This report will showcase the three top lakefront sales so far this year.... $26M in Crystal Bay, $22.873M in Incline Village and $19M in Crystal Bay - all represented by Chase International. So far, the highest of the five lakefront sales in California was $16.5M in Dollar Point. On the market in California now are 13, ranging from $3.99M (vacant lot on the North Shore) to $35M, a significant estate in Rubicon Properties. In escrow are two - a cute cottage in Kings Beach listed at $4.5M and another North Shore home listed at $9.65M.
There are 10 lakefront homes for sale on the East Shore, ranging from $7.25M to $34.995M, with three sold so far, the highest at $11.2M. There’s no question that lakefront properties are a premium, and this seeming hiatus on the buying front is temporary. If you might remember, after the recession in 2008, we had 61 lakefront properties on the North and West Shores for sale! Now there are 13. A more normal pace is something like 23 – 25 sales a year.

As of August 31, there were 26 single family lakefront homes on the market. The West Shore had a re-run of a Rubicon listing from last year at $16.95M, and The Cedars lakefront under construction finally sold at asking of $7.95M. The North Shore Dollar Point sale listed at $14.5M sold for $16.5M very quickly. In addition to the 10 on the East Shore, there is a 1⁄2 interest for $19M in a totally updated home that was once Bill Harrah’s. On the South Shore, two almost identical adjacent new homes listed for $6.55M each, or both for $12.95M. Also in August, Chase International sold a beautiful almost-5-acre land offering in Crystal Bay for $19M.

The lakefront condominiums are a challenge to report as we have numerous lakefront condo complexes. However, few of the units are directly on the water. So, in our reporting, we try to report those that don’t have anything between the building and the water. There were also 2 FDL off-market sales.
