A ONE-STOP SHOP FOR ALL YOUR MARKETING NEEDS CREATED IN-HOUSE!

“Whether it be printing, video, pictures, you name it, Chinowth & Cohen’s marketing department is first rate . . . You can go to one place, order everything, and it’s basically delivered right to you! Our marketing team is so great about making you look good and really selling not just the house you’re talking about but selling your brand as a Realtor.”

“One of the main reasons I switched over from another company to Chinowth & Cohen was the marketing department . . . I make a request, and I get something beautiful back that my sellers and my buyers are like, ‘Wow! Your stuff is amazing!’ And that just makes me look good.”

“The in-house marketing at Chinowth & Cohen is awesome. I’ve never been with another company that offers this, so to have someone help you with all of this and give you guidance and show you what to do and help you do it has been adbsolutely wonderful. I feel like our names have gotten out in the community a lot better.”

Housing Market Forecast:

Fall 2021 NEWSLETTER Realtor Name REALTOR-ASSOCIATE® 918.000.0000 realtor@cctulsa.com ccoklahoma.com Ingredients: half of small pie pumpkin 6 tomatoes (Roma or on the vine) 2 Red peppers 6 cloves of garlic, peeled 1 onion, skin peeled 4 cups veggie broth 2 Tblsp olive oil 2 tsp basil salt and pepper 1/2 cup coconut milk or cream Housing Market Update Historically, the fall ushers in less competition and better deals as children return to school and the holidays overtake schedules. To get some insight into what prospective buyers and sellers can expect, Forbes Advisor spoke to housing experts across the country to get their forecast on home prices, rates and buyer appetite in the coming months. While a full-on celebration might be too soon, prospective homebuyers can breathe little easier, based on predictions from real estate experts. Prices are beginning to decelerate in some areas as more inventory has become available for single-family homes. Although the increase in inventory is not enough to satisfy demand, it might give buyers hope and possibly buying leverage with more options to choose from. “Mortgage applications have dropped to an 18-month low, and we are seeing some real buyer fatigue in the market,” says Tamar Asken, real estate agent at Avenue 8 in Los Angeles. Similar to how the pandemic triggered sanitizer and toilet paper buying spree, consumers also flocked to the real estate market last year. As demand for houses picked up, interested buyers have pulled out all the stops to outbid the competition. This caused all sorts of strange and perhaps reckless behavior, including buyers forgoing contingencies in the sales contract meant to protect them and their earnest money, which can amount to thousands of dollars. Some buyers were using their retirement savings, while others were getting loans so they could appear to be all-cash buyers. But this going-for-broke approach could be declining, says Brady Miller CEO of Trelora, a real estate company based in Denver, Colorado. Whether it’s because inventory beginning to ramp up or home prices are flattening, some buyers realize that they might be putting too much on the line and “are taking the power position back once they go under contract,” Miller says. Even Asken, who’s based in Los Angeles’ notoriously expensive and competitive market, says she is noticing that more buyers are now proceeding with caution. “I do not see the same level of desperation and urgency we saw few months ago,” While history would indicate that fall when you can get a better deal on real estate, last year bucked all trends with enormous home sales growth recorded in the fall season. Are we likely to see a repeat later this year? Ralph B. McLaughlin, chief economist and senior vice president of analytics at Haus, Inc., says that demand will go back to its usual cooling-off period in the fall, noting the recent expansion of inventory and retreating home prices. However, McLaughlin added that he doesn’t expect inventory to recover fully until next spring. Likewise, Nothaft was cautiously optimistic, pointing out that inventory is on rising trajectory thanks partly to lumber prices easing and the construction of new sawmills in the U.S. But Nothaft also agrees that housing supply long way from meeting demand. Nothaft also expects mortgage rates to increase as we head into fall and the new year. The mortgage rates on both fixed 30-year and 15-year mortgages have been sitting at record-low averages since last summer, bobbing between the low-3% and mid-2% range. These low rates have only encouraged an already fiery housing market, so higher rates should help subdue demand. “Mortgage rates are rock-bottom and record low, but they will not stay like that forever,” Nothaft says. For buyers waiting on the sidelines time to start getting your finances in order now—if you wait to do that until deal comes along, you’ll be too late. This is good time to work on your credit score—a higher score means lower rates, which translates into lower monthly payments. - Natalie Campisi, forbes.com Roasted Red Pepper Pumpkin & Tomato Soup Instructions: Preheat oven to 400F. In a large casserole dish, add whole tomatoes, peppers, garlic cloves and halved onion. Drizzle with olive oil, basil, and s&p. Place in oven uncovered about 50 min. On the stovetop, bring a large pot of water to boil. Cut the small pumpkin in half, and drop it in the large pot of boiling water. When fork tender, take out the pumpkin slice, then lay aside to cool before peeling the skin off. Drain water. When veggies in oven are blistered, add everything into a blender with the peeled pumpkin and combine. Pour mixture back into empty pot on stove over low heat. Add cream and veggie broth, cover and let simmer for 20 min, then enjoy! (Best served with grilled cheese!) From Leland Chinowth, President of Chinowth & Cohen Realtors It appears more favorable market conditions are on the horizon. Many of our realtors have reported drastic increase in buyer activity the past two weeks and we have seen a strong surge of new contracts turned in for closings in March. Lawrence Yun, the chief economist for NAR, has recently predicted interest rates will slightly decrease over the course of the year and 2024 is likely to be the strongest year of sales in the nations history. Across the country, and in our market, there are a lot of buyers that have been looking for homes since the start of the pandemic and still have not purchased home. Although homes aren’t selling the moment they’re listed, more and more sellers are seeing the value in what a real estate professional brings to the table. Get ready for what looks to be stable remainder of 2023 and a potentially record breaking year in 2024. The first months of the year have seen rapid growth in home prices as low inventory of houses on the market combined with high buyer demand creates fierce competition in suburban areas and medium-to-small metro areas across the country. In summer 2021, here are few trends shaping up for the housing market: Interest rates may rise slightly, but are expected to remain relatively low. Home inventory will increase, but will stay a seller's market. Homebuyers will still be focused in the suburbs, but interest in city living will see some revival. Going into spring, mortgage interest rates have trended upward, but still remain low from a historical standpoint. On April 8, Freddie Mac reported the average interest rate for 30-year, fixed-rate mortgage was 3.13%. Low interest rates, the continued creation of new households across the U.S. and desire for more space among existing homeowners have driven demand through the roof in 2020 and the start of 2021. Many areas are seller's markets, meaning there aren't enough homes available to match the number of active buyers. The number of homes on the market in March was 52% lower than in March 2020, according to report from realtor.com published on April 1. Homebuyers can expect to compete with others in home offers, which can drive up prices and may mean your home search takes longer because you lose out to competing offers on a couple of homes before your offer is accepted. George Ratiu, senior economist for realtor.com, says the competition won't deter many buyers from the market. The largest share of homebuyers across the U.S. are millennials, with the youngest in the generation closing in on 30 years old a popular time to consider buying a home. "For many millennials the last year provided an opportunity to save. … Yes, the market is difficult, but a lot of young people out there remain committed to buying home," Ratiu says. A major contributor to the low supply of homes on the market in the latter half of 2020 was the fact that many homeowners chose not to relocate – especially if they were already in house with plenty of space for remote work and virtual schooling. As many grow hopeful for an end to the pandemic, some sellers appear to be more inclined to reenter the market. The realtor.com report notes that while the number of new listings in March was 20% lower than the number of new listings in March 2020, the decrease not as steep as February's new listings number, which was 24.5% lower than February 2020. The answer to high demand among homebuyers is to build new houses, and for those houses to meet the space requirements many are seeking after year spent working, learning and relaxing all at home. Low rates of residential construction have lent to housing shortage over period of multiple years. "Before the pandemic we were in a market where homebuilders had not put up enough homes," Ratiu says. It appears builders are working to ease demand at least somewhat. In February, there were building permits authorized for 1.68 million privately owned new housing units in the country, according to the U.S. Census Bureau, 17% above February 2020, though below January 2021's reported 1.88 million. As the weather warms up for ideal construction conditions in many parts of the U.S., expect these approved properties to come on the market or become occupied after completion. - Devon Thorsby, realestate.usnews.com Grilled Chicken Kebabs - 1 tsp Paprika - 1 tsp Cumin - 1/2 tsp Oregano - 1 tsp Lemon Pep. - ½ tsp Cayenne - ½ tsp Chilli Flakes - Salt & Pepper Marinate at least 2 hrs, thread on soaked skewers, grill med-high 10-15 min. It takes weeks for a mortgage to close, which is why when you are buying a home, most lenders recommend you lock in your rate. This way, you aren't forced to pay a higher rate if rates rise during the closing process. Another reason it takes time for the housing market to slow is because of buyers’ and sellers’ expectations. Because of the high asking prices of homes, many sellers are reluctant to lower their prices, hoping to get the most money possible for their homes. Buyers, on the other hand, are looking for a lower price. This results in a national chess match that plays out over weeks and months. Finally, it takes time to increase housing inventory. You need existing homeowners looking to sell, and you need home builders constructing many new homes. The process of buying vacant land, getting permits, building houses and selling them is a lengthy one. Combine all these issues, and you can see why the housing market doesn't experience changes right away. All these factors enter the market at different rates of speed, but they have significant impact when put together. Spring 2021 | NEWSLETTER Realtor Name REALTOR-ASSOCIATE® 405.000.0000 realtor@ccoklahoma.com ccoklahoma.com Housing Market Forecast The Covid-19 pandemic has affected every industry, but perhaps none as surprisingly as real estate. Homes aren’t just selling, they’re selling at a record-setting pace. The Covid-fueled real estate boost caused an average of 42% of home listings nationwide to sell in two weeks or less. One survey found that more than half of homebuyers say the pandemic accelerated their homebuying process. However, the record-setting pace could start to slow slightly during 2021. Houses were flying off the market because of a supply shortage and an increase in demand, largely due to a spring freeze in buying, paired with low interest rates and changing job situations. But as supply and demand start to balance out as the year progresses, look for the competitive seller’s market to slow down, but not by much. Perhaps good news for buyers is that 2021 won’t be such a steady rush. Due to the pandemic, typical homebuying seasons went out the window in 2020, creating a free for all. But as things return to a new type of normal in 2021, look for homebuying seasons to return, with a surge of buyers in the spring and summer months and things cooling down towards winter. When paired with record-low interest rates, lower budgets can still get buyers more home than they could have bought a year ago. Interest rates are likely to stay low throughout 2021 but will start to increase in the second half of the year. Buyers or people who were thinking of buying within the next few years are now speeding up their timelines to make their money go further. Lowered budgets are changing what some homebuyers are looking for, leading to growth in less expensive regions. In some cases, buyers with lowered budgets are shopping for homes below their price range in hopes of being able to put in an above-list price offer. The move to remote working has pushed people out of cities and led to an increase in homebuying in the suburbs. Suburban areas have seen higher home sales growth than urban areas, and many homebuyers have increased their willingness to commute when they return to work in the office. In the suburbs, homebuyers are more likely to find traits that are increasingly desirable: larger houses for more time spent at home, dedicated office space and personal outdoor space, as well as proximity to beaches, trails and open space. The top 10 most competitive real estate markets during the pandemic are Seattle, Omaha, Lexington, Denver, Indianapolis, Portland, Oklahoma City, Sacramento, Oakland and Tulsa. These areas will continue to thrive in 2021, especially in their suburban areas. What will real estate look like in 2021? In most cases, a continuation of the incredible growth of 2020. Even during a pandemic and recession, homes will continue to sell at a breakneck pace. -Source: Blake Morgan CMO Network, Forbes.com Fresh Spring Berry Salad 1 package arugula/spinach spring greens mix ½ cup sliced strawberries ½ cup blueberries ½ cup sliced apple ¼ cup feta or goat cheese crumbles ¼ cup sliced almonds or walnuts Salad dressing: simple is best, so choose between-a drizzle of balsamic -lemon juice, lemon zest, & olive oil -honey mustard & apple cider vinegar
