ondon’s ability to evolve over time is something to marvel at. Take Fitzrovia, pictured on the cover. Once a slightly seedy drinking haunt favoured by George Orwell and Dylan Thomas, today it is a vibrant hub for tech media. And its fortunes look set to rise further with the Elizabeth Line station opening on Tottenham Court Road this year, as Anne Ashworth writes in her column. Victoria is another area establishing itself as a destination to live, work and play and not just to catch a train, as we discover in our Iconic Streets focus. Similarly, the London home changes with the times. Seeking sanctuary, Londoners are letting nature into their lives through garden rooms and outdoor kitchens, plus character returns to bedrooms.

LONDON EXPERT

One of the best treatments is ‘Guided Biofilm Therapy’. It is a therapy which uses a technology called “Airflow” – a powerful but gentle combination of warm water, air and fine powder to clean the teeth. It can leave teeth whiter in just 10 minutes. Don’t waste your money on whitening products, they will not work. This also goes for whitening toothpastes. These are designed to remove surface stains, so they scratch the outer layer of the tooth, making it more likely to stain. If you haven’t been to a hygienist, you may benefit from a clean to remove staining and deposits that have built up, rather than tooth whitening. MY FIRST LONDON HOME

OLIVIA VON HALLE

The fashion designer who has made a name in the luxury loungewear scene tells of her family life in London walking my boxer dog Bathtub along the canal from Angel to Little Venice in Maida Vale. It shows you a completely different side to the city, taking you on so many different parts of London, from Camden Locks – the home of punk – past some of the most expensive houses in London in Regent’s Park. It’s magical. Whether it’s the golden age of jazz or painterly prints by Manet, we find influences everywhere and then try to capture the ‘OvH essence’. I find the V&A and The Natural History Museum always so inspiring too. Walking down the street in London is always amazing. The street style lingers in my mind and continually refreshes my sense of what our collections can become. I’m also inspired by trailblazing women who have their own style and flair that holds up today. I first became interested in fashion when I was about 12. My mother has a pathological phobia of shops which meant I had to survive on hand-me-downs. By the time I was 18 I was a full-blown fashionista. My parents pressed me to do something academic and I studied at Leeds University before being kicked out. Thankfully, my professor helped me onto a fashion course at the Design School. I went from there to work as a trend forecaster for three years in Shanghai. I was living and working in Shanghai where my amazing local

22 The London Magazine

tailor would design silk pyjama sets to my silhouette, crafted in the finest Silk Road fabrics. Little by little my friends fell in love with the designs and kept asking for them, and from the kitchen table the brand was born. I moved back to London from Shanghai to launch the brand. Our first home in London was a Georgian townhouse in Angel. I love how quaint this part of London is, with its independent shops, hidden delis (Towpath Café is the dream) and old-school London pubs. One of my favourite pastimes when living there was

I currently live in Ladbroke Grove with my husband, Hugo and our three children, Heiro, Chaos and Trip, and our beloved Bathtub. I love it. We have spent the last two years renovating our house and having just finished, it finally feels like home. Renovating the house has been such a fun process and I’ve loved having a new creative outlet. The space is really playful with floor to ceiling colour blocked rooms in peach, pink and banana yellow with furniture collected over the years and art deco pieces sourced from The Talisman Gallery.

Ladbroke Grove has an incredible sense of community which I think stems from the Notting Hill Carnival and Portobello and Golborne Markets. Life plays out on the streets which gives it an amazing vibe and you get to know your neighbours. I also love the old world glamour of great British institutions such as Claridges and The Wolseley. In Chelsea, I’m spoiled for choice from the restaurant and food scene, and love the escapism of the retail in the area, including obviously our flagship store on Pavilion Road. We opened there in 2019 and it’s the cutest little coterie of chic stores. From our collection I adore the new Contessa slipper. They are a real labour of love and have been handcrafted by artisans in Tuscany. I have a really soft spot for the Contessa Romance, hand-stitched with pink feathers. For spring, pyjamas should be delightfully soft and luxuriously lightweight. Our sandwashed crêpe de Chine silk fabric is perfect for these months. We’ve just celebrated ten years of the brand, and Olivia Von Halle has become the largest brand within its category at Net-a-Porter. We have an A-list fan club of stars such as Oprah, Rihanna and Madonna. It’s been exciting developing the brand internationally and working on new initiatives such as sustainable practices across factories and new lines, and Pavilion Road is a focal point of our brand identity today. Antique ALLURE From Victorian lockets to art deco rings, gems of the past are getting a new lease of life, discovers Oonagh Turner

ncreasingly valued for their sustainable credentials, intricate craftmanship, and appealing more than ever to the buyer for their sentimentality, antique jewels are making a sparkling comeback. At 1stDibs, the e-commerce furniture and jewellery company, antique jewellery purchases have increased across the site by around 50 per cent year on year. In 2021, Bonhams auction house sold a large collection of antique jewels dating from antiquity to the early 20th century, with nearly every style represented. Guide prices ranged from as little as £100 and everything sold, tripling pre-sale estimates as buyers from around the world sought to own a piece of history. “When I first started in the auction business, a piece of antique jewellery was valued only for the sum of the component parts rather than as a jewel to be worn and enjoyed,” remembers Emily Barber, head of jewellery at Bonhams. “But today, jewellery is increasingly

being regarded as valid an art form as any other genre of decorative art – and rightly so.” The history of an antique jewel is a large part of its appeal. Providing a snapshot into a bygone era, collectors are attracted to antique jewels “for the nostalgia associated with the romanticism of the past,” comments Henry Bailey, OLD AND NEW Above: 19th century diamond tiara, listed at Christie’s for head of the jewellery department at £162,500 Right: Gold triple hoop ring auction house Christie’s. So when it comes to starting a collection of your own, it’s important to assess why and what perspective collectors want to buy. “New collectors must think about how much they want to spend and only buy the best quality they can afford. These decisions will help determine the parameters that will help shape the foundation of a collection,” says Barber. “Education and understanding are vital,” she adds. “New collectors should speak with experts in the community that can provide insight and personal feedback on current market trends. You should immerse yourself in the jewellery world.” Freund suggests starting from a base and building up from here. “Buy the staples first, the pieces that establish a collection’s foundation, such as lockets and earrings, and then build on that with complementary pieces as chains, pendants and rings. These pieces do not need to be all from the same time period or style — mixing and matching periods and gemstones is not just chic, it can be a sound investment strategy.” L

ringing the outdoors in has long been a mantra for interior designers, to blur the boundaries between what lies inside and outside our homes. But nothing could cement our longing to bond with the elements quite like two years of being largely housebound. Whether we know the term or just have a gut feel for its effects, we all now crave biophilic design, using light, colour and materials to increase our connection with nature. We are all harnessing the power of plants, views of greenery and expanses of glazing to give our pandemic-pummelled mental health a boost. And living walls are springing up everywhere – including in the garden room of the £9.185m penthouse at Chelsea Waterfront, selling through Knight Frank. Designed by Morpheus & Co, its wall of plants behind suspended day beds leads to a terrace with panoramic river views. “In another project, we have incorporated a light well that pierces the building from top to bottom, with a green wall for an indoor/ outdoor sensation. It floods the inside with daylight and creates indoor patios for relaxation,” comments Anna Czarnowska, the design company’s creative lead. “I believe that good architecture lets nature in,” says Alex Michaelis, co-founder of architectural practice Michaelis Boyd, whose work is increasingly inspired by the concept of ‘archinature’, in which buildings allow nature to take the lead. “Nature is the starting point for every project – spaces that begin with light, form and flow. Fusing nature with architecture helps us craft forward-thinking spaces that tread lightly,” he adds. The London Magazine 29

Amazing glazing

Using expanses of glazing to open up the living space to the elements is more alluring than ever – but white PvC or aluminium bi-folds are for beginners. Now you’ll want dark grey or black steel or aluminium-framed Crittall (or Crittall-style) doors – a staple of luxury warehouse conversions that can now be found in many a multi-million pound west London family home. They instill a cool, urban feel and a sense of drama – as see in Michaelis Boyd’s House on the Corner in Highgate (michaelisboyd.com). “We incorporated a huge skylight at the centre of the house, Crittall walls throughout and bifold doors in the rear extension to encourage the flow of natural light and provide views through the building,” says Alex Michaelis. In a traditional Victorian semi in south west London, designer Joanna Simpson at Simpson Studio (simpson-studio.com) has stepped the rear and side extension to create a large corner window seat that’s a work of art in its own right. Plus “it gives fantastic views from the sitting room all the way through the extension to the garden beyond,” says Simpson, whose use of black window and door frames, and picture windows, create a minimalist, monochrome vision. Or combine old school glamour with a touch of the countryside by calling your extension an orangerie and installing large bronze glazed screens, as designer Louise Bradley has done in a London conversion for Vale Garden Houses (valegardenhouses.co.uk). The effect is rural idyll (lots of indoor plants on chunky wooden shelves, and a stone-framed mirror) fused with a modern urban feel as the windows open up to the courtyard garden. 30 The London Magazine

Generation Shed Posh garden sheds have risen up the ranks to become one of the most used and envied spaces in our homes since Covid struck. “We can’t build them fast enough,” says Chris Hodge, found of Shackadelic (shackadelic.co.uk). Their uses extend far beyond a home office. “We have built gyms with bathrooms and saunas, music studios, art spaces and, more recently we’ve been asked to build a space for a golf simulator,” says Hodge, who is also seeing gardens studios as teenage hangouts. Prices start at £50,000, though £120,000-plus projects are common. These dens can conceal designer luxury inside, too, such as the summerhouse revamped by Katharine Pooley (katharinepooley.com) for a client in Notting Hill. It includes a large study with a mezzanine walkway, a hidden kitchenette and powder room. “The vibe is eclectic, with mid-century style pieces, raw textured fabrics and library-style joinery. The client wanted the feel to be young and funky and filled with light,” says Pooley. Designer Zoe Little at Koto Design (kotodesign.co.uk) – whose carbon-neutral cabin

in the Hamptons International-sponsored Sanctuary Garden that will be shown at this year’s Chelsea Flower Show – has other ambitions. “We want to disrupt how we see the conventional home office,” says Little. “We’ve created a small beautiful, multi-functional space that serves as a place of seclusion and meditation, and an immersive space to connect with the surrounding nature.” This cabin with its Japanese-inspired charred timber exterior will “inspire and evoke a sense of shelter and warmth,” she adds. Inside, the walls are painted with Danish plaster paint and Dolomite stone. You can order one through Koto Design from £55,000. Bringing eco-friendly chic to shed life too are Bert’s Boxes (bertsbox.co.uk), a collaboration between Box 9 Design and boutique tile company Bert & May. The timber modular homes range in size from 9m²-62m², take just a few days to install, and are complete with bespoke finishes and fittings in reclaimed and hand-made materials. Bert’s Boxes cost from £39,000.

Al fresco dining An outdoor kitchen doesn’t just have an immediate wow factor, but it makes hosting easier, says Jo Aird, co-designer at Outdoor Kitchen Expert (outdoorkitchenexpert.com), which creates outdoor dining and entertaining areas with LED mood lighting, sound systems and hot tubs. You can turn your garden kitchen into a sensory experience too, by using grainy, tactile hard woods, raw reclaimed varieties or decadently rich cedar, and add edible climbing plants, herb walls and aromatic planters. “It’s all about creating a space that feels harmonious and natural, where firing up the smoker or grilling over the pit delivers an earthy glamping-style experience that acts as a sensory detachment from daily life,” says Aird. Manfredi Conforzi, director at the Italian kitchen company Officine Gullo (officinegullo.com), assures that the weather needn’t spoil your plans, either, if your outdoor kitchen is in Tooting rather than Tuscany. “That’s one of the most important factors, being able to withstand the elements,” says Conforzi, whose kitchens come in a variety of colours, and are built with rust-proof, marine-grade stainless steel.

sanctuary At Carpe Diem Beds, design takes inspiration from Swedish nature and quality is ensured from start to finish

THE CARPE DIEM BEDS STORY

Makers of luxury design beds, Carpe Diem Beds came to life on a remote island on Sweden’s west coast. Börje Thuleskär was a young and entrepreneurial chiropractor on the quest for the best night’s sleep. Using his understanding of physiology and anatomy, Thuleskär realised how important a good night’s sleep is for mental and physical health. During a visit to the craggy island of Stora Kornö, he had his Eureka moment, lying down on a bed of wild heather that moulded perfectly to his body. From then on, he was determined to develop a bed that would provide the ultimate wild heather experience for the home. Today, these beds can be found around the world. They are sophisticated, luxurious and design-focused, crafted with innovation with the wild heather philosophy at its heart.

A GOOD NIGHT’S SLEEP

Quality starts with the raw materials and Carpe Diem Beds use the finest raw materials available on the market – slow-growth Nordic pine, Talalay latex, organic cotton, and stunning fabrics from Designers Guild and The Romo Group. Expert bed makers then craft your perfect bed by hand in a Swedish manufacturing facility. The same person builds your bed from start to finish and signs the frame when done – the ultimate mark of quality. All beds come with a 25-year warranty on springs and bed frames, and a five-year warranty on the motors for the adjustable beds.

EXPERIENCE THE SENSATION

In addition to the existing Wigmore Street flagship store, Carpe Diem Beds will open a second showroom on Fulham Road in Chelsea this Spring, as well as display their range of luxury beds at Harrods. “Customers looking for a new bed should consider setting aside one or two hours to unwind in our store,” says Wigmore store manager, Rui Franca. “Not only will visitors be consulted on what model suits their needs, but also what firmness works best for their body and sleep patterns. We analyse how the bed adjusts to your body and will help you select a matching pillow based on your sleep patterns and body composition.” Finally, visiting the store means you can take full advantage of the bespoke consultation process. “We take the customer step-by-step through all our design options,” says Franca, “where you will be able to choose from 36 different fabrics and numerous leg options, offering you advice on how you can combine different fabrics and textures in the form of throw pillows and bedroom furniture that, together with the bed, will make the bedroom into your own private sanctuary.” Visit in-store to experience the beds for yourself or book a consultation online today.

hile the opportunity to travel is almost fully restored, if the last two years of lockdowns have taught us anything, it is to make sure we have homes that are as inspirational and meaningful to us as they are practical and comfortable. That need is set to continue in 2022, and a particular focus is the bedroom. Cocoon-like sanctuaries are top of our wish list, with textured wall and floor coverings in understated yet vibrant colours (try Fibre’s new Wood Chevron Gorse rug, fibreflooring.com) and richly coloured layers of cashmere, natural cotton and linen to dress the windows as well as the bed for a good night’s sleep (try the new collections from arleyhouse.com, james-hare.com and johnstonsofelgin.com).

SLEEP WELL, SLEEP HEALTHILY

Ultimately, it is all about the bed and a good night’s sleep. According to UK Google, searches for sleep advice and how to improve our sleeping environment rose by 800 per cent in 2021, a statistic that would come as no surprise to the experts at bedmaker and supplier to luxury hotels, Jensen Beds (jensen-beds.com): “Valuing the quality of your sleep, setting good routines for going to bed and investing in a bed that adapts perfectly to your body is crucial to waking up feeling rested, so you reach your full potential in everyday life.” Statement beds are the beds of choice this year, and the larger the better. The experts at Sleepeezee (sleepeezee.com) agree: “Our customers often opt for bigger beds at premium standards and the Poise Plus mattress is most popular amongst those looking for luxurious mattress cushioning.” Antique beds (victorian-dreams.co.uk and 1stdibs.com) can inject so much personality, says Shabs Kay, of Victorian Dreams, and four-poster beds are back, adds Blandine de Navacelle, of property developer Lodha UK, which commissioned a bespoke bed for No. 1 Grosvenor Square. Five-star hotel-quality bedlinen will complete the upgrade, with increasing demand for sustainable credentials too. BEDROOMS romantic yet balanced and perfectly functional. “Our bedroom interiors should be as individual as the people who inhabit them,” says Martin Waller, of Andrew Martin (andrewmartin.co.uk). “Don’t be afraid to choose a more outlandish style as this only adds more character. Wallpaper, for instance, has a huge impact on the mood of a room and intricate headboards are a great way of introducing personality to a space.” Take a look at Deborah Bowness’s new hand-printed wallpapers, Heirloom, in collaboration with Hornsea Potteries (deborahbowness.com), and for bespoke headboards that are recyclable, try Ensemblier’s Prêt à Dormir service (ensemblierlondon.com).

LIGHT WELL

Add hotel-style magic with statement lights and creative lighting schemes. Bedroom lighting needs to be bright enough and directional to read or work by, and soft, warm and flexible enough to make the room feel dramatic and cosy. The honeycomb effect of Gong’s handcrafted Bulat lights emit a soft light and hanging on either side of a bed “they make a pleasing symmetrical statement, free up space for bedside furniture and

add a sense of nature to the scheme”, says Gong’s founder, Jo Plismy (gong.co.uk). “Avoid positioning lights so they glare at you as you lie in bed,” says Piero De Marchis, director of Detail Lighting (detaillighting.co.uk), “and opt for dimmers to create a warming and welcoming atmosphere.” Choose lamps and task lights with switches of their own, so you can vary the light effects throughout the evening and not annoy others sharing the room with you.

PUT IT AWAY

An abundance of different types of storage is key to maintaining that five-star clean and tidy look. In the bedrooms for Heckfield Place in Hampshire, interior designer Ben Thompson has used walkin wardrobes, conventional freestanding storage pieces, and features such as Shaker-style peg rails that are decorative as well as useful. At home, think about what you want on show and what you want to conceal. Smaller items such as jewellery, bottles, hairbrushes and sunglasses quickly create a cluttered, disorderly look and collect dust but a statement dressing table with plenty of drawers can double as a desk. “Drawers

with internal dividers for hats and gloves, and scarf and tie rails on the back of a wardrobe door, are often overlooked but are also incredibly useful,” says Philipp Nagel, of Neathsmith (neatsmith.co.uk).

TECH IN THE BEDROOM?

The negative effects on our sleep of mobile phones, computers and television are well documented and the best advice is to check them at the door at least an hour before you get into bed. With more of us working and relaxing in the bedroom, though, our tech etiquette is likely to slip but a programmable smart light system will encourage us to switch off physically and metaphorically at a set time every evening. Try Philips Hue (philips-hue.com) and pair with smart blinds (try somfy.co.uk). Watching television in bed is a classic hotel luxury but put it out of sight, out of mind when not in use – Overmantels can hide it behind a mirror for you (overmantels. co.uk), while LG has designed its Oled R, the first rollable TV (lg.com). An open fire is a sheer hotel luxury and Le Feu (lefeu.co.uk) is a bioethanol fireplace that comes in a range of ground and suspension models so you can gaze at the flames without harming the planet. eafy Barnes, in southwest London, is a dream address for many. Yet a spacious fivebedroom house near the Thames and the village green spent three months on the market with no takers. The reason? It was empty. The property was kitted out by Knight Frank Interiors, with stylish furniture to complement the sleek kitchen and steel-framed windows. It was dressed with plants and books, decorative items and cushions. Four weeks later it sold for the full asking price of £3.75m. Welcome to the world of home staging, familiar to fans of the Netflix show Selling Sunset as the process of styling houses and apartments in a bid to sell them quickly and for more money. The trend began in the US in the late 1990s and has been used over here for years, often by developers. “If a property is empty, thoughtful staging will make it stand out from the competition, leading to more enquiries, more viewings and more offers,” says Tara Welsh, director of Knight Frank Interiors. “In a 2021 report by the Home Staging Association, 67 per cent of agents agreed a staged property sold faster than a nonstaged one.” However, post-pandemic, the rules have changed, particularly at the top of the London market. “Buyers and renters turn

up their noses at grey and beige vanilla properties, dated paint colours and generic furniture,” says Georgie Noel-Shore, associate director at Marsh & Parsons in Kensington. Now, each home must feel unique, insists Alex Willcocks, managing director of the staging company Burbeck Interiors. “The generic show home is dead

– it’s vital for the interior to feel as if it has been curated for that specific property.” His approach appears to work: 70 per cent of properties his company dresses go under offer in the first five weeks of marketing; recently, one apartment was snapped up within five days for £150,000 over the asking price. Authenticity is key, says Simon Kincaid, partner at the design studio Conran and Partners, which styled the penthouse at LUMA, King’s Cross. “It should feel as much like a real home as possible – so anything overly manicured or curated should be avoided. The days of the photography book on the coffee table and the breakfast tray on a fur throw on the bed are gone.” The key to authenticity, especially in a new-build, is to go custom-made, says Charlotte Hodges-Peck, senior consultant at Savills Interior Services: “Bespoke furnishings – whether a headboard, a commissioned piece of art or a statement wall – are essential to setting a property apart.” And, thanks to the focus on sustainability, vintage items are increasingly used – the LUMA penthouse features a vintage pendant light and reupholstered vintage chairs. Rooms are individually staged – HodgesPeck adds popcorn makers to The London Magazine 49

BUY THE LIFESTYLE Top: The penthouse at Park Modern in Bayswater, where the developers Fenton Whelan can dress properties with luxury items including bespoke cocktail bars. Below: Three-bedroom Laverton Mews in Earl’s Court was immaculately staged by Lurot Brand and subsequently sold

home cinemas, while the Park Modern developers Fenton Whelan create beautiful cocktail bars (apartments cost £2m to £60m through Savills and Knight Frank) – and the overall look is considered to appeal to the target buyer or renter. For family properties, Katie Price, senior interior designer at the architecture firm SHH, incorporates playrooms, but for those marketed at professionals, she includes entertainment spaces and home offices. Staging post-Covid is about making the most of a property. When instructed on a two-bedroom flat with no garden near Wandsworth Common, Carter Jonas worked with the owner to style it. “We focused on the showstopping element: the view,” says Isabelle Branson, head of Wandsworth sales. “We styled the Juliet balcony as a wintry aperitif space, with fairy lights and sheepskin throws to create a ‘hygge’ vibe.” The flat sold after 10 days close to its £700,000 guide price. Brands are also important. Stagers say traditional top-end buyers appreciate names such as Hermès, Ortigia Sicilia and Frette, whereas younger ones may look for Balenciaga and Aesop. Hodges-Peck often uses a fedora from Rag & Bone in 50 The London Magazine

a dressing room and Jo Malone candles. Increasingly, though, branding needs to be personal, says Ed O’Donnell, co-founder of the design firm Angel O’Donnell: “Discerning buyers prize the unique over

the ubiquitous.” At the Atlas Building, in east London, his firm incorporated cookbooks from Shoreditch restaurants and planting from local florists. Talking points make a property stand out, too. A two-bedroom flat in Kensington had a light installation by the artist Natasha Archdale – lettings agent Marsh & Parsons received more enquiries about the artwork than the apartment. Indeed, sometimes staging will be so successful that a buyer falls for it all. A show penthouse at Islington Square, priced from £4.25m, was dressed by Style & Stage, with pops of brightness and natural textures inspired by LA living and Selling Sunset. Beauchamp Estates says it was reserved within days by a buyer who purchased the entire design – from the kitchenware to the linen to the soaps. Home staging isn’t cheap – renting out luxurious settings for a 1,500 sq ft mews property would cost £8,000-£12,000 for three months, according to Marlon Lloyd Malcolm, managing director of Lurot Brand. Yet he insists quality will attract the right clients: “Ultimately, they need to be able to imagine themselves living a better version of their current lives there.” L

The team carefully search in dormitory suburbs for the perfect accommodation to purchase for each client, one which they know will then slot in to the serviced accommodation market. These properties will gradually increase in value over time and bring in a fabulous annual return. One of their guests, Michelle Teixeira, talks to the team about her experience. How did you come to be staying in one of our properties? We moved to the UK for work. We came with just a few suitcases of clothes and our dogs and hopes for our new life. With no furniture, a managed short-term rental was perfect. It gave us the breathing space. How has the experience with been? It has been amazing. Doing this blind, from thousands of miles away and with little to no idea on how or where to rent, BTLH become my trusted advisor.

What has it been like staying in our properties? It was in perfect condition when we arrived with all the services working and everything we needed. We felt at home and entirely comfortable. VICTORIA

WELL-CONNECTED Opposite page from top: The Lake in St James’s Park, the oldest of the Royal Parks of London and a short walk to Victoria; View of the Mall, with Buckingham Palace at its western end

S

omewhere and nowhere all at the same time, most Londoners think of Victoria as the place to go to catch the fast train to Gatwick Airport. Squeezed between much more upscale neighbourhoods, it is unsurprising that many residents of SW1W or SW1V prefer to think they live in Belgravia, Pimlico, or Westminster. But slowly, quietly, this ugly duckling is blossoming. Property price growth has far outperformed most of traditional prime central London, despite the pandemic. It has a wonderful location, some beautiful architecture, period and modern, and an increasingly impressive range of shops, restaurants, and bars. “Victoria used to be noticeably run down,” says Sean Williams, associate

52 The London Magazine

director of Hamptons estate agents. “Step out of the station now and it is all brand, shiny and new – it would not look out of place in a New York setting.”

AT FIRST GL ANCE

Few mainline stations offer much in the way of kerb appeal and London Victoria, the capital’s second busiest station, is no exception. Regeneration plans have come and gone. Currently on the table is an ambitious plan, backed by Network Rail, to build new offices over the main terminus building and upgrade the bus station outside. Plans to relocate Victoria Coach Station, meanwhile, were dropped shortly before the pandemic. What has changed, however, is the arrival of a clutch of shiny new towers

EATING OUT

The Dining Room at The Goring Hotel serves an impeccably cooked traditional dinner. Around the corner, you can enjoy wine and nibbles at Vagabond Wines, in the Nova Building, or fried chicken or brisket sandwiches at Flank, one of the foodie stalls at the Victoria Market Halls, which also has bars and a roof terrace. Olivomare is a marvellous Sardinian seafood local, while the opening of Eccleston Yards has injected fresh life into the dining scene in the shape of The Jones Family Kitchen, a modern British brasserie (above), and vegan bowls at atis. For upmarket Chinese food head to A Wong on Wilton Road (below). Bbar serves cocktails with a South African twist, and Boisdale of Belgravia is the place to go for whisky.

around the station – notably the angular The Nova Building, on Buckingham Palace Road, and The Broadway, Westminster, on Bressenden Place – bringing scores of modern new apartments to the area. James Hyman, head of residential at Cluttons, believes Victoria is rapidly shaking off its down-at-heel reputation thanks to its new buildings, shops, and restaurants, as well as its superb central location. It is only, he says, a matter of time before it is upgraded to a bona fide part of prime central London. On the back streets you will find white stucco townhouses, some arranged around garden squares Belgravia style, pretty mews houses, a great selection of bars and restaurants and St James’s Park, with its café and resident pelicans, on the doorstep.

WHY ICONIC?

Named in honour of Queen Victoria, and just down the road from Buckingham Palace, royal credentials were further cemented in 2011 when Kate Middleton spent the night before her wedding to Prince William at the Goring Hotel. Victoria as we know it today grew out of a slum which Charles Dickens referred to as Devil’s Acre. Redevelopment began around the time Victoria Station began offering services in 1860. Victoria Street runs from the station to the Thames. Here you will find high street fashion and beauty brands from Space NK to Zara. Last year Canadian property giant BentallGreenOak won planning permission to demolish the House of Fraser store and replace it with an office building (with ground floor shops). Work is expected to start this summer. Elsewhere, Eccleston Yards at the end of Elizabeth Street offers yoga at Hotpod Yoga, plus OverGlam, for the kitting out of pampered pets, bespoke men’s tailoring at Tailor Made, and regular craft markets. Culture lovers can catch Hamilton at the Victoria Palace Theatre, Wicked at the Apollo, a movie at the Curzon, or an exhibition at The Queen’s Gallery. Little Ben is a little-known landmark, a cast iron miniature clock on Wilton Road. And Westminster Cathedral, a redbrick neoByzantine confection, hosts regular recitals and concerts as well as services.

For a neighbourhood so urban, Victoria has a range of good schools. For younger students there are the Ofsted-outstanding duo of primary schools: St Peter’s Eaton Square and Pimlico Primary. Boys are well provided for with prep schools like Westminster Under School, Westminster Abbey Choir School, Westminster Cathedral Choir School, while Eaton Square School takes boys and girls. For older pupils, Westminster School tops league tables, The Great Coat Hospital school and Harris Westminster Sixth Form have “outstanding” Ofsted reports.

Demand for property in Victoria is now amongst the highest in central London. As a result, the average asking price increased from £3.55m to £4.5m between 2020 and 2021. This is a remarkable performance for an inner London location loaded with flats, when the underlying pandemic trend has been towards family houses in the suburbs. Pavol Miksa, sales manager at Chestertons, believes Victoria’s market has been buoyant because of its appeal to “mature” (30-plus) professionals and those looking for an ultra-convenient London bolthole. “A lot of people left London quite quickly at the start of the pandemic, and we hear from them that it is lovely living in the country – but not all the time.”

Many of these buyers have been looking for either houses or large flats with balconies – this emphasis on space may be one factor behind Victoria’s strong price growth. Prices within Victoria follow the pattern of the neighbourhoods around them and thus those close to Belgravia are the most expensive, followed by those on the Westminster and Pimlico borders. Miksa’s favourite street is Victoria Square, tucked behind the station. “The architecture is beautiful, and it is very tranquil considering how much you have got happening around you.” Homes on the square rarely change hands: a three-bed flat sold for just under £1.4m in December 2020, and a six-bedroom house sold for £2.95m at the end of 2018. GAME FOR ALL

Inclusive and with mental health benefits, there’s more to school rugby than meets the eye, writes Charlotte Pearson

E

ver since, in 1832, an errant boy at Rugby School had the cheek to pick up a football and run down the pitch with it, the game of rugby has held a place in the hearts of many. Today, rugby continues to be a leading winter sport at many independent schools, despite the popularity of football and the nagging stories of injuries. Dan Pratt is head of sport at Wellington College, a co-ed boarding school an hour from London. He explains that, as well as being great fun – the joy of muddy tackles and scrums – rugby is “one of the best life-learning environments for pupils”. And it is becoming as popular with girls as it is with boys, with Benenden, Sherborne and Sydenham High just a few of those doing their bit to break gender stereotypes, fielding female teams and sending players to the Women’s Rugby World Cup. “As an invasion-based team game, rugby teaches skills such as effective communication, strategic leadership and fast, tactical decision-making: for example, what actions to take following penalties. It provides a wonderful environment in which to learn genuinely meaningful transferable life skills like resilience, commitment and teamwork,” says Pratt. “In a world where such skills are being 58 The London Magazine

given as much value as subject knowledge, it has a profoundly important place for us as a school.” This is a view echoed by many other leading schools. At Gresham’s in Norfolk, founded in 1555, rugby has been played for 120 years and is like a religion. Old Boy Ben Youngs became only the second men’s England Rugby player ever to reach 100 caps and is currently representing his country in the Six Nations Championship. Ben Pienaar, the school’s director of rugby, who himself had a professional career, points out that despite the perception of the burly player, rugby is actually “one of only a few games where there is a position for everyone, regardless of height, size and skill set. Some pupils might be strong ball carriers or incredibly fast runners, while others enjoy the contact area and making tackles. A game of rugby can’t be won or lost by one player; it is a team game which requires all individuals to play their part, work together and contribute.” Despite its ancient roots, rugby is also very modern in that it is highly inclusive and has an important role to play in mental health, says Ian Kench, director of sport at Trinity School Croydon. “Rugby remains very much a game for all. Regardless of size, socio-economic background,

ethnicity, gender, or ability, there is a place for any student to feel part of a team and valued. With all the highly documented pressures that young people face, feeling connected to something is an incredibly powerful tool.” This positive side to the game is often overshadowed by the emphasis on its physical risks, adds Kench. “It’s important to engage players in a contact sport gradually.” Prep schools are training boys and girls in the less physical ‘touch’ version of the game from a young age. Ben Pienaar acknowledges the injury factor, but believes, provided coaches deliver “the correct technical education regarding the contact area and follow current injury protocols, rugby should always have a place in schools”.

Mill Hill school – set in 150 acres of parkland half an hour from central London – produces top-flight players. With over 350 boys and girls playing full-contact and touch rugby, the school has taken a proactive approach to mitigate the risk of injuries by establishing the “Mill Hill School Performance Team”, which includes a sports therapist, nutritionist, coach educator, performance analyst and two strength and conditioning coaches. As a result, says director of sport Aaron Liffchak, “we have seen injuries across all sports, in particular rugby, decrease.” Teaching perseverance and humility, rugby, the school believes, is a game for the 21st century. THE SCRAMBLE for super-prime lets With a shortage of properties available, expect a battle in the ‘crazy’ rental market this spring, writes Zoe Dare Hall

I

f you have £10,000 or more a week to spend on renting a London property, you might expect to see the red carpet rolled out and be invited to take your pick. But as 2022 heads into spring, it turns out that’s not so. Due to the chronic shortage of lettings stock on the market, renters – some of whom are wielding budgets of up to £50,000 a week – are having to learn to be less picky. James Somers, director of lettings at UK Sotheby’s International Realty, has several clients for whom £2m a year seems a reasonable amount to pay a landlord, “but they are struggling to find something that meets their requirements. They started their searches in Mayfair but have had to extend their search area to find something suitable.” Those with slightly lower budgets are hitting similar brick walls. After a glut of stock and little demand in 2020, “the

imbalance between tenants and property supply has completely tipped upside down,” comments Matthew Huybrechts, director of Dexters Mayfair. As a result, expect “a scramble for stock this spring”, says Tom Bill, Knight Frank’s head of UK residential research, as London’s rival rental factions battle it out for the paltry number of new releases on the market. Students dominate the £500-£1,000 a week band, says Chris Morris, Cluttons head of lettings – particularly international students, whose fondness for Kensington & Chelsea has helped bump up rental prices by 10-15 per cent from pre-pandemic levels. “The lettings market is ridiculously crazy right now,” says Morris. Landlords love an international student too. “To pass referencing, they have to pay rent in advance,” explains Somers, who is trying to find a two/three-bed flat in Belgravia for up to £20,000 a month for

an American couple’s daughter, but they keep losing out on properties going to best and final bids. “The most recent apartment she liked received five offers on the day it launched and went for 15 per cent over the asking price, with rent paid a full year in advance,” says Somers. Others are returning from a pandemic move to the country and seeking to rent a pied-à-terre in town. Corporate relocators are back too. “In the last week, we’ve had an unprecedented number of transfers, particularly from Australia, Canada, the US and India,” comments Marcus Ward, director of corporate services at Dexters. His agency has quite the trophy rental: a mock Tudor 1890s, seven-bedroom mansion on Knightsbridge’s Herbert Crescent, available for £16,500 a week. Then there are families who can’t find anything to buy so they are renting in the meantime. Good family houses between

£2,000-£4,000 a week “are incredibly hard to find,” says David Mumby, Knight Frank’s head of lettings. “It’s highly unlikely we will bring these to the open market and all are heading towards competitive best offers,” he says. Houses priced £5,000-£20,000-a-week, especially in St John’s Wood, are similarly hotly fought over, he says, while Mollie Swallow, Lurot Brand’s head of lettings, “cannot have enough two-bed houses from £750£1,000 a week, especially in Notting Hill”. Even last summer’s floods in West London play a part in the lack of goodquality homes to rent. “In Brook Green especially, a lot of owners had to turn to the lettings market while they conducted remedial work on their flooded homes. Some rental properties have flooded too and still not come back to the market,” comments Jonathan Bird, head of lettings at Finlay Brewer. Reducing supply further, “accidental landlords are disposing of assets,”

comments Rupert Simmonds, area director for London lettings at John D Wood & Co, whose London offices report 62 per cent fewer available properties in December 2021 compared with December 2020. Part of that is also down to existing tenants who struck a bargain during the pandemic and are in no hurry to move on.

An apartment received five offers on the day it launched and went for 15 per cent over asking price “They’re fixed in for long-term tenancies at reduced rent level, in prime London property where they might have previously been priced out. Now prices are going up again, those tenants paying discounted rents are staying put,” comments Somers.

Such fierce competition is resulting in desperate measures. Some are paying over the odds to renew; Simmons reports a house in South Kensington that has renewed with a 44 per cent price increase. Until more properties come to the market, rents will continue to rise, thinks Niki Sturgis at Malverns estate agents. “There may also be a knock-on effect of tenants being prepared to relocate outside of prime central London,” she adds. New tenants, meanwhile are securing three-year fixed deals and paying a year’s rent – “That’s well over £500,000,” says Mumby – up front. Or they are committing to properties before they’re even built. “One house in Kensington was secured while it was very much a building site,” adds Mumby. “We agreed the house six months before it was completed for three years and the rent paid up front. The moving in funds were just short of £2.5m.” If money talks, there are loud voices in London’s rentals market right now. L The London Magazine 61

ans of Fitzrovia see their neighbourhood as cool, convenient and endlessly fascinating, with its cafés and architecture that ranges from the BT Tower through to squares lined with period town houses and contemporary apartment schemes. Art Deco offices rub shoulders with 19th century mansion flats in this location north of Soho, bordered by Marylebone and Bloomsbury. Fitzrovia is just one of the areas set to be given a boost by the arrival of the Elizabeth Line (Crossrail) which will have a key interchange station at Tottenham Court Road, Fitzrovia’s most famous street. Other well-known but much better looking roads in this historic section of the West End include Great Titchfield Street, Great Portland Street and Charlotte Street, where the literati of the 1930s indulged in riotous behaviour. Nowadays the street is celebrated for its stylish restaurants and the atmospheric passageway that leads to Rathbone Street, an alley in which you step from the present day to the mid-1850s. Fitzrovia’s smartest address is the glorious Fitzroy Square. The occupants of its Georgian houses – which change hands for £6-£7 million - include film director Guy Ritchie and artist Tracey Emin. Fitzrovia, which has a long tradition of being bohemian has contrived to keep its creative edge while scaling London’s real estate hierarchy. The long-awaited new line’s arrival will mark (albeit unintentionally) the Queen’s Platinum Jubilee, an event likely to be accompanied by a slew of studies about economic and social changes during the 62 The London Magazine

Fitzrovia will be tipped as a desirable destination for those who want to feel connected monarch’s 70-year reign. The performance of London property prices during that time are guaranteed to be one focus. In 1952, the average London house cost £2,410, a sum with the purchasing power today of £70,890. But such has been the explosive growth in prices that the average London property is now worth £520,000. The average price in Fitzrovia is £1.12m; values have more than trebled since 2000, peaking at £1.34m in 2019, according to an analysis by Hamptons. The recent price dip and the coming of the Elizabeth Line

LOCAL LITERATI The Fitzroy Tavern was once favoured by Dylan Thomas and George Orwell

should ensure Fitzrovia will be tipped as a desirable destination for those who want to feel connected to the delights of the West End and to the rest of the world. Tottenham Court Road to Heathrow will take just 26 minutes. My favourite Fitzrovia experiences include breakfast with a contact at the Mortimer Street Kitchen restaurant or a flat white at Kaffeine on Great Titchfield Street. I am less familiar with Prufrock in Leather Lane and the other raved-about coffee shops of Farringdon, the other key central location set to receive a Crossrail glow-up. When the line starts to run, I plan to become better acquainted with this part of town. Most Londoners view Farringdon as a commercial district, close to the City and near Smithfield market. But Farringdon is also a hip residential enclave, offering loft apartments in luxe schemes or converted offices. The Hamptons analysis highlights that Farringdon property values have also soared in the 21st century. When the Queen came to the throne, bomb damage was still a common sight in Farringdon, Fitzrovia and the rest of London. The subsequent record of regeneration, including, for example, the baleful tower blocks of the 1960s, has been mixed. But lessons have been learnt from such blunders, so that the future evolution of our city should enhance the public sphere and the quality and appearance of new developments. The much-delayed Elizabeth Line, a £19 billion upgrade, will make it easier to discover new opportunities, turning living in London into even more of a glorious adventure. L
