Chase LIFE—live well, work well, love well! Winter Greetings, friends! The Lake Tahoe regional luxury market is still on the cooler side of things, with prices trending downward. Inventory remains tight, keeping prices fairly stable. The median home price in the California and Nevada luxury markets circles $1 million. This makes for an intriguing puzzle to solve. The snow gods have not yet revealed their plan, but we are already celebrating the wonder of the winter season. The one thing guaranteed to please everyone is the spirit of life. So many things are percolating on a magnificent scale. The opening of the Tahoe Blue Event Center is set to welcome more than 125 ticketed events annually. Then there’s another exciting milestone - Lake Tahoe’s first pro hockey team is ready to launch in the 2024-2025 season. In the last issue of LUXURY, we touched on a number of exciting new developments either currently on the market or about to be started this spring. Watch for news as the Waldorf Astoria starts coming to life in Crystal Bay and Nine 47 Tahoe breaks ground in Incline Village. Now is the time Sellers are ‘ready’ to sell, creating a great opportunity for buyers to get a deal. Lakefront sales were dramatically down in all areas except Incline Village, which was up a whopping 200% with three sales, and North and West Shores, which was up 13% with nine sales. The East Shore was down by 40% with three sales, and South Lake Tahoe was down 50% with only one lakefront sale. However, the median price held steady, with Incline Village up

LAKE ALMANOR Our newest market region area is Lake Almanor, which is being touted as the “affordable Lake Tahoe”. They saw a remarkable 36% increase in median price up to $1,700,000 in 2023 from $1,250,000 in 2022. They did see a decrease of 40% in units sold and a 29% decrease in volume. The most expensive home to sell in 2023 was $3,250,000, and Chase represented the buyer.

SACRAMENTO The greater Sacramento region's Placer County and Eldorado County areas are tracking 28% under 2022 for homes over $1 million. They had 1,255 sales of over $1 million compared to 1,737 prior year. However, the median remains steady at a 2% increase to $1,279,000. This year's highest-priced sale in this region was in Loomis for $6,275,000.
