Palmetto Bluff Re-Sale Market at a Glance: Q2 2021 There’s something special in the air around Palmetto Bluff this summer; a sense of post-Covid normalcy. Can you feel it? From gatherings at the pool, to concerts at the Chapel, and events like the Artists of Palmetto Bluff Fine Art Show, Women of Palmetto Bluff Derby Party, and backyard Lowcountry boils…it’s great to be together again! The community’s recently-announced ownership change has also brought a fresh wave of excitement to the Bluff. In June, South Street Partners—developers of Kiawah Island and The Cliffs—along with Henderson Park, purchased the undeveloped lands and amenities of Palmetto Bluff. The new ownership has voiced plans to prioritize the addition of a second golf course and fast-track the development of Anson Village. While we anticipate these being multi-year projects, we are excited about the joint venture’s long-term vision and forthcoming benefits for members. In the real estate realm, sales continue to be strong. We saw a 30% increase in the number of re-sale homes closed or pending this quarter versus the first quarter of the year. With a median of just 10 days on the market for the quarter, however, inventory continues to feel tight—and the narrow supply has resulted in prices continuing to tick up. Overall, the Ussery Group participated in 51% of the resale transactions in Palmetto Bluff for the quarter (65% of re-sale home sales) with a total re-sale volume of $101,900,980.
