Welcome
to Future Constructor & Architect...
J
anuary is naturally the month for new beginnings and setting goals. Ultimately, this time of year evokes a desire to enhance one’s wellbeing.Yet despite best intentions, it’s not always possible for people to achieve their new objectives in their current work environment. For example, if people want to take a healthier approach to travelling into work, is there a place for bicycles to be stored safely? Or are there adequate changing or shower facilities? With health and fitness becoming an important part of our lives, more and more employers are, however, starting to recognise this and this interest is gradually manifesting itself in the workplace. With that in mind, this issue looks at exemplary projects that demonstrate exceptional commitment to quality workspaces. In our Sustainability in Development focus, FC&A profiles the new London office of international multi-disciplinary engineering company, Cundall, which has achieved WELL Certification through the WELL Building Standard. As the first project in the UK and Europe to achieve this certification, One Carter Lane is a practical expression of the company’s long-standing focus on sustainability. To read more about the firm’s outstanding efforts to achieve this recognition, turn to page 16. Continuing this theme, Michael Page, Joint Managing Director of Saracen Interiors, discusses the prominence of fitness and wellbeing in the workplace. From cycling facilities through to initiatives which encourage a less sedentary approach, employers can do so much to promote or accommodate an active and healthier workforce.Turn to page 20 to find out more. Elsewhere in this edition, the Brick Development Association unveils why brick was the best material for the Courtyard House, Nic Clark of KLH UK gives readers the ‘lowdown’ on engineered timber solutions and Whitesales discusses the benefits of natural light on wellbeing and productivity. I hope you enjoy this edition. Don’t forget, you can also access all of the magazine’s features, product news and supplier information at your fingertips via Future Constructor & Architect’s state-of-the-art app.To download your version free of charge, simply search ‘fc&a’ on Google play or the App Store. Correction: With reference to a Technical Focus published in June 2015, FC&A retracts a statement which incorrectly claims Sika “as the UK’s only manufacturer to provide a complete range of structural waterproofing systems”.

shedkm completes first Ruskin Square office in Croydon London and Liverpool-based practice, shedkm architects has completed One Ruskin Square in Croydon, a Grade A commercial building designed for Schroder UK Real Estate Fund and its partner Stanhope Plc. The completed development comprises 183,000ft2 of highquality office space over nine
floors, with floor plates ranging from 15,200ft2 to 20,940ft2. The building also includes a 3570ft2 cafe and reception space, alongside three retail units totaling c.8000ft2. shedkm’s deliberately bold exoskeletal design responds to the industrial heritage and urban aesthetic of Croydon and also maximises commercial
floor space. An exposed steel frame supports the ninestorey building, providing a recognisable scheme in what will be a landmark destination and major transport interchange between London Victoria, Gatwick Airport and Brighton. As a critical frontage to the new podium station approach, the south elevation includes a south-facing terrace ‘cut out’ from the main commercial block which animates this edge of the development. The building also features a green roof, contributing to a BREEAM ‘Excellent’ rating. Inside the building, the industrial aesthetic continues with the use of exposed concrete, visible soffits and expressed services. Full-height windows allow an abundance of light into the space and as a result of the external steel frame, internal floor plate size is maximised on every floor. HM Revenue and Customs (HMRC) is to take the entire 180,000ft2 at One Ruskin Square on a 25-year lease. The building is the first of five

Studio in Profile Wayne McKiernan is a Director at PLP Architecture and has worked there since 2009. Prior to his current role, he worked with the PLP partners at KPF London for 10 years where he started as a junior folding up drawings. How do you approach your projects? To me ‘projects’ are all the things I’m asked to tackle, not just a particular building project. Each task is different and I try to look at the challenges and opportunities to learn from each, however small. In my studio teams, I try to foster an environment of collaboration, and try to translate this to the wider project team. On the job learning is absolutely vital.
Recently Wayne has helped complete an office headquarters for Sky in west London for 3500 employees
Had you always wanted to pursue a career in architecture? It was in my mid-teens that I started to lean towards architecture. I had known for a while that I wanted to pursue a career in which I was able to create things and figure out how they went together.
Wayne McKiernan is a Director at PLP Architecture

Who has been your greatest influence and source of inspiration? My greatest influence was my first architectural tutor. In terms of inspiration, we’re working in a time where the worlds of science, technology, art and media are advancing and changing our industry at a rate that has not been seen for 100 years. I’m an optimist and I therefore take inspiration from this. What has been your most notable project to date? The Francis Crick Institute. If they deliver half of what they intend to, it will change countless lives.
What do you think is the greatest challenge for designing in sustainability? Sustainability has to be ingrained within your ethos from the start so that it becomes the standard thing you do, we’ve been taking this approach as a group for many years now. However the biggest challenge will be faced by future Governments looking at national infrastructure investment and sensible legislation to tackle environmental problems at that level.Technology will catch up and ultimately make power generation totally renewable, it will happen in my lifetime. Then the challenge will become more of a social one. What is your favourite building and why? Villa Tugendhat by Mies van der Rohe. It’s nearly 90 years old now and is still basically a blueprint for the design of modern residences today. Light-filled, free-flowing spaces, a connection to nature and the outdoors and an understanding of how intrusive architecture can, and had, become. Moreover, if you look at the structural approach, the mechanical design, the space planning and use of materials (all tackled by the

architect) then you see how truly ground-breaking it was. What do you think is the greatest challenge for architects today? The house-building challenge combined with designing for longevity – both aesthetically and technically.Timeless design takes a long time to craft and tearing down a building every 20-30 years because it’s out of fashion or can’t be adapted is wasteful in the extreme. What do you think is the greatest challenge for architecture students at the moment? Gaining decent practical experience; to be successful you need to start working earlier. Look at part-time work in a practice whilst you’re studying – however menial it may initially seem. It will put you in better stead once you’re ready for a full-time job. Better than working in a bar to pay your bills! What advice would you give to newly-qualified architects? Don’t always take the path expected or immediately presented, take your time, try a bit of everything – architecture is a long game. What can we expect to see from PLP Architecture over the next year? PLP Architecture will continue to be involved in tackling the housing shortage in London, intending to build more co-living schemes, such as The Collective, Stratford (London’s first micro apartment building). We will be creating over 6000 homes in a large regeneration in Old Oak Park, while transforming the land into a thriving new district.

Energy generation and efficiency are integral to both properties
Dual efficiency for two bespoke eco homes O2i Design’s expertise in sustainable construction and renewable energy helped to gain planning permission for, and develop, two bespoke eco homes, including solar thermal panels, PV cells and ground source heat pumps, enabling running costs to be kept to a minimum.
O
2i Design Consultants was asked to design two detached eco homes that would enable siblings Gill and Richard, along with their spouses Frank and Angela, to live side by side on a plot of land from the family farm they had grown up on. While the rest of the farm had been sold back in 1975, the brother and sister had retained half an acre in the hope of getting planning permission to build on it, but had tried several times without success. On approaching retirement, they decided to try for planning permission one last time and were advised that in order to give them the best opportunity, they should get an architect to prepare a detailed set of drawings and engage a planning consultant. They approached Duncan Pyle from O2i Design, who they knew had experience in sustainable construction and knowledge of renewable energy systems, both of which would be important for this development. Duncan’s previous experience included designing the plans for the first commercial eco development to reach Code for Sustainable Homes Level 5, which was later used as an exemplar case study by DCLG (Department for Communities and Local Government).

The family appointed O2i Design, which worked closely with them, the builder and the chosen planning consultant, Clive Miller & Associates, throughout the process. Although the plot already had houses on either side, it was considered to be outside the development zone so they needed to demonstrate that the site was sustainable and that the impact on the neighbours would be minimal, as well as ensuring that the homes

“People are often stopping to have a look at the properties and we’ve even had people wandering in, asking if they can have a look around. Duncan’s architecture work has really paid off – they’re not only nice houses inside but they’re also pleasant to look at from the outside. We love them!” Asked if they would recommend O2i Design, Richard asserts:“Yes, very much so.We got on with Duncan and Andrea very well, we could always pop in to see them, and I leaned heavily on people like Duncan and our builder throughout the process.”

Frank adds:“We are very pleased with the house, and very pleased with O2i Design. Duncan and Andrea were always helpful and ready to try to accommodate anything we put to them that was possible, they were very obliging in that way.” The work on site was carried out on both houses at the same time, with trades moving from one property to the other. generated electricity that they are not using back to the grid. Frank says:“The houses are a little bit different and were built with all the ecofriendly aspects in mind. For example, most of the other houses in this area are facing the road, but Duncan’s design was to have them south-facing to get the maximum benefit from the sun, providing natural light and heat.” Richard adds:“Duncan was knowledgeable on eco matters and very much up with all the latest developments, so we accepted plenty of good advice from him on all sorts of areas.” Very high levels of insulation and high specification glazing were early decisions in order to retain the small amount of energy required to heat the houses. The U-values of the walls are 0.16 W/m2K and the roofs are 0.11 W/m2K. Richard comments: “The insulation is excellent. In October, in an open-plan space without any heating on, it’s 27ºC – it’s beautifully warm.” Frank agrees, saying: “There is so much insulation within the walls and roof that the heat just doesn’t escape. Then we have ground source heating and photovoltaics for the electricity, which we also get payback on through the RHI and feed-in tariff, so that all helps to keep the running costs down.” After taking into account the feed-in tariffs from the on-site micro generation, the total energy cost per house according to the SAP (Standard Assessment Procedure) calculations is estimated to be around £262 per year. Richard says that the houses have generated a great deal of local interest by their interesting and attractive appearance.

Cundall has added a beautiful planted trellis in the cafe area
A WELL earned recognition International multi-disciplinary engineering company, Cundall’s new London office at One Carter Lane is the first project in the UK and Europe to achieve WELL Certification through the WELL Building Standard (WELL).
C
undall seized the opportunity to pursue WELL for the fit-out of its new 15,400ft2 Cat A London office, which became WELL Certified at the Gold level, creating a practical expression of the company’s long-standing focus on sustainability and wellbeing. This achievement was made possible by the close collaboration between Cundall and its architects, Studio Ben Allen, working through the details of this relatively new standard and applying its features in a short design period. Key suppliers for products that could contribute towards satisfying the features of WELL, such as recycled Bolon flooring and Baux acoustic panels, were identified and very supportive in providing the levels of information required for the standard. The new office has proved itself a unique, real-world platform on which to demonstrate how applying a selection of carefully thought-out features can create a healthy, efficient and future-proof space

that puts the wellbeing of the occupants at the heart of the design. WELL is a performance-based certification system that marries good practices in design and construction with evidence-based medical and scientific research. Cundall’s London office earned the distinction based on seven categories of building performance – air, water, light, nourishment, fitness, comfort and mind. Having split the office environment into these seven areas, WELL looks at how they can affect systems in the human body such as cardiovascular, digestive, endocrine, immune, muscular, nervous, respiratory and skeletal. Some links are obvious. Improving air quality will improve respiratory health. Volatile organic compounds (VOCs) have an exceptionally negative impact on the human body. So the designers specified low or zero VOC paint, adhesives, chipboard and Bolon floorcovering, as well as taking low VOC criteria through

into day-to-day cleaning and maintenance supplies. Air quality was also affected by toxic chemicals given off by furnishings and furniture. Cundall used solid oak cupboard doors and desk edging, solid Douglas fir and antimicrobial metal fittings, such as a stunning brass cafe counter. Cundall fitted a dynamic, demandcontrolled ventilation system, but also used less standard methods of improving the air quality by installing an active green wall. Fans in the plenum behind the planting pull air from the office space through the plants’ roots to filter and clean the air. The plants’ roots, not the leaves, clean the air, with microbes breaking down particulates. Whilst not a new idea, Cundall is taking the opportunity to test how its bespoke walls perform in a real-world application. Poor lighting design will disrupt the body’s natural circadian rhythms including hormone levels and the sleep-wake cycle. One Carter Lane combines both the careful layout of the office to maximise the use of natural daylight with light level sensors to provide proper levels of light for staff to see clearly, as well as promoting comfort and alertness. The lighting is on dimmer switches which start to reduce artificial lighting at 300 lux (the level considered sufficient for most tasks) and switches off the fittings at 600 lux. This daylight dimming system has been applied to the first rows of fittings, but ultimately up to 30-40% of the lights on the floorplate could be dimmable. In addition, the recycled plastic carpeting by Bolon is extremely easy to clean, allowing

Biophilia – the idea that humans have an affinity towards the natural world – is an area where Cundall has applied its own innovative research. In addition to its bespoke green wall, Cundall has added a beautiful planted trellis in the cafe area, a moss wall in a sunny south-facing meeting room and space throughout the office for individual potted plants. These connections with living systems address a deep psychological need, and have been shown to positively impact mood, sleep, stress levels and psychosocial status. Says Alan Fogarty, Sustainability Partner at Cundall: “Many businesses are seeing WELL as providing a means of demonstrating the quality of office space to attract and retain good staff. At Cundall, we have taken the refurbishment of our own London office and used it as an exemplar project, not only for ourselves, but also for our clients and collaborators. We’ve created a living, working example of how the WELL Building Standard can be applied, without breaking the bank. Our figures show a total uplift in the project costs of £200 per head, which we are sure we can reduce. We have put in place measures to see exactly how the WELL building elements will improve staff welfare against our old office. However, anecdotal feedback from our staff has confirmed the new office as a great hit.”

Small desktop measuring devices, IEQubes, link via a mesh sensor network to provide real-time information on local air quality, including VOCs, CO2 and particulate matter (PM10 and PM2.5), as well as temperature, humidity and lux levels. Some required preconditions or recommended optimisations of WELL were incorporated into the planning of the building, for example, changing facilities, showers and cycle racks to facilitate activities like cycling to work. Others are more concerned with day-to-day office life and activities, like weekly yoga classes and access to free fresh fruit and vegetables. The codirection of the wider aspects of health and wellbeing has spurred Cundall to achieve the International Living Future Institute’s JUST label for the business, to demonstrate the transparency of equality in the practice. Having been achieved in its Australian operation, this is now being rolled out in all parts of Cundall. WELL is designed to work harmoniously with other green building certifications, and achieving WELL Certification does not preclude a building from gaining additional sustainability credentials. One Carter Lane has achieved BREEAM and SKA ratings, ‘Excellent’ and Gold respectively. Alan continues: “The acceptance of sustainability, the ‘wellbeing’ of the planet and the environment, as an integral part of most developments has been a long fight. WELL Building Standard takes a slightly different view – putting people’s wellbeing at the heart of the building. One thing our design at One Carter Lane has shown quite clearly is that, although the two ideas need to be addressed together, the two are not always completely compatible. It is exciting to be able to

Fit for work
As the national obesity crisis worsens and a regular flow of statistics informs us that we’re a nation in trouble, we seem to have become obsessed with how fit or unfit we are. No surprise then that this interest has started to manifest itself in the workplace. Michael Page, Joint Managing Director of workplace consultant, Saracen Interiors, explains more.
L
ast year, research carried out by The Workforce Institute at Kronos revealed that almost 75% of workers believe that wearable technology, designed to capture vast amounts of biometric data and manage health risks, could lead to increased efficiency and productivity in the workplace. Measuring levels of physical activity is but a small part of the obsession with health and wellbeing which has infiltrated the workplace overall. There is also physical evidence, from the desks that we sit at to issues of bicycle storage and showering facilities, that we are mindful of our health. In fact, in the last 12 months, bicycle storage has shot up the wish list for those moving offices or having a fit out. Once a green issue, lumped in with car sharing and taking public transport, cycling to work is now part of the changing office environment, which has standing stations as part of the norm, along with shower rooms to accommodate those who cycle to work or exercise on their breaks.
20
Storage for bikes reflects a single craze in itself as more than two million people across the UK now cycle at least once a week. The BBC News referred to cycling as the new golf, earlier this year, as it is a sport that is now overtaking a round on an 18-hole course as the activity of choice. Of course, it still ticks the green box – cycling to work provides a perfect antidote to our over-polluted, congested roads – but it also encompasses so much more. With workers now opting to take part in charity bike rides, along with half marathons and tough mudders, cycling is very much on-trend when it comes to teaming together to support good causes at work. In fact, physical charitable activities are generally on the increase in the working environment, with a growing number of workers opting to take part. Not only can these activities contribute to team building, they also impact on the mental and physical wellbeing of the employees, which is a boon for all concerned.

Voice of the Industry
Fitness has certainly travelled up the collective agenda, so no surprises to find that some employers are looking for office accommodation close to gyms and fitness centres – or even in the same building. This, again, demonstrates how much the stakes have risen when it comes to employee wellbeing. This recent focus on wellbeing is down, in part, to the always ‘on’, constant connectivity approach that many of us take to our working lives, that has amplified the challenges and responsibilities faced by our managers. Mental and physical, the resilience of each worker is now a management concern that, in some cases, requires a budget attachment to ensure that the team’s needs are adequately met. And, to be done properly, it requires a holistic approach.Taking care of the wellbeing of the workforce means to keep an eye on the physical, as well as the mental and what makes the workers happy. Most employees are already onside with this.As the wearable technology fad has proven, there is an appetite for healthier living right now and a lot of workers are prepared to invest in this themselves. And so, as companies continue to invest, it would seem that we are reaching a coming together of sorts: a general collusion between workers and employers to promote a healthier working environment. As for nutrition (another part of that bigger picture), no boss is going to overstep the mark and dole out advice regarding diet in the workplace – although there are now many ‘healthy’ vending machines to provide
Lack of exercise is, in itself, a killer. It’s responsible for twice as many deaths as obesity, with just 20 minutes of walking a day believed to be able to reduce the risk of early death by almost a third. The fact is, achievable changes in physical activity are far easier to maintain than changes to eating habits and yet can have the greatest of benefits. When it comes to illness and disease, not to mention depression and lethargy, exercise is known to be a direct repellant. As with anything that makes for happy and healthy staff – exercise initiatives and sitting/ standing desks; bike storage to encourage riding to work – there is always going to be a positive impact on productivity which should please any business leader and manager. And, finally, there are never going to be any losers when it comes to promoting a fitter workforce. Our brains work much better, and we are far less likely to take time off, if we’re fit so, for the companies who take care of their staff, it has to be a win-win.

better options for food ‘on the go’. Food is still very much the domain of the individual. The focus is on fitness not fatness and, going back to the frequent media reports, there are very simple reasons why. There has long been evidence of a direct correlation between being active and enjoying a longer, as well as a fitter, life. The National Institute of Health and Care Excellence (NICE) has previously published guidance for company bosses to encourage a less sedentary approach in the workplace and to get employees to stand during meetings, with a view to boosting regular activity levels. There’s been a lot written, in general, about the health benefits of standing rather than sitting in the last couple of years. Buried in among the stats and warnings about the negative impact on wellbeing, there have been some fear-inducing staples: for instance, men who sit for six hours or more a day apparently have an overall death rate that’s 20% higher than that of those men who sit for three hours or less (and in women, it’s 40%).

Curtain Walling
Compared to other materials used in fenestration, aluminium profiles are cheaper and quicker to produce
Aluprof keeps it safe Aluprof has recently supplied an enhanced version of its MB-SR50N curtain wall system on a new medium secure mental health unit at St Bernard’s Hospital, London. Known as the Three Bridges Medium Secure Unit, the project was specified using Aluprof systems.
T
he main challenge of this design was security of the north and west elevations. It is normal practice to construct a high, secure perimeter fence around medium secure units, but in this case it was not possible. The location of the nearby hospital building meant that the north and west elevations were adjacent to a car park and other spaces which were publicly accessible, therefore a secure fence was not practicable. To create a secure perimeter for the new development, the security needed to be built within the building envelope – specifically the curtain walling system itself.
Initial draft specifications called for the curtain wall to be made from steel and the glazing supplied to a ballistic level.Working closely with experienced customer, Britplas, Aluprof already had experience of such requirements on previous projects in Europe and specified the additional use of stainless steel plates within the construction, complete with a revised layout of fixing arrangements for the pressure plates of the curtain wall. The resulting enhanced construction was completed with powder coated aluminium cappings, thereby offering a neat external curtain wall appearance.
Known as the Three Bridges Medium Secure Unit, this project was specified using Aluprof systems
The installation called for glazing to P4 and P5 levels as described in BS EN 356:2000, ‘Glass in building. Security glazing. Testing and classification of resistance against manual attack’. As the MB-SR50N curtain wall system offered a variable glazing depth within its design, these thicker, more secure DGUs were easily accommodated. The resulting design was tested prior to installation to ensure that the designed levels of security were achievable and met the client’s expectations. The final design offered both a saving in costs over steel whilst still meeting the client’s specification required for a medium secure unit using an aluminium system.
A ‘green’ choice So why specify aluminium? Some of the reasons that immediately come to mind are strength, durability and recyclability, it is the latter that makes the specification of aluminium a green choice for architects as aluminium is virtually 100% recyclable many times over. Today, over 50% of all aluminium extruded comes from recycled content which uses just 5% of the original energy used to create the aluminium in the first place. So why don’t we just use more recycled aluminium? Well, we just can’t get enough to meet demand! Since 1880, when aluminium first became a commercial reality, 75% of all the aluminium ever produced is still in active service. Compared to other materials used in fenestration, aluminium profiles are cheaper and quicker to produce, they are also capable of providing intricate shapes for various requirements and, as realised in this project, can be used with other materials to offer cost-effective solutions. These composite designs can help the profiles not only achieve incredible strengths, they can also offer high levels of security performance. When half-scales (the inside and outside aluminium profiles) are coupled with modern multi-chamber polyamides and strategically-located aerogel insulation profiles, as used in window designs, insulation levels of the frame can easily meet the Passivhaus standard. Thermal insulation performance for openable windows can achieve a UW from 0.53 W/m2K and for a door, a UD from 0.62 W/m2K. So aluminium systems are definitely not behind other materials when it comes to high insulation. 8 www.aluprof.co.uk * ekantor@grupakety.com ( 0161

KLH cross laminated timber project at Hastings Pier
As one of the world’s oldest building materials, timber has been undergoing an evolution which looks set to have far reaching implications for construction. Nic Clark, Board Member of the Structural Timber Association and Director of KLH UK, gives the ‘lowdown’ on engineered timber solutions.
A
s the Government-commissioned Farmer Report, entitled ‘Modernise or Die’, creates ripples across the construction industry, with Author and Cast CEO Mark Farmer making a strong case for change, I believe the start of this transformation is already underway with innovations in engineered timber leading the way. We define engineered timber – or solid wood, as it is also known – as heavy, structural timber elements made up by bonding timber lamellas together to form units with known structural characteristics. There are two main structural solutions – cross laminated timber (CLT), formed by gluing lamellas into a wide and long panel and glued laminated timber (GLT), formed by gluing lamellas on top of each other to form a beam.
Cross laminated timber Cross laminated timber is a structural, twoway spanning timber panel that can be used to form walls, roof and floor panels as well as shear walls. Cross laminated timber panels are available in spruce, Douglas fir and larch and can be supplied as FSC- and PEFC-certified. It is produced by laminating and finger-

jointing soft wood timber lamellas at 90° to the layer below – this can encompass between three and seven layers. The structural benefits of cross laminated include its large bi-axial and flexural load-bearing capacity when used as a wall or slab, together with its superior acoustic and performance properties. Cross laminated timber is five times lighter than concrete and also distributes concentrated loads as line loads at foundation level, which reduces the requirement for localised pad foundations. Cross laminated timber structures of 10 storeys have already been constructed in the UK. Current knowledge supports up to 15-storey designs, but the feasibility of building a timber structure up to 30 storeys tall has been investigated. Structures are typically built using a ‘platform frame’ approach, meaning that walls are temporarily braced with raking props before floor panels are lowered onto them and fixed. In addition to excellent sustainability credentials, good thermal insulation performance and sound insulation properties, it is speed of construction where cross laminated timber is in a class of its own. Cross laminated timber, as a rapid, robust and reliable off-site manufactured solution, delivers many benefits during the construction process and

beyond. From reducing loading on foundations through to impressive thermal, acoustic and airtightness performance – cross laminated timber construction enhances projects across all sectors. Manufactured to exceptional levels of accuracy in factory controlled conditions ensures minimal defects and improves construction and project delivery time, reducing costs and maximising efficiency on all levels – providing cost and programme certainty. However, the benefits do not end after the construction phase. Due to the enhanced performance values and robust nature of cross laminated timber, the ongoing lifecycle costs of the building is vastly reduced through less maintenance requirements and lower energy consumption.
Glued laminated timber Whilst maximising sustainability credentials as a carbon neutral and renewable resource, engineered timber products are often selected to be exposed for aesthetic reasons. One of the most versatile engineered wood product materials is glued laminated timber or ‘glulam’. Glulam is an engineered wood product, manufactured from layers of parallel timber laminations – normally spruce or pine but

Engineered timber – driving building innovation
Technical Focus occasionally more durable timber species such as larch, Douglas fir or even hardwoods such as oak or sweet chestnut are used. Individual laminates can be finger-jointed to produce long lengths in accordance with the requirements of BS EN 385:20013. One of the greatest advantages of glulam is that it can be manufactured in a wide variety of shapes, sizes and configurations. Beams wider than normally available can be manufactured by laying boards of different widths side by side and reversing each layer so that there is an overlap and no straight-through vertical joint. In addition to straight prismatic sections, beams can also be single tapered, double tapered and bevelled. Curved profiles range from a simple curved beam to a pitched and tapered curved beam, to a complex arch configuration. Curved glulam is manufactured by bending laminates on formers before being bonded together with adhesive, clamped and cured. With its high load-bearing capabilities and high dimensional stability, glulam can be manufactured up to 50m in length and 4.5m in width. A variety of different structural components can be formed including parallel beams, pre-cambered beams, sloped beams with a straight or arched bottom chord, curved beams, flitch beams and trusses. Large open areas can be created using glulam portal frames – arches and spans are only limited by the length and weight of the

glulam components due to fabrication and transport restrictions, with site conditions occasionally being a further constraint. In some instances, roof areas exceeding 100,000m2 have been constructed using glulam framing. From my professional standpoint, engineered timber is gaining traction across the industry and glulam offers almost unlimited possibilities in the creation of structures that combine functional and loadbearing characteristics, to meet architectural aspirations. Developed to meet the high requirements of modern timber construction, glulam optimises the structural values of timber by taking advantage of its exceptional aesthetic characteristics whilst enhancing its structural performance thus creating elegant and refined structures. The time is right for the construction industry to embrace innovative timber technology and off-site techniques, supported by design for manufacture and assembly protocols, to develop better buildings at a rapid rate to enhance lives, minimise the environmental impact and reduce energy costs for building owners and occupiers for many years to come.

Pick Everard welcomes the Chancellor’s commitment to upgrade the local transport network and improve infrastructure underpinning new housing developments
Autumn Statement gets ‘green’ light
Duncan Green is the firm’s Managing Partner, leading on strategy and performance of the firm and supporting major, strategic clients. As Chartered Civil Engineer, Duncan has over 30 years’ experience in the construction industry, working on a broad range of schemes for public sector and private clients.
Last year’s Autumn Statement included welcome plans to invest in innovation and infrastructure. However, while this will have a significant effect on the construction industry, Duncan Green, Managing Partner at Pick Everard, considers what the investment means for SMEs.
T
he Autumn Statement certainly treated the need to invest in the UK’s infrastructure very seriously, with the announcement of a new national productivity investment fund to inject £23b into innovation and the country’s infrastructure network. Philip Hammond highlighted the issues the UK is facing in terms of productivity and the need for more investment to secure the long-term success of the country’s infrastructure network. We very much welcome the Chancellor’s commitment to upgrade the local transport network and improve infrastructure underpinning new housing developments. It was raised that Britain doesn’t invest enough in research, development and innovation and that we must build on our strengths – making and developing what is produced in this country. We wholly support this statement and hope that the investment announced today will mean that more can be done in terms of construction and development in the UK.
26
What was missing, however, was the need to invest in smaller noninfrastructure projects and SMEs in order to address the skills gap we’re facing in the industry. These projects and enterprises have the capacity to recruit and train new staff and, if we are to see larger schemes, such as HS2 or the Thames Tideway, remain on course then this is a crucial measure which needs to be addressed and the skills gap continues to be an issue. The announcement of £542m to be delegated to local enterprise partnerships in the Midlands and the East of England as part of the Government’s devolution plans is encouraging but specifics in terms of the Midlands Engine and Northern Powerhouse were also not raised. However, there has been the promise of funding for the Midlands rail hub to increase productivity and industry growth through connectivity. The post-Brexit phrase ‘Britain is open for business’ was used numerous times during the statement and Mr Hammond has claimed that the infrastructure investments underpin

this rhetoric. We look forward to what the Chancellor has referred to as a ‘world-class infrastructure’ continuing to flourish and for the ‘firm foundation’ of the Government’s industry strategy to support the economy moving forward. With a cash injection into housing infrastructure we are keen to see if the Government is now pushing further forward with greenfield developments, as most brownfield sites have existing infrastructure connections. Many of our surveyors, architects, engineers and construction experts have welcomed news that the Government is spending on infrastructure projects. However, still we ask the question: “Why not allocate the infrastructure funds to regeneration plans/areas to enable private sector investment in the areas of the country which are most in need?” We wait with baited breath to see what the next quarter holds for the industry.

A key feature of the space was a statement central staircase finished in Aliva’s Metroresin in highly polished azure blue. This important element was the connection sign between all the spaces of the house. To maximise the drama of its singular design, the interior immediately surrounding it had a subtle, pared back look. The walls were finished in a pearlescent Senso effect in orchid tint, with Metrostone cement-effect floors in the same shade. The ceiling was in Metropolis aqua divina. Doors and windows were finished in Metropolis enamel matt paint. Expertise from the Create Bespoke Beauty team of master craftsmen brought the space to life with exemplary, high-spec work that ensured a seamless finish.
Meticulous, high-quality result Aliva UK supplied all the specialist plasters, decorative paints and resins for the project, working closely to help EligoStudio achieve the finish they required. It was a challenge to provide the uniform finish across areas with different uses, but specifying the right products and meticulous colour matching throughout ensured a top quality result right down to the basement of the house. Normally our Senso paint is dragged horizontally to achieve a textured effect. For this project, it was applied vertically from the fourth floor right down to the basement of the house, with no visible breaks in the finish.
Design & Desire UK-based Create Bespoke Beauty craftsmen completed the dramatic, bespoke interior
platforms have opened people’s minds to different ideas, and they will no longer settle for the finishes that everyone else has. We can match our Metropolis paints and polished plasters to any colour or effect – stone, concrete, textured wallpaper or something unique. We offer customising as a standard service, working to specific budgets. Ladbroke Square is a classic example of this.
Italian artisans Interior Architect Alberto Nespoli of EligoStudio led the interior design team that conceived the entire project from the sketching to the 3D visualisation and the choice of style, materials, design solutions and technical details. They also worked with the best Italian artisans taking care over the design and production of each piece of furniture.
t
Another challenge was achieving a flawless finish while working with a number of different substrates. The support for the staircase also had to work with the metal stringers running underneath it and down to the basement. In the basement, we had to exactly match the orchid tint running from the floor up the wall and into the ceiling. A product like Metrostone – a thick, cement-based coating for both floors and walls – was the only choice. Containing a water-based polyurethane resin, it is ideal for designer-led environments where individuality can shine. This type of finish is ideal for a natural, ‘earth tones’ look. Being a concrete-based finish, it can also be tinted in pale colours for a truly seamless look from the floor and right up the wall and into the ceiling. That is what we achieved in this stunning townhouse, tinting the floor coating in orchid pink to match the walls and matching their texture too. The water-based resin provides a tough seal that we have tested with everything that we can throw at it – including bleach and hot oil. Floors finished in this type of coating can be resealed and refreshed every five to 10 years. As long as it is well maintained, the product underneath the sealer cannot be damaged. 15 years ago, standard wall and floor finishes were the norm. Interior designers had to work with a standard palette of colours and effects. However, there has been a dramatic change recently, and social media is partly responsible. Pinterest and other

Dramatic, bespoke interior
■
UK-based Create Bespoke Beauty craftsmen completed the dramatic, bespoke interior by working with electrical specialists to install the lighting into both Lutron HomeWorks 4 and Crestron home automation systems. The company then used its own in-house teams to fulfil all the required interior finishes and custom joinery. As with any project, there were challenges along the way. Probably the biggest was to update the existing lighting and electrical control system to function with the modern and innovative lighting features. Create Bespoke’s expertise in craftsmanship, engineering and project management enabled them to fulfil the most specific and specialist design requirements with ease and on schedule. The combination of expert design and specialist craftsmanship ensured that every element of the project was considered. This translated to a dramatic interior with a sumptuous finish that retains a personal touch. Our team was able to tap into a huge combined breadth of knowledge and expertise, meaning that no challenge was too big to overcome on this unique project.
www.alivauk.com For EligoStudio, the challenge was to give the interior a strong concept and a new contemporary personality. It had an important scenographic element – the serpentine, blue resin staircase – that connected all the spaces of the house. The rest of the house was treated in a different way. Each room differed from the others in terms of wallpapers, colours, furniture and finishing. The main challenge was to design an uncommon space through the use of lighting sculpture, art masterpieces, including a sphere by Anish Kapoor, and other architectural strong elements – hence the staircase.
Important elements Other important components were the design of the wallpaper and lighting. EligoStudio worked closely with Barovier & Toso, the historical Venetian brand, developing new colours and creating glass colour chandeliers and lighting sculptures. Wall couture was by Fromental. The creation of a glazed inner lobby provides access to a waiting area

EZE UK has helped restore a sense of civic pride to Wakefield Town Hall which has undergone a major refurbishment and added a touch of modernity to its grand interiors. The installation of automatic doors – powered by GEZE operators – within the redesigned interior has given the building, which originally opened in 1880, additional safety, security and convenience
while maintaining the authenticity of the elaborate Victorian decor. The old and the new are subtly blended – each contemporary element gives a nod to its surrounding heritage. The creation of a glazed inner lobby, within an original open archway which frames the town hall’s traditional heavy, wooden-leaf doors, provides access to a waiting area and beyond into offices and function rooms.

A Slimdrive SL NT operator powers these bi-parting doors which incorporate etched glass panels. These allow visitors to see the ornate detail of the building’s interior while providing a practical draught lobby. The pattern of squares on the glass mirrors the ornate plasterwork in the ceiling above. They are one of the attentions to details that blend together the old and new so seamlessly. Another key aspect in the design has been to make the mechanisms of modernday convenience as unobtrusive as possible. Due to their slim design and a drive unit height of just 7cm, the Slimdrive range can be discreetly installed so they are barely noticeable, and, as with all GEZE’s automatic operators, they assist with the demands of the Equality Act and are BS 8300 compliant – helping make the town hall accessible to all. Another operator, a single Slimdrive SL NT, is fitted to a side entrance to the reception area to allow visitors to report straight to reception. This door is also glazed to match the etching on the lobby doors. The work on the automatic doors was undertaken through Laidlaw and Door System Installations which GEZE UK has worked with on many occasions.
Doors & Windows Also fitted to the building are six pairs of Slimdrive EMD-f electromechanical swing door operators, two pairs to each floor. Like the Slimdrive SL NT, at just 7cm high, the Slimdrive EMD-f operator is extremely discreet and sits neatly on the frame. It provides assisted manual or automatic opening using the operating button with guaranteed constant opening and closing speed. Despite their period appearance, the sets of double doors were a bespoke addition manufactured from hardwood by Longden Doors to blend with the original Victorian design aesthetic. They are fire rated and were independently tested with the ironmongery and have intumescent seals which expand in the event of a fire and seal off the gap between the door and the frame – preventing the spread of fire and smoke. This combined fire and smoke seal prevents the spread of smoke prior to the fire seal activating. The Slimdrive EMD-fs have also been fire tested and hold the Certifire Certificate of Approval CF 860 and have fire resistance of up to 120 minutes. The ornate leaded fanlights which sit over each set of doors are also new additions and reflect the geometric patterns within the original glazing around the front doors. The operators for the swing doors were completed with brass covers to complement the finish of the original ironmongery. Access control was fitted to each of the Slimdrive EMD-fs which incorporate rebated electrical shear locks, hidden within the frame. This was for aesthetic reasons – the architect did not want to see anything more than was absolutely necessary on the ornate doors. Proximity readers allow staff to flash a fob at a reader

on the wall to open the door – providing a vital security element to safeguard the council chambers and offices. Wakefield Town Hall underwent a twoyear refurbishment, during which many of its decorative features were uncovered, such as tiled walls. External stonework was cleaned and repaired, ceilings revamped and a new heating system installed. Its freely-interpreted north European Gothic style, including bay windows, balcony and imposing clock tower, projects its historic importance. It was designed by Architect Thomas Edward Collcutt, who also designed the Savoy and the Palace Theatre in London. Council staff had to vacate the building while the project was ongoing but when they returned, so did the public. The register office has been relocated there and boasts two ceremony rooms which are available for celebrations and functions.
Cllr David Dagger,Wakefield Council’s Cabinet Member for Corporate Services, said:“Wakefield Town Hall is a central part of the city’s civic quarter. It is a beautiful venue and we are pleased that its modern fixtures and fittings are still in-keeping with its original historic features.” Kaz Spiewakowski, Managing Director of GEZE UK, said: “It is always a challenge when asked to provide a modern solution for a heritage building but Wakefield Town Hall is the ideal example of where the new can complement the old. The installation of a lobby has provided a contemporary and aesthetically-pleasing addition which enhances how the ground floor can be used, while there’s a nod to the past in the finishing of the operators which now power the ornate swing doors.”

Floors, Walls & Ceilings
Be aware when changing specifications The specification is written, signed off by the client – and the contractor has been asked to suggest equal and approved alternatives to the current ceiling specification. Sometimes, the original specification is not followed precisely and the chosen alternative products deliver results that can vary greatly. Tim Spencer, Technical Manager at ROCKFON, outlines the practical aspects of what to consider if a specification is to change.
W
hen designing a building, performance is paramount. If the space cannot ultimately be used for the purpose it was built, then the design is not successful no matter how good it may look. Acoustics is an area, that ceilings, wall and floor finishes can play a large part in influencing and, that must be specified correctly. Acoustic control is essential for any building where learning, recovery, work or music are central to its purpose. For example, the amount of sound absorption necessary will depend on the use of the space and choosing inappropriate materials can end up costing substantially more in retrofit costs and cause build delays or, if ignored, leave the occupants with a building that is not fit for purpose. Specialist interior contractors are often tasked with finding alternative products that fulfil a given specification or, worse still, simply match a product’s properties some of which may be relevant but some not. Cost savings are very often a big driver when it comes to suggesting the so-called
34
equal and approved, or, more appropriately described, alternative products/solutions. According to Alan Nettleship, Director at Paramount Ceilings: “Up to 40% of specifications are changed or ‘value engineered’ to save money. Scrimping on performance is not the best way to save money, as the replacement may not offer the result the client wants or the building demands.” Building Regulations are reviewed and updated accordingly and specifiers are responsible for ensuring all performance products comply with new legislation. Despite this, Alan Nettleship says: “Ceilings in schools should have high sound absorption for example αw min. 0.8, Class B, but we still come across specifications with Class C and lower sound absorption ceiling tiles. When ceiling specifications for school buildings are incorrect because the architect is not aware of changes to Building Regulations, it’s our duty to put forward changes to the specification otherwise the building will not be compliant.”

■
The ceiling’s acoustic performance was an important part of the specification for ROCKFON at Skibereen Community School in West Cork
Switching products just to save money can lead to problems for the building’s occupiers if the use of the building is not considered. Healthcare environments have exacting requirements and stringent regulations and guidelines, which must be met. Building materials for these areas must have suitably robust surfaces combined with good hygienic properties and be easy to clean and disinfect, whilst maintaining both their functional and long-term aesthetic characteristics. If a space is designed to withstand demanding daily use, either in a school or sports hall, the durability of the construction materials is critical to ensure it is fit for purpose. To avoid high maintenance costs, installed surfaces must fulfil requirements on impact resistance from low impact and low level wear and tear (Class 3A) to high impact areas where ball sports are played (Class 1A). Will Hart, Director at Taylor Hart, explains: “After price, the next most popular reason for switching specification is because the specifier has not considered the ceiling’s compatibility and interface with integrated mechanical and electrical services incorporated in the ceiling void.” To reduce the risk of this, it is advisable to seek guidance from the manufacturer and ceiling installer early on in the specification process. Having to re-specify the ceiling during installation is likely to cause delays and incur costs. Alan Nettleship cites an example:“I was recently trying to install a ceiling with tegular E edges, but the spec wasn’t accurate because the incorrect edge detail had been specified. If I’d been made aware of where the ceilings were going in advance, I could have changed the spec, avoiding the subsequent delays.” Deadline pressures are often cited as a reason for changing products. Paul Stanley at ISEC Interior Systems comments:“If the tile specified is on an extended delivery period and will affect the site programme, we will look for alternatives with shorter lead times.” Choosing ceiling products that are available from stock or liaising with the manufacturer early on regarding delivery dates will help the build stay on schedule. Consideration should also be given to the environmental implications of the manufacturing process of building materials and what will happen to them at the end of their lifecycle.Talk to the manufacturer to check what recycling facilities are available. Some have recycling schemes in conjunction with local distribution outlets. There are circumstances when product specifications have to change but to avoid the pitfalls outlined, always check the ceiling’s performance characteristics with the manufacturer to confirm they will meet the specification and comply with any regulations.

Bricks, Blocks & Pavers
The dark bricks create a sleek, modern feel, whilst continuing the relaxed, understated atmosphere of the building
This project is an excellent demonstration of how brick can work on a mixed-materials project
Why brick was best for Courtyard House Brick has become a highly sought-after building material for individual bespoke homes and housing schemes. Offering lasting value, brick does not rot, dent, or need to be painted, and it will never tear. Its modular units and variety of shapes have resulted in beautiful structures in just about every architectural style, ranging from colonial to Victorian to post-modernist.
B
rick is one of the few materials that can actually look better with age. It also absorbs noise, giving it an acoustic advantage over other materials – especially helpful for house-builders. One highly-acclaimed private housing project with an exemplar use of brick is Courtyard House by Dallas Pierce Quintero Architects, which was recognised by the Brick Awards jury as the best individual housing development from a shortlist of the most exceptional architectural projects of the past year. The building has been noted for successfully adhering to the brief of avoiding impact on the neighbouring properties, several two-storey houses and a three-storey slab block. Site plans demonstrate exactly how confined and limiting the available space was, but the
36

designs still managed to incorporate four separate courtyards, allowing natural daylight to be prevalent in the building. Built in an L-shaped infill space, every privacy concern has been taken into account. Whilst planning, the architects agreed a massing for the building with the neighbouring occupants, and the main entrance of the house has been lowered to allow for seclusion. Each courtyard has been allotted a different purpose, including outdoor dining and growth space for plants. This project is also an excellent demonstration of how brick can work on a mixed-materials project. The Ibstock brick chosen is juxtaposed with sheets of black corrugated fibre-cement. The sheets are arranged vertically and lead downwards to meet the brickwork, creating a sense of separation. These materials pay homage
Bricks, Blocks & Pavers to the remnants of the exact building materials which were found on the plot before the project commenced. The brickwork itself is formed of Staffordshire Blue bricks, which were supplied by a Brick Development Association (BDA) member. The dark bricks create a sleek, modern feel, whilst continuing the relaxed, understated atmosphere of the building. The use of brick, both internally and externally, is one of the house’s many assets, and its juxtaposition with glass increases the daylight within the home. The sawtooth detailing which is introduced below waist height also catches the daylight to resonate through the interior of the open-plan living area. David Pierce, Director of architect practice Dallas Pierce Quintero, comments: “The site had existing brick walls that inspired us to use brick to achieve a contemporary feel, whilst maintaining a reference to the past. We wanted a material that we could use inside and outside of the property, and in this way, the brick travels from the living room out to the patio area. Brick is an incredibly human material, whilst still being robust and regular. Its tactility helps to soften the internal space to create a truly comforting atmosphere.” This project was presented with a Brick Award for its incredible attention to detail and creative use of brick. The judges of the category for Best Individual Housing Development commented that the property was ‘well organised, beautifully detailed and an exemplary use of brownfield land to make a new home’. The judges were impressed by the innovation on such a demanding site where the blurring distinction between the inside and outside of the property provide the owner with an extended sense of space, making the overall project a wonderful environment in which to live. The basket weave effect of the brickwork is something to behold. The blue bricks blend fantastically with the pre-existing wall on the plot. All in all it is a ‘well presented’ and ‘beautiful’ house. Keith Aldis, Chief Executive Officer of the Brick Development Association (BDA), says: “A sound choice by the architects and planners involved in this project, as brick, on balance, lasts longer and costs less than comparable building materials. A RICS study found that brick scored highly on ‘cost in use’, as brick requires minimal maintenance, provides a high level of insulation and weathers gracefully, mellowing with age.”

Rooflights
Up to 50% of every person’s average electricity usage goes on electric lighting, a significant amount of which can be spared with the installation of daylighting
Why implement daylighting? Will Goodenough, Marketing Manager at Whitesales, talks to Future Constructor & Architect about the benefits of natural light on health and productivity.
T
he use of daylight in interiors is a hot topic: it’s being hailed by experts across the fields of both science and architecture as a building feature that offers many health benefits. Because of its potential in financial and energy savings, as well as the boosts it offers to both productivity and general health, ‘daylighting’ is being positioned as a central figure in the future of architecture. So much so that there are many professionals whose jobs entirely focus on the most beneficial ways to implement daylighting. The US Environmental Protection Agency estimate that we spend as much as 90% of
38
our lives indoors. This can be an inescapable fact of modern life, with the majority of occupations taking place indoors, as well as most study, rest and housework. And once we’re done with our daily responsibilities, we like to relax a bit, and this can often involve shuttling from one indoor environment to another.Work to cinema, lecture hall to pub – as much as scientists opine that it is our human nature to be more of an indoor species, the many benefits to our health that the outdoors has to offer are indisputable. Seasonal Affective Disorder (or, ironically, SAD) is a commonly known natural phenomenon. This time of year is prime for

symptoms. That relatable feeling of wanting to curl up in a burrow rather than get up in the winter when dark mornings are setting in is a case in point. Scientists have made direct links between our exposure to daylight and our hormonal levels, explaining the high suicide rates of suicide and depression in particularly cold and dark regions, such as the Arctic circle. Finland is reported to have a 9.5% national rate of Seasonal Affective Disorder, with a similar rate of 9.9% across the state of Alaska. On the other hand, Florida has only a 1.4% prevalence of SAD.The correlation between our daylight intake and moods have initiated a reworking of popular architectural styles.
Rooflights
Not only have these discoveries prompted scientists to re-examine the causes of some mental illnesses, but also the effects noticeable in individuals’ performance. Researchers have carried out many studies on the behaviours resultant from varying degrees of daylight exposure. Exposure to natural light ranked as the third most important factor to employee satisfaction in a retail setting across two studies by Herschog Mahone Group (HMG) in 1999 and 2002. Research later found that indoor environments with poor daylight or particular glare were responsible for decreases of at least 10% in employee productivity. Conducting separate studies in educational settings, HMG also noticed a relationship between increased daylight exposure in classrooms and test scores improving, again, at a rate of around 10%.With the natural benefits of daylight having been discussed for some time, the Education Funding Agency elected in 2014 to issue specifications for daylighting in classrooms, in hope that students’ performances would improve. Amazingly, it’s not just our physical performance or mental wellbeing that benefits from regular exposure to daylight. Hospitals and other healthcare settings have identified significantly faster recovery rates in patients with tree-facing windows, when compared to patients with no view of the outdoor surroundings. Patients benefiting from the daylight exposure recovered at an average of 8.5% faster than those without. So how does all this transfer over to architecture? The focus of architecture on
daylight goes back further than one might expect. In fact, research papers show that the ancient civilisations, including the Greeks and Egyptians, designed their buildings around the natural patterns of the sun, to make the best use of their daylight hours. This, presumably, would have been long before any natural health benefits of daylight exposure had been formally discovered, but with few options for lighting after sunset, daylight was filtered and directed with architecture. Daylight has become a significant focus of architecture in recent times.Walking hand-in-hand with the ever-increasing attempts to reduce fuel and energy consumption, finding the perfect quantities and directions of daylight for an indoor setting presents not only health benefits, but ecological and economical ones too.
■
Experts estimate that well-designed, energy-efficient daylighting can deliver a 75% saving on energy used for lighting
In a society that’s ever focusing more on environmentally-friendly solutions, daylighting provides a multitude of benefits. From a purely aesthetic angle, it’s not unusual to find that the most luxurious and expensive getaways that Grand Designs has to offer are pretty much windows held together with bricks. Large windows and plenty of natural light and landscape is a widely-held ideal for a goodlooking building. However, a generous amount of natural daylight for indoor settings offers several potential environmental benefits. Up to 50% of every person’s average electricity usage goes on electric lighting, a significant amount of which can be spared with the installation of daylighting. Experts estimate that well-designed, energy-efficient daylighting can deliver a 75% saving on energy used for lighting, with natural daylight taking over most of electricity’s job.The heat generated by electric lighting in the evenings often warms buildings efficiently, potentially saving a further 20% on heating. This means a medium business, with an annual energy expenditure of approximately £4280 could save over £2000 with the installation of wellfunctioning daylighting. Well-designed daylighting needn’t be installed and forgotten about. Light shelves and blinds offer you freedom of choice across all weathers. So when deciding to install, clearly lay out your expectations and what savings and results you hope to achieve, and find an installation expert whose work can be backed up by previous clients. The modern developments in daylighting installations have given architects, landlords and homeowners a whole generation of new options for saving energy and money, with solutions suitable for any environments. The benefits of daylighting can be fully realised when designed and installed with projected uses and requirements in mind.

FILA protects Stone & Ceramic installation at glamorous Devonshire Club Surface care and protection treatments from FILA’s Green Line have been specified by Stone & Ceramic at the Devonshire Club. The exclusive new venue occupies six floors of a listed regency warehouse, which has undergone a £25m renovation. Stone & Ceramic’s installation includes bespoke bar counters, feature walls and floors using Stone Collections’ polished granite and tile designs from Porcelanosa. All surfaces were cleaned and protected with ‘food safe’-certified treatments from FILA’s award-winning range, including pH-neutral FILA Cleaner and solvent-free sealer, FILAMP90 ECO PLUS. Located close to Liverpool Street, the Devonshire Club has already become one of London’s hottest destinations, with celebrated industry figure and CEO, Brian Clivaz, at the helm. Renovation of the 58,000ft2 space was
devised and managed by creative development property consultancy, SUSD, with interiors designed by March & White.A commitment to authentic materials and fine craftsmanship is reflected throughout the interior, including the club’s glamorous bars and chic restrooms where Stone & Ceramic installed surfaces and FILA’s regime was specified. Within the main bar and ‘Barman’s Bar’, Stone Collections’ Nero Absolute and Belgium
Black granite was cut to size to form seamless counters and to create a stunning feature wall. Grestec Vero Beige was installed onto floors, whilst honed Carrara was laid throughout the waiters’ station. Stunning 33 Glasshouse Street features underfloor air conditioning AET Flexible Space, a leading provider of underfloor air conditioning, has recently completed commissioning 33 Glasshouse Street in London after supplying to Emico early this year. The building features a Grade II Listed facade and is located in a prominent position looking over Regent Street and the Soho area of the West End. The unusually shaped building has a total area of around 52,000ft2 and is currently undergoing full structural reconfiguration and refurbishment to form larger, open-plan floor plates and Cat A office accommodation with a floor to ceiling height of 3.3m to be created on floors three to seven. Spacesaving underfloor air conditioning has been specified by consultant WPP and architect Buckley Grey Yeoman. With underfloor systems, fully conditioned air is fed into the plenum by
zonal downflow units (CAM), which is then supplied into the workspace via fan terminal units (Fantiles). The Fantile units feature integrated controllers where users can personally adjust the fan speed and temperature to suit their own comfort. Systems can be configured with underfloor or high-level return and can easily integrate with passive or other ventilation systems. The system specified for floors three, four and five at 33 Glasshouse Street is a CAM-C Direct Expansion system with
supply and return air distributed via the floor plenum. The Fantiles supplied are standard TU4 fan terminals with EC motors for enhanced energy efficiency. Instead of a rooftop chiller providing chilled water, the building uses Daikin Heat Pump units to maximise use of space and energy efficiency. The final result is a fabulous commercial work space suited to corporate headquarters in a prime London location and main contractor McLaren is on track for a BREEAM ‘Very Good’ status.

Georgian townhouse remodelled to meet highest energy performance standards An historic, listed Georgian townhouse in London’s Bloomsbury has been transformed into a comfortable, peaceful and energy-efficient home that approaches Passivhaus EnerPHit standards. This was achieved by using modern insulation techniques including an advanced secondary glazing system from Selectaglaze that markedly improves the performance of the traditional, single-glazed sash windows. The client wished for a home that used as little energy as possible and offered the most comfortable environment. Robert Prewett of Prewett Bizley Architects took on the challenge of convincing conservation officers that a Grade II Listed building could be fitted with energy-saving measures whilst respecting all the historic features. The large, single-glazed sash windows were a particular challenge as they represented a significant proportion of the wall area and could not be replaced. With the high levels of insulation that were required, along with the need to keep the
shutters working in some of the rooms, a bespoke solution was needed. Robert approached Selectaglaze which was both developing a new sash window design and trialling Pilkington’s Spacia thin vacuum units, which have a centre pane U-value of 1.0. The resulting Series 25 window proved perfect for the project as it offered high sealing efficiency, a very low U-value and a discreet frame with a specially developed slide catch that allowed shutters to fully close. The house now has airtightness close to one air change per hour at test pressure which demonstrates that the secondary glazing is performing very well.

Creating a healthy ambience
This specialist school in the south of England educates children and young people with special needs including autism and learning difficulties. Set in stunning grounds, the school has recently completed a major construction project, designed by Lee Evans Partnership, to ensure that all its buildings are suited to pupils with their wide range of neurological and developmental disorders. One of the most important facilities is the new aqua centre. Designed to be used by all the students, one of the features of the state-of-the-art hydrotherapy pool is its extraordinary calming internal ambience created by the installation of Kalwall translucent cladding. Insulating Kalwall was specifically chosen by the architects because of its unique ability to convert and diffuse daylight, as well as providing privacy. It also eliminates brightness, glare and shadows which are common with normal glass. This is particularly important as it helps students with visual problems such as hypersensitivity to light, or those affected by glare, colour contrast or brightness.
Research suggests that traditional glazing in this kind of environment can be counterproductive due to shifting patterns of daylight which can complicate the visual environment causing distress. Unlike glass, the translucent system resists solar gain so air conditioning costs can be reduced without the need for external shading devices or internal blinds. With increased natural daylight, energy-consuming artificial lighting can be dramatically reduced. Technically, the system is highly insulating, with panel U-values as low as 0.56W/m2K. Kalwall structural panels can be used for walls, roofs and skylights and are increasingly specified for the refurbishment
of cladding or rooflights in older buildings. At night when viewed externally, the panels exude a gentle and attractive glow.

New Eurocell cills adapt to fit Eurocell has expanded its PVC-U window cill range with two new models measuring 125 and 225mm deep. The wider model is specially designed for the new-build sector because of the increase in larger wall cavities intended to achieve lower U-values. Furthermore, the 225mm item has the flexibility to accommodate surveying discrepancies by fitting a cill extender to create a cill up to 275mm in depth. The cills have foot details so they can be cleat fixed and, with a 10mm frame extension, can provide the flat bottom often encountered in new build. Accoya wood is a perfect solution for windows where aesthetics, less frequent maintenance and insulation value are key factors
Modified and engineered timber provides the answer Increasingly, architects, as well as the joinery and construction sectors, are looking to specify products which are not only dimensionally-stable and durable, but also legal and sustainable and both Accoya® and WoodEx® – which are supplied by James Latham – offer an attractive solution, especially for the manufacture of doors and windows. Accoya Backed by decades of research and development, Accoya offers complete confidence and is guaranteed for 50 years. One of the most advanced wood products on the market, Accoya is a modified, highly durable and dimensionally-stable certified softwood, incorporating Accsys’ proprietary wood acetylation technology which delivers outstanding levels of performance, stability and durability. Produced using fast-growing species, it can be safely recycled and is as impressively durable as the highest quality tropical hardwoods. WoodEx James Latham’s premium quality, engineered hardwood and softwood timber product is now recognised as a registered trademark with the UK Patent Office.
54
Introduced into the market four years ago, WoodEx is made from European ash, European redwood, European oak, sapele and grandis and the UK’s biggest independent timber, and the panel products distributor is now seeing this versatile timber being specified in more and more joinery projects. WoodEx offers numerous features and benefits. It has two high-quality, clear faces for use in joinery applications and is ideally suitable for use in timber doors and windows as the product offers greater dimensional stability. In addition, Latham can supply the product either as finger-jointed or as one piece. James Latham’s Group Product Sales & Development Manager, Paul Leach, commented: “As demand for sustainably modified wood continues to grow, whether for windows, doors, decking, cladding or other joinery applications, Accoya is a fantastic material for external specification.” He added: “Achieving registered trademark status for WoodEx is great

Roofing, Cladding & Insulation
Sika Sarnafil launches BREcertified thermal details In a move to help specifiers make buildings more sustainable, Sika Sarnafil has announced the launch of its BRE-certified thermal details, available to download via its online Sustainability Hub (www. sarnafil.co.uk/hub) and from the Certified Thermal Details and Products scheme website (www.bre.co.uk/ certifiedthermalproducts). The Certified Thermal Details and Products scheme, run by BRE, gives thermal junction details an independent third-party assessment, assuring users of the ‘as-designed’ thermal performance. Sika Sarnafil has been working with BRE for the past year to become one of the first flat roofing manufacturers to have its thermal details certified. Since the introduction of the revised Part L Building Regulations, which deal with energy efficiency requirements, architects and specifiers are now encouraged to use details with thermal values attached, otherwise they may have to pay a penalty elsewhere.
Easily accessible and straightforward to use, all Sika Sarnafil’s thermal details have been redrawn and modernised with values that tie in with the requirements for Part L. The specifier can be confident that all Sika Sarnafil thermal details assessed under the new scheme will perform as described. Becoming part of the Certified Thermal Details scheme is part of Sika Sarnafil’s ongoing commitment to promoting positive, sustainable change in the industry, as Sika Sarnafil’s Martin Bidewell,Technical Services Manager for Single Ply Roofing, explains: “Insulation used in roofs and walls to maintain
heat works well, but this can fall down at junctions and thermal bridges where heat can escape. Recent research has shown that thermal bridging can be responsible for up to 30% of a dwelling’s heat loss. “Independent certification helps to address the problem of this performance gap – enabling us to build better buildings with superior thermal performance.”

Cembrit PB provides ‘seamless’ base of render Redland courts success with Cambrian Slate
When the team at Forster Roofing realised that the Crown Office and Procurator Fiscal Service’s building in Glasgow was the ideal showcase for its integrated roofing and solar service, the company also realised that Redland’s lightweight Cambrian Slates were perfect for the project. The commission to install solar panels on a fully operational building was a tall order in itself, but an inspection of the existing roof showed that it had less than 10 years of life left and the project was expanded to incorporate the renewal of the 1800m² roof covering. And, because the roof structure was not designed to withstand the weight of natural slate, the roof was stripped and 25,000 Redland Cambrian Slates were fitted. 8 www.redland.co.uk * marketing.redland@monier.com ( 01293 666700

Reynaers SL 38 proves versatile choice for renovations The former Van der Elst cigar factory in Leuven has undergone a metamorphosis into an urban oasis. Where the roar of machinery and the aroma of tobacco used to dominate, Jaspers-Eyers Architects has now created a mix of residential units, offices and shops around a series of green outdoor areas. The ‘7Even Gardens’ build makes use of slim line, steel-look aluminium windows from Reynaers, turning an old factory into a pleasant living environment. The factory complex dates from 1875 and has been expanded many times over the years. A number of buildings have been demolished in order to create space for the gardens. These gardens are constructed around the three renovated buildings and a new-build block. Architect, John Eyers, made sure that both the business premises and apartments, ranging in size from 50 to 200m2, have strikingly high ceilings and an abundance of daylight entering the properties.
From an urban development perspective, Eyers was looking for a new dynamism while still trying to preserve the original character of the building. “We have left the existing column structure and the technical features as visible as possible with the intention of reinforcing the industrial look rather than eliminating it. After all, this is what distinguishes the building from newbuild projects, and the reason why people specifically choose this spot.” The slim line, steel-look window product from Reynaers imitates the look of the original window frames. Slim Line 38 is one of the latest additions to Reynaers’
product range and an advancement of Reynaers’ original CS 38 window system, which is featured on 7Even Gardens. SL 38 has exactly the same aesthetic, but benefits from even better performance. It boasts the look and feel of steel, supported by the superior qualities of aluminium.

Crittall proves popular at Poplar
Crittall steel windows provided the original fenestration in the Poplar public baths when they were built in 1934. Naturally, weathertight, energy-efficient Crittall products were the ideal replacement when the Grade II Listed building was refurbished and transformed into a leisure centre. The design was undertaken with English Heritage and local conservation officers and replacing the steel windows was an important consideration. Crittall Corporate W20 fixed lights, with screwed in vents, Corporate C2000 fixed lights and cold form doors were installed; more than 170 units in total. The slim profiles of the steel windows make a major contribution to appearance of the sports hall with its arrangement of hyperbolic concrete arches. 8 www.crittall-windows.co.uk * hq@crittall-windows.co.uk ( 01376 530800

Platform drainage at historic York Railway Station Opening in 1877, the new York Station took three years to rebuild. Designed by the North Eastern Railway’s Architect Thomas Prosser, the 800ft-long train-shed roof, supported by iron columns, arched 42ft above the platforms. The station was immediately hailed as one of the great buildings in the Victorian era. At the time, it was the largest railway station in the world with four massive arches and 13 platforms. Today, the structure still impresses. Serving the busy East Coast mainline route, primarily between Glasgow, Aberdeen, Edinburgh and London, it is also a vital cross-route link between Glasgow, Manchester and Liverpool. The station currently copes with around 800 trains and thousands of passengers each week. With so many passengers using the station, the extended platforms, which project out from the original arched structure, are as busy as ever. The platform
surfaces have been designed to gently slope inward away from the track so any surface water naturally drains towards their centre. Effective drainage of these roofed and un-roofed ‘outer’ areas was a major safety consideration. Hauraton RECYFIX STANDARD 100 channels were chosen for the slightly curving platforms. The 271m of channelling installed were made from the company’s tough, recycled Polyethylene-Polypropylene (PE-PP), all fitted with Class C 250 ductile
iron ‘heel-safe’ gratings finished in a black anti-oxidisation coating. As each 1m unit only weighs just over 6kg, including the grating, contractor C. Spencer was impressed with the ease and speed of installing the channels as all the units used easily complied with manual lifting regulations.

After less than five months on site, the Portakabin Group has handed over a £2m, four-storey scheme for office support staff at the University Hospital Southampton, and to create space for further development to the benefit of the local community. Portakabin was appointed as design and build contractor for the project and manufactured the 1300m2 facility using a Yorkon off-site solution. Portakabin had to undertake complex logistics and meticulous planning throughout to manage traffic flows and maintain access at all times. Because of the severely restricted working area, the Yorkon building modules were craned into position around 70% fitted out, with partitions, plumbing and electrics pre-installed in the factory to further reduce work on site. * info@yorkon.co.uk

To manage the steel corrosion within the structure, products from Sika’s TCM portfolio were utilised
Sika supplies concrete solution for Victorian tourist attraction’s failing roof Sika is providing a long-term concrete repair and total corrosion management (TCM) solution to strengthen the roof of the world’s oldest operating aquarium to help return it to its full, Victorian glory for generations to come.
S
ikacem-133 Gunite was selected as the high-performance, cement-based repair mortar to replenish the ageing, deteriorating concrete soffits which form part of the roof at Brighton’s historic SeaLife Centre. With repair work being undertaken in the vicinity of marine tanks, the project required intense management and coordination between the main contractor, Barwin, and structural engineer, Gyoury Self Partnership, to ensure repairs were carried out successfully without harm to the marine life. Structural surveys showed a 1200m2 area of the 174-year-old, Grade II Listed SeaLife Centre’s soffits had been subjected to prolonged chloride contamination, increasing the risk of concrete delaminating from the roof. With the problem intensifying due to cracks forming to the limestone banding of the roof’s connecting columns, main contractor, Barwin, required a quality, large volume concrete repair solution to bolster the failing soffits and prevent further damage. Sikacem-133 Gunite was more than up to the challenge.
62
As part of the repair work which has been carried out in multiple phases since 2011, Barwin removed the contaminated soffits which were reinstated with Sikacem-133 Gunite – a fibre-reinforced, polymer-modified, one-component micro repair concrete. The Sikacem-Gunite 133 was dry spray-applied and hand-finished with a trowel to provide a smooth finish, ready for a decorative, protective coating. To manage the steel corrosion within the structure, products from Sika’s TCM portfolio were utilised. Sika FerroGard-903+, a surface-applied, multi-functional liquid corrosion inhibitor, was used. Once applied to a concrete surface, the liquid migrates to the reinforcement through the concrete and forms a protective layer which suppresses any existing corrosion activity or prevents any further activity. In addition, where chlorides were high, Sika Galvashield galvanic, sacrificial anodes were installed to prevent the formation of new corrosion sites (incipient anodes) adjacent to the refurbished concrete. This simple, innovative anode system involves a small, circular-shaped, cementitious shell encasing a

zinc core which is quickly and easily fastened to exposed steel reinforcement. Once installed, the anode’s zinc core corrodes sacrificially to the surrounding rebar therefore protecting the rebar. Finally, Sikagard-675W ElastoColor, an environmentally-friendly, coloured, anticarbonation coating with excellent chalking, ageing and vapour-resistance, was applied. A combination of Sika’s concrete repair, TCM and coating systems can provide optimised solutions for all types of reinforced concrete structures backed up by 10-, 15- or 20-year guarantees. Wayne Sampson, Director at Barwin, said: “It was an honour to be selected for the refurbishment of such an esteemed Brighton landmark. The Sika concrete repair and protection system will guarantee the reinstated soffits will stand the test of time. It’s an extremely simple system to apply, as well as being incredibly effective. For such a prestigious project, a quality product was required. Sika provided it.” Sika’s proven concrete repair,TCM and coating system will ensure this glorious building is safeguarded against long-term chemical contamination and corrosion to leave the oldest jewel in Brighton’s tourist trail to sparkle long into the 21st century. 8 www.sika.co.uk * enquiries@uk.sika.com ( 01707
