CHOICE HOMES

OUR STORY SINCE 1993 • Choice’s construction value reaches $14.2 million from 105 builds and 500 subcontractors

• Steve and Gillian Knight incorporate Choice Homes.

• Choice build predominately around the Horizon Park, Forest Lake to Springfield Lakes area, where house and land packages sell for under $200,000, and start building in the soon-to-boom Coomera corridor.

• Steve a plumber, and Gillian, a nurse, bring the perfect personalities and backgrounds to nurture development of Choice Homes. • Their goal is to create a family business so their sons, Troy and Jeremy, can build it into a longterm success.

1993 Steve and Gillian operate from their home garage and build three homes with 15 subcontractors.

1994

• Success blooms and the company constructs 55 homes worth more than $5.2 million with 160 subcontractors. • Steve and Troy streamline the construction supervision process for greater efficiency.

1995-6

• In 2006, Choice set up operations in Mackay, becoming the first and most successful Gold Coast builder to venture and remain in this market.

2001 •

•

Choice doubled construction in just three years to build 91 homes valued at $10.5 million with 350 subcontractors. The company moves into its first office, creates its own sales division and starts selling on the Sunshine Coast.

• Construction value almost doubles to $60.5 million as job starts reach 402 builds. • Troy Knight becomes CEO of Choice Homes. • Troy designs and implements “Land”, a customised internal workflow system that masterplans larger communities at the time of land purchase and produces significant internal and external office efficiencies through coordinated drafting, estimating, sales and construction. • Choice founders Steve and Gillian retire from the business and hand operations to the next generation.

2003

1998-9

• The implementation of the GST in 2000 slows the construction industry, but Choice’s volume and value of construction holds steady. • Troy Knight becomes General Manager and moves the company into head offices at Paradise Point.

1999-2000

• A revised workflow system replaced the outgoing “Land” program with ‘”Landman”, a far superior and reliable system that allowed staff, clients and sales groups to log in remotely for instant access to the latest updates and house and land package availability

• Job starts reach 511 and construction value reaches $87.3 million. Choice has 32 internal office staff, along with 1,300 subcontractors in the field. • Construction averages 400 builds per year, predominately around now-popular Upper Coomera, a market that Choice singlehandedly created, and other property hotspots south of Brisbane to Ipswich.

2004

• Choice Homes’ construction value and job starts more than double to $31.2 million from 229 job starts with 1,100 subcontractors. • Choice begins building in several estates around Coomera, including Beattie Road, Collage Grange and The Colleges. • Choice introduce duplex designs into the South East Queensland market, a highly sought-after product that retains their demand to today • Many of Choice’s current key personnel in design, construction and sales/marketing begin their longstanding careers with the company.

Troy creates sister company MPM Property to provide a high level of property management for investment properties Choice built for their clients.

2005

• Choice’s subcontractors grew to 2,000.

• Choice Homes is named double finalist in the Master Builder Awards categories Housing for Sloping Sites and Individual Homes up to $275,000. • Choice Homes win the Master Builder Awards Housing category for Sloping Sites up to $425,000. •

A display home opens at The Meadows estate in Pimpama.

• MPM’s third office opens in Mackay’s premier shopping precinct Canelands to service the growing rental market of predominately northern Mackay.

2013

• Choice rank #51 in Queensland’s Business Review Q400 for private companies.

• MPM Property opens a second office in Ipswich, close to the hundreds of builds and upcoming builds in the booming suburb of Brassall.

• Raceview Developments, the development arm of Choice Homes, purchase a 400+ lot subdivision in Royal Sands Bucasia at Mackay, with capacity to bring to market 100 lots per annum.

2008

• Internal staff grow to 59, complemented by 2,500 subcontractors. • Choice Homes ranks #70 in Queensland’s Business Review Q400 for private companies.

2007

• Choice rank #57 in Queensland’s Business Review Q400 for private companies. • Development arm starts

2009

2014

• Record numbers of job starts are recorded from June to December. • Choice Homes named in October Best Family Business at the Gold Coast Business Excellence Awards and wins Best Spec Home at the Housing Industry Association Queensland Awards. • Choice Homes increase staff by 20 per cent in direct response to a record number of home settlements.

2015

2010 • At the height of the property boom, Choice Homes builds an incredible 782 homes, generating more than $162 million in construction value.

• Strategic response to demand from international buyers establishes Choice Homes as a vertically integrated market leader.

• Choice Homes records numerous stage sellouts in estates across south east Queensland, including: The Meadows, Norman Springs, Pimpama Village, Leda Living, Karingal Drive, Foxwell Drive, The Image, Scenic Rise and Honeywood Estate.

2006 • Choice ranks #56 in Queensland’s Business Review Q400 for private companies.

• Choice Homes release the Gold Coast estates Foxwell Rise, Karingal Drive and Norman Springs to market.

• Choice maintains momentum with 274 builds and $68 million in construction, with a focus on quality projects over quantity. • Raceview Developments purchase an additional 400+ lot subdivision in Royal Sands Bucasia at Mackay. • Raceview Developments begin supplying builders with Royal Sands land and creates another pillar for the Choice Homes group of companies.

• Strongest year of sales since the GFC. • $106 million plus in construction value. • Display home rollout in key Northern Gold Coast and Ipswich locations. • Community involvement from the grassroots up. • Master Builders awards finalist.

According to a recent survey by Property Investment Professionals of Australia (PIPA), the majority of investors are prioritising buying in South East Queensland.

The star of South East Queensland growth remains the Gold Coast. The city is now the fastest-growing region in Australia, with a rapidly increasing population and a shortage of housing. Its northern growth corridor is proving a boon for residential property investors.

Brisbane was ranked as the most attractive place to buy by 50 per cent of respondents, due to affordability and the potential for attractive yields.

The city’s light rail has also significantly contributed to raising total land value on the Gold Coast. New research by the University of Queensland’s economist Dr Cameron

REIQ Gold Coast Chairman John Newlands says the Gold Coast’s property market is heating up, with major events, progressive development and infrastructure, and new suite of direct international flights pushing it. Mr Newlands told the Gold Coast Bulletin “there’s a lot of infrastructure to support that [the property market]” and “the growing population will also be a big driver in years to come”. The $1.6 billion Stage 1 of Gold Coast Light Rail, linking Griffith University and the Gold Coast Health and Knowledge Precinct to Broadbeach via Southport, commenced service in 2014. The $420 million Stage 2 of the system will connect Southport to the heavy rail at the Helensvale Station, and will provide an immediate boost to the construction industry, supporting up to 1,000 new construction jobs. On a cultural front, the $365 million Gold Coast Cultural Precinct will be launched in 2018, bringing the community together to engage with arts and culture, and supporting the city’s broader cultural economy and creative industries. It will also provide new employment and business opportunities. Other projects include the $6.8 million Gold Coast Chinatown, an integral part of the development of the Southport CBD as a thriving, multicultural city scene. The city’s north is set for a $1 billion boom with the Coomera Town Centre project. After a decade in the pipeline, works have begun, which is sparking sales of land surrounding the precinct. Stage 1 of the development will include a major shopping precinct, activity centres and transit hub. The project is expected to create 1,200 jobs during construction and 1,600 jobs once the centre is open. Developer Westfield recently filed an application to expand stage one to include cinemas, office space and a nightclub, boosting the first stage from 55,000sq to 61,000sq. The expansion of stage one could potentially create an additional 100 jobs. The $390 million Gold Coast International Marine Precinct will also be a boon for the Gold Coast and a key pillar in the city’s economy. The Northern Gold Coast will also see the introduction of a brand new hotel - the Coomera Garden Hotel Gold Coast. The new hotel features residential apartments and commercial spaces, and the sales office is now open for enquiry.

In 2018, the Gold Coast will host one of the largest elite multi-sport events in the world, providing unprecedented international exposure and commensurate business, trade and investment opportunities. More than $13.5 billion in major infrastructure projects are currently planned or underway, with more than $6 billion of actual building in progress, including mega projects like Jewel, the Pacific Fair upgrade, the Coomera Town Centre and the four-tower Ruby project. Approximately $200 million in new world-class sporting infrastructure is being constructed in readiness for the 2018 event, including the Athletes Village, Gold Coast Aquatic Centre, Coomera Sports and Leisure Centre and the development of the Carrara Sports Precinct. The event itself is expected to inject $2 billion into the local economy.

LOGAN is projected to inject $1 billion in the economy over the next 10 years. It is one of Queensland’s premier industrial addresses and is set to be a market leader in terms of innovative industrial development and will facilitate long-term employment. The YEA has enough capacity to sustain development until 2046. By 2031, Logan’s population is expected to top 473,000 and the Logan City Council has a Priority Infrastructure Plan in place to help manage the city’s growth in terms of housing and employment. Council has pledged to create at least 53,000 jobs to support the population growth. Logan is ideally positioned in the centre of one of South East Queensland’s highest growth employment hubs. With booming industrial development at its core, Queensland’s capital to the north and the bustling Gold Coast to the south, Logan’s job market is expected to grow significantly over the next few years.

Logan, a thriving city situated between Brisbane to the north and Gold Coast to the south.

The $9 million Beenleigh Town Centre project is one of the city’s major redevelopments and will deliver on Logan City Council’s vision for the area’s central business district. The project will provide business and employment opportunities, and catalyse development and small business investment. Logan’s property market is expected to be a hotbed of activity during the next decade due to its proximity to Brisbane and the Gold Coast, offering multi-sector employment opportunities and a beach lifestyle on weekends. Its bushland setting, established retail infrastructure, proximity to the Logan River and easy access to Brisbane and the Gold Coast make it an attractive prospect for buyers. The Logan area is about to embark on a major growth phase due to land availability. Median rental yields are showing market momentum, with 6.3 per cent returns for houses. High-level growth is a result of affordable properties with above-average rental yields, widespread transport links, a diverse mix of industries providing employment and a growing economy.

A combination of affordable property prices, a solid pipeline of development and infrastructure, and proximity to job hubs is making Logan an ideal choice.

The city is a major economic destination with key industries including manufacturing, retail, business and community services, the property sector, construction and agricultural industries. Over the next 20 years Logan will continue to be one of the fastest-growing cities in Queensland. Given its central geographic location and available young workforce, Logan is ideally place for continued growth in the southeast Queensland region.

MACKAY

Love it. I live here

Mackay is home to a diverse and vibrant community with rural and coastal living opportunities. The area is known for its white sandy beaches and crystal clear ocean waters – a premier tourist destination for Australians and international visitors alike.

OW In a recent article in the Property Observer heN said, “There is S and rents now genuine hope of vacancy rates coming down and prices rising again.”

With a third Queensland coal mine announcing its intention to restart production due to demand out of China, the price of coal has been pushed above $US220 a tonne. The boom in coal prices across the board could add 2 per cent to the national income this year, boosting Federal Budget revenues by close to $7 billion and will start wages growing again.

Just over an hour’s flight from Brisbane, the Mackay region boasts an enviable lifestyle and a buoyant economy, with the benefits of a fast-growing coastal city, complemented by its spectacular natural environment

The Queensland Government’s State Infrastructure Plan will also help deliver jobs far beyond the mining boom, giving the private sector the confidence to invest in the people, plant and equipment in Mackay.

The Mackay Regional Local Government Area is one of the fastest growing in Queensland, with a population of over 120,000.

REIQ zone chairman for Mackay, Peter McFarlane, said the local property market was well on the way to recovery.

Growth is fuelled by a resurgence in agribusiness and growth in construction, logistics, tourism and the resources sector.

Demand for Mackay is partly driven by the region’s growing population, which has grown 2.3 per cent per annum over the past five years and is forecast to continue growing by 2.2 per cent, making it one of the fastest-growing areas of Australia.

Several new developments have recently been approved under the Facilitating Development in Mackay Regional Policy, including a proposed new high-rise development in the city centre, a major transit centre along the Bruce Highway and a new RIMEX Wheel warehouse. The Australian Government and Queensland Government have committed $8.5 billion to a ten-year Bruce Highway Upgrade Program, which will dramatically impact the greater Mackay region, stimulating jobs and investment. The resources sector in Mackay is again growing, with rising commodity prices and the announcement of several new and previously proposed mining ventures being given life. According to the Terry Ryder, founder of Hotspotting.com.au, owning real estate in Mackay is good news.
