Meet Our Experts With over 17 years’ experience in the central London market, our Westminster and Pimlico specialist takes enormous pleasure from finding new homes for clients in one of the capital’s most historic districts.

Laura Wilcox-Chandley Director and Head of Sales, Westminster and Pimlico

If central London still holds some hidden gems, I believe they would be hidden in Westminster and Pimlico. There is so much history lining these streets, and not to mention some beautiful houses to admire. It’s not homogenous either - from pied-à-terres and first-time buys to new builds and listed properties. There’s plenty of variety and has long been popular with professionals and politicians. With Buckingham Palace, the Houses of Parliament and St James’s Park, it also encapsulates the essence of old London for overseas buyers. But for others, it has been overlooked. That is definitely changing. There is a greater buzz and more activity on the streets and it’s just a 10-minute walk across the park to the West End. What I love about my job is the opportunity to help guide people through important stages in their lives: births and marriages, upsizing and downsizing. It makes every day different, each one bringing a new and exciting challenge. To find out more about the market in Westminster and Pimlico, contact Laura today on 020 3430 6861.

considerable shift has taken place in recent years inside many of our homes. The Minimalism of the early Noughties has given way to the return of colour, layering of textures, exquisite wallpaper and a peppering of characterful antiques. Or, as Christopher Howe describes it, “bringing real life back into our homes”. It’s about being surrounded by things we love and not about “trends” – fleeting fashions to be ripped out and discarded. Lockdown and climate change have taught us to shop locally, rediscover British craftmanship and think about the sustainability and longevity of what we buy. If there’s one trend that is here to stay I hope it’s this one. Also in this bumper autumn issue you’ll find our London Guide to Schools, with advice on finding the perfect school, from pre-prep to boarding.

AUTUMN SKIN TIPS WITH LISA FRANKLIN

Don’t skip sunscreen even though it’s autumn. Protecting your skin all year round is vital for avoiding the damaging effects of UV rays. I have recently launched the Lisa Franklin Sol-Protect sunscreen with SPF30 which clients love. The best way to combat a dry autumn complexion is to keep the skin as hydrated as possible. Our signature Repair, Recover, Renew facial is particularly popular at this time of year and locks in nutrients to the skin, removing toxins and incorporating oxygen therapy to give the skin a gorgeous glow. The autumn is a great time to settle into a treatment routine as we are now returning from holidays and settling back into busy schedules in the months leading up to Christmas. It’s a great time to revive the skin with a micro needling treatment to renew skin health after a busy and indulgent summer. lisafranklin.london

PINK

Pink diamonds are more sought-after than ever, and London’s jewellers have their hands on them, writes Oonagh Turner

F

or nearly two decades, an annual invitation-only event has attracted diamond enthusiasts, connoisseurs, and luxury jewellery houses from across the world. The exclusive event showcases the crème de la crème of pink diamonds, from the Argyle mine in Western Australia which sources 90 per cent of the world’s pink diamonds. To qualify for this prestigious event, the

pink diamonds are evaluated after the gem is cut, polished and assessed for hue, saturation and colour, before being certified by two grading specialists. The showcase represents the rarest of the rare, and it would take 15 years to accumulate enough to fill a single Champagne flute. The 4th October marks the very final Argyle Tender after mining ceased at Argyle in November 2020.   “It’s an extremely important event in the history of diamonds,” comments founder and creative director of Calleija, John Calleija, of the very few Jewellers in the world that is approved to be an Argyle Diamonds Select Atelier. “Random lightcoloured pink diamonds surface from time to time from different mines around the world, but it is very uncommon. No other mine has produced the consistent quantities and quality that Argyle has and it’s highly unlikely we will experience a discovery like this again,” says Calleija. “It takes decades of research to discover the right environment that actually possesses diamonds, and it takes years of investigation to ensure the diamond mine will be prepared for recovery.”   The London Magazine 21

JEWELLERY

When Argyle Pink Diamonds were first discovered, no one knew why or how their brilliant colour was created, but over the years, geologists have discovered what makes them saturated with so much pink. “The colour of pink diamonds is a unique combination of extraordinary pressure and heat beneath the earth’s surface, completely unique to the Argyle Mine,” says Calleija. It’s being in the presence of such rare natural history and their rarity which give them their undeniable allure. Calleija Jewellers founder and designer, John Calleija remembers: “I was so besotted with my first Argyle pink diamond when I saw her decades ago. She was a 1ct pink pear shape in a beautiful colour. I purchased it immediately and made it into a ring for myself.”   Francis Graff, chief executive officer at Graff, is equally taken with pink diamonds’ allure. “There is no other gemstone that draws you in. They are absolutely captivating, the epitome of femininity and romance, and their rarity only adds to their uniqueness.” Graff’s relationship with pink diamonds can be traced back to the 1980s, when the Australian mine was first unearthed. When Laurence Graff acquired every pink diamond from the mine’s first yield at the inaugural Argyle Pink Diamonds Tender in Antwerp in 1984, he created an exquisite flower brooch incorporating the entire collection of gems (pictured above). Since then, the Graff family has been totally dedicated to showcasing the world’s most remarkable diamonds. Today, Graff has a collection including several fine pink diamond single stone rings, including a 12.02 carat Internally Flawless Fancy Vivid pear shape pink diamond.   Hirsh is another London name synonymous with Argyle pink diamonds. “Our relationship with pink 22 The London Magazine

diamonds dates back to the 1980s when my father and our founder, Anthony Hirsh, purchased some early Argyle lots before they were as popular as they are now. He wanted to share his passion for natural colour diamonds with our customers as he always understood their rarity and beauty,” says Jason Hirsh, graduate gemologist GIA at Hirsh. “We have even visited the pink diamond mines in Australia together.” Currently available at Hirsh is the Mayfair Rose necklace featuring an exquisite 3.01 carat pear shape diamond set beneath an 0.87 carat pear shape and natural pink diamond, (pictured right) POA, as well as a wildflower campion pendant featuring 18 natural pink diamonds in 18k rose gold, £9,000. The Argyle Diamond mine closure has had a huge impact on pink diamonds, increasing their value and looking to continue to do so. “It’s the end of an era and prices have reflected this because demand exceeds supply,” says Calleija. Fortunately, at Calleija’s London boutique within The Royal Arcade, the jewellers have prepared for the closure of the mine with an impressive collection including the Blythe Argyle pink diamond ring (pictured overleaf ), POA. Calleija concludes: “To be one of the final master guardians of the rarest and most beautiful gems on earth is an immense privilege.” L

MY FIRST LONDON HOME

JULIAN LLOYD WEBBER The musician talks to Jane Slade about his ‘bohemian’ childhood and why he can’t stand music in restaurants pianist John Lill came – he was like a second brother to me. We were very free as children – too much in a way. My wife [cellist Jiaxin Cheng, pictured below] and I don’t let our 10-year-old daughter cross the road to go to school on her own. When I was nine I visited every station on the Underground. It was something I wanted to do. I was badly abused on one journey. It was a horrible experience. But I have always loved the underground. I was the first busker in 2001. In 1973 we moved because Harrington Court was being redeveloped into luxury flats. We were sitting tenants. My parents weren’t wealthy. My mother would totter around the streets on her bike with her basket full of music going to pupils’ houses to give piano lessons.

My earliest memories are of Harrington Court in Harrington Road in South Kensington. My parents had two flats links together via a balcony. My grandmother lived in the smaller one and we had the larger. My bedroom doubled as the family sitting room. My bed came down from the wall. The room was just over the taxi rank. It was so noisy I couldn’t sleep. I always kept my cello in the room where I was sleeping. I didn’t want it out of my sight. It was a big flat but there was a lot of people in it. First it was my

mother and father and my older brother Andrew then later on other people came to stay. It was a very bohemian. My mother would teach pupils there.

We moved to two flats in a block in Old Brompton Road and I still live in one of them. I took over the rent at aged 21 when I started playing professionally. I was practising six hours a day and a lady below started complaining.

In the Sixties Tim Rice moved in during his collaboration with Andrew and then the concert

In the Seventies and Eighties London was the classical music capital of the world and the best

place for a young musician to be. I could walk to the Royal College of Music and the Royal Albert Hall where I loved playing. I saw my name in a book published recently about the RAH for its 150th anniversary – and saw that I had played 42 solo concerts there. Now I have been able to enjoy London differently. I’ve discovered a lovely family-owned Italian restaurant called Frantoio down the World’s End of King’s Road. Best of all it has no music. I can’t stand music in restaurants. I enjoy Tate Modern. My favourite painter is Kandinsky – who I recently discovered was a cellist. He related colours to sound. I find it difficult going to concerts. It’s what I did for so long and I miss that audience contact. But I have taken my daughter Jasmine to see my brother’s musical Cinderella. Even though I don’t play the cello any more [Lloyd Webber retired as a cellist in 2014 due to a herniated disc in his neck which reduced the power in his bowing arm] I want to stay involved with music education. When I was at the Royal College most of the students came from state schools. I was in a small minority. That has changed which is really sad. Music teaches so much. It should not be seen as a privilege. L Julian Lloyd Webber – The Singing Strad (A 70th birthday collection) CD Box Set is out now

AUTUMN

LOOKS London’s top interior designers offer inspiration for homes this season OLD AND NEW

LIGHTING AND LAMPSHADES “Lampshades are a simple way to update any scheme and bring a different texture layer, in fact, you can alter the mood of a room, just by changing the lampshade colour,” says Martin Ephson, co-founder of fabric specialist Fermoie. Joanna Wood favours pleated, gathered and painted lampshades in a

wide range of fabrics and prints. “Penny Morrison makes them out of antique saris. Guinevere Antiques is a go-to for lighting as well as for their luxury accessories; they do marbled paper lampshades.” Elsewhere, Kit Kemp’s range of lampshades seamlessly inject colour and personality into a scheme.

CRAFTMANSHIP

For interior designer Max Rollitt, interiors must be about the craftmanship. “People want to find interesting, beautiful and well-made pieces that have a story. This has come hand in hand with a renewed interest in artisan craftsmanship as seen in Cox London. Antique pieces mix well together with contemporary craft such as those championed by companies like The New Craftsmen – both

Mixing antiques with a contemporary style has long been a popular trend, but more and more, homeowners are looking to source their furnishings secondhand. “The Noughties brought a period of interior cleansing with Minimalism, but now we are learning to bring real life back into our homes by layering up with things of character,” explains Christopher Howe, the antiques dealer and furniture designer. “The Pimlico Road is a great place to start your search, to hunt out antique treasures and visit other like-minded shops.” Interior designer Laura Hammett advises mixing periods and styles in one room and not to go overboard. “We find that clients love the look of antiques but not the function, so we tend to keep them to accent tables, mirrors and lighting that has been rewired. There are no specific rules about the use of antiques, but, when used sporadically, it’s important to balance.”

exemplify the value of handmade and offer a sustainable and longer-lasting alternative to mass produced furnishings.”

POWER OF PINK

Try pink as a warmer and more interesting alternative to a neutral tone this autumn. “Pink is one of my preferred alternatives to beige or taupe. I think we’ll be seeing a lot more of it,” says interior designer Natalia Miyar. “There is something very comforting about it and the warm tones feel especially cosy on a chilly autumn day. In a recent project I paired pink and navy on a patterned headboard using a Pierre Frey fabric which looked striking. You can also mix different shades of pink and layer within one space – baby pink dining room chairs with more vibrant pink lampshades, or a cerise bed frame with peach linens.”

REUSE AND REUPHOLSTER

SEASON TRENDS

BOOTILIT Y ROOM

For Henriette Von Stockhausen of VSP Interiors, antique fabrics go a long way. “Sustainability is key and antiques will always be in fashion, so I love using antique fabrics as much as possible and believe that we will see more of that going forward, for example, traditionally made sofas by British artisans using oldschool methods and upholstered with sustainable materials.” Laura Hammett agrees: “Restoration (when not overdone!) and reupholstery can bring any piece of furniture back to life and create a new style whilst adding a contemporary twist.”

LAYERING FABRICS

Autumn and winter are all about layering: your home needs extra rugs, throws and patterns. “Textiles like wool, leather and fur are a go-to for the winter cabin

It’s vital that a bootility room is stylish and smart. “Why not give your utility room a double function? Bespoke cabinetry will help to build a room that is both a utility room and a boot room, a space with everything you need for laundry, storage for coats and boots and concealed storage behind tall cabintry, creating a seamless transition in a shared space.” Tom Howley, Howley Design

look. Kilims and prints of rural scenes are where you accomplish warmth and cosiness through pattern,” says Martin Waller, founder of Andrew Martin. “Don’t be afraid to combine different patterns. Mix classic designs such as stripes or florals with exotic styles. Avoid making the space look too busy by choosing patterns and colours that complement each other.” Elsewhere, natural textures add tactile comfort to any interior for designer Katherine Pooley. “I am finding textured timbers, open weave linens, cashmeres, wools, marble and porcelain sculptural pieces create a perfect balance. I am also drawn to intricate embroidery on curtain edges, soft fringing and braiding on cushions and delicate hand stitching to bedding and throws.”

Always the champion of dramatic wallpaper, Martin Waller has noticed an increasing interest in eccentric designs. “Frankly, anything goes from geometrics and trompe l’oeil, floral and animal, modern or contemporary, and life size art murals are also proving popular. There are also different techniques to consider and there has been an explosion in digital printing which has changed the game, allowing experimentation and emerging new designers.” Wallpapers inspired by tapestries are also making their way into the London home. “We’ve just restored a Kensington townhouse

KITCHEN STYLE

BATHROOM

In the kitchen, trends for autumn are gravitating towards mineral colours with warm metallic accents, finds Natasha Wegrzyn from Poggenpohl. “These colour tones are often complimented with striking veined stone worktops.” As the days get shorter, Irene Gunter from Gunter and Co is reassessing lighting in the kitchen. “We’ve taken lighting detailing to a new level, not only adding discrete LEDs above the worktop but also inside glazed cabinetry, below the island and in display niches around the dining area – it’s a great way of adding ambience when the sun’s down at 4pm and you need something to cheer you up.” Cara Ewart at Kitesgrove finds the materials used for fixed joinery elements can really help to enhance the look and feel of a space during this time of year. “For example, an open grain timber kitchen door front or a veneer with movement will ensure there is visual

Designers at Fired Earth report that the wetroom-style bathroom trend continues, with tiles on walls and floor creating a seamless effect. This can be a good trick to make a small bathroom look bigger too, since using the same palette throughout the room will automatically draw the eye around it, making a compact bathroom appear larger. Geometric tiles and eyecatching finishes are an on-going trend in the bathroom too. In the colder months, “opting for a high gloss finish which has impactful reflective qualities works really well when introduced within a bathroom which typically has less natural light” says Cara Ewart at Kitesgrove.

SUMPTUOUS RUGS

This autumn is all about the revival of dark and sumptuous tones in rugs. “It’s about using deep saturated colours that create a warming and cocooning effect,” explains Sara Cosgrove of Sara Cosgrove Studio. “We are currently working on a rug collection with Chelsea-based Jennifer Manners which we feel

“A few of the key trends and themes that I believe will be around this autumn include the use of colour where it wasn’t used before,” says Katharine Pooley. “This year’s Pantone colour is an illuminating shade of yellow and I have been using a deep shade of this to inject brightness into many of my London townhouse projects, specifically in bedrooms. greens as small eye-catching accents in otherwise neutral spaces.” Rachel Chudley is also exploring colour: “With each project we learn so much more about surprising colour combinations. Colour should be alive and not flat and be able to recreate the effect of the beautiful colours and light found in nature. We are launching the Rachel Chudley Colour Studio where we will use colour like artists with a technique of fine art pigment layering to give special depth to your painted interiors.”

LIVING ROOMS

When it comes to living rooms, sofa comfort is key. “We discovered the most perfect sofa by Sedilia called Sennen, based in Clapham, who have designed the impossible by creating a curved sofa which takes the definition of concept to another level,” says Irene Gunter at Gunter & Co. “In terms of lighting, the team at Atrium recently launched the Flos ‘Light Shadow’ – a stunning miniature downlight which is a sure way of adding that cosy feel to any living space, important in autumn.”

FLUTED FINISHES

“Reeded joinery, stone and glass is most definitely having a moment,” says Cherie Lee at Cherie Lee Interiors. “The texture from the reeded detail adds another dimension to surfaces from kitchen islands to bathroom vanities. In addition, the desire for texture and interest in bespoke joinery has seen the trend for decorative

inserts continuing. We have specified decorative metal grilles, cane, fabric and fluted glass in joinery fronts.”

WORK FROM HOME

“I don’t think there ever been a time when so much attention has been focused on home life,” says Staffan Tollgard of Tollgard Design Group. “Our clients are seeing the fulfilment of a more balanced lifestyle where work and home are more blended spaces. We are working on residential projects where we are designing work into the fabric of the building – not relegating it to the top attic bedroom or the basement where studies have often been sidelined.”

SHOPPING LOCALLY

Louise Bradley, who celebrates 30 years in interior design this year, notes: “The pandemic has made us appreciate more what’s available to us locally, and so rediscover British manufacturers and artisans, and increase our support for them and their time-honoured skills. Consumers are increasingly aware of the impact of their purchases, turning to products that are made to last. I believe that there’ll be a return to seeing pieces as family heirlooms, passed down through generations.” L

INVEST in the BEST Invest your property wisely and bring in a fabulous annual return using the expertise of the Buy To Let Hunter team

T

he Buy To Let Hunter team seeks out properties for clients with money to invest in real estate but without the time or experience to confidently make the big decisions. The team carefully search in dormitory suburbs for the perfect accommodation to purchase for each client, one which they know will then slot in to the serviced accommodation market – these properties will gradually increase in value over time and bring in a fabulous annual return in the short term. It’s this combination that creates the ideal investment model – best of all, the team takes all the responsibility for the search, redecorating, furnishing and management of the property out of your hands, so you can enjoy the surety of investing in bricks and mortar, confident that someone else will take care of everything else. The team caught up with a new client, Neil Dickins, to show him around his new property. Within three weeks of the house purchase, BTLH had done all external work identified by the survey as needing attention and internal beautification to bring it up to spec before the first guests arrived.

TELL US A LITTLE ABOUT YOURSELF? “I founded Intellectual Capital Resources (IC Resources) 22 years ago to focus on ‘deep tech’ recruitment. I make very high risk, seed stage investments in tech companies, and wanted an investment to balance my portfolio. Like all assets, property values fluctuate but the likely downside compared to stocks is lower.”

WHY DID YOU CHOOSE BTLH?

“For me the most critical word in seeking success is ‘niche’. I loved the niche, under-represented ‘midterm let’ idea and believe that BTLH has the focus and attention to make this successful. The other reason, of course, is that the ROI makes sense. My experience with the team has been excellent from the outset. I’m 100 per cent confident that the outstanding service levels will continue.” Call BTLH to help you find the perfect property on 020 7550 9396 or email hello@buytolethunter.com

THE LONG AND SHORT OF IT Tall townhouses, dark basements, awkward corners – London homes aren’t always easy to live with. But there’s an interiors solution for everything, writes Alexandra Goss

ondon homes can be found in all shapes and sizes, from handsome Georgian terraces to Victorian mansion blocks. Yet these period homes come with their own problems. “There are tall, thin townhouses, low-built mews, and a huge variety of flats, including north-facing ones and basement homes that hardly get any light,” acknowledges Marc Goldberg, head of sales at Marsh & Parsons. “Yet there are clever interiors solutions for them all,” he says. “You would be surprised by how many things can be solved by a redesign, clever lighting or simply choosing the right furniture.”

KITCHENS

The kitchen is the heart of the home, so consider this first. If the room is small, Charlie Smallbone, founder of Ledbury Studio, advises having a layout with tall

cabinets with a fridge-freezer at one end, a dropped-down worktop with cupboard above it at the other, and the sink, the hob and a run of worktop in between. “In a galley kitchen, always have at least a metre between the runs of cabinetry on either side of the walkway,” Smallbone adds. “Dedicate one wall to tall cupboards with just base cabinets on the other – this opens up the space, making it feel less cramped, and you can add an open shelf or hanging rail above the work surfaces for extra storage that also looks good.” Cabinetry can be built all the way to the tall ceilings in Victorian properties, creating masses of storage, while bespoke solutions can convert awkward corners into usable spaces, says Will Lyne, master designer and co-owner of Christopher Peters Kitchens and Interiors. Lyne encourages clients to opt for as The London Magazine 37

many drawers and internal sliding trays as possible. “These ensure every square inch of storage space is being used efficiently and that you can find everything easily,” he explains. “Pocket doors are also great in a small kitchen and don’t take up valuable floor space.”

FURNITURE

In many London apartments kitchens are part of an open-plan area so the furniture needs to blend in with the living and dining spaces. This can be a daunting prospect, which is why many retailers now offer interior design help. Neptune’s home design service costs £300 for the first room and £200 for each additional room, although this is deducted from the total when you spend £5,000 per room; the firm’s freestanding furniture, such as its Ardingly cabinet (£1,725) or Carter bookcase (£1,460), can merge the kitchen seamlessly with the rest of the space. Soho Home offers a design service, too, costing from £300 per room. “A small, compact armchair in a rich colour works well to open and brighten up an awkward corner, with a patterned cushion to add interest,” says Candy Murray, the firm’s 38 The London Magazine

interior design manager. “Meanwhile, a floor lamp with a linen shade – such as our Amara Floor Lamp (£625) – gives off a glowing light, creating a cosy corner.”

LIGHTING

Lighting is also one of the best ways to create warmth in a home with tall ceilings. Sabrina Fiorina, design associate at John Cullen Lighting, says: “While tall ceilings add space and volume, rooms can lose their intimacy so think about using a pendant at mid height to create a central focus and a sense that the ceiling is lower.” Fiorina adds that uplights will show off the architectural details in a vaulted or pitched ceiling, while using them to light doorways, shutter boxes and

window reveals will provide a soft glow. What is more, lighting can really help poky places feel a lot bigger. “Glass shades are a wonderfully elegant and simple solution for bathing an interior with light and creating the illusion of more space,” says Lee Lovett, co-founder of the Soho Lighting Company. For those narrow hallways, downlights can be directed to reflect off the walls to make the space appear a lot larger, while reflective surfaces also work wonders to fool the naked eye. Laura Hammett, founder of the eponymous, London-based interiors firm, says: “Large mirrors can bring a narrow entrance to life, while glossed console tables work to add extra shine.” 40 The London Magazine

BATHROOMS

Clever lighting, glass panels and mirrors help to make compact bathrooms look and feel bigger, according to Yousef Mansuri, director of design at C.P. Hart. “Opting for the same tone of tiles throughout the scheme will also give the space continuity and make it look larger,” he adds. If possible, opt for wall-hung basins and WCs as they instantly give the illusion of more space as you see more of the floor, advises Louise

Ashdown, head of design at West One Bathrooms. While she adds that pale and neutral colours will reflect light and give a sense of calm, she says bold wallpaper is perfect for a downstairs cloakroom. Indeed, you shouldn’t be afraid of colour in a small or dimly-lit home, says Mike Fisher, founder and creative director of Studio Indigo. “Painting a dark north-facing wall lighter won’t necessarily make it brighter,” he explains. “Rather, use it as an opportunity to use strong colour and pattern to create more characterful spaces.” L

“We wanted to keep the raw architectural design of the building, a former Victorian office block, to preserve its history. Every element of The Mandrake has been mindfully considered, especially around its location. Nestled between Marylebone and Bloomsbury – there is no shortage of eclectic buzz. We wanted to emphasise the bohemian past of the area and modern, metropolitan charm by creating layers of lustrous velvet, metallic clustered tables, carefree botanical-embellished textures – giving the hotel freedom to feel relaxed. “Since a young age I have been inspired by my mother who taught me about antiques and how to source inspirational finds. Every room within The Mandrake was carefully curated with one-off pieces from flea markets and antique shops. Being hugely inspired by the location of the project, we made the most of local artisans who added a mix of glamour, eclecticism and wild energy to the space. The room

I adore the most is the Mandrake Suite, a harmony of two cities colliding with indulgent Parisian jewel-toned velvets, gilded mirrors reflecting light around the space, a commanding marble bathroom, complete with a bespoke roll top bath – balanced with the cool London city vibe of earthy-toned draped curtains, wing chairs and classical Victorian proportions. “We worked with several British brands including Pooky Lighting whose lamps helped to create the soft, ambient lighting throughout the hotel. We also worked with Naturalmat, whose mattresses are 100 per cent natural. “When we designed The Mandrake we wanted every experience to be memorable and indulgent. In your own home, create a hotel-inspired space with small touches of luxury by putting fluffy towels in your bathroom, and make time to declutter. Also, add personality. Build a collection of accessory pieces: candles, coffee table books, and sumptuous cushions.” themandrake.com

CLASSICAL LONDON Steven Collins, owner, Henry’s Townhouse, W1

“We knew we were purchasing a Grade 1 listed building, however Russell Sage Studio then discovered a historical link to Henry Austen, Jane Austen’s brother who lived at the address for some years. This then created the perfect Regency narrative for the interior design at Henry’s Townhouse. We have created an exclusive use property that incorporates everything that one expects from a luxury boutique hotel combined with a beautifully thoughtout Regency interiors scheme. “Many hotels can feel formulaic without a real identity. Creating a narrative through the history of Jane Austen has certainly helped us create something different and very special. The property is situated on Upper Berkeley Street and is one of many historic Georgian Regency listed houses. It was extremely run down and altered so it felt only right to restore it back to its former glory adding the usual high end modern amenities that one expects in a 44 The London Magazine

luxury hotel. For the interiors, we used a vast collection of both modern and antique fabrics as well as antiques collected from all over the UK and Europe. “The house has over 100 different fabrics across the soft furnishings and upholstery, including material from Designer’s Guild, Soane Britain, Ian Mankin and Dedar Milan. The vast choice of paints came from Farrow & Ball and Little Greene. We used Jamb and Vaughan Designs blended with antique finds across the lighting. The Design Centre was a huge resource for us during the project as so much can be found in one place. Many of our fabrics across a large range of brands, and flooring is from Artisans of Devizes. “When incorporating hotel style interiors at home, quality mod cons can be subtly hidden within the design to soften and add a homely feel. Invest in the best mattress and bed linen you can afford. Build in as much hidden storage as you can to ensure rooms don’t feel cluttered.” henrystownhouse.co.uk

INDUSTRIAL CHIC Tara Bernerd, interior designer, The Hari, SW1

“The concept for The Hari was industrial meets high-end luxury, ensuring that the hotel responded to its location in Belgravia and its demographic. Belgravia is home to some of London’s most expensive residences, with The Hari located on a quiet, leafy corner of the neighbourhood’s upscale Chesham Place. Moving away from the traditional associations of the area, we wanted to create something that was a little edgier, while giving guests a feeling of their own home with a slight loft-like, laidback attitude. The result is a hotel that strikes the perfect balance between edgy industrial design and ultra-smart Belgravia with a warm and intimate atmosphere. “Furniture and lighting were selected from international design brands such as Lee Broom, B&B Italia, Santa & Cole, Koleksiyon, Rud Rasmussen and Skulpturfabriken. In the lobby, we also incorporated designs from Sergio Rodrigues and David Linley, with the 46 The London Magazine

addition of a bespoke teal blue velvet sofa designed by us. Every good hotel bedroom must have a considered layout, with layered fabrics to create a textured, luxury feel, Art to elevate the space and accessories to add that final layer that creates attitude and impact. In your own home, invest in goodquality elements, such as wood flooring, stone or marble for bathrooms and kitchens to get the effect. “Great lighting is also vital for creating a comforting but aspirational ambience. Avoid formulas and be true to the space, the location and you. I prefer informal luxury to chintzy glamour – it’s about being original yet ultimately timeless. I like a little edge to my aesthetic, which comes from using sophisticated finishes. I’ve always believed that there are two types of luxury in London – one is the Grand Dame-style like Claridges. The other is a more subdued luxury – it’s effortlessly chic. Ultimately it’s about workmanship, craftsmanship and materiality.” L thehari.com

A

s we look for ways to be more environmentally friendly in daily life, there is a growing desire to incorporate sustainable ideas within our interiors. Designers are innovatively showing how exquisite pieces can combine ethics with style. The bedroom provides ample spaces for sustainability. Mark Tremlett, the founder of Naturalmat, explains: “The realities of the climate and ecological crisis are becoming clearer than ever and so for consumers, sustainability is becoming more and more important in both the way they lead their lives and the companies they buy from. At Naturalmat, all of our raw materials come from natural, renewable sources and our organic wool is sourced direct from farmers on our doorstop in Devon. Our beds, mattresses and bedding are handmade right here in Topsham and we believe this combination of natural materials and skilled, local manufacturing not only creates a far superior end product, but is the responsible way to run a business in the 21st century.” (naturalmat.co.uk) Family-run Hypnos was the first carbon neutral bed maker, and works with Red Tractor sourcing traceable 100 per cent British wool. “There’s no chemical-based foam or memory foam in our beds, as these are not only unsustainable, but can produce harmful off-gasses,” says James Keen, chief executive and sustainability advocate at Hypnos (hypnosbeds.com). Comfortable bed linen is also worth the investment. Sirimiri, was born from an urgent realisation from founders Lauren Wood and Lucy Pickavance, for ethical manufacturing. “Bed linen that is made from organic cotton or micromodal is the easiest way to make your bedroom more sustainable,” says Wood. Regular cotton starts life with genetically modified seeds, uses the same soil over again and requires more pesticides over time, as they continue to grow, whereas organic cotton reduces water wastage, rotates soil, and uses 100 per cent seeds, meaning it is safer for skin. With the use of virgin natural materials, the luxurious linens are made from the inner pulp of trees from sustainably managed European forests. “The pulp is processed into a yarn in accordance with strict environmental standards, it is chlorine-free and any solvents that are used in the making of the fibres are 90 per cent recovered and reused,” says Pickavance from Sirimiri (sirimiri.co.uk). “This is a new fabric that is becoming hugely popular

in the fashion industry – not only for its environmental accreditations but for its soft and silky feel.” When it comes to furniture, some types of woods are more sustainable than others. The Fred Rigby Studio’s debut furniture collection, ‘The Everyday Collection’ is made using locally sourced FSC-certified solid oak, that will only become more beautiful over time. “Our work is concept driven and our designs are imbued with natural symbolism, taking inspiration from organic forms and earthy materials of the Dorset countryside, where I grew up,” reflects Rigby. The process of thought is extended to how items are shipped and packed, they even plant a tree for every piece sold ( fredrigbystudio.com). Whether using teak, pine, or other hardwoods, the FSC hallmark is a

guaranteed way to know wood has been sustainably sourced. The FSC is especially important when it comes to tropical woods such as teak from Indonesia, due to ethics of communities and land. Flooring is another way to merge sustainable ideas through wood, considering health benefits provided by materials such as allergies and its longevity. “This is certainly true with engineered wood flooring, which brings nature indoors and when sourced from a sustainable supplier is a green option that is kinder to the planet,” comments Peter Keane, director of The Natural Wood Floor Company (naturalwoodfloor.co.uk) which sources all its own wood and has a zero per cent waste policy. At Neptune, kitchens are designed to last a lifetime “meaning you don’t need to think about replacing units or redesigning the space for several years,” comments Lucy Robinson, kitchen designer at Neptune Wimbledon (neptune.com). “We strongly believe that updating and renewing your kitchen with a splash of paint or a new piece of furniture is much more sustainable and resourceful, you can recreate and transform your kitchen.” Update the look with sustainble tableware. Lind DNA (linddna.com) offers reversible leather table mats that can instantly match surroundings. Their designs are OEKOTEX certified, using recycled vegetabletanned core leather, from the fashion and furniture industry. L The London Magazine 49

he Avenue Pre-Prep & Nursery School in Highgate, North London has a motto engraved on its gates: “Anima mea Cantabit.” This translates: “My soul will sing.” Principal Mary Fysh founded the school in 1977 in her own home –to educate her two young children, and a handful of others – with the belief that “if a child is made to feel inwardly secure, safe and happy in a friendly, nurturing, stable school environment, a love of learning will follow”. And so it has proved. The school – “a home from home, where children are listened to, encouraged and made to feel they matter” – has now expanded to a larger site nearby, and is thriving, despite the ravages of Covid. Reports show that early-years-aged children have experienced serious setbacks to speech and language development, social skills and overall confidence as a result of lockdowns, school closures and confusing social distancing. The provision of nurturing environments for little learners to find their feet is, thus, more important than ever now. In the first lockdown, for months, busy working parents were left struggling to play the role of teacher. Mercifully, nurseries stayed open in the most recent lockdown, and Fysh says she feels confident that “with teachers and parents working together and doing their best to support them, children of this age – who are usually very resilient – will emerge unscathed.” Devonshire House, and its Oak Tree nursery, in nearby Hampstead, is proud of its “whole-school

We take time to teach and encourage all of these,” says head of admissions Helen Ridard. “This is how self-esteem and confidence are built, and with these comes generosity of spirit and fulfilment.” Kensington-based prep school Hawkesdown House, and its Walnut Tree nursery, takes children aged two to 11 and puts pastoral care at the heart of school life. “can-do approach to learning, which enables enquiring minds to reach great heights”. She believes: “More than ever, children today need to be creative, resilient and adaptable, and the key to making them strong in these areas is having it as a focus in the early years.” Outside of London, Elstree, a co-ed prep and pre-prep in Berkshire, takes a similar approach, also harnessing the power of the nature that surrounds its countryside location to bring out the best in young learners. “We want our pre-prep children to learn without realising they are doing so. We aim for them to be interested in the world around them, asking questions and being fascinated to discover more,” says Alice Bond, head of early years. “We are fortunate to be surrounded by 150 acres of land. We have our own gardens to tend, ponds to dip in, woodland to explore, chickens to feed and an abundance of wildlife to observe and understand. We use these as a centre point for the children’s learning and have found our little learners naturally want to enquire and to problem-solve. All these skills help equip them for the remainder of their educational journey ahead.” Whether the environment is rural or urban, co-ed or single-sex, the message that comes through loud and clear, when it comes to these precious early years is that, in the words of Mary Fysh, “happiness is the cornerstone to learning – happy children learn and consequently thrive on the success this brings.” avenuepreprep.co.uk; devonshirehouseschool.co.uk; hawkesdown.co.uk; elstreeschool.org.uk

DIGITAL FUTURES

Artificial Intelligence won’t replace teachers, but it should be part of our schools, writes Tom Rogerson, headmaster at Cottesmore School

C

limbing trees and rolling down hills is more important than being on a screen; let’s start with that. However, when it comes to engagement in the classroom we need to be aware of the effect that gaming, online video streaming and social media is having on younger and younger pupils. These things are not ‘going away’ and neither are they all bad. At Cottesmore we decided five years ago that we were going to embrace technology but only if it helped us achieve more face-to-face time between adults and pupils. If the application did not actively allow us to increase human connection it did not have a place in our strategy. Bridging the gap between technology and tradition is a balance that schools, adults and parents alike, recognise the need to achieve, understand and harness, now more than ever. Over the past 18 months, the adoption of learning technologies has accelerated, and this new world of online learning has revealed both its joys and pitfalls. The role that technology has played in our children’s lives during the Covid lockdowns was, unbeknown to us, going to intensify to levels we would initially have struggled to contemplate. A new era has been born – cautious application was not possible but now we can take stock and make sure that we keep the best of it and tinker with its less than desirable aspects. The value of children being allowed to be children and not to be consumed by mobile phones and ‘screen time’ is paramount. They should be outside with nature, climbing trees, exploring and starting adventures, but the question is how should the balance between a traditional childhood and new, invasive and sometimes addictive technologies be achieved? Cottesmore children enjoy time at school without a mobile phone but with access to the latest technologies during their timetable. This is where the concept of Artificial Intelligence (AI) lead platforms in education 58

The London Guide to Schools | Autumn/Winter 2021

is a very real and valid proposition. This technology enables children and their teachers to maximise the immense positives that AI can bring to this new hybrid form of learning. Professional AI platforms, such as edtech developers CENTURY Tech, are key to finding this educational and societal balance. Acknowledging the inevitable digital shift in learning techniques is so much more than just a trend, it is our children’s future and with this focus firmly in mind Cottesmore has embraced AI in education. We recently announced a new ‘digital patron’, CENTURY Tech founder and CEO Priya Lakhani OBE; the marriage of Cottesmore and CENTURY brings these two seemingly disparate worlds together and gives Cottesmore’s practitioners a clear vision and pupils access to intelligent tools that help them succeed. CENTURY provides Cottesmore children with a platform that continues to support traditional pedagogical techniques whilst offering its smart learning functionality providing teachers with an insight into learning patterns, interaction, behaviours and the pupils’ personalised learning journeys. AI won’t replace teachers and nor should it, but it should absolutely be part of the educational sphere. We must harness the positives that technology can offer, let it enhance learning, allow both ideas to exist in harmony. Children can achieve the right balance of both and it’s our job to help them do exactly that. cottesmoreschool.com

interview at one of the top London schools such as Westminster or City of London for Boys, or a prestigious boarding school such as Eton or Harrow. “We want to make it as familiar as possible for them,” says Alex Wulffen-Thomas, the headmaster at St Philip’s. “We don’t know what they will be asked – it could be a question about a poem or their hobbies. There’s no list of questions that you are given in advance. What we can do is to prepare them for how they might feel and how to put the best version of themselves forward.” To prepare boys, St Philip’s will start by bringing in people from outside to conduct practice interviews. The headmaster will also speak to the boys, making the process as comfortable as possible by setting the scene. “If they are going for interview at Harrow, I will show them a picture of the headmaster and tell them that he likes chemistry and that he’s really nice. Or at Eton, we might look at recent speakers at the school, so if someone has talked about astronomy and the boy is interested in astronomy then he has something to talk about – if it comes up it comes up, if it doesn’t it doesn’t.” Being your best at interview isn’t about following a pattern or being what you think the school wants you to be. “We tell them to look a person in the eye, try to relax, smile but we don’t drill them. I want them to be natural and confident,” says Wufflen-Thomas.

SCHOLARSHIP TIPS: EMMA BERENS KNOWLEDGE NECTAR TUTOR

• Any very able student could win a scholarship into year 9 if they are prepared to work consistently in every subject. One or two disappointing school exam results in Year 5 or 6 certainly doesn’t mean a student lacks potential. There is still time to acquire the skills and knowledge for 13+ or scholarship exams. • The scholarship exams usually take place in early May and unlike 11+ students may sit papers in History, Geography, Science, RE, French, Greek and Latin, in addition to Maths and English. • As well as the Common Academic Scholarship exams syllabus, students should practise past papers for their chosen school. 13+ papers are set at Level 1, 2 or 3. • Practise speaking and reading aloud in French, or another foreign language. • Read well-written books of different genres. • There is no right or wrong answer to most questions. In a Westminster School English interview, a scholarship student was once shown a photograph of a top USA university campus and asked if he thought it had been staged. A good answer will have a clear, concise explanation or opinion. It can be impressive to explain different perspectives or sides of an argument, in answer to an open question. • Never be frightened to ensure you understand the question, so that the answer can be relevant and clear. Emma Berens is a former head of department and an experienced tutor at Knowledgenectar.co.uk

The London Guide to Schools | Autumn/Winter 2021

Most of all it’s important that the child isn’t frozen with fear. “It’s just a chat,” says Wulffen-Thomas. “This chat will be about who you are, what you like to do, why you like the school and then you’ll have questions.” He adds that this practice will be invaluble for the rest of your life, from university applications to future job interviews. “The object is not to present a polished diamond, but someone who can make easy confident chat – with some charm,” he says. Boys who are at ease and feel good about themselves are more likely to embrace the challenges of a boarding environment. Strongly academic schools such as Westminster and St Paul’s will assess verbal comprehension, such as a critique of an object or a picture. “They will change it up,” says Wufflen-Thomas. “It can be a newspaper article where you are asked about the debate or the angle the writer is taking. Often it’s a poem where you are asked about the theme, the meaning of a particular word. It can be a picture – it doesn’t have to be a Van Gogh, it can be a railway scene.” St Philip’s success at gaining places to top schools is no coincidence. The combination of preparing each boy well and the school’s own knowledge about leavers’ destinations puts St Philip’s on a strong footing. “I take my time to find out what schools may want and what the structure is likely to be,” says Wufflen-Thomas. “There’s a method to making boys think they’re ready, but it’s not a scientific process.” stpschool.co.uk

FROM BOYS TO MEN

Joe Silvester, headmaster at Wetherby Senior, writes about working with the charity Beyond Equality and offering a Great Men Lecture series to boost self-awareness in pupils LIFE LESSONS BOYS AT WETHERBY SENIOR ARE ENCOURAGED TO DEVELOP EMOTIONAL RESILIENCE AND EMPATHY TO FACE UP TO MODERN LIFE

T

he challenges of the modern world continue to increase for all young people and at Wetherby Senior we are focussed on helping our pupils develop the tools to overcome these challenges. Our objective is for boys to leave Wetherby Senior as self-aware young men who are compassionate and thoughtful, with a keen understanding of the communities in which they live and work. The overriding aim of Wetherby Senior School is to provide a well-rounded education that prepares our pupils to face the challenges of modern life, with a strong focus on responsibility, compassion towards others, and service to the communities in which they will live and work. We support them to grow into emotionally resilient, self-aware and empathetic human beings. The staff are committed to working with and supporting the young men in our community;

outstanding pastoral care is at the heart of all that we do. PSHE lessons are led by form tutors to ensure a comfortable and familiar environment when discussing sensitive and potentially challenging topics, giving the boys open and non-judgemental fora in which to explore the issues facing them as they grow up in a complex and challenging world. Integral to our PSHE programme is the partnership we’ve developed with Beyond Equality (formerly The Good Lad Initiative) – an organisation that challenges gender stereotypes and preconceptions amongst young people. Pupils take part in bespoke, age-appropriate workshops, tailored to the needs of their year group. As they progress through the school, these workshops build on the important themes and issues covered each year with our school’s values incorporated into the work done by the team at Beyond Equality. Whilst the boys’ academic success at school is of great importance to enable our pupils to move on to the next stage in their education, at home or overseas, the vision of the school is to empower them with the skills to ensure they continue to thrive once they move into the more open academic world of university. Beyond Equality is a charity which aims to disrupt harmful norms, working with boys and men towards gender equality, creating healthier relationships and rethinking masculinity. In bespoke, age-appropriate workshops with school children, boys are encouraged to talk about masculinity and gender stereotypes, pressures to ‘fit in’, emotional wellbeing, sexuality, sex, sexism and consent, violence, objectification and body image. EMPOWERING young women

Building confidence and leadership skills in girls’ schools has never been more important, writes Charlotte Methven

M

ore House School in central London prides itself on providing a “nurturing environment that is high in challenge, but low in stress”. Never has this approach mattered more. Young women today seem to face more pressures than ever (as evidenced by top female athletes like gymnast Simone Biles and tennis star Naomi Osaka pulling out of events, citing mental health). Even Godolphin and Latymer – which sits at the top of the league table – places as much emphasis on developing “soft skills” as it does on academic excellence. The skills in question include “leadership, creativity, innovation, flexibility, self-belief, problemsolving, resilience and purposeful collaboration”. The school recently launched a programme to help students develop the tools to become “compassionate leaders and positive change-makers”, primed to succeed in a 21st-century workplace, with a “trickle-down effect”, whereby older students inspire younger ones. Head Dr Frances Ramsey explains: “We believe the school should give them the skills and learning opportunities to equip them to work collaboratively with others.” Antonia Beary, headmistress of Mayfield School, a leading Catholic boarding and day school in Sussex, sums up why single-sex brings out the best in girls. “Girls today are growing up in a world where everyone seems, via their social media pages, to look ‘perfect’

and live a ‘perfect’ life. A single-sex education offers an antidote to this cult of selfies. When you play sport or perform on stage, you become less self-conscious about your appearance and more realistic about how people really look.” She adds: “As a rule, boys cope with making mistakes in front of girls more easily than girls cope with making mistakes in front of boys. Fear of failure holds girls back: they are more likely to take risks and express opinions in a single-sex school, and in so doing, they grow in confidence and resilience.”

SCHOOLS

Girls’ schools boast many alumnae who are effusive about how their education helped them build the self-belief to lead and succeed. St Catherine’s School Bramley – a popular choice for weekly boarders from London – is one such place. A recent leaver, now studying at Cambridge, reflects: “I am immensely grateful to St Cat’s for allowing my confidence and drive to grow, without which I don’t think I would have got so much out of my time at uni. In a recent conversation with school friends, we all agreed the St Cat’s attitude sticks with you long after leaving and has proven invaluable over the last year of online learning.” A current parent adds: “Girls have an empowered sense of being, but without arrogance, and are so supportive of each other. This helps creates an environment where everyone gives everything a go.” Boarding schools outside of London such as Roedean and Cheltenham Ladies’ College have used International Women’s Day as an opportunity to reflect on what matters most today when it comes to educating young women. At Roedean this has led to a “holistic” ethos, with an emphasis on mindfulness and helping others, with a working farm on-site (allowing girls to tend to animals between lessons) and strong links to a homeless charity in Brighton. At Cheltenham Ladies’, the focus is very much on helping girls develop the self-assurance required for independent thought. Says a school spokesperson: “Ultimately, if we can teach each girl the value of developing and living by her own definition of success, then our next generation of women will be equipped with the resilience to

21 CENTURY BOARDING st

What does modern boarding offer? We talk to Caty Jaques deputy head at Hurst College and deputy head at Repton James Wilton

T

he boarding school stereotype of cold corridors and draughty dorms deserves to be laid to rest. Warm, welcoming ‘home from home’ environments are part of modern boarding – and so much more has changed. Two deputy head teachers of boarding schools answer the question: why board? What edge does boarding have over day school? JW: “The world of work will require many soft skills such as compromise, clarity of communication, clarity of relationships, reconciliation of differences, resilience. Employers say that currently only 42 per cent of applicants have these skills to a sufficient level. At day schools, where you have classroom interaction and short break times, there is some opportunity to communicate but not that much. However, if you are living 24/7 alongside people you are going to have to get good at that sort of thing. This is the power of going to a good modern boarding school. It’s an opportunity to develop young people’s characters, offering extraordinary opportunities. That’s the best reason to do it.” CJ: “The big one here is independence. Students learn to manage their own time, belongings, laundry etc. Whilst there is plenty of help and support on hand, it potentially equips them better for adulthood. They also learn to live with people that they wouldn’t naturally bond with – this is a skill that will serve them well in later life.” How do you ensure children are happy? JW: “Boarding school is now absolutely aiming to create something like a ‘home’. They should be secure, happy bases to be in. We use the best, cutting edge pastoral thinking and tools to create safe, positive spaces for children. Firstly we use effective social tracking – we engage pupils in a very clever system

based on wellbeing questionnaires. A programme devised by expert pastoral advisers will analyse these. Secondly, we have a wellbeing manager and centralised pool of observers about how the school is working. It’s modern managed pastoral care and it works superbly. Even during lockdown the pupils felt the schools was looking after them. Repton won an award for best response to remote learning in lockdown.” CJ: “The days of ignoring homesickness are long gone, students have so many people around to support them and the Hurst philosophy of keeping busy tends to help. However, the whole of the pastoral team, including the housemasters/mistresses, Safeguarding Team, Chaplaincy and Senior Management team are always on hand to help. If required, we also have school counsellors available to help pupils navigate challenging times.”

WORK AND PLAY ROOMS AT THE NEW GIRLS’ BOARDING HOUSE AT HURST COLLEGE ARE MODERN AND WELL EQUIPPED SPACES

What are the advantages of flexi boarding? CJ: Hurst moved away from full boarding about three years ago, as our rhythm is very much focused on those parents buying into the flexi and weekly boarding lifestyle. Parents and children who want a full-on five-day week, a match on Saturday and the right balance between home and school. Our flexi boarding is three nights a week – any three nights – and weekly boarding is five nights a week. The huge The London Guide to Schools | Autumn/Winter 2021

advantage is that they allow for modern family life and the fact that both students and parents are very busy. Boarding allows for most prep to be done at school, so that students are more likely to relax and spend time with their parents when they are at home. It will also take the burden of doing laundry off parents’ hands! What’s a modern boarding house like? CJ: Boarding houses are now cosy places, with plenty of modern comfortable furniture and appropriate kitchen and bathroom facilities. Our housemasters/ mistresses do everything they can to make them feel like home, with games, snooker, table tennis etc. What out of hours activities are offered? JW: “It’s always been true that boarding schools offers convenience on your doorstep, access to top facilities to all your passions, to allow for sport or music to flourish. (At Repton, 80 per cent of pupils represent the school at least at one sport. A third of Reptonians are engaged in Combined Cadet Force and a third play at least one instrument.) Also teachers at Repton are on site all the time.” CJ: “One of the things students value most is social time with their friends away from a busy school day – being allowed to order a pizza and relax. There are also evening drama rehearsals, and early morning gym/swim sessions available, as well as sports matches against other houses, cinema evenings and trips out organised by the housemasters/mistresses. The other huge bonus is access to staff and older students when completing prep – there is normally somebody around who is able to help.” 78

The London Guide to Schools | Autumn/Winter 2021

Does boarding help with social confidence? CJ: The combination of sport/music/drama/dance all packed into a school week offers the opportunity for students to really discover themselves and work out what makes them tick. This in turn increases their confidence and interactions with others around them – in the Hurst community and beyond. There are many opportunities to be involved with community and charity work. Above all else, nobody is beneath the radar or on the bench. Each student is an active member of the community who will be encouraged and supported to enable them to realise their potential – academic and otherwise. JW: “Everyone at the schools is involved in care. If a girl is quieter than normal in a Spanish lesson, avoiding eye contact, then a single sentence observation is sent to the pastoral team. That way we have clear detailed evidence, you can see if a pattern is emerging by recording everything. Even when it comes to engaging, ebullient, curious children. this attitude to life can be so open that it wears them out. Some responses to our questionnaires show some children are over-trusting and therefore could be at risk when they go online or when it comes to certain friendship groups. We may as a result want them to engage in more reflective pursuits, more independent and solitary activities to see how they respond – if it freaks them out then we need to do some more work with them. In traditional boarding schools there was the germ of an idea to build resilient, confident people, but the modern version is a really positive thing and something boarding school can deliver.” repton.org; hppc.co.uk

Academic EXCELLENCE

One of the country’s foremost independent girls’ schools, The Abbey School celebrates success in all forms

T

he Abbey School encourages girls from 3-18 to explore their own strengths and discover their passions through many opportunities, in and outside the classroom.

PRIMARY YEARS PROGRAMME

Since September, The Abbey School has embraced the internationally recognised and renowned Primary Years Programme (PYP) as an IB Candidate School. The Primary Years Programme is the perfect preparation for secondary school and connects to the school’s Diploma Programme in the Sixth Form, where the school ranks in the top ten in the world. The Primary Years Programme is about learning skills and how to apply knowledge. Learning does not fall into separate subject boxes, it’s about teaching analysis – a skill that crosses subject boundaries. The programme is academically challenging, robust, innovative and outward-looking.

SIXTH FORM IB AND A LEVELS

Sixth Form provides a pathway to suit each student through the A Level and IB curriculum offerings.

The school’s internationally-minded ethos means that the school collaborates across divides and strives to provide an education that prepares students to step out into an uncertain world with confidence. Throughout the senior years, the school seeks to provide a ‘realworld’ education that goes outside the classroom to offer myriad opportunities for students. The Abbey School’s exceptional co-curricular provision is what sets the school apart: whatever your daughter’s enthusiasm, there will be an activity right for her.

ACADEMIC SUCCESS

The academic results attained speak for themselves. The A Level cohorts regularly achieve upwards of 70 per cent A*-A grades – enabling them to go on to study at the university that is right for them. The school is one of the top performing IB schools academically. In 2021, students achieved an average of 40 points, compared to the global average of 30, placing the school as one of the leading IB Schools in the world. TRADITION HAS IT Katie Hughes uncovers the weird and wonderful traditions that link schools to their illustrious past

I

n many independent schools, you’re buying “the personality of the school”, Barnaby Lenon, chairman of the Independent Schools Council, said recently. And nowhere are these personalities better embodied than in the quirky traditions, uniforms and even slang upheld – over decades, and in some cases, centuries. Take Christ’s Hospital in Horsham, where pupils still wear the school’s original Tudor uniform; a long wool coat and knee-length mustard yellow socks. They march into lunch six days a week, to the sound of the school band playing oboes, piccolos, tubas and drums. As integral to Eton’s identity is the St Andrew’s Day Wall Game; played on a narrow strip of grass alongside a – not-so-straight – 18th-century wall. “The rules have been revised since 1849,” says the school, “but the game has remained essentially the same.” It starts “when around six of the 10 players from each side line up against the wall, the ball is rolled in, and battle is joined.” As Christmas draws closer, thoughts at Winchester College traditionally turn to the Illumina Ceremony: an event that marks the 1862 removal of a wall between scholars and other pupils. And hundreds of candles will illuminate the ancient walls around the playing fields, while carols are sung around a bonfire. At Harrow, the Christmas, or Michaelmas, term 2022 will be hotly anticipated. Spectators will celebrate the sound of pupils performing the Churchill Songs at the Royal Albert Hall – a tradition repeated every five years. The songs were once described by

TERMINOLOGY

• ‘Beaks’ are teachers at Eton, Harrow and Charterhouse, because of the beak-like mortar boards that they once wore. • ‘A tosh after eccer’ at Harrow is a bath or shower after games. • ‘The abracadabra’ is Eton’s basic academic timetable, while ‘hashes’ are lessons at Charterhouse, and ‘banco’ is prep or homework, because boys used to sit on benches to do it. • Terms are called ‘halves’ at Eton and Quarters at Charterhouse. And, at Winchester, the year’s divided into ‘short half’, ‘common time’ and ‘cloister time’.

Winston Churchill as “the most precious inheritance of all Harrovians” and are just part of the school’s musical heritage. Since the school’s first song was written in 1864, pupils sing at every opportunity, from concerts to old-boy gatherings. In the summer term, girls finishing at Benenden in Kent will process through a floral archway to bid farewell – as hundreds have done so in the century or so before them. Rituals ensure their school lives up to its household name. As Barnaby Lenon say, it’s “the funny uniform, the long line of distinguished alumni and the ties with the past” that give many independent schools the “personality” that sets them apart. CULINARY TRAVEL The UK hotels that pair exquisite accommodation with indulgent restaurants WHATLEY MANOR, COTSWOLDS

A charming 23-bedroom country manor house and spa (above) located in the Cotswolds with an in-house restaurant boasting two Michelin stars. The Dining Room showcases chef Niall Keating’s modern British cuisine with French, Japanese and Korean influences. Sustainability is at the core of the restaurant’s ethos, with produce sourced locally, beef from neighbour Tom Wakefield’s farm and even their own Whatley Manor Citrus Vodka, infused with citrus ‘waste’ from the kitchens. Rooms from £279 per night. whatleymanor.com

THE VINYARD, BERKSHIRE

Chef Tom Scade was appointed executive chef at The Vineyard after relocating from The Ritz in 2019. At the hotel’s main 80-seat restaurant, modern European dishes (top left) combine classical techniques with seasonal British produce. The dual level restaurant leads on from the hotel’s art-filled bar. The hotel’s main focus is wine, and oenophiles will enjoy the expertly picked pairings from head sommelier, Romain Bourger, who won Taittinger UK Sommelier of the Year in 2019. nce prized for the healing waters drawn from its wells, Hampstead evolved into an upscale urban village refuge for left-leaning novelists, artists, actors, and thinkers. But its “trendy lefty” reputation has been almost completely eroded by the escalating cost of its sweet countryish cottages, elegant townhouses and modern trophy houses. The chattering classes have been priced out, and today Hampstead’s homes are far more likely to be owned by City bankers, international entrepreneurs and oligarchs. But there is one thing about this rarefied spot which never seems to change. Hampstead is a magnet for the seriously famous, from Helena Bonham Carter to the late George Michael. Today’s batch

of young stars who love Hampstead for the open space of the heath, the laid back atmosphere, and the beauty of its homes include pop star Harry Styles, Bridgerton actress Phoebe Dynevor, and Emilia Clarke, of Game of Thrones fame.

AT FIRST GL ANCE

Climb to the top of Parliament Hill and, on a clear day, you will be rewarded by a view of the whole of London spread out at your feet. This swathe of ancient heathland is one of London’s highest points, and Hampstead itself has long been considered one of its finest places to live. On the walk back down to Hampstead village, it is not hard to imagine you are in the actual countryside, what with the greenery all around you, the quaint pubs,

EATING OUT

Two things that Hampstead does particularly well are traditional pubs and cosy cafés. In the former category there is the wood panelled 18th century Holly Bush on Holly Mount, The Wells Tavern (below) and The Flask, which has a lovely light conservatory dining room. Notable amongst cafés is the Coffee Cup, which has been serving coffee and pastries to hungry Hampsteadites for at least half a century. Newer arrivals to the area include Ginger & White, Le Pain Quotidien and Gail’s Bakery. For dinner the sushi and yakitori at Jin Kinchi are a real treat (you can sit by the grill and watch the chefs working), or contemporary seafood restaurant The Fish Café (above). Finally, 28 Church Row serves outstanding tapas in a cosy setting.

and the friendly dog-walking locals saying hello. The vibe in the centre of the village is more affluent market town than out-inthe-sticks, and is often busy with shoppers exploring its boutiques and cafés. But the real charm of Hampstead village lies away from the High Street where you will find narrow, twisty streets of picture postcard cottages, impressive villas and townhouses, and cobbled alleyways like Flask Walk lined with independent shops, cafés and pubs. James Diaper, head of sales at the Savills office in Hampstead sums up its appeal thus: “The heath, the heath, the heath. Sure there are other areas with beautiful parks but you can’t lose yourself in a park the way you can on the heath, and still have central London so close by.”

WHY ICONIC

At 790 acres, Hampstead Heath is more than twice the size of Hyde Park and easily large enough to get a bit lost in. Its bathing ponds are hugely popular – hardy swimmers take to the water 365 days a year – and the lido at Parliament Hill Fields is packed on sunny days. The heath is home to Kenwood House, a lovely 17th century mansion which is open to the public and has an impressive collection of Old Masters, including pieces by Vermeer and Rembrandt. Kenwood also hosts concerts in the summer. Hampstead is also a good place to explore some of London’s smaller museums, notably Keats House, former home of the romantic poet, the Georgian beauty Fenton House, The London Magazine 89

which has a stunning walled garden, and Burgh House, a Queen Anne mansion which hosts exhibitions and concerts. The Everyman Hampstead is one of the UK’s original arthouse cinemas, while Hampstead Theatre (which is, strictly speaking, nearby in Swiss Cottage) is one of London’s best off-West End venues.

South Hampstead High School and Channing School (both girls) are amongst the top-performing schools in the country, as is Highgate School which is co-ed and a pleasant school run walk across the heath. Hampstead is home to a litany of fashion and interiors brands. You can update your wardrobe at Nicole Farhi – the designer and her husband, the playwright Sir David Hare are local residents – or at Hobbs’s first-ever branch, founded by Yoram and Marilyn Anselm, also locals, in 1981. These British fashion stalwarts are joined by more contemporary names such as Reiss, Comptoir Des Cottoniers, Maje, and Whistles. On the home front there is Farrow & Ball and kitchen shops like Le Creuset or the Borough Kitchen Cook Shop & Cook School. There are also some excellent independent galleries, notably the Catto Gallery, which has been selling artwork for more than three decades.

Hampstead is the nerve centre of north London’s clutch of high performing private schools and its state schools are top drawer. For primary-age children the wide choice includes The Academy School and Hampstead Hill School (both independent) and Christ Church Primary (state). All three are rated “outstanding” by Ofsted. For older students The Academy School’s senior school is also rated “outstanding”, and parents also rate the all-through University College School.

PROPERT Y

While the pandemic has been tough on prime central London, Hampstead has held its own. Jon Hughes, a director of Dexters, estimates that prices have increased by a solid, if not stellar, three to five per cent in the past year. Although the market is constrained by NW3’s high prices, Hughes says it hasn’t suffered, like prime central London, from the absence of overseas buyers over the past 18 months. This is because, while he estimates that around one in five homes in Hampstead goes to an overseas buyer, they tend to be looking for a main home, not an addition to an international portfolio. “They tend to be people who have lived in London for years and are very settled here,” says Hughes.

Since Covid-19 erupted, the busiest section of the Hampstead housing market has been in the £2m to £3m bracket, which would buy a three- to five bedroom family house. Hampstead also has trophy streets of “ambassadorial” homes – notably Redington Road, Greenaway Gardens, and Templewood Avenue – where houses sell for between £5m and £15m. There are also superstreets like Whitestone Lane, recently listed by property portal Mouseprice as one of the ten most expensive streets in Britain with an average price of £14.4m during the past decade. Looking forward, Hughes believes that Hampstead is in a good place, “It’s still a very aspirational place to live, it has cachet, and that is unlikely to change.” L

AN INCREASE IN JUST UNDER 19 YEARS.

RELATIVE VALUES • In 2021 homes in Hampstead have sold for an average of £1,096 per square foot, up 27 per cent in the last decade. • The most expensive home was an eight-bedroom house on Elsworthy Road which sold for £26.5 million in April 2021. • The most expensive price per sq ft was paid in June for a six-bed house on Wadham Gardens – £2,756 per sq ft. • There are currently 299 homes for sale in Hampstead, ranging from a £275,000 studio flat (£818 per sq ft) to a 12-bedroom house priced at £19 million or £1,118 per sq ft. PROPERTY NEWS

Redrawing the map As the city evolves and wealth spreads out, the definition of Prime Central London is changing, finds Zoe Dare Hall

PHOTOGRAPH: CLUTTONS

W

e are all familiar with the Prime Central London stalwarts – Kensington and Chelsea, Knightsbridge, Mayfair, Belgravia, the golden postcodes that have drawn London’s wealthiest buyers for centuries. But it’s time to redraw the map, says Cluttons in its Evolution of Prime Central London report. Location and value are part of the jigsaw, but Brexit, Covid and longer-term issues such as lifestyle preferences and climate change have made people reconsider where they want to live in London and added new postcodes to the mix. And PCL, as a result, is heading south. Prime South Bank schemes such as One Tower Bridge and One Blackfriars have seen top end prices hit £2,500 per square foot. “The South Bank has evolved beyond all recognition in 20 years and, thanks to the Shard, it has become of international interest,” says James Hyman, Cluttons’ head of residential. “It hosts half of London’s top tourist attractions, and it’s separated from PCL only by 200 yards and the river. It’s only a matter of time before the South Bank is a PCL postcode.” Nine Elms, with its newly opened Northern Line extension, “is the perfect place-making story and has every possibility to become PCL,” says Hyman, situated as it is directly opposite Chelsea. And already part of the PCL club, he argues, is Victoria, “which is now a strong retail and residential location that has subtly blended into Belgravia. PCL is driven by values of upwards of £2,000 per sq ft – and regeneration can see new areas become PCL almost under the radar.” Values in many pockets of London may be

hitting prime – or super-prime – levels, and demand for property has been high in the past year, driven by domestic buyers who are no longer tethered to the office commute and seeking greater space. But the ‘C’ in PCL counts for much. Dulwich, says Knight Frank partner Andrew Groocock, has been one of his agency’s busiest offices since Covid struck, because of its big houses, sought-after schools and green spaces. Such drivers have kept such outer-prime areas buoyant, too, while classic PCL areas have seen values fall by 20 per cent. “But Dulwich is too far away to be PCL,” he says. There’s no doubt, though, that the notion of golden locations is becoming ever more fluid. “From a buyer’s perspective, it’s far more about product than postcode now,” says Groocock. “That’s driven by a lot of new developments that offer amazingly kitted-out properties with

good outside space, home offices, great amenities and services. It’s all about placemaking and offering a proper work/life divide. It has changed how people perceive where they want to live.” Demand has “gone through the roof” in Wandsworth, he adds, “as people who would usually have bought in Chelsea are realising they can get a much bigger house there instead”. A “villagey” feel and sense of community are more sought-after than ever, now that Londoners are spending more time than before at home. “It’s removing the blinkers from buyers who would previously have said ‘I only want PCL’s golden postcodes’,” says Groocock. The old bias about PCL is shifting, says Guy Meacock at Prime Purchase. “Many buyers feel it doesn’t represent the London they want anymore.” L

T

he autumn and winter domestic refurbishments, sketched out during the summer on Cornish or Balearic beaches – are now in advanced planning. But anyone embarking on a project, inspired by much scrolling through such websites as Soho Home and Architectural Digest, faces an array of challenges. The new London interior zeitgeist may be softer and less assertive, but achieving this look will be challenging, thanks to the pandemic. A combination of inflation and supply chain issues, arising from Covid dislocation, is making materials, like plaster and wood, more expensive and harder to obtain. Also eco-consciousness has been raised, in the wake of last month’s COP26 summit. Can you profess to love the planet if you are unaware of the carbon emissions produced by the installation of a new highend kitchen? Strolling past a Notting Hill property in mid-renovation, surrounded by skips laden with torn out kitchen units, I heard a couple comment on their neighbour’s failure to upcycle or recycle: “Not very sustainable,” he said. She nodded in agreement. The expression of such sentiments no longer smacks of ER (Extinction Rebellion) sympathies, but more of a recognition that concern for ESG (environment, sustainability, governance) is fast becoming mainstream. A kitchen sold to a recycling specialist, such as the Used Kitchen Exchange, saves on average 5,000kg of carbon. PROPERTY OF THE MONTH

PASTURES NEW

Peter Wetherell, Wetherell: “Farm House is one of the most visually distinct buildings in Mayfair, it exudes grandeur and character. Over the decades it has played host to aristocrats and socialites, with figures including King Edward VIII and Wallis Simpson frequent visitors and the Hollywood actress Gloria Swanson renting the property from the owner, Viscountess Thelma Furness. Located on Farm Street, this striking Gothic style home was built in the 1900s on the site of a former farmhouse which stood before Mayfair was developed. Inside, original features date back to medieval and Jacobean times. This is a chance for a buyer to purchase a genuine piece of Mayfair history, a remnant of the area’s pastoral heritage; with grand proportions throughout, private outside space and the potential planning to increase the property, Farm House is a unique buying opportunity.” Farm House is available freehold with sole agents Wetherell for £11 million.
