressure equalisation process, occurring where internal pressure moves out to the lower pressure externally. In doing so, dampness in the external walls is moved outwards of the property.

Re-occupation and remediation By maintaining the status quo of the structure whilst simultaneously protecting internal environments, an effective cavity membrane system allows finishes to be applied with the peace of mind that the membrane will prolong their longevity and allow the walls to dry naturally behind. In most cases, the property can be re-occupied significantly earlier than if the walls were required to dry naturally.

Furthermore, when installed as part of a comprehensive cavity drain system that also employs suitable drainage, the system will have additional benefits beyond just providing a solution for post-flood damp proofing. Once installed, the system will assist in futureproofing the property against further flooding, forming an integral part of an overall designed flood remediation solution.

By depressurising water as it enters the structure, the system is able to manage and drain it to a sump, before safely pumping it out and away from the structure, protecting occupants and their possessions.

Connecting spaces in The Lariza Building The Lariza Building in Tres Cantos, Madrid, recently underwent a refurbishment that brought the 1970s build into the 21st century.

A

rchitect Héctor Ruiz-Velázquez specified Neolith by TheSize for the interior stairway and bathrooms, as well as the outer walls and stairways of the office building.

The end result is quality aesthetics that remain sustainable, energy efficient and attentive to the employees’ needs.

With overwhelming evidence linking office design with occupants’ health,

wellbeing and productivity, Hector’s team focused on the effects of light and materials to ensure the comfort of the employee is never compromised. Combined with Hector’s affirmation that “spaces have to provide shelter as well as catch the visitor’s eye”, he opted for an interior design that was not just concerned with quality and functionality, but also oozed warmth and personality.

A growing architectural technique, to create interiors which encourage cognitive activity whilst remaining comfortable, is the rise of biophilia; the suggestion that we have an instinctive bond to nature. According to Hector: “Specifying Basalt Black and Arena from the Neolith Fusion collection enabled the colours and the sensations of nature in the products to be transferred to the surfaces. Arena, with its parallel traits to natural limestone and its random game of light and dark veins, in conjunction with Basalt Black models that offer an organic colour and texture to mirror natural basalt stones, allowed for a delicate interpretation of biophilic design.”

Hector continues:“Connecting spaces to merge the outside with the inside, and ensuring the entrance provides the building with a connecting arrival, was of vital significance to the design. Linking the space we are coming from, to the space we are going to, ensures continuity. Using 3.6 x 1.2m Neolith slabs for the main interior stairway created a spectacular visual extension which showed the remarkable and adaptable features of Neolith; bringing the facets of nature to the inside of the building.”

Specifying the Neolith Fusion collection was not just an artistic decision but a conscious effort at sustainability.

Hector mentions: “When specifying a material, it should first of all be functional and secondly, aesthetically pleasing. Quality is the most important condition of a material and Neolith offers maximum strength and resistance. The structure of the outer walls and staircase were the perfect places for the material because it is a space full of natural light. Additionally, Neolith responds perfectly to temperature changes and humidity, and it resists all of these factors better than other materials which do not stay intact and tend to lose colour.”

Construction companies must keep on top of their snagging lists and act quickly where issues are identified

Award-winning business recovery specialist, Gibson Hewitt, is warning members of the construction industry to keep on top of snagging lists to prevent business distress.

S

nagging lists have been an issue for the sector for a long time and can create real cashflow issues within a business when payment for a project is delayed because of them, which can ultimately lead to a business’ failure as they usually represent the profitability of the job.

Also known as Schedules of Outstanding Works, they are a regular feature of most modern builds and while many projects reach practical completion, i.e. the level at which the works are reasonably ready for their intended use, there are often ‘snagging’ items.

Under the terms of the Joint Contracts Tribunal (JCT), these items should be dealt with during a rectification period and a build should technically not reach practical completion without them being resolved.

This creates a period of liability, which some have compared to an unofficial guarantee period, and it is usually the contractor’s obligation to remedy defects appearing within this time – at their own expense.

During this time, the business behind the project may impose a retention of funds until work is completed and formally signed off, which often leaves builders struggling to get paid once a project is complete.

This can be further complicated by other specialist snagging contractors being brought in by developers to complete unfinished works, which often leaves many businesses reliant on another company’s schedule of work for final payment.

Lynn Gibson, Director at Gibson Hewitt, said: “Snagging lists have become the bane of many a construction company, especially in cases where the rest of the work is

completed and only a few niggly items hold up final payment.

“It is fairly common practice these days for architects and developers to hold funds until a project is fully completed and JCT contracts make it fairly clear that these should be dealt with under a rectification period, which often specifies that this work is completed free of charge.

“This often leaves businesses in a very difficult position and can constrict a company’s cashflow significantly, which may delay work on future projects.”

She said she knew of several examples where a building firm was left for months without full payment due to ongoing snagging lists, which were often left to the discretion of developers.

“Construction companies must keep on top of their snagging lists and act quickly where issues are identified or else they may face the prospect of payments being held up, which may ultimately place their business in distress,” added Lynn.

oth the quality of the judging panels and the standard of the winning projects have established these awards, organised by ASCER, as a notable reference both in Spain and internationally.

First prize in the Architecture category has been awarded to two Oropesa homes which utilised ceramic tiles with outstanding precision to give these heritage properties a unique appearance. Meanwhile, first prize in the Interior Design category has been achieved by the TABA Espazioa gastro space where the floors and bars have been innovatively covered with tiles in the style of rugs.

First prize – Architecture The judges for the Tile of Spain Awards for Architecture and Interior Design, chaired by Architect Gonçalo Byrne, have chosen ‘Two homes in Oropesa’ (Toledo) by Paredes Pedrosa Arquitectos to receive top honours in the prestigious Architecture category.

Embedded in a historical structure, created to link Oropesa’s castle and its church, a pair of small asymmetrical houses were fragmented and in ruins. As part of an extensive renovation by Paredes Pedrosa Arquitectos, ceramic tiles are used not just as a mere finish, but as a way of enveloping the project and making sense of its divisions.The panel of judges highlighted the outstanding precision of an architectural intervention within a complex historical context and a use of ceramic tiles that was fully fit for purpose.

Special mention – Architecture A special mention went to MM House (Palma de Mallorca) by OhLab (Paloma Hernaiz, Jaime Oliver, Rebeca Lavin, Walter Brandt and Sergio Rivero de Cáceres).

Designed in accordance with the Passivhaus standard in order to guarantee optimum energy efficiency, this home features a sloping roof of white ceramic tiles by Cas Cerámicas. As well as for aesthetic considerations, the tiles were chosen for ease of maintenance and effective re-

use of rainwater. The judges voiced their appreciation of sustainable architecture, free from visible displays of technology.

First prize – Interior Design The panel of judges awarded first prize in the Interior Design category to the TABA Espazioa (San Sebastian) by Ibon Salaberria for “the balanced dialogue created between the materials that showcased the use of ceramic tiles in a contemporary space”.

In the ground floor of the new Tabakalera Culture Centre, located in a former tobacco factory, this 430m2 gastro space features a coffee shop, pizza restaurant and wine bar.

The floor and bars have been covered with 10 x 10cm ceramic tiles by Dune Cerámica in the style of rugs that help highlight the various enterprises. Each of the serving counters can be used as common tables when not in use for the sale of goods.

The panel also decided to give a special mention to the ‘Casa #77’ (Pamplona)

by Raúl Montero Martínez and Emilio Pardo Rivacoba for “the radical nature of a space enveloped in ceramic tiles”. In this innovative project, a loft apartment measuring just 51m2 was dramatically transformed with tiles by Keramex.

Sitting in the foothills of the Sierra de Gredos in Spain, Oropesa commands an extensive view encompassing snow-capped peaks and olive trees. Oropesa is known for its castle, built in 1402 and formerly the residence of a noble family from Toledo. One of them built an arcade to link the castle with Nuestra Señora de la Asunción Church, where the houses are placed incrusted in the ancient walls.

Initially, three very small houses divided into various small rooms in ruin, shared two patios behind a facade that was maintained unchanged for years, crossed by large brick arches. On the inside, the houses lacked sufficient windows to cover lighting and ventilation.

The project transforms the interior spaces into two houses, that share one single long patio, open in one side to allow a view of the 16th century church tower as a backdrop. The facade could not be modified, due to heritage protection, and the new patio orders the two constructions and gives natural light to both houses. One of them has windows to the street and the other opens to a private small lateral garden.

Inside the houses, the ancient brick and stone walls, built with the traditional local rigging, were painted in white, considering the reasonable use of existing materials. It was sought to preserve the natural texture of the materials in order to better integrate them with the surrounding textures.The new staircases were built with steel sheet.Also, the roofs were fully disassembled, restored and rebuilt one meter higher, maintaining the wooden structure, to create a space under the roof.

In the patio area, the old water well is maintained and both the pavement and the lower part of the damaged ancient walls were covered with ceramic tiles as the unique new material.

First prize in the Degree Project category went to ‘In-Situ: Tools and Technology in Traditional Architecture’ by M Wesam Al Asali, a student at the University of Cambridge, for “using a single ceramic to create a construction system in keeping with its function and location”.

A Special Mention was given to ‘Como agua de mayo’ by Belén Collado González, a student at the San Pablo CEU University in Madrid. The judges stressed the plasticity and sensitivity of the use the material was put to.

The Tile of Spain Awards celebrates the creative and innovative use of Spanish ceramics in interior design and architecture. Now in its 15th year, the Tile of Spain Awards has earned significant recognition within the architecture community. Both the quality of the judging panels and the standard of the winning projects have established these awards, organised by ASCER, as a notable reference both in Spain and internationally.

Architecture and Interior Design make up the two main categories in the Tile of Spain Awards, each with cash prizes worth €17,000. There is also a Final Degree Project category targeting students of architecture with a prize of €5000.

Castle Contractors collaborated with Kemper System to finalise the specification for the overlay

On track for long-term, leak-free performance Stuart Hicks from cold-applied liquid membrane specialist, Kemper System, discusses a roofing project at a landmark refurbished office building in Manchester.

It’s not just the historic and the contemporary that have joined forces to create an eclectic property landscape in Manchester; some of the city’s tired, midcentury office buildings have also been upgraded and updated to meet the needs of post-Millennium occupiers.

One of these is Piccadilly Gate. Envisaged as a new ‘gateway’ landmark as visitors arrive at the city’s main Piccadilly station by train, the 10-storey building was refurbished in 2010, transforming the 1960s-built ‘Rail House’ into an office building that complements the city’s ambition and striking urban landscape.

Since the refurbishment, it has not only become one of the most prominent office buildings in Manchester but is also home to Government departments based in the North West. Boasting the longest escalators in Europe when it was completed, the refurbished building achieved a BREEAM ‘Excellent’ rating on completion, with a green roof on level three contributing to its accreditation.

Unfortunately, however, the singleply membrane specified for the 2010 refurbishment failed long before the end of its predicted service life due to installation issues. This not only affected the level three green roof but also the roof on level 10, where the building’s extensive air handling plant is located and the level four roof, which sits above the building’s giant escalators.

To address these issues, Piccadilly Gate’s Building Surveyor, Abigail McArdle, took advice on the best way to address the issues within a fully occupied building. She brought in building technology and facade consultant, Alan Brookes, which recommended the installation of a Kemperol cold-applied liquid waterproofing system as an overlay, providing a solution that would minimise disruption while offering an excellent service life.

Minimum disruption While leaks on all four roofs needed to be addressed, it was the leaks on the level four roof that were most problematic. Here, two rainwater outlets had been incorrectly installed and had not been sealed by the original waterproofing membrane. As a result, they had leaked from the first day of occupation, which had begun to cause unsightly staining of the ceiling tiles above the escalators, where it was very noticeable to both occupants and visitors.

Meanwhile, seam integrity issues on the level 10 roof were exacerbated by a drainage channel and the level three green roof installation made it difficult to investigate the cause or extent of the membrane failure beneath it.

Abigail McArdle comments:“The idea of using a wet-on-wet liquid membrane as an overlay was very attractive because it meant we could avoid all the disruption and expense of a strip-out while replacing the existing system with an alternative that has no seams and could not, therefore, be vulnerable to a repeat of the issue.

“The fact that the Kemperol system has a 25-year, BBA-accredited service life was also very attractive. We had the additional peace of mind of knowing that any repairs could be carried out by simply cutting out the affected area of membrane and resealing it.”

Castle Contractors was brought in to carry out the work and collaborated with Kemper System to finalise the specification for the overlay. While Kemperol V210 was selected for the level three and level four roofs, the decision was taken to use solvent-free Kemperol 2K-PUR for the level 10 roof due to the location of the air handling plant.

Abigail continues:“There is substantial air intake at level 10 and we were keen to avoid any nuisance odours for the building’s occupiers. Because Kemperol 2K-PUR is an odourless system, it completely avoided this potential issue.”

Flexible installation Kemperol 2K-PUR was also an ideal solution for the vertical surfaces of the drainage channel on the level 10 roof.

After cleaning and preparing the existing roof surface, Castle Contractors applied a Kempertec primer before applying the Kemperol 2K-PUR resin in a single weton-wet process.The Kemperol 2K-PUR resin was applied to the substrate followed by a flexible reinforcement fleece, which was laid directly onto the wet resin.This was immediately followed by more resin to ensure complete saturation of the reinforcement fleece. Once cured, the resin forms a seamless, elastomeric waterproof

membrane that cannot delaminate, is UV stable and bonds directly to the substrate.

On the level four roof, Castle Contractors began by removing the failed rainwater outlets and replacing them before preparing the roof surface and applying the cold liquid system in the same wet-on-wet process.This time, however, Kemperol V210 was used and applied in the same configuration of primer, resinfleece-resin.

For the level three roof, the contractor had to remove the green roof before the overlay could be applied to the existing failed membrane. However, retaining the green roof was an important part of the brief. As a result, Castle Contractors carefully took up half of the green roof and prepared the roof surface beneath it, applying the Kemperol V210 membrane in a single wet-on-wet process.

Once the new membrane had cured, the first section of green roof was replaced and the process was repeated with the remaining half until the whole level three roof had been reinstated.

Abigail adds:“Kemperol V210 has been used extensively in green roof build-ups and we were confident that using a waterproofing membrane with proven root resistance would provide a long-term solution for the level three roof.”

Long-term solution The roof refurbishment was carried out at three different levels with no disruption to the building or its occupiers and no aesthetic changes to its appearance.The result is an overlay scheme that has not only put an end to the damage that leaks were causing but has also removed any possibility that similar issues might recur.

Do your homework Sarah Evans, Head of Channel Marketing at Hansgrohe UK, explains why the company believes the key to a successful project is to consider lifetime costs.

E

very project is a balancing act. It is a complex process of reconciling high expectations for design, quality and user experience within an agreed budget.When it comes to bathrooms, there is also increasing regulation including Part G, the Code for Sustainable Homes and compliance with WRAS. The design process is more than creating a look, it is providing an efficient, functional space tailored to the needs of the user.

Performance and a great user experience are particularly important for the Hansgrohe Group, as a brassware and showering manufacturer. However, our challenge is to balance this with sustainability, as through their daily use our products will continue to consume energy and cash.

Therefore the concept of a lifetime value, in comparison to merely being concerned with initial outlay, is valid.This is driving a change in mindset and focusing specifers and buyers to view total cost over time instead of just the product’s purchase price. Clients are increasingly demanding more and lifetime value is now a greater consideration, particularly when you factor the expense of plumbers or contractors having to revisit a site or a hotel room out of action for a night. Designers, developers and investors are starting to realise that the real cost of products is actually built into years three, four and five when low-price, low-quality products could start to go wrong.

High-quality products deliver for the longterm, thus also ensuring a sustainble fit-out.

Saving resources desmonstrates a sustainable strategy and directly impacts lifetime costs. Specifying water-efficient products whether for residential or commercial projects will result in water and energy cost savings. We’ve had huge success with our EcoSmart Check campaign which was devised for the hotel sector, but works equally well for any project. Payback is generally within 12 months and we can illustrate this by switching the property to hansgrohe EcoSmart showers and mixer taps, measuring the new flow rates on site and calculating the savings in energy and water bills by using an online calculator.

It is a transparent process and specific to that client, so very powerful. Around 25% of net sales at Hansgrohe UK now comes from our EcoSmart portfolio and its success is undoubtedly because there is no compromise on design, quality or enjoyment. The products look the same and perform as well as the noneco versions but use less resources. The patented technology inside is simply more efficient.

Helped by initiatives like The Water Label, choosing and identifying watersaving models is now simpler and easier to understand. WRAS (Water Regulations Advisory Scheme) certification is another label to look for when specifying bathroom fittings. In the past, there was greater focus on commercial projects, but WRAS

is now also becoming important for residential specifiers. Thames Water, for example, indicated to us that more of their inspections will be including residential developments. This was the impetus for Hansgrohe UK introducing the CPD ‘Why WRAS’, which explores legal compliance with Regulation 4 of the ‘Water Supply (Water Fittings)’ Regulations.

he renovation of the house, built in the 60s, gave life to a modern and innovative house, made unique by features such as the sloped ceiling and the split-level living room. Because of these peculiarities, the Buzzi & Buzzi team, in cooperation with the owners, delivered lighting, using both products from its catalogue and customised solutions.

Jacobox is the Buzzi & Buzzi product that was chosen for the sloped walls: this totally disappearing recessed luminaire, thanks to its square shape, can highlight any architecture without modifying their appearance. In fact, it can be found both in the hallway spaces – stairs and waiting room – and in the more used rooms – living and recreation room.

Three Funnel luminaires, installed on the sloped ceiling thanks to an ad hoc-realised box, were chosen to light up the dining area of the living room.With their soft, elegant and smooth shapes, these suspended luminaires contribute to create the atmosphere of precious elegance which characterises all the environment.

Proprietary systems are an essential part of the SuDS toolbox

Solving the SuDS conundrum The many benefits of incorporating Sustainable Drainage Systems (SuDS) into new projects should make them an unmissable opportunity for architects and specifiers keen to design attractive developments in well-landscaped settings. Mark Goodger, Regional Technical Manager at Hydro International, explains more.

S

uDS deliver much-needed flood protection and prevent surface water run-off from overloading the UK’s already strained drainage and sewer networks. They protect environmental water quality and add value to urban spaces through public amenity and green infrastructure.

So why has widespread implementation of SuDS been so elusive? It’s now nearly 10 years since the devastating 2007 floods which prompted the seminal Pitt Review to make a raft of recommendations, including

tackling surface water flooding through more robust policy and regulation.Yet since then we have been on a policy merry-goround.

In the meantime, we have continued to suffer severe flooding events. The hard facts about climate change and the likelihood of more intense rainfall in future are impossible to deny. The pressure on our surface water drainage infrastructure to provide resilient protection for water quality and quantity is reaching breaking point for some communities.

Seeking professional views What is holding back progress? Hydro International, through the Engineering Nature’s Way initiative, conducted the ‘SuDS:The State of the Nation 2016’ survey to get the views of professionals working ‘at the coalface’.

We were left in no doubt that those who design and seek approval for SuDS developments, as well as those who review and approve them, all feel passionately about getting to the bottom of the SuDS conundrum. Conducted between March and May 2016, our survey generated more than 360 detailed responses with personal insights from professionals resulting in over 1000 additional comments.

We published a summary and analysis of the results at the end of 2016.This was timely, as the Government has promised to review the effectiveness of delivering SuDS through the planning system in England in 2017. Our findings also chimed closely with ‘A Place for SuDS’, a report published in February by the Chartered Institution of Water and Environment Management (CIWEM) and the Wildfowl and Wetlands Trust (WWT) supported by a number of other national environmental and professional architecture groups.

Rain/SuDS Housing hold-ups?

Hard on the heels of the CIWEM report came the Government’s Housing White Paper, stating in no uncertain terms that fixing Britain’s ‘broken’ housing market is an overriding priority.The White Paper was by no means a response to the SuDS lobby, yet its timing felt significant. Developers are under pressure to accelerate building of much-needed homes in the UK.There’s no doubt they have to make hard commercial decisions about land-take and construction costs that can be perceived to conflict with ambitions for more ‘natural’ management approaches to surface water drainage.

from developers. Some respondents felt that clearer policy is needed to ensure the appropriate public authorities, including water companies adopt SuDS.

Proprietary SuDS Through our survey we were also keen to explore with professionals the opportunities for proprietary systems to facilitate more widespread adoption. It’s clear that most of our respondents saw the value of proprietary systems. Manufactured systems, for example, Hydro-Brake Flow Controls, underground modular storage and infiltration, or hydrodynamic vortex separators, all present opportunities as enablers and facilitators of SuDS that can also help to ensure developments are built cost-effectively.

Retrofit SuDS Hydro Biofilter UK – traffic calming

The vast majority of survey respondents (73%) agreed that designing from a full SuDS toolbox facilitates a sustainable approach. Most also agreed that proprietary SuDS components are essential to the SuDS toolbox (77%), and can facilitate Green Infrastructure (70%) as well as help to ensure the long-term maintenance of SuDS features (63%).

However, CIWEM’s Big SuDS Survey results indicate that proprietary systems are only being implemented in just over 7% of SuDS projects. This suggests that many professionals may be frustrated in being able to use proprietary systems to deliver workable and practical SuDS solutions.

Engineering Nature’s Way While above-ground, ‘natural’ systems are the romantic ideal, every design for SuDS must be founded on precision-controlled, pragmatic engineering. Only then will they deliver sustainable outcomes against measurable performance targets.

To make progress in policy and practice, we must adhere to principles that ensure repeatable and predictable performance for every SuDS scheme. We also need to take steps to measure and record their performance wherever possible. Only then can we be confident that robust flood protection will be achieved, along with wider multiple sustainable benefits.

Designers, specifiers and developers all need to be confident their SuDS schemes can be handed over smoothly to a new owner or adopting authority once the project is complete, otherwise they may be reluctant to include them.

Both the results of our survey and the CIWEM report suggest that current regulation is not sufficient to ensure that any new SuDS scheme will continue to perform as designed and to be maintained properly.

As a result, there is inertia amongst those expected to adopt them, and a lack of agreement about who should own them.

In particular, the majority of respondents to our survey (69%) believed that uncertainty around the maintenance and throughlife performance of SuDS components is presenting barriers to adoption. Most (73%) also believed that more standard technical guidance is needed on the long-term maintenance of SuDS components.

ith house-building high on the Government’s agenda, the challenge for the design and construction community is not only to ensure the right mix of housing is available in the locations where demand is greatest, but to ensure those new homes are sustainable too.

The use of renewable technologies can play an important role in reducing the carbon impact of new homes but how can specifiers ensure that the inputs of those technologies are maximised in terms of heating and hot water outputs?

Unvented cylinders If a cylinder is being specified for hot water only, an unvented cylinder is the ideal solution for solar, heat pump or combined solar and heat pump installations.

Green.Building.Solutions. (GBS) takes place in Vienna, the capital of energy-efficient construction in the summer.

epresentatives from the OeADHousing Office will be on hand at Ecobuild from 7 to 9th March to discuss the course from its base located within the Advantage Austria pavilion, on stand number A189.

The programme provides a unique opportunity for professionals and students in the fields of architecture and construction to strengthen their knowledge and gain a career advantage in the field of sustainability – an area of increasing global significance.

Organised by the OeAD-Housing Office, which offers Passive House accommodation for students across Austria, together with the BOKU University of Natural Resources and Life Sciences,Vienna, the course advocates the use of natural resources by connecting natural, engineering and economic sciences.

The three-week programme’s lectures and all associated social activities are carried out in English and the course is of appeal to – but not limited to – those working in and studying architecture, construction management, project management, building and energy engineering and surveying.

It concludes with a collaborative project, where participants work together to bring their learning and experiences from the course to design a ‘green’ building. Student participants are entitled to seven ECTS points after successful completion.

The GBS summer university takes place from July 22nd to August 13th 2017.

The cost of the course is €2490 for professionals and €2000 for students. This price includes all social activities as well as accommodation in OeAD’s Passive House

The OeAD-Housing Office – which won the Austrian Climate Protection Award in 2013 and the Environmental Award of the City of Vienna in March 2015 – operates the Green Building Solutions course under a not-for-profit arrangement.

As well as GBS, OeAD also runs the Alternative Economic and Monetary Systems programme (AEMS), which analyses how economic, political, monetary and environmental factors need to change to be more sustainable – from 26th July until 11th August.

Fila introduces new FILASTOP DIRT formulation Surface care specialist, Fila, has introduced a new formulation for its protective dirt-barrier treatment – FILASTOP DIRT. The new treatment can now be used on polished lappato tiles, as well as textured and unpolished porcelain. Once applied, it chemically bonds, without leaving a film, to create invisible protection against dirt build-up and promote fast and easy cleaning. The new formulation can be used inside and outdoors, where it provides a breathable, UV-resistant barrier without altering surface slip-resistant properties.

Following application to a dry, clean surface, FILASTOP DIRT improves surface resistance to foot traffic and general wear.

It also provides long-lasting protection against watery and oily stains and limits water retention, as demonstrated by lab tests conducted on surfaces laid in accordance with UNI 11493. As well as high traffic areas – from shopping centres to office foyers – the treatment can also

be used to ease maintenance in the home.

It is also suitable for use on outside surfaces – including cladding – in parking areas and on terraces.

FILASTOP DIRT will not yellow, nor alter the material’s original degree of slipperiness, as proven in tests conforming to the B.C.R.A. and ASTM C1028- 2007 methods, as well as in the English Standard BS 7976 Pendulum tests. Acoustic panels aid history A significant new building project has recently been completed at one of the National Trust’s most popular properties in Hampshire – Mottisfont Abbey.

Designed by Burd Haward Architects, the new welcome buildings are arranged around a central courtyard, raised above ground level to avoid risk of flooding and impact on the existing flood plain. Their form and materials, including extensive use of internal acoustic panels, make reference

to agricultural structures typically found on the edge of a large estate. The prefabricated engineered timber structure is clearly expressed internally, with bold and reductive detailing which allows the buildings to be understood as contemporary interpretations of these familiar forms.

Externally, the shop is clad in weathering steel – the WCs in timber boarding – while the entrance area is glazed with deep timber fins to allow views through to the river and gardens beyond. In this very busy reception, the deep reveal theme is continued across the ceiling, with Troldtekt acoustic tiles cut to fit vertically between the ceiling joists.This helps to dissipate the sounds and echoes from visitors in an otherwise potentially noisy area.

Kalwall creates healthy shelter Around eight million people a year are expected to be sheltering under Kalwall at the beautifully-designed new bus station at West Croydon.

Designed by Transport for London architects, this is an unusual example of how translucent Kalwall can offer many advantages above its normal use for translucent traditional building cladding and rooflighting.

The brief for this project was to create a user-friendly waiting and assembly shelter to service the thousands of passengers using this busy transport hub linking the 150 buses an hour with the adjacent tram stop and West Croydon railway station.

The normal choice of construction for a translucent and weatherproof canopy would be to glaze the roof with glass. However in-house Architect, Martin Eriksson, and the TfL project team realised that Kalwall offered a better solution in this location which would not only solve the brief and contribute to a better design, but would offer many other benefits over traditional glazing.

For example, since Kalwall is much lighter than glass, it meant that the supporting structure needed to be less strong and far less chunky. In addition, not only would the shelter be shorter in height but the vertical supports would be less obstructive and open up a better view of the environment.

Also, due to the way it diffuses natural daylight downwards and at night reduces vertical illumination and reflection upwards, it controls light pollution on the surrounding highrise buildings. Soil and detritus are less obvious on Kalwall than on glass and maintenance and cleaning is much simpler because access scaffolding is not required and maintenance staff can safely walk across its surface.

Reynaers helps build memories with new remembrance centre A £15.7m remembrance centre has welcomed its first visitors following a nine-year fundraising campaign by the National Memorial Arboretum in Staffordshire.

The centre features aluminium window and door systems in a beautiful bronzed anodised finish from Reynaers.The build includes three exhibition galleries, a multi-screen cinema and hands-on interactive displays.

The new centre, sympathetically designed

by Glenn Howells Architects, uses Reynaers’ CW 60 modular curtain walling,Vision 50 door system, ES 50 Eco System door, CS 68-HV Hidden Vent window and CS 77 doors.

Stanley Dura-Care doors for Spire Hartswood Hospital Five Stanley Dura-Care 7500 telescopic sliding doors have been installed by Axis Automatic Entrance Systems at the Spire Hartswood Private Hospital in Brentwood, Essex.

alliday Meecham Architects was looking to replace timber doors on the five patient ‘pods’ used in the recovery area for day-care procedures. The previous doors restricted access for moving beds in and out of the rooms and also created a very closed and detached environment. While researching alternatives, Halliday Meecham Architects found the Stanley Dura-Care door range featured on the Axis Automatic Entrance Systems website. The fully glazed doors create a much brighter and attractive ambience in the recovery rooms and the breakout facility makes moving beds around much easier. Four of the doors consist of one fixed leaf 765mm wide and two sliding leaves that combine to give a clear opening of 1450mm in a full width of 2215mm. The fifth door is slightly smaller but of similar proportions.

The Stanley Dura-Care 7500 is a manual sliding door system designed to meet the specific needs of hospital intensive

and cardiac care units (ICU/CCU). This telescopic door is available in three- or sixpanel packages and those installed at Spire Hartswood Hospital feature emergency breakout on the leading sliding leaf, positive latching and are a trackless design to provide completely unimpeded access. The 6.4mm laminated glass panels have made the whole area much brighter and lighter and are proving very popular with patients and staff alike compared to the previous unglazed doors. Frosted film has been applied to parts of the glass to give privacy without reducing the overall brightness.

Project Manager Kevin Hill, of building contractor M&O, was also impressed with the service provided by Axis, particularly the way problems were overcome and the final completion date strictly adhered to.

BIM in a basket from Eurocell Eurocell has reimagined the way designers and specifiers access its BIM models. The result is the BIM Centre, where finding and downloading the right BIM models is quick, fast and updates are delivered automatically.

Users can sign up free to the BIM Centre in a matter of minutes and then use Eurocell’s new search and filter tool to find the models they need. Rather than downloading models one-by-one, they all go into a BIM basket to be downloaded at the end of the process.

The models downloaded by each user will also be stored in a personalised BIM Library for quick and easy access at a later date. And by signing up for automated updates, BIM Centre members will receive an email to let them know when models have changed.

If specifiers can’t find the model they need, the BIM Centre has a simple ‘request a BIM’ function which will be handled by Eurocell’s technical support team – who will always be on-hand to help with queries.

The £41m Edinburgh Gateway Interchange station is bringing new opportunities and connections for train travel throughout the region as part of the Scottish Government’s Edinburgh Glasgow Improvement Programme. The refurbishment required a rethink to transform the building in decline into a modern, sought-after commercial space.

Buttress architects managed to revamp the space, removing one of the lifts and creating a visible reception area as well as implementing a new services strategy, using raised access floors and underfloor air distribution. This allowed the ceilings to be exposed and specific architectural features to be retained.

AET Flexible Space’s system utilises the plenum as the ventilation duct, yet differs to standard underfloor air distribution; offering superior zonal control. As the system utilises the space beneath the raised access floor to distribute conditioned air, this eliminates the need for ceiling-based duct work and offers a variety of benefits; for example, allowing architectural features and ceilings to be left exposed.The fully conditioned air is introduced into the space via floor-recessed fan terminal units; or Fantiles, which are easily relocated within a 600mm raised floor and also feature integrated controllers allowing users to personally adjust temperature and fan speed settings.This flexibility makes it easy and economical to adapt to future changes in the workplace, making it an attractive commercial option for growing businesses.

High capacity surface water channels efficiently drain aircraft hardstanding Cork International is one of the Irish Republic’s big three airports. It ranks between Dublin and Shannon in terms of passenger throughput, handling about three million passengers per year. Boasting modern infrastructure and on-site amenities, the airport offers sophisticated facilities for the traveller. The Government of Ireland owns the airport and it is operated by the Dublin Airport Authority (DAA).

Beginning in June 2003, a €144.3m investment in new 28,300m² facilities at Cork International Airport was completed in August 2006.The development included a new terminal and hardstanding for parked aircraft.The hardstanding area was drained by three sizes of Hauraton RECYFIX HICAP high capacity channels – 150, 200 and 300. All the sizes had fixed ductile iron 28mm open slot inlets that comply with loading category Class F900.

Having supplied high capacity surface water drainage channels for aircraft hardstanding areas at both Gatwick and Heathrow, Hauraton was confident its RECYFIX HICAP channels would comply with the stringent specification asked for by the Cork Airport design engineers.

With aircraft tow trucks alone weighing 80 tonnes, manoeuvring aircraft imposes an enormous burden on any surface drainage system. Not only must the area be efficiently

drained, the installed system must also withstand the twisting forces exerted by turning an aircraft and numerous service trucks.

During the construction stage, just over 300m of RECYFIX HICAP were installed in the airport’s taxiways and hardstanding areas adjacent to the terminal building.

Powdertech Corby has made a significant investment in its metal finishing facility by installing a £500k chrome-free pre-treatment line for aluminium and galvanised steel.The new plant will be one of the most up-to-date facilities in the UK. It is operational ahead of the EU REACH legal requirement to end chrome-based processes

by September 2017. Using chrome in pre-treatment processes for powder coating is longestablished but chrome has been identified as a carcinogen.Aside from the obvious benefits of eliminating a carcinogen, chrome-free brings benefits to powder coating systems. The technical challenges of tackling linear heat loss at the interface of a large, traditionallybuilt house from its fully subterranean precast concrete ‘super basement’ have been addressed by Marmox’s Thermoblocks. Despite utilising a proprietary precast concrete, sectional system with integral waterproofing and insulation measures, an effective means of controlling heat loss at the ground floor perimeter was still to be specified.The answer came in the form of 267 Thermoblocks – measuring 100mm-wide by 65mm-high and 600mm in length – each of which incorporates small cylindrical columns of high strength concrete within their low lambda value insulation.The units feature a horizontal overlap, making installation simpler – with the joints being bonded using Marmox Multibond adhesive. * sales@marmox.co.uk

The carefully-designed external spaces, which help define the project, are a result of the close working relationship between landscape architect firm, Randle Siddeley, and an Interpave member paving manufacturer.

The entrance square, central pedestrian street and access ways to dwellings are characterised by high-quality concrete block paving, set out in patterns using five different sizes for visual richness.With a combination of three shades of grey, the paving blocks have been shot-blasted for a sparkling, textured surface. For the more homely northern route and play area, a less formal,‘rumbled’ concrete block paving-style was used in warmer rustic colour tones.

At first floor level, over enclosed car parking, a communal courtyard garden provides a flexible, usable space for residents.

around the courtyard linking the various spaces generated by raised planters of varying heights.The concrete flag paving incorporates up to 60% recycled and reclaimed materials, with granite aggregates providing exceptional performance and durability. A bespoke version was also created for the project using a double process to expose more aggregate, giving a contrasting finish to the main polished flag paved areas.

Clos-o-Mat Palma Vita wash and dry toilets have now been fitted in certain en-suites within the building

Preparing the ground for independent living Educating children with disabilities to cope with independent life after school is being given state-of-the-art support.

T

he Treloar Trust has completed Vision Treloar’s, a £20m project to create one, nationally-recognised, educational and residential centre of expertise for young people, on a single campus.

The latest element is the redevelopment of Gauvain House to create a purposedesigned communal living environment with state-of-the-art facilities – including the toilets. Thus, 11 Clos-o-Mat Palma Vita wash and dry toilets have now been fitted in certain en-suites within the building.

The toilets complement eight Palma Vitas already installed in Treloar’s Evans House residential unit.

Looking like – and capable of being used as – a conventional WC, the Palma Vita has in-built facilities which automatically wash and dry the user after toileting.Therefore the user does not have to manually clean – or be cleaned by a carer – and achieves a consistent, high level of cleanliness/ personal hygiene when going to the toilet.

Unlike similar toilets, the Clos-o-Mat can be

personalised, at initial installation and later, to individual needs – over 150,000 permutations of operating mechanisms, support systems, seats, douches and height-adjustability exist.

Treloar’s Facilities Manager, Chloe Stoneham, explains:“The Clos-o-Mats have proved beneficial in enhancing levels of independence for students in Evans House.

It was logical to offer our students similar opportunities in Gauvain House, so that we future-proof provision of the most appropriate accommodation for individual student needs.”

The Palma Vita toilets fitted at Treloar’s mean that now over 50,000 Clos-o-Mats are in place across the UK, in individual’s homes, specialist and mainstream schools, care establishments and public venues. Many are in daily use 30+ years after first being installed.

Middlesex Ltd has specified six column casings from Pendock for a ward in Newham University Hospital.The subcontractor was looking to create a calming and minimalist environment for the Rainbow Ward.To create the two 300 x 400mm casings positioned against one wall of the reception area, three-sided, 8mm-thick profiles were specified in ‘super white’, with the inner collars at the top and bottom of the 2700mm-tall structure being finished in brushed aluminium.The full columns – of the same height but using 10mm-thick material – were manufactured in an identical finish, though all are slightly different in shape.

Bruceshaw has announced the completion of Taylor Wimpey’s Dalston Curve project after a two-year, on-site programme.

The mixed-use development includes 106 residential units and 1400m2 of retail space at ground level. The site comprises two blocks, between six and eight storeys each, on two land parcels separated by an existing road and over London Overground rail tunnels. Bruceshaw worked closely with the TWEL team on all stages of the project and provided advice throughout challenging periods. GROHE programme provides future prospects for disadvantaged youths Since 2009, GROHE has cooperated with the Salesians of Don Bosco and Don Bosco Mondo e.V., which provides access to education for around 16 million disadvantaged young people, with a shared view to improving the future prospects of disadvantaged young people. For the refurbishment of the workshop’s 700m2 floor, it was vital the new system contained hard-wearing, non-slip properties

Sikafloor provides durable, high-gloss surface fit for a Ferrari Thanks to Sika, a vehicle workshop involved in the repair and maintenance of some of the world’s most expensive cars has been supplied with a durable, high-gloss floor to protect the high-powered, high-specification machines it services.

T

he Ferrari Garage in Greater Manchester contains a hive of engineering expertise. For the refurbishment of the workshop’s 700m2 floor, it was vital the new system contained hard-wearing, non-slip properties, whilst offering a smooth, seamless finish to benefit mechanics and exquisite motors alike. Sikafloor-263 SL, a two-part, multipurpose binder system, proved ideal.

In preparation for the built-up floor system’s installation, IRL Group –­the project’s contractor –­ground and shotblasted the existing surface. Sikafloor Level-30, a polymer-modified, pumpable, self-levelling, fast-drying cementitious screed was initially applied to the substrate in areas of anticipated heavy traffic which required higher thickness.

Sikafloor 161 primer was then applied to the whole floor, and when cured, Sikafloor-263 SL was installed to a thickness of 2mm. Based on epoxy resin, the system offers excellent chemical and mechanical resistance for heavy-wearing concrete and cement screeds in areas such as assembly halls, workshops, garages and loading ramps.

The floor’s high-gloss, light grey finish was supplied by Sikafloor-264, a two-

part epoxy roller and seal coat with high slip resistance – essential traction provision for rear-wheel drive cars such as Ferraris which need to journey on and off ramps during maintenance. The Greater Manchester workshop has space for the service of up to five vehicles at any one time, hence the need for a smooth floor which didn’t compromise on tyre grip.

Mark Ollerenshaw, Managing Director at IRL Group, said: “For a floor upgrade in an environment involving big-wheeled vehicles, the surface we provided had to have proven durable qualities. Sikafloor was absolutely ideal. Its high-gloss finish complemented its hard-wearing, high slip resistance, resulting in the perfect floor system for a project involving prestigious cars and an abundance of highly-technical equipment.”

The garage remained closed whilst the floor refurbishment was carried out. It meant contractors had a strict seven-day deadline to complete the project and ensure the business reopened on the agreed date. Sikafloor’s easy application and reliable performance ensured the timeframe was met, leaving the workshop with a safe, smart and durable floor fit for a Ferrari.
