EDITOR T
he Queen is a true Londoner. She was born 96 years ago on 17 Bruton Street in Mayfair, and has lived and worked in the capital ever since. As we celebrate her Platinum Jubilee this month, we take a look at Her Majesty’s favourite restaurants, hotels and shops in the city, from her Kensington shoemaker to her St James’s cheese supplier. On our What’s On pages, we pick out some of the glittering events taking place to mark this landmark event. During her 70-year reign, the capital has transformed – property experts note that you could buy an entire London house in 1952 for the price of one square foot in Kensington today. The Queen is a steadfast, reassuring presence in this fast-paced city. And for that, we offer our thanks.

And never more so than in this post-Brexit and Covid-19 era. This is a critical time for businesses. Quietly confident Exuding class and style, Silent Pool gin stands apart
I
n a world now saturated with artisan gin, Silent Pool Gin is one of the original premium handcrafted gins that has made its mark across the globe and successfully established its own unique identity among luxury spirits. Born in a distillery deep in the heart of the Surrey Hills in lush English countryside and christened with the name of its legendary location, Silent Pool Gin has emerged as one of the preferred choices of the gin cognoscenti. It is a fresh, clean, juniper-driven spirit, a contemporary take on the classic London Dry gin. Delicate flavours of homegrown lavender and local chamomile have been combined with fresh citrus notes and velvety honey (sustainably sourced from a neighbouring farm) to produce a gin of outstanding depth and complexity. Quality is never compromised. Every drop of Silent Pool Gin is handmade, naturally distilled and sustainably produced. And if the brand’s absolute
insistence on sourcing only the finest ingredients and botanicals results in a production process that’s intricate and costly, then that’s inevitably worth the price. After all, contrary to popular belief, the best things in life are seldom free. Perhaps that’s why Silent Pool Gin, exuding a rare class and style, has acquired a reputation for being an extravagant purchase. And why, with a loyal following from the world’s best bartenders and many industry awards behind it, this superior gin with its distinctive bottle has become an icon in bars across the world. Today, quietly confident Silent Pool Gin, Silent Pool Rare Citrus Gin and Silent Pool Rose Expression Gin stand apart on the shelves of restaurants and bars in locations everywhere, from San Francisco to Shanghai. Fiercely independent. Intricately realised. Justifiably extravagant. @silentpoolgin

he images of families crowding around the television on 2 June 1953 are so familiar, no matter what age you are: whole streets up and down the country crammed into the sitting rooms of those who were lucky enough to own a set, catching a glimpse of the young princess walking sombrely up the nave of Westminster Abbey on her way to become Queen Elizabeth II. The coronation, which took place a year after the accession, sparked a flurry of souvenirs – from commemorative tea towels to china plates – many of them produced by Royal Warrant holders who were commissioned to assist with the preparations for the coronation. Following the appointment of the new monarch, with her own households and preferences, a new raft of warrants were handed out – many of which have been renewed time and time again over the past seven decades – and the Queen soon had her own favourite places, foods and brands. The Queen is a true Londoner. Born in Mayfair, until recently the capital was her primary residence (post-pandemic she’s now based at Windsor Castle) and Buckingham Palace has been not just her London home for almost all of her 70 years on the throne, but her office too. Of course, most of the Queen’s entertaining has been done in the magnificent state rooms there, but the monarch has been known to very much enjoy lunch out in the capital. The Goring and Claridge’s are two of her most regular favourites – but she’s also been spotted at The Ivy on West Street, and Bellamy’s in Bruton Place (just around the corner, literally, from where she was born at 17 Bruton Street) as well as, of course, The Ritz. The Ritz was awarded a Royal Warrant in 2002 (for banqueting and catering services, the same year the Queen hosted a 50th Golden Jubilee anniversary dinner there) and in 2006 her 80th birthday celebrations were held in the hotel’s Ritz Club. The hotel is holding a four-course dinner and ball on 2 June, where a 19-piece big band will entertain guests. The Goring, the venue of choice for many of the Queen’s overseas royal relatives during the coronation – and the only hotel to have been granted a royal warrant for hospitality services– is celebrating in numerous ways. Its Jubilee Fizz – a Champagne cocktail created just for the occasion – includes a dash of Dubonnet, a favourite aperitif of Her Majesty and of the late Queen Mother. Or enjoy The Queen’s Platinum Jubilee Afternoon Tea, available until 1 September; meanwhile the Dining Room revisits some of the coronation dishes, including Filet de Edinburgh, now updated to Dover sole with garnish ‘Edinburgh’, and parfait aux fraises making a return as Crown of English strawberry parfait. Across Green Park and onto Piccadilly, Fortnum & Mason is said to The London Magazine 31
be Her Majesty’s favourite London department store. Royal Warrant holders since 1910 (with a short break when rationing came in during the Second World War) and associated with the royal household since 1707, it was at Fortnum’s that for a long while the Queen personally did her Christmas shopping. On the fourth floor is the Diamond Jubilee Tea Salon, named in honour of Her Majesty’s 2012 visit, back when she was celebrating a mere 60 years on the throne. It’s unsurprising then, that Fortnum’s has gone all out with the commemorative souvenirs and food-hall treats. There’s a Jubilee Tea Party Hamper, £150, packed with delights to enjoy, perhaps while also using Fortnum’s limited-edition jubilee plate, bone-china teacup, saucer, and tea towel (£12.95). Just around the corner is Paxton & Whitfield on Jermyn Street, cheesemonger to the Queen. The company has held the Royal Warrant of Appointment to every monarch since Queen Victoria, and this year celebrates its own landmark 225th anniversary. Special cheese cakes, designed to be showstopping centrepieces at summer parties can be ordered in store or online. The Elizabeth Cheese Cake is £450 and serves 200 people. Another royal favourite in St James’s is Rachel Trevor-Morgan, maker of the Queen’s hats. Trevor-Morgan made her first hat for the Queen in 2006 for Her Majesty’s 80th birthday service at St Paul’s Cathedral, and was granted a Royal Warrant in 2016. “The pride that I feel at seeing Her Majesty in one of my designs never diminishes,” she says. However, there’s always an element of surprise. “We’re never party to what the Queen will wear on what day, so it’s with eager anticipation that we wait to see what she has on her head and whether it will be one of ours!” All that shopping – and of course her neverending work appointments – require comfortable footwear. A neat 2¼-inch heel, an almond toe and waterproofed leather: for more than 50 years the monarch has worn the same style from Anello & Davide. Tucked away behind Kensington High Street, this boutique has been making bespoke shoes for the great and good since it opened in 1922. The alchemy of design Personal creativity inspires Studio Clementine
“W
e want to help people create timeless and elegant spaces, inspired by their personal creativity,” says Georgina Wood, founder and creative director of Studio Clementine, where collaboration between studio and client is their raison d’être. She continues, “We look to bring a client’s unique style into our designs, this might be based on their love of a treasured object, an artwork or a particular piece of jewellery. With this as reference, we combine our interior creativity and history of design knowledge to make the concept relevant to the 21st century and modern living. It’s important we create something that brings joy to clients’ daily lives but remains functional.” Launched in 2021, Studio Clementine brings together specialist skills and unrivalled suppliers to surpass expectations, helping clients achieve their dream designs. Whether a central London pied-àterre, boutique retail space or countryside retreats and spas, the team offers a seamless personal service, nurturing clients through the decision making.
EMBELLISH WITH LOVE
Whilst the studio believes that interiors should not be the product of ephemeral style trends, but of a client’s own personality and preference, there are some subtle signature features of a Studio Clementine design. “We do love to embellish”, says Georgina. “Jewellery that completes an outfit, the texture and impact you can achieve through quality finishes and trims brings a whole new level of sophistication to a scheme.”
IN EXPERT HANDS
With 25 years of experience working for awardwinning interior design studios, including David Collins Studio, Georgina has honed her talents working across every type of project, from international private clients, ski chalets and elite residential developments, to multi-starred hotels and flagship retailers. THE PRIDE THAT I FEEL IN SEEING THE QUEEN IN ONE OF MY DESIGNS NEVER DIMINISHES noted, “We supply one or two pairs a year and occasionally renew the tops and re-heel them. Back in Mayfair, another of the Queen’s favourite London establishments is Floris – a Royal Warrant holder since 1820 when George IV appointed John Floris as his ‘smooth pointed comb maker’. This purveyor of aftershaves, soaps, pomades and fragrances has had a shop at 89 Jermyn Street since 1730 and the Queen is said to wear the perfume White Rose created by Floris at the Jermyn Street shop in the early 1800s. To celebrate her milestone, Floris has launched a fragrance in the Queen’s honour: Platinum 22 takes its inspiration from the flora of Her Majesty’s gardens and is a woody-fruity blend that includes orris, lime, rich rose and violet. No doubt after celebrating this momentous occasion, it’s to those gardens that she will retreat. L

SUMMER TO CELEBRATE Add to the street-party atmosphere of the jubilee bank holiday with a colourful grazing spread that's deliciously eye-catching, easy to share, and absolutely packed with seasonal flavours

TA STE THE R A I N BOW
Summer entertaining is all about keeping things easy and informal while you and your guests relax in the sunshine. It’s less about dining and more about ‘grazing’ over a long afternoon or balmy evening. Morgan McGlynn, owner of Cheeses of Muswell Hill in north London, has perfected the cheeseboard over many years, creating stunning centrepieces for exactly this type of entertaining. “I started making cheeseboards when I was about 20 and would take them to friends and families when visiting.” When she opened her shop, customers started asking for cheeseboards and the spectacular results now feature in her book, The Modern Cheeseboard. “A summer cheeseboard is one of the easiest and most fun boards to put together,” says McGlynn. “Not only is there a huge array of cheeses that come into season during the summer months, you’re also spoilt for choice with farmers’ markets bustling full of deliciously-colourful, vibrant, beautiful produce. When it comes to creating my summer boards, it’s the brighter the better for me, and perfect pairings means the board is not only beautiful but tastes delicious. Ideal summer pairings include gouda, prosciutto and cantaloupe melon; mozzarella, peaches and walnuts; goat’s cheese, walnuts and fig jam: all great with a glass of pinot grigio. Brie and roquefort go well with raspberries, while Cornish yarg complements strawberries, and pairs nicely with a cabernet sauvignon or pinot noir.” .
HOW TO BU IL D THE PER FECT CHEESEBOA R D
Each element of the board should bring diversity of flavour, texture and visual appeal, says McGlynn: Cheese – The star of the show. I recommend using between three to five different cheeses: fresh goat’s and ewe’s cheeses are particularly amazing in summer. Cured meats – I recommend one or two types with different flavour profiles (salty, spicy, sweet, etc.) such as prosciutto or saucisson. Crackers and bread – A light sourdough cracker or grissini bread stick will work beautifully on a summer board. Fruit and vegetables – Use fresh, seasonal fruit to pair with the cheeses you select and to add vibrant colour. Dried fruits are also great for a different texture. Add fresh veggies, such as peas in their pods, fresh herbs and olives or pickles for piquancy. Jams and spreads – Fresh fruit jam, honey and hummus are all great options to add some variety. I also like to make a dip, such as beetroot, for colour. Nuts – A few different types of nuts are a great way to fill in those empty spaces on your board and perfect for snacking. The Modern Cheeseboard by Morgan McGlynn (White Lion Publishing, £16.99) is out on 19 July. 38 The London Magazine
SU MMER SOLSTICE BOA R D Morgan McGlynn, owner of Cheeses of Muswell Hill
“Ever since I was a little girl, my parents have had a summer solstice party. I serve this go-to summer board every year and it has never failed me. It’s beautifully bright and bursting with seasonal cheeses and refreshing produce.” INGREDIENTS 300g (10½oz) Parmigiano Reggiano 200g (7oz) gouda 8 mozzarella bocconcini 120g (4½oz) Ragstone goat’s cheese log 125g (4¼oz) mini Camembert 20g (¾oz) sliced prosciutto 40g (1½oz) saucisson 80g (2¾oz) watermelon ¼ cantaloupe melon 1 orange 1 peach ¼ cucumber 30g (1oz) fig jam, plus extra to serve bunch of red grapes small handful of walnuts 4 breadsticks 3 rosemary sprigs handful of edible flowers
METHOD Crumble off about half the Parmigiano Reggiano, leaving about 5cm (2in) left at the end. Cut the gouda into evenly-sized, neat triangles. Place the mozzarella bocconcini into a ramekin. Halve the goat’s cheese log. Slice the saucisson into 5mm- (¼in) thick pieces. Cut the watermelon into small triangles, the cantaloupe melon into thin wedges and the orange into 5mm(¼in) thick slices. Halve the peach, remove the stone and cut one half into wedges. Thinly slice the cucumber. Put the fig jam in a ramekin or bowl. To assemble, place the two ramekins of mozzarella and fig jam on the board just off centre. Put Parmigiano Reggiano (whole and crumbled pieces) on the top right and goat’s cheese (both halves) Camembert together near the centre of the board. Fan gouda slices on the bottom right and bottom left of the board. Place grapes and peach near the Parmigiano Reggiano, along with the breadsticks, and fan cucumber and watermelon slices by the mozzarella bocconcini. Spread melon wedges and orange slices across the bottom of the board, near the gouda, and fan prosciutto out by the peach. Fill the gaps with walnuts and slices of saucisson, and garnish with rosemary sprigs and flowers. Serves two.

HERITAGE REBORN More than 60 years after it was created, Gio Ponti’s modern masterpiece has been brought back to life by Molteni&C
T
he early 1950s was a time of extraordinary innovation. With the end of the Second World War came a desire to modernise our lives, move away from the past, explore innovative new materials and push the boundaries of design further than ever before. This era marked a turning point for the legendary Italian architect, writer and furniture designer Gio Ponti (1891-1979). The newborn Italian furniture industry could produce items on a large scale and against this ‘anything is possible’ backdrop, he conceived the ‘round project chair’. Its name, the Round D.154.5, comes from the rounded shape of the seat and backrests, also referred to as the ‘soap bar’. This was a wholly original, thoroughly modern design, using materials such as vipla upholstery (a plastic that resembles leather), curved plywood to join the backrest and seat, and metal feet. Its eight pieces could be screwed together easily and were simple to produce, package, transport and assemble. Designed in 1954, the chair went into full production and was presented at the 11th Milan Triennale in 1957. Ponti was very fond of this chair
and used it to furnish his buildings, from the Italian Cultural Institute in Stockholm to the Alitalia offices in Manhattan. More than six decades later, Ponti’s armchair has been given a new lease of life, thanks to the Heritage Collection reissue project by Molteni&C, in collaboration with the Gio Ponti Archives. Careful study of Ponti’s drawings, photos and period materials have made it possible to faithfully reproduce the armchair. It is available in a huge range of Molteni&C finishes, from boucles and chenilles to leather, canvas, linen and velvet. The result sees the rebirth of a modern masterpiece, many years ahead of its time. As Salvatore Licitra, curator of the Gio Ponti Archives, says: “The design of this armchair was holding together all the energy, positivity and enthusiasm of the following decade.” Combining design, art and industry, it is as fresh and relevant in today’s interiors schemes as it was back then. As the great Gio Ponti himself once said, “The most resistant material in construction is art.” L The Round D.154.5 is available through Molteni&C. i i i ag i ore on ro on Road, S or go o ol eni i The London Magazine 43

There are many benefits of outdoor learning for teenagers, explains Rose Hardy, headmistress at Haberdashers’ Girls’ School

W
ith an increase in forest schools and the benefits of outdoor learning widely reported, getting pupils outside and into the fresh air has been a top priority for many schools over the last few years. Certainly, in the case of primary-aged children, schools have risen to the challenge of creating adventurous, inspiring outdoor education, which has been shown to improve wellbeing and concentration at school. Unfortunately, from age 11 upwards, the emphasis around outdoor learning seems to tail off, or is confined to the netball court or rugby pitch during scheduled PE lessons. This is a great pity, since we already know that young people spend far too much time indoors in front of screens. As schools, we need to be doing as much as possible to stimulate a desire for being outside. When children reach senior school, everything switches to academic progress, exams and assessments. Sadly, this simply nurtures the classic stereotype of young people
more reluctant they’ll be to engage with it.

who don’t really want to be outside. This is, of course, a vicious cycle too, because the more we restrict outdoor learning within these age groups at school, the
Fresh air is good for the body and soul, and although this is important, outdoor learning is not just about wellbeing. There’s an academic aspect to learning outside of the classroom that we shouldn’t overlook. Sciences such as biology and other STEM subjects should be taught outside more often, and this activity should be timetabled as part of the curriculum, not simply a nice add-on. From developing horticultural expertise to studying and observing geographical surroundings, being outside strengthens academic development and provides a visually stimulating, multi-sensory learning environment for pupils. We’re constantly teaching our young people about the impact of climate change and how to take better care of our world. That also means understanding seasonal changes, recognising local wildlife and identifying the plants and trees that The London Magazine 53

Often when children think of climate change, they immediately think of the polar ice caps or the extinction of certain species. While these are important considerations, children are less likely to think about the hyper-local impact of climate change. For instance, how much litter can you spot on your street and what species of birds frequent your garden? Schools are very good at providing a raft of co-curricular activities, many of which are sports-related and will naturally take 54 The London Magazine

place outdoors, but it’s the everyday curriculum that needs more work. Getting older children outside as part of their daily routine should be happening in the same way that it does for primary schools. Getting pupils enthused about gardening for instance, will equip them with the skills to grow and nurture, as well as foster a deeper appreciation around patience and care. Taking co-curricular activities further, schools could embrace the idea of an allotment, set up a bird-watching club or build partnerships with charities to give back to their communities. In doing the bare minimum around outdoor learning for older children, schools are essentially sending the message to teenagers, that being outdoors isn’t that important. Surely, we send that message at our peril. L habsgirls.org.uk

t has been 40 years since the Official Sloane Ranger Handbook was published, charting the style and mores of the Eighties Chelsea set. Today, what with solstice evening sound baths at the Chelsea Physic Gardens, rock stars at the Royal Hospital (yes, really), a new breed of It restaurants, and dog cafés, it’s safe to assume that Caroline and Henry would barely recognise their old stomping ground. Even Peter Jones – the mothership – has just unveiled a modern facelift. And, to celebrate this month’s Chelsea Flower Show the whole place is simply smothered with extravagant floral installations.

Bloom (23-28 May) with dozens of shops, restaurants, and hotels creating lavish floral installations. This year’s theme, to honour the Queen’s Platinum Jubilee, is British Icons, and past experience suggests that the Cadogan Hotel, smart stationers Smythson, and jewellers Monica Vinader and Kiki McDonough will be amongst those going all out. Beyond Sloane Square and King’s Road, Chelsea’s prettily painted cottages are still fresh and lovely. Bywater Street’s pastels are particularly charming in springtime, while Smith Terrace offers a bolder take on the all-the-colours-of-the-rainbow theme. The splendid redbrick piles on Cheyne Gardens sit at the other end of Chelsea’s property scale: traditional, imposing, vast, and with price tags to match.

Chelsea has a rare talent for remaining in fashion, not merely for years but for centuries. The one-time riverside village of Chelsey was owned by King Henry VIII who stashed two of his wives (Catherine Parr, Anne of Cleves) in a house on what is now Chelsea Manor Street. King Charles II founded the Royal Hospital Chelsea in 1682 to provide a home for aged soldiers, designed by Sir Christopher Wren and surrounded by gardens. Its royal patronage made Chelsea a fashionable spot for the wealthy to own a house, and the King’s Road follows the route of a private road
linking St James’s Palace to Fulham which existed until King George IV’s reign. During the 19th century, Chelsea developed a reputation as an artists’ colony, home to Joseph Turner, James McNeill Whistler, and Dante Gabriel Rossetti. It later became the epicentre of Swinging London, with bright young things hanging out at the Chelsea Drug Store, and shopping at Malcolm McLaren’s boutique, originally named Let it Rock. From the 1980s onwards, Chelsea has been synonymous with the crews of exboarding schoolboys and girls who had come to London to build careers and/or find husbands. Lady Diana Spencer lived at 60 Coleherne Court, close to King’s Road for three years before her marriage to Prince Charles. The London Magazine 59

When it comes to education, Chelsea is prep-school heaven, from Garden House School, where a young Winston Churchill learned his ABCs, to Hill House, alma mater of both Prince Charles and actress Anya Taylor-Joy, which has sites on Flood Street and Cadogan Gardens. Older pupils can go on to Hill House’s senior school on Hans Place, and the Lycée Francais Charles de Gaulle is an easy walk. When not playing host to the Flower Show, the Royal Hospital Chelsea is more than a home for red-coated military veterans. Live at Chelsea is a four-day music festival, this June featuring Paul Weller and Tom Jones. Later this summer, it will host the Masterpiece London Art Fair, and a food and drinks festival.

Peter Jones, the grand old man of Sloane Square, has had a curvy glass facelift. A light installation will “animate” the store, and plans for a sixth-floor restaurant and plant-filled roof conservatories lie ahead. The Cadogan Estate, which owns a big swathe of Chelsea, has been working hard to revive the neighbourhood. Pavilion Road has been transformed into a destination of cool, with a mix of new restaurants, brands and artisanal shops, including London Cheesemongers, Provenance Butchers, Moyses Stevens, for gorgeous flowers, Ice Cream Union, Mother Vine, a wine barcum-off licence, the high-tech KXU gym, and Olivia von Halle, for luxe silk pyjamas. Andy Buchanan, a director at John D Wood, has been selling properties in Chelsea since 1973 – when it was very much the poor, bohemian relation to neighbouring Belgravia. Today, it attracts buyers from across the globe – and while small, Chelsea offers plenty of variety. “The thing about Chelsea is that it’s a village, but there are also villages within it,” says Buchanan. Take Old Chelsea – close to the Thames and centred on Cheyne Walk. “It’s miles from the Tube but people love it because it’s easy to park and at weekends there’s nobody around,” he says. Its redbrick homes come in all shapes and sizes. “You could buy one of the smallest houses for £3m, but then it goes
up and up. The larger homes might cost £60m to £70m.” Chelsea’s other premium addresses are its garden squares north of King’s Road. Lucy Morton, head of UK residential agency at JLL estimates that a townhouse in Markham, Carlisle, or Chelsea Square would cost around £7.25m. Then there’s Chelsea Green, the network of streets around Chelsea Common. And Chelsea Barracks, a £3bn development of more than 400 apartments, where a seven-bedroom townhouse is currently on sale for £58m – has piqued interest in south Chelsea, says Morton. “It has extended the area people call Chelsea, and with Battersea Power Station just over the river, it has become more popular.” L

KENSINGTON reigns supreme
Prime buyers know that they can count on the capital’s established postcodes, writes Zoe Dare Hall
I
t’s Jubilee June, the month in which the nation swathes itself in bunting and the global spotlight shines on London, whose palaces, parks and landmarks will be at the epicentre of the Queen’s Platinum celebrations. For central London’s property market, it has been a stellar few months leading up to the jubilee. The £5m+ market saw sales in the first quarter up by 25 per cent on the same period last year, and the longstanding super-prime postcodes of Kensington, St John’s Wood, Belgravia and Chelsea accounted for two in every five secondhand sales, according to Savills. If last year saw prime buyers flock out to Wimbledon and Richmond, “old established postcodes are reasserting themselves, which is a trend we expect to strengthen throughout 2022,” says Jonathan Hewlett, Savills’ head of London residential. That’s largely down to “country dwellers
returning to their desks and looking to cut the commute,” says Pete Bevan, Savills’ co-head of prime central London. There’s also a wealthy demographic looking for a “manageable bolthole, while shopping around for a base in second home destinations – sun, sea or mountain,” adds Constance Cunningham, London senior sales associate at UK Sotheby’s International Realty, who says large lateral flats with outside space are in particular demand. “Retirees and downsizers used to be the profiles to spend six months of the year in London and six months in Florida or the South of France, but we’re now experiencing this shift occurring a lot earlier on in people’s lives, now that remote work is increasingly possible.” While domestic buyers have reigned in PCL for the past two years of the pandemic, overseas investors are on their way back. Cunningham reports “a lot of

Americans and Canadians seeking lifestyle purchases as launchpads into Europe”. And they, as we know, can’t resist a bit of royalty. Kensington, in particular, benefits from its royal pedigree. “Associations with Kensington Palace and its Royal Borough status are part of what makes Kensington almost a brand in itself and quintessentially British in the eyes of many international buyers,” says Simon Barry, head of new developments at Harrods Estates. The Duke and Duchess of Cambridge, who live with their three children in apartment 1A Kensington Palace, are a definite draw to the area. Remaining units at the newly-completed, super-prime scheme Lancer Square, just behind the palace, start at £4.86m through agents Savills and Knight Frank, and most of the buyers are London-based (though a wide range of nationalities) and mainly owneroccupiers. and people feel safe, surrounded by police from the neighbouring embassies. Had you bought a property in Kensington back at the time Elizabeth became Queen, you would have paid around £12,000 for an average five-bed home now costing around £5.6m, reckons Matthew Harrop, director at John D Wood & Co. “Within the last six months, a new price per square foot has been achieved in the Royal Borough, with some properties reaching 5-10 per cent more per square foot than the 2015 peak,” he adds. Put another way, buyers now, according to JLL’s research, pay more for one square foot of Kensington than they would have spent in 1952 on an entire London home (based on the capital’s average price of £2,486 per sq ft). In the intervening 70 years, London prices have risen 208 times. Savills’ figures go back to 1982 – the year Prince William was born. It calculates a house in prime central London worth £5m in March 2022 would have cost just
over £330,000 in March 40 years ago. It’s a hefty price growth, certainly, but Kensington hasn’t risen quite as far as it might, due to the emergence of rival super-prime enclaves, thinks Simon Barry. “Over the past decade, the reinvention of Mayfair as London’s most exclusive residential location, and Marylebone as the most fashionable inner-city village have made Kensington and Chelsea feel a little ‘old school’,” he comments. “As a result, prices have failed to match the West End’s growth.” Kensington’s retail offering lags behind Chelsea, too, “because it doesn’t have an overarching landlord such as the Cadogan Estate, and Westfield has stripped the life out of it,” comments Guy Meacock at Prime Purchase buying agency. Post-pandemic priorities will drive people back to Kensington, though, thinks Barry. “They’re placing greater value on size, outdoor space and flexible accommodation.” Prices in Kensington & Chelsea rose by 10.5 per cent in February,
compared with the same month last year, according to JLL. And the shortage of sales stock is fuelling price growth in the prime rentals market too. Kensington rents have risen by 6 per cent in the last six months, and houses are achieving an average £2,511 per week, 4.9 per cent higher than they were pre-pandemic, says JLL. Scott Joseph from Cluttons’ Hyde Park office describes the Kensington rental market as “flying”, due to the return of international corporate lets, especially from the US. “We recently rented a large family home in Kensington within 48 hours for over the asking price,” he says. Old school and establishment it may be, but buyers and renters, it seems, know they can count on Kensington. And after June, they may have even greater competition, thinks Stephen Holmes, head of flat sales for Savills Kensington. “With the world’s media set to be focused on Kensington, I predict that buyers will be widening their searches to include the Royal Borough.” L The London Magazine 63

O
ne of my favourite possessions is a vintage London Transport map, produced in early 1953 as a guide for those travelling into town for the Queen’s Coronation on 3 June of that year. This June, as London gets into party mode for Her Majesty’s Platinum Jubilee, I’ll be looking at this beautiful example of cartography more than usual, reflecting on the past seven decades of our city. The coronation map provides instructions on how to reach the key spectator assembly points on the route taken by the gold state coach from Buckingham Palace to Westminster Abbey – and back. Her Majesty’s return journey was longer, taking in Oxford Street, Regent Street, Park Lane and Piccadilly. Each of these locations is marked in a different colour, with information on Tubes, buses and trolley buses. For example, Piccadilly, best reached by the number 9 bus, is designated as the ‘cerise’ destination. Even London Transport succumbed to the Fifties’ fondness for French words – cerise means deep pink. The map also supplies parking details for the few who owned cars in that era. Could these motorists have conceived that, by 2022, the centre of the map would be a Ultra Low Emission Zone? Definitely not. But the ‘pea-souper’ smogs of 1952 and 1953 were the spur for the 1956 Clean Air Act: not only a turning point for environmentalism, but also for Londoners’ resolve to improve living conditions. Pollution is still a huge issue. But our city will always be a work in progress, often succeeding magnificently, sometimes 64 The London Magazine
The desire to live in Chelsea, or anywhere in London, is reflected by the surge in property values failing miserably. The coronation coach rolled past Second World War bombsites. Only in this century did we begin to remedy the issue of the unlovely developments that sprang up on such land in the Sixties and Seventies. But it’s too easy to focus on blunders. Landmark buildings such as the Lloyd’s Building and The Shard have appeared. High quality housing has been delivered, not only for the affluent. One example of superior social housing is the McGrath Road scheme in Stratford. Designed by
CROWING GLORY Thousands congregated to watch the Queen travel to and from the ceremony
architect Peter Barber, it’s a contemporary version of a Victorian terrace. The reworking of this housing style illustrates how well it has served London since the 1670s. When the Queen came to the throne, many such buildings were in poor repair, lacking even bathrooms. Extended, revamped and redecorated, they’re now some of the capital’s most desirable homes. In the early Fifties, the rent on a largish flat in Chelsea’s Elm Park Gardens was £100 a year – about £3,000 in today’s money. Nowadays, a studio apartment here rents for about £3,600 a month, highlighting the area’s ascent from boho to haute luxe (as they said in the Fifties). The desire to live in Chelsea, or anywhere in London, is reflected by the surge in property values since 1952 – when an older property cost an average of £1,500, slightly less than a new home with ‘mod cons’, like bathrooms. Today the average price of any property in the borough is £1,382,760. The beneficiaries of this price appreciation are suitably gratified. But that doesn’t mean that they shrug their shoulders at the situation of those priced out of the market. Senior property and finance experts view this as a major impediment to economic progress. The map is also a reminder of the diversion that the coronation provided at a challenging time. Huge optimism surrounded the crowning of Elizabeth II. There’s a sense that we can’t summon the same level of emotion today. But while Londoners moan a lot – often with good reason – I suspect they’ll set aside their gripes to enjoy the Platinum Jubilee festivities. And those street parties. L

3 UPPER BROOK STREET, MAYFAIR W1
A RARE OPPORTUNITY TO ACQUIRE A FREEHOLD GRADE II LISTED PERIOD BUILDING JUST OFF GROSVENOR SQUARE Mayfair In 1677, Sir Thomas Grosvenor, 3rd baronet, married Mary Davies, the heiress to part of the manor of Ebury, and through this alliance the Grosvenor family gained 100 acres of Mayfair. These Mayfair lands started to be developed after an Act of 1710, which permitted leases to be granted for building on the land. Development hastened from c.1720, and in 1724 Mayfair became part of the new parish of St George, Hanover Square. In August 1720, Sir Richard Grosvenor (eldest son of Sir Thomas and Mary Davies) appointed Thomas Barlow, a carpenter, as the Grosvenor Estate Surveyor, to develop ‘The Hundred Acres’; his grid of wide straight streets with a ‘place’ or square at the centre. It was a model of early town planning and between 1720 and 1740 a network of fine streets was laid out between Regent Street and Park Lane.
People of Title When completed, the houses in Upper Brook Street were occupied by the finest families in society, with Mayfair immediately becoming a fashionable residential district for the aristocracy. In 1760, a quarter of the houses in the street were occupied by people of title. By 1807 Brook Street and Upper Brook Street were described as ‘grand avenues from Hyde Park to Bond Street... the calm retreats of nobility and persons of great landed property’. Later in the nineteenth century the street became a favoured place of residence for successful, often knighted, surgeons and physicians, including several who attended the royal family. OCCUPANTS INCLUDE Col. Francis Byng, brother of Adm. Sir George Byng, 1st Viscount Torrington, 1732–3. William Praed, M.P., 1738–41. Mrs. Elizabeth Byng, 1743–86. Viscountess Strangford, wid. of 8th Viscount, 1882–7. Maj.-gen. Charles Vyvyan Cox, 1888–1903. Sidney Philip Phillips, physician, 1905–27.
3 Upper Brook Street The original building lease dates from 1730. It is clear from looking at the exterior and interior of the building today that it is no longer early 18th century in character. There are no original internal decorations such as panelling or plasterwork, no original windows, and no original stairs. The 19th century alterations changed the character of the building. The existing building has the architectural character of a much altered, mid-19th century house. This is reflected in the interior and in the front and rear elevations.
Extract from Rocque’s map of London (1746) showing Upper Brook Street running westwards from Grosvenor Square to Hyde Park and Tiburn Lane, now Park Lane
Listed Status In 1964 Westminster City Council included No. 3 Upper Brook Street within the Mayfair Conservation area, where the building is considered to make a positive contribution to the character and appearance of the area, and on 1st December 1987 the property was added to the Government’s Statutory List of Buildings of Special Architectural and Historic Interest in the Grade II category. The building is listed under the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended for its special architectural or historic interest.
116 SALES
Externally, the front elevation incorporates elements of the original early 18th century façade. The brown brick of the original building can be seen at first-floor with red brick quoining and window dressings. The brown brick and red quoining continue in part to the second-floor level but generally fades away. This lack of consistency is potentially indicative of the rebuilding of the second-floor elevation and above.
LISTING ENTRY Name: 3, Upper Brook Street W1. List entry Number: 1221643 District: City of Westminster. District Type: London Borough Grade: II Date first listed: 1-Dec-1987 CITY OF WESTMINSTER - UPPER BROOK STREET, W1 No.3 - A Grade II listed Terraced town house. 1730 with early and mid C.19 alterations. Brown brick with stucco rusticated ground floor, slate roof. 3 storeys, basement and attic storey. 3 windows wide. Square headed doorway with rectangular fanlight to right and 2 square headed recessed ground floor sashes, all with voussoirs and vermiculated keystones. 1st and 2nd floors have recessed sashes with slightly cambered gauged arches, the 2nd floor windows with stucco aprons. Original cornice above 2nd floor, parapet coping to attic. Cast iron balcony across 1st floor. Wrought iron area railings. Interior early to mid C.19 with plain geometric staircase. PROPERTY OF THE MONTH
Well connected
This Victorian family home benefits from plentiful outdoor space and a buzzing community
Mark Pollack, Aston Chase: “Steele’s Village, as it's known to locals, is situated on the lower slopes of Hampstead between Belsize Park and Camden, while Steele’s Road itself is regarded as the most desirable street in this pocket of London, with past and present residents including actors Jude Law and Sir Derek Jacobi. The area is actually very quiet, yet has shops, restaurants and excellent transport facilities. If Camden Market is your thing, it’s right there. For children, the local schools are great and for dogs, Primrose Hill and Regent’s Park are easily accessible. This is a once-in-a-generation opportunity to purchase an exceptional Grade II listed period home on Steele’s Road, built in 1876 by renowned Scottish architect J.M. Brydon. In the same ownership for 33 years, it has a wonderful country-style rear garden on a quarter-acre plot, and extensive family accommodation of 4,874 sq ft with six bedrooms and a self-contained garden-level flat.” Steele’s Road is for sale with a guide price of £8.35m through Aston Chase and Savills.
