With winter finally coming to an end and lakefront activity is waking up. Many homes in the region sustained damage from the severe winter, so there’s a fair amount of repair and clean up before bringing them to market. Mystery prevails when it comes to predicting what our lakefront sales activity will be like this year –so far, we feel it will be very good. Historically, it’s typical for us to have around 25 lakefront properties on the market on the North and West Shores. Not so much in the last couple of years! Currently there are three for sale in the MLS.

Chase International had a nice $26M sale in Crystal Bay early this month, so it will show up on next month’s report. We are working on going to escrow with three other properties over $20M. For the North/West Shores and Truckee (the Tahoe Sierra MLS), we had 220 residential sales the first 4 months of this year with 407 sales the first four months of last year. People are ready for a great summer season! The sun is shining, the lake is full, and buyers are settling into new rates and love to buy property. These are the opera;ve words – to buy or to list!

I was interested to learn at a recent conference that Crypto for real estate purchases is not dead! Those holding qualified Crypto can convert to cash for sellers who don’t want to take it in trade. Call me for further information if you have interest in more detail.

As of April 30, there were 15 single family lakefront homes on the market, 2 up from last month. The one West Shore escrow is still under construction and due to close July 10. South Lake Tahoe had 2 adjacent offerings, one new build to include the adjoining new build at $14.9M, or the larger home by itself at $7.45M. Homes will share a pier and each will have 2 moorings. If the main home only sells, then Seller may keep the smaller one. New construction on the lake is unusual! The East Shore continues to have the most offerings so far.

Activity is still weak, but you can see that the first part of last year was also quiet – kind of typical for winter months.

Basically, no change from last month. The lakefront condominiums are a challenge to report as we have numerous lakefront condo complexes. However, few of the units are directly on the water. So, in our reporting, we try to report those that don’t have anything between the building and the water. There are two units in Fleur du Lac that do not face the water but, because of their price range, we do count those.
