Code

WHY are the zoning code and development regulations being updated?

• To modernize the County’s standards and simplify regulations and make the code easier to understand and implement.
• To help ensure future development aligns with community priorities established in recent planning efforts.
• To help address current housing, environmental, and economic needs
• To ensure future development aligns with needs of residents and businesses

HOW does the zoning code impact me?
Zoning impacts everyone – and shapes what a community will look like in the future:
• If you’re a property owner—It affects how you can use and develop your land (type of structure, number of units, housing types, etc.).
• If you’re a homeowner—It affects what additions or improvements you can make to your home or property.
• If you’re a business owner—It affects where you can locate or expand your shop, restaurant, or office.
• If you’re a community advocate and/or care about sustainability or transportation—It affects how walkable, green, and connected your community can be.
• If you walk, bike, roll, take transit, or drive—It affects your trips and access to roads, sidewalks, bike lanes, and parking by regulating the form of development.

1. Modernize standards and policies so the code better supports community goals for growth, character, and quality of life
2. Combine several different documents containing zoning and development standards into a Unified Development Code, making it clearer and easier for the community to interpret
3. Create a user-friendly format with simple text and graphics used wherever possible to improve clarity
4. Update the use of tables to reflect both existing and future uses
5. Consistency with the Georgia General Statutes, as well as applicable federal statutes pertaining to zoning, land use, subdivision, environmental protection, permitting, administration, appeals/variances, special uses, and enforcement
* The ReCode Cherokee project will only update Cherokee County’s zoning code and development regulations but will not affect city zoning.
