a note from the publisher Dear Friends and Readers, We are proud to present the 2022 edition of the Guide to Coweta & Fayette Counties. We always strive to provide great information for residents, newcomers and visitors alike.

This year’s edition starts out with the breweries, tap houses, and craft beer establishments that span our two counties. Just a few years ago there were no breweries, and now there are several and more on the way. The breweries were a surprising story of community and togetherness that I wasn’t expecting to find. One of the brewery owners called the relationship among the breweries one of collaborative competition. They all want to succeed, but they are rooting for one another to succeed as well. Our two counties have great cities, each with its own attractions giving folks reasons to visit or settle down and enjoy life. Newnan is well known for its historic district and beautiful old homes, but it also has a great downtown area with plenty of shops and restaurants. Fayetteville’s downtown has been invigorated with their new Entertainment District. Peachtree City has it’s planned community and world-famous multi-use paths. We are truly blessed to live in an area that has so much to offer, and we should be proud not just of our community, but of our neighbors’ communities, too.

The amenities in Coweta and Fayette don’t stop with dining and shopping. Both counties have bountiful natural resources in the form of parks, trails, rivers and lakes. The biking scene, both on-road and trail riding have grown, especially in Coweta County, where new trails seem to be popping up every year. Both counties have excellent recreational departments for organized sports for both kids and adults.

Our schools, from elementary through high school rise above most counties in the rest of the state. Beyond that, post secondary and technical schools enable the access to higher learning without leaving the area.

Put all of these amenities together, and you create a housing market that holds value better than many other areas. And when you have a booming housing market, the local home market is even better. In the past several years the value of homes in the area has risen every year and that trend appears to be continuing into 2022.

Local Breweries Flourish in our Area

T

en years ago, there were no breweries in Coweta and Fayette counties. There were stores that offered equipment and supplies for home brewing and you could purchase “local” Atlanta microbrews at some restaurants, but there were no local breweries. Since then, both Fayette and Coweta counties have plenty of options when it comes to places to enjoy craft beer such as Line Creek Brewery, Abide Brewery, Awkward Brewery, Barleygarden, Gremlin Growlers, and Ace Beer Growlers. Outside of Fayette and Coweta there are additional options, including Cochran Mill Brewing in Fairburn and Towerhouse Farm Brewery in Gay.

■ Why the recent growth? Why the recent growth in breweries and brewpubs? Across the country breweries began to gain popularity in the 2,000’s. Their family friendly, dog friendly atmosphere welcomed young and old alike. Breweries partnered with farmers markets and food trucks and gave people the opportunity to support local businesses. They started to be seen as a community center, not just a place to try a craft beer. In Georgia, the rise of breweries is directly related to changes in Georgia law. In the early 2000’s, the laws in Georgia governing breweries were holdovers from the prohibition era kept breweries from selling their beer directly

to customers at their production location. Breweries could produce beer, but any sales to the public had to be done via a distributor. The only way local breweries could sell their beer at their brewery was to offer tours of the facility and then offer samples of their different beers at the end of the tour. In order for the brewery to make money, they would sell souvenir glasses in which the samples would be poured. But there were strict limits on how much beer could be “sampled”. As a result of these laws, the number of breweries in Georgia lagged behind the rest of the country. Finally, in 2015 State Bill 63 was passed which allowed breweries to sell beer directly to the public in “to

and Philip Leonard were local residents who all happened to be home brew enthusiasts. Their paths crossed and they began to collaborate and brew beers together. After sharing their passion for crafting great beer with family and friends for many years they decided to create Abide Brewing. The Brewery has intentionally grown slowly. They haven’t accepted investment from outside sources, so they grow as their income allows. They moved into their current 4,000 square foot taproom in October of 2019. They have a strong connection to their community and participate in fund raisers for local charities such as their annual St Pawtrick’s Day event benefitting Hearts ‘n Homes Rescue, a rescue program for dogs in Coweta County. an annual fundraiser for the Newnan-Coweta Humane Society and one for the Friends of the Chattahoochee bend State Park. Abide currently has 12 brews on tap, from their popular Coweta Commons Ale to their Three Rivers IPA. They also have seasonal or special brews mixed in with the regular line up. You can find Oktoberfest brews, Sours, and Hefeweizens at different time during the year. Whenever you go, you’ll find plenty of choices to satisfy every beer lover. ■ Ace Beer Growlers, Newnan Ace Beer Growlers was established eight years ago in Newnan and is another spot where folks gather, enjoy craft beer and the company of other beer enthusiasts. If you are wondering what a growler is, it is a 32 or 64 ounce container made for transporting draft beer. They feature 30 beers on tap, including brews from Abide and from Line Creek Brewing. They prefer to support the local community and brewers, so many of their other beers are brewed in Georgia. They also feature wine, meat, grills, and gun safes.

■ Line Creek Brewery, Peachtree City Line Creek Brewery opened in 2018 and was the first brewery in Peachtree City. The founders shared a love of craft beer and a love of their community. They decided they would create a brewery that had a family friendly atmosphere so the entire community could gather together. Once the plan was in place they reached out to 40 other members of the community for investment capital and Line Creek Brewery was born. The owners at Line Creek are not only serious about beer, they are serious about helping their community. They give back to the community in a number of ways. They regularly host fundraisers for local charities. In December of 2021 they hosted a concert and helped raise $25,000 for pancreatic cancer research. Line Creek Brewery has also partnered with local charities and service organizations to create special beers for them. They have created 3 special “partner” brews with Southern Conservation Trust, the Rotary Club of Peachtree City, and Royal Animal Refuge. Their most popular beers are First Crush, a slightly hazy IPA, and Maverick, a helles lager. If you want to stray off of the beaten path, LCB has plenty of tempting options: Stouts, dark

lagers, pilsners, sours, double IPAs and more. If you can’t find a beer you like at Line Creek you are in the wrong place! ■ Line Creek Bus Barn, Fayetteville The Line Creek Bus Barn opened in Fayetteville at the end of 2021. As it’s name implies, it is a part of Line Creek Brewery, but it is located in Fayetteville, in the new park. The Bus Barn, named after the Fayette County School System facility that used to be there, has a larger taproom than Line Creek Brewery but a smaller brewery. The Bus Barn has a 5 Barrel system, while Line Creek Brewery has a 30 barrel system. Production-wise, Line Creek Brewery is the production powerhouse while the Bus Barn and it’s smaller production enables for more experimentation. ■ Awkward Brewing, Fayetteville Right around the corner from the Line Creek Bus Barn is another small brewery, Awkward Brewing. Amanda Poliak began home brewing in 2008 and opened Awkward Brewing in 2015 in Lake Stevens, Washington. When she and her husband relocated to Georgia she reopened the brewery in Fayetteville. and opening for special occasions while planning for their grand opening on March 18th. Even though Awkward Brewing isn’t “fully” open, they have already jumped in to be a part of the community. In January they hosted two fundraisers. One for Coco’s Cupboard, a pet rescue and food pantry and one for Hosea Williams Feed the Hungry charity. As they grow, they plan to continue to contribute to those in need in the community. ■ Gremlin Growlers, Fayetteville Gremlin Growlers is right around the corner, directly on Fayetteville Square. Gremlin Growlers started in Peachtree City in 2012 and moved to Fayetteville in a few years later. They have over 20 craft beers on tap, including 9 craft brews from Georgia. They also sell coffee, espresso and lattes.

Between Fayetteville and Peachtree City, in Trilith you can find two establishments for fine craft beer. ■ Barleygarden, Trilith Barleygarden, isn’t a brewery, but it boasts over seventy different craft beers from breweries near and far. They change the beer menu regularly, so no matter how often you visit there is always something new to choose from. Barleygarden also offers a full menu if you would like to enjoy a meal along with your beverage.

industry, but their timing. They closed on the loan in December of 2018 and immediately began construction. In 2019 Covid hit and had an immediate impact on construction. They were quickly over budget and behind schedule. But they persevered and they opened in 2020. The atmosphere in Amici is a vibrant, fun combination of music and motion. They have karaoke nights on Wednesday night and have live entertainment on the weekends. There are cornhole sets on the patio and folks are encouraged to play and have fun. ■ Senoia Beer Company, Senoia As of February Senoia Beer Company plans on opening in May. They plan on having 8 taps serving traditional brews plus sours, ciders and seltzers brewed on-site in their 5 barrel system.

n the past few years many people realized that we had become too glued to our phones, monitors and televisions. Once we were asked to stay inside, we desperately wanted to get outside. Luckily for residents of Coweta-Fayette our counties have a plethora of paths and trails for running, walking, hiking, and biking. Coweta and Fayette counties and their 13 cities and towns, have a wide range of paved paths and dirt trails. These paths and trails give residents and visitors alike an opportunity to exercise, get out in nature, and even commute to work. Special events like fun runs, charity walks, and group bike rides are promoted by these assets of the community. Property values are increased based on proximity to paths and trails. Home buyers of all ages say that access to greenspace and trails as one of their top desired amenities. ■

Paved Paths in Coweta & Fayette

■ Coweta County has three recreation complexes and one park with paved paths for safe walking and running. • The new Leroy Johnson Sports Complex in Senoia includes 0.9 miles of path winding around the complex. • The Hunter Complex in Sharpsburg has Coweta County Parks and Recreation’s 12

longest paved path, one mile in length, circling the sports fields. • The Central Soccer Fields Complex, also in Sharpsburg, has a paved path 0.7 miles in length. • Madras Park, Coweta’s newest park, has a path of 0.4 miles. It is located in the Madras area in North Coweta. For information on hours and available amenities such as bathrooms, picnic tables, playgrounds, and water fountains go to www.cowetaparksandrec.com. ■ Carl Miller Park is owned and operated by Newnan Utilities. Carl Miller Park has a 0.6-mile loop walking path, as well as a great playground, splash pad and picnic area. It is located on Sewell Road near the water reservoirs, ■ The City of Senoia has over four miles of paved path along Rockaway Road, through several residential areas, and ending at the Marimac Lakes Park. There is convenient parking at Senoia Library, City Park on Seavy Road, and Marimac Lakes Park on Pylant Street. ■ The town of Haralson has .6 miles of paths. The original 0.3-mile path circumnavigates the pavilion near City Hall. The is a 0.3-mile addition travels around the playground.

■ Newnan LINC – The LINC is the City of Newnan’s new multi-use path system. A 12-foot-wide, paved path, the LINC is intended for non-motorized use - walking, running, skating, and bicycling. (The motorized E-bikes are allowed; e-scooters are not.) The LINC has remained open throughout the pandemic, offering a muchneeded outdoor venue that allows us all to get some exercise while practicing social distancing. The LINC is the most heavilyused path in Coweta County. LINC Phase 1, offering 1.4 miles of path, opened in 2019 on the east side of Newnan near Summergrove Subdivision. Phase 2 of the LINC is now complete, which means that you can now ride a bike from Summergrove on the east side, all the way to downtown Newnan, a total of about 4.8 miles. One section of Phase 2 between Greison Trail and Ashley Park Drive currently incorporates the sidewalk along McIntosh Parkway, but will soon involve a path through the adjacent woods. Coweta County residents were asked to provide input for the Coweta County Comprehensive Plan in 2005 and 2016 and asked for more parks for passive recreation, and a frequent classification of this concept was for a linear park.

■ Fayette County operates four parks with paved walking paths: McCurry Park, Kenwood Park, Lake Horton Park, and Lake McIntosh Park. • McCurry Park in Fayetteville includes two paved paths. The ‘outer loop’ path covers about one mile, while the ‘inner loop’ circles the picnic area. There is signage so you know which path to take and how far you’ve walked. • Kenwood Park in North Fayette includes a 0.75-mile loop path through a naturally wooded area. • Lake Horton Park, in southeast Fayette County, offers 2.8 miles of path along the lakeshore. The North and South Loop Trail stretches 1.8 miles from mainland to island. The Lake Horton Park Trail is an easy, one-mile loop. • Lake McIntosh Park, has a 0.75-mile loop of paved walking path adjacent to beautiful, 650-acre Lake McIntosh.

■ City of Peachtree City – Peachtree City is known worldwide for having a paved, multi-use path system for both transportation and recreation that runs throughout the city. Peachtree City’s nearly 100 miles of multi-use paved paths are used by runners, walkers, bicyclists and golf cart drivers. Peachtree City’s paths are shared by both motorized and non-motorized users, which is unusual for most path systems. Maps and rules are available through the City website, at https:// www.peachtree-city.org/1187/Multi-Use-Path-System. ■ Peachtree City has Flat Creek Trail, located behind ‘The Fred’ Amphitheater just off the multi-use path, the short wooden boardwalk over the wetlands to enjoy nature while sighting birds, deer, turtles, snakes, and more. Dirt Trails for Hiking, Trail Running, and Mountain Biking When you think of hiking, you might think of the Appalachian Trail or something bordering on mountain climbing, with heavy packs and long difficult trails. Hiking in Coweta-Fayette offers an easier option. Take off for an afternoon and enjoy a simple walk in nature. Trail running has become popular recently. Similar to cross country running, but it is more challenging because the terrain is generally more hilly and uneven compared to most cross country courses. ■

■ The City of Fayetteville operates Patriot Park next to the County’s Kiwanis Park. Patriot Park has a wide, paved path for walking. ■ The City of Tyrone offers a half-mile, paved walking path at Shamrock Park. Easy parking, a drinking fountain, a playground, and other park amenities make Shamrock Park a local favorite.

Mountain biking is also growing in popularity. The option to enjoy the positive attributes of hiking combined with the excitement of speed appeals to many people. On top of that, it provides a great physical workout! There are many shared use trails (trails offered for hiking, trail running, and mountain biking) throughout Coweta and Fayette Counties. Coweta County’s two signature trails are the Brown’s Mill Battlefield and the Chattahoochee Bend State Park, which are both very popular. Brown’s Mill Brown’s Mill is located in south Coweta County and offers options for bikers, hikers and trail runners. History buffs should also note that Brown’s Mill Battlefield is a historic Civil War site. In 2019, six new miles of shared-use trails at Brown’s Mill were added. This was the result of the consolidated efforts of the Brown’s Mill Battlefield Association, Bike Coweta, and Mountain Bike (MTB) Atlanta. About four miles of trail are covered in Brown’s Mill – two overlapping trails, with additional hiking and trail running spurs. Brown’s Mill also has three dedicated mountain bike trails totaling about six miles. The trails are suitable for beginner to intermediate mountain bikers. Although built for mountain bikes, adventure walkers and trail runners also enjoy these trails. Brown’s Mill is the most heavily used trail facility in Coweta. ■

in Georgia. It includes five miles of shoreline along the scenic Chattahoochee River. Chattahoochee Bend State Park offers six different hiking trails ranging from one mile to ten miles (five miles out and five miles back). Difficulty levels range from easy to moderate. Chattahoochee Bend State Park covers 2,910 acres, and is a hiking and biking paradise. Mountain biking is based around 3.2 miles of trail built by Friends of Chattahoochee Bend State Park. In the coming years, the non-profit Friends group hopes to add 20 more miles of trails. Fayette County offer a wide variety of nature areas and shared-use trails. In Peachtree City, Line Creek Nature Area is operated by the Southern Conservation Trust. Line Creek Nature Area is a popular 70-acre preserve located off Highway 54 on the Coweta/Fayette County line. Six short trails provide easy, flat, scenic access to woods, a pond, picnic areas, and Line Creek. The Peachtree City Athletic Complex (PAC) Conveniently located at the PAC on Highway 74, this shareduse trail begins right behind the soccer fields. An easy trail, it’s two miles are suitable for all ages and skill levels of mountain bikers. ■

The Ridge Nature Area Fayette County’s 300-acre Ridge Nature Area has just over 7 miles of shared trails for walking, hiking, trail running, and mountain biking. The Ridge is owned by the City of Fayetteville and operated by the Southern Conservation Trust. The mixture of trails means beginning walkers, experienced hikers, and thrill-seeking mountain bikers can find what they need at The Ridge Nature Area. G ■

f you like the water, there are plenty of streams, rivers, and lakes in Fayette and Coweta Counties available in the State Park System. Chattahoochee Bend State Park Chattahoochee Bend runs along the banks of the Chattahoochee River for 5 miles and covers 2,910 acres in northwest Coweta. There is a boat ramp for easy access to the river for fishing and paddling. You can rent canoes and kayaks from the park, but there is no shuttle service, so you’ll have to plan ahead for a pick-up at the end of your paddle. The park is open daily, 7am to 10pm. B. T. Brown Reservoir – Coweta The 300-plus-acre B. T. Brown Reservoir is operated by Coweta County Water and Sewage Authority. Fishing is permitted with a license. ideal for putting in a kayak or canoe to begin a trip down river. There is a concrete boat ramp, and ample parking. You can put-in from here and enjoy, an easy-to-moderate, paddle and take-out at McIntosh Reserve. Chattahoochee Bend State Park is open 6am to 8pm. 4013 Hwy 16 W., Newnan. Lake Peachtree – Peachtree City Fed by the waters of Flat Creek, the 270-acre Lake Peachtree begins near the Highway 54 Bridge and ends a mile south at the spillway at McIntosh Trail. Lake Peachtree is reserved for the use of Peachtree City residents and their accompanied guests. Only non-gasoline powered boats—canoes, kayaks, pontoons, and electric driven boats—are allowed. Swimmers and properly licensed fishermen are allowed. (The only gasoline powered boats operating on this lake are owned by residents on the westside of the lake with grandfathered rights in their property deed). ■

■ Lake McIntosh – Peachtree City, operated by Fayette County Lake McIntosh is the largest of Peachtree City’s three lakes and has a familyfriendly park with multi-use paths, a picnic pavilion, playground, gazebo, restrooms, boat ramps and docks, and parking for golf carts and automobiles. The park provides the only public access to the lake. Boats with

Lake Horton – Fayette County Lake Horton is a major recreation spot and a principal source of Fayette’s water supply. ■ Lake Kedron – Peachtree City, operated by Fayette County Lake Kedron is a local favorite for fishing. Holliday-Dorsey-Fife House Built in 1855, this impressive Greek revival antebellum home sits right off Fayetteville’s historic courthouse square and has long been a city landmark. It was built by John Stiles Holliday, the uncle of famous gambler John Henry “Doc” Holliday—a cousin of “Gone With the Wind” author, Margaret Mitchell. Today, the house is a museum of Fayette County and Civil War history, including exhibits about “Gone with the Wind” and Margaret Mitchell’s connection to Fayette County and local authors and their works. On display at various points in the museum are models of Allied and Axis warplanes, models of warships, artifacts from wars of the past century, authentic uniforms of WWII, and much more. Newnan Historic Train Depot Originally constructed as a freight and passenger depot for the Atlanta & West Point Railroad in the 1850s, the Depot was the site of an encounter between Federal and Confederate forces in July 1864. After passenger and freight train service was discontinued in the 1950s, the depot briefly

served as a seed store before the building fell into disrepair. Subsequently, the passenger section and freight platform were torn down. In the mid-1990s, the remaining portion of the building was donated to the NewnanCoweta Historical Society. 770-251-0207; 60 East Broad St., Newnan. McRitchie-Hollis Museum The Neoclassical home was built in 1937 by Atlanta architect Kennon Perry for Ellis Hardeman Peniston and Mildred Willcoxon Arnall Peniston. Starr’s Mill

Starr’s Mill Starr’s Mill is one of the most historic, picturesque, and photographed sites in Georgia. In fact, Starr’s Mill has been used as a film site for two movies, “Sweet Home Alabama” and “Fried Green Tomatoes,” as well as in numerous magazines. The Mill sits along what was once a portion of the old McIntosh Trail, a well-known Indian trail that ran from the Ocmulgee River in Butts County Georgia to Alabama. Starr’s Mill was operational until 1959, using a water-powered turbine, instead of a wheel, to grind corn and operate a sawmill. The mill site also included a cotton gin and a dynamo that produced electricity for nearby Senoia. The current mill is the third to stand at this location along White Water Creek. The first mill was built in the mid-1820s, just after the Creek Indians ceded this land to the ■

United States government. It burned down as well as the second mill that replaced it. The mill that stands today was built in 1907. Today, the mill and about 16 acres of property around it are owned by the Fayette Country Water Department and are open for fishing and picnicing. Starr’s Mill park is open 6:30am to 6pm EST; 6:30am to 8:30pm DST. The mill building itself is seldom open to the public. 115 Waterfall Way, Fayetteville. Brown’s Mill Battlefield The 100-acre historic site in Coweta County was open to the public in 2013. Owned by Coweta County, the battlefield is largely undeveloped but features four walking/running trails and several mountain biking trails as well as an outdoor pavilion. Historically, Brown’s Mill Battlefield is where the Battle of Brown’s Mill was fought July 30, 1864, during the Atlanta Campaign ■

of the American Civil War. Edward M. McCook’s Union cavalry, on a daring raid to sever communications and supply lines in south-central Georgia, was defeated near Newnan by Confederate forces under Joseph Wheeler. Brown’s Mill changed the course of the Atlanta Campaign, forcing Sherman to abandon his efforts to use cavalry to cut Atlanta’s railroads and compelling him to begin a lengthy siege of Atlanta. Historical markers provide background on the 5-hour battle that ended with 150 men dead and wounded and over 1,000 more captured and imprisoned in the brutally overcrowded Andersonville prison. The Brown’s Mill Battlefield Association organizes battle reenactments and tours throughout the year. The park is open daily and admission is free. 770-254-2627; 155 Millard Farmer Rd., Newnan. T

he state of the local Real Estate Market: a look at where Fayette and Coweta County finished 2021 and what to expect in 2022. The real estate market has gone through unprecedented challenges and changes over the past two years. In the Spring of 2020 home sales suddenly came to a standstill as the pandemic swept across the country. Almost as quickly the Real Estate industry began to adapt and overcome the challenges of doing business during the pandemic. In Georgia, real estate was declared an essential business, so buying and selling of homes was able to continue.

But it wasn’t business as usual – new techniques and practices were instituted; virtual open houses, video home tours, and other methods to enable the business of buying and selling homes to continue through the height of the pandemic. By the end of 2020, real estate sales had rebounded to numbers that actually rose higher than in 2019 for both Fayette and Coweta Counties. In 2021 the positive trends continued and all signs point to 2022 being another strong year. Having just finished my year as the 2021 President of the Georgia Association of REALTORS® I have been able to keep my pulse on the happenings in real estate all over Georgia. In 2021 most areas suffered from the same woes: low inventory, strong buyer demand and rising prices. Since the pandemic my colleagues locally and across the state have set records in their businesses. Personally, 2021 was the second-best year I’ve had in real estate in my 26-year career. ■ Let’s look at Fayette and Coweta Counties by the numbers (data sourced from Georgia MLS) In 2020 the average SOLD price of a single-family home in Fayette County was around $387,000. The average days on market for those homes was 39 days. In 2021 the average SOLD price climbed 15.7% to just under $441,000 with the days on market shrinking to 17 days. The total number of homes in all of Fayette sold in 2021 rose 3%- from 2,162 in 2020 to 2,226. The three largest cities in the two counties all had similar statistics showing that 2021 continued to be a strong seller’s market. In Fayetteville, the average SOLD price in 2020 was just under $360,000 with 42 days on the market. In 2021 the average SOLD price jumped to $412,000, over 14%, with a market time of 19

days. There was a small increase of about 1.8% of homes sold in 2021 compared to 2020. If you look at just Peachtree City (30269) the average SOLD price in 2020 was just under $419,000 with 31 days on the market. In 2021 the average SOLD price jumped to $479,000, over 14%, with a market time of 13 days. Closed home sales rose almost 22% year over year. We closed 731 homes in 2021 versus 600 homes in 2020. Looking at Newnan, the average SOLD price in 2020 was just under $313,000 with 41 days on the market. In 2021 the average SOLD price jumped to $355,000, an increase of over 13%, with a market time of 20 days. As with Newnan, Coweta County came in strong as well. The average SOLD price rose 17% from just under $305,000 in 2020 to almost $357,000 in 2021. The days on market went from 47 to 25. Coweta closed almost the same number of homes from 2020 to 2021. The number one question I get asked is what’s going to happen in real estate in 2022? Is the bubble about to burst? Is the market going to crash? Short answer is No. The lending process has

tightened greatly from 2008/2009 when we had the great recession. Owners aren’t upside down in their value. Will there be a market correction of some sort? Yes. We will not be able to sustain double digit increases in home prices forever. Are interest rates rising? Yes. Will this take some buyers out of the market? Yes. Are we still in a seller’s market? Yes, until supply can keep up with demand. i

REASONS YOU NEED A REAL ESTATE AGENT The purchase of a house is the single largest business transaction most people will make in their lives. Their house will become the single largest asset that they will own. It stands to reason that buyers need to be as informed as possible before purchasing a new home. With today’s tech-savvy, internet users living in a “doit-yourself” world, it looks like buying a house should be simple. No doubt that some of this “For Sale By Owner” group will save a few dollars on buying a house. However, the purchase of a house does not always go smoothly. ■ EDUCATION & EXPERIENCE – To get the privilege of representing a major real estate organization, your realtor must study and pass multiple tests, including those required by the state and by the company itself. Clients benefit from this wealth of knowledge. ■ LOCAL NEIGHBORHOOD KNOWLEDGE – Unless you already live in the area where you intend to buy a house, there are probably a lot of unknowns concerning the area. You are sure to find many photos online of the house, but what about the neighborhood and subdivisions surrounding the house? What about the quality of schools in the area and the availability of churches and social organizations? A real estate agent can help you obtain all of this information.

■ LEGAL AND FINANCIAL KNOWLEDGE – Seldom does a buyer purchase a house with a check for the full amount. Generally, the realtor can be helpful in locating attorneys that specialize in real estate and mortgage lenders that play an important part in the buying equation. Realtors also can advise on special language in a contract that needs to be addressed or avoided. ■ PRICE & MARKET GUIDANCE – Prices for houses are always moving up or down. Real estate agents are in the local market all year long and have the experience to give a buyer or seller valuable advice on what price will be able to “move” a sale, or “close” a deal. Either way they can help both the seller and the buyer. ■ NEGOTIATION ABILITY – Most people are not experienced in negotiating the sale or purchase of a house. Sellers love their homes and want to get the most out of the sale—which could cause them to overprice and lose a sale. Buyers might make an offer too low, leaving room for another buyer to come in and offer a higher price. e all are feeling like we have been stuck at home forever waiting out a pandemic that just won’t go away. Being at home can feel surprisingly good though, as long as our surroundings are comfortable and functional. It’s a lovely place to be. But, if things are feeling run-down, shabby, or just plain boring then being at home also gives us the opportunity and time to look around and figure out what is working in our home and what needs a bit of updating. But how to begin? As an interior designer, I certainly have my own approach, but it would work for anyone. It all depends on what it is you want to accomplish and how extensive you want to take the process as well as of course, the budget. Let’s say you want to do a total overhaul. You hate your furnishing, are sick of the colors and fabrics, the furniture floorplan is feeling too crowded or sparse, and you just want to start over in a room or rooms. Here is a simple approach that will work and is easy to accomplish: First, gather the supplies you will need to get started: •1. 25’ tape •2. Graph paper 1⁄4” = 1’ or a simple computer design program •3. Architectural ruler •4. Your phone camera

Home incrementally around the room. Measure up to the outside window molding on windows, but on doors measure to the door opening. That way, if you want to do draperies, you have the outside dimensions, and you can show the door-swing at the door openings. On your rough drawing show which way, the door swings as well. Measure the windows, door openings everything as you come to it. Go around the room in this way, measuring from corner to window and jot down the length of that segment on the rough drawing. I do mine in inches because I plan to put it into a computer program but if easier for you mark the numbers in feet. Step two: Draw. Next, sit down with your graph paper, a good sharp pencil, or the architectural design program of choice on your computer. Draw off your room using your measurements showing the windows and door placement and door swings. You can use the squares on the graph paper but to be more accurate, use the architectural ruler on the side that shows 1⁄4”=1’. Walls are roughly 5” wide so you can show that with a double line if you are connecting rooms as that is the space inside the walls that you don’t see.

•5. Tracing paper (called trash in architectural lingo) •6. Paint fan (Sherwin Williams is a good place to pick up a fan and explore options) •7. Inspiration pictures of what you like and what you want the room to be. My favorite magazine for inspiration is Atlanta Homes and Lifestyles. Lots of my clients like Pinterest or Hoouz.com if you prefer the web to paper. Muse on what appeals to you and why. Is it the color palette that draws you in or the style of the furnishings? Do you like floral fabrics, solids, or textures? Do you love geometrics but hate plaids? Figure out your

taste, likes and dislikes. Spend some time thinking and musing. This is most important to being happy with your final choices. Step one: Measure the space. Don’t make this harder than it needs to be. First do a rough line drawing indicating where the doors, windows, jut outs, or whatever is located. At this point it doesn’t need to be to scale, that comes later. Get yourself a 25’ tape or one of those gizmos that has a laser and calls out the dimensions of the wall. Then start in a corner of the room with your rough drawing in hand and measure

Step three: Measure. Measure your existing furniture’s outside dimensions or if buying new furnishings, the dimensions are given in the stores or online. If you are a total novice and don’t have a computer program, you can draw these shapes out ending up with squares and rectangles and fill those in to look like a sofa or chair as though looking at them from above. Then cut them out and move them around your drawing until you have a layout that appeals to you. Remember traffic flow through a room as well as conversation areas or workspaces. A good rule of thumb for getting around a room between furnishings is anywhere from 2436”. Make note of where outlets are located so you can properly light the area as well and hopefully not have to use an extension cord to plug in your lamp. This little drawing has power and will work as your map or your jumping-off place. It gives you the knowledge of what you are missing and need to purchase and what you Continued on page 40

have that is existing that you want to use. Take pictures of what exists and start a picture file. This is also useful for insurance purposes if another tornado should rip through our little town. If you are going it alone, it also tells you what size the furnishings need to be to work in the room. Stores tend to have extremely high ceilings and big areas and sometimes it’s hard to tell scale. You don’t want to purchase a 90”w x 40”d sofa and get home and realize it is way too big for the room. If you know what works dimension wise in the drawing, then you know what to shop for and won’t be influenced by something that’s beautiful but just won’t fit. Step four: Go to your inspiration. Your next step is fleshing out your map. Go to your inspiration images and select your color palette and then head to the store or online and select your paint and fabrics. It is always good at this point to decide your style. Is it simple and plain, more contemporary or is it traditional? Do you want to follow the trends and go gray, white, and blue, farmhouse all the way or follow your heart and go a different direction with color and texture and maybe a floral, a stripe and a smaller print? Mix it up. Go wild if you want but you do you. There are really no rules other than what works for you and makes you feel good when you enter the room. Designers love to see how many different patterns we can mix up in one room. The key is to mix large prints with smaller ones and add texture, hard with soft, stripe with geometric. Get swatches and play with the patterns. Layer, layer, layer.

Think of a room as a piece of art. If you are using a particular color, then use it more than once around the room. It can be just a small drop, but it makes your eye move around the room and gives interest. It can be in the artwork, the lamps, the throw on the arm of the sofa. If your preference is monochromatic, and you are not into a lot of color then make sure there is a mix of texture and plain weaves, linens and cottons varying the tones of the same color from light to more saturated. There are lots of opportunities with the area rugs you choose as well, and it seems while everything out there in the design world is getting more expensive, area rugs are a particularly good bargain. There are machine made, indoor outdoor, hand tufted and of course hand-knotted rugs, if you want to splurge. There are now even room size rugs that you can throw in your washing machine. But the truth is that whether you are selling your house or not, how it looks the first time someone pulls up in your driveway is the first impression that get of your house...and you. Everyone wants their house to look great. Even people who have just bought a house want to change, upgrade or personalize their house to make it look more appealing. Even more folks are in a house they love, but it is 10, 15 years old or older and there are things that they either want to change and update or unfortunately, things they need to fix or upgrade. The following is a list of items you may want to consider to help your house look better whether you are planning on selling

You can clean it with simple soap and water, or a biodegradeable cleaner like Simple Green. Distilled white vinegar is also good for removing mildew and mold. ■ What about the driveway? How is the cement holding up? If you’re lucky, maybe it just needs a good pressure washing. You can rent a power washer locally, or if that seems like a little more time than you’d like to spend blasting cement with a high powered nozzle, there are plenty of local companies that specialize in power washing anything around your house that needs cleaning. If your driveway is looking rough, with cracks and thin spots, you might need to consider resealing the driveway, or possibly just patching the bad spots. If the cracks and holes cover the entire driveway it may be time to put down a new driveway. Hopefully it doesn’t come to this, but if it does we’ve included a few local cement/masonry companies in our list at the end of the section. ■ Moving down the driveway, take a look around – and up. Older neighborhoods tend to have yards that started out with a few trees which now have grown and covered much of the yard. If you can’t keep your grass alive, have branches overhanging your house, or even worse, dead trees or branches, you probably need to consider having some trees removed. If you are running the fence through thick underbrush and want an accurate measurement, you’ll want to clear a path so the contractor can get a clean, straight measurement. Also, make sure to consider that the fence is going to be used for. Privacy? Security? Pets or kids? A pool? Different purposes are going to mean different materials to best suit each purpose. Last but not least – does a fence need the approval of a homeowners assocaiation? The last thing you want to do is invest in a fence only to find out after contruction has begun that you have to remove the fence or change the fence type in order to avoid a fine.“ ■ What about a walkway? If you have an old cement walk or just stepping stones leading to the front door, you could create a classic look with stone, brick or cement pavers. There are plenty of styles from which to choose: Scraper mats help keep dirt on shoes on the mat and out of your house. n 1965 Fred Smith and Ronald Davis partnered to establish Smith & Davis Clothing. The store provided work wear, shoes, and dress apparel for the primarily rural communities of Fayette and Coweta Counties. EDUCATION CHOICES IN COWETA AND FAYETTE

chools continue to be a driving force for people to choose to live in Coweta and Fayette Counties. Both counties feature excellent public schools that feature highly rated academic offerings along with great athletics and facilities. There is also a wide range of private schools in both counties as well. The Coweta County school system includes 33 schools—19 elementary schools, 8 middle schools, 3 high schools with 9th grade campuses, 2 alternative schools, 1 Charter and Career Academy (grades 8 - 12), serving over 22,855 students. Another gem in the crown is the system-owned Donald W. Nixon Centre for the Performing and Visual Arts, a state-of-the-art facility that brings the Fine Arts to students of all ages 56

in Coweta County. Coweta County schools continue to earn recognition for excellence year after year. The 2021 graduation rate was 89.3%, well over the state average of 83.7%. Coweta County high school students averaged SAT scores of 1110 in 2021, an increase of 28 points over 2020. The state average for 2021 was 1071. In addition to traditional settings, Coweta County School System offers students non-traditional instructional settings, individualized study, and a wide range of enrichment opportunities both on and off of school campuses. The Coweta County School System partners with civic organizations, local businesses, The Newnan–Coweta Chamber, the Coweta County Development Authority, Universities,

and West Georgia Technical College to include programs like dual enrollment, virtual learning, online courses, and workbased learning. These programs help ensure that graduates are prepared for secondary learing or to go directly into the 21st Century work environment. Fayette County Schools include five high schools, five middle schools, and 14 elementary schools, as well as an adult community school. Over 20,100 students are registered in the county. Fayette County Schools also include three non-traditional schools: Fayette Virtual Academy, Horizon Academy, and Open Campus Academy. The school system’s Career and Technical Education (CTE) offer courses to prepare students to be college and career Gready.

Even before Covid-19, Fayette County Schools had included virtual education for middle and high school students with the Fayette Virtual Academy. The virtual academy allowed students to work from home to complete lessons, assignments, and projects while the academy provides on-site support for one-on-one work and test taking. The Horizon Academy allows students who benefit from non-traditional methods of learning and structured learning environments. A blended learning environment allows students to excel at their own rate and take control of their learning. The Career and Technical Education (CTE) center comprises dual-enrollment, technical education, and work based learning. Dual enrollment allows high school students to take college courses and receive credit for those courses so they won’t have to take those classes in college. Students taking advantage of dual enrollment courses can complete high school and enroll in college and some may already be considered sophomores. At 89.7%, G Fayette County’s high school

graduation rate is well above the state rate of 83.7%. In 2021, students averaged ACT scores of 22.86 and SAT scores of 1152, compared to state averages of 21.7 for the ACT and 1071 for the SAT. Over the years, a number of Fayette County high schools, middle schools and elementary schools have been been awarded the Greatest Gains Award and the Highest Performing Award. The highest performing schools must earn a three-year average CCRPI Achievement Score that ranks in at least the 93rd percentile. Greatest gains schools must earn a three-year average CCRPI Progress Score that ranks in at least the 93rd percentile. Both Coweta and Fayette counties have a number of private schools to provide opportunity for students with different needs, learning abilities, and interests. There are numerous private facilities as well as many churches that offer childcare and preschool to county residents. There are also highly regarded private facilities offering a full academic and extra-curricular program for school age children, K-12. In Coweta County there are 3 private high schools; Trinity Christian School, Central

Christian School, The Heritage School. These private schools also offer kindergarden through middle school in addition to high school. There are three additional private schools that offer kindergarden through middle school: The Carolyn Barron Montessouri School, Orchard Hills Academy, and Shoal Creek Baptist. The Counterpane Montessouri School in Fayetteville provides students from kindergarden through high school an opportunity to develop academically and creatively through its interdisciplinary curriculum and fully integrated arts program. Counterpane divides its students into 3 groups: Primary, ages 3 to 6 years; Lower School, ages 6 to 12 years; and Upper School, ages 12 to 18 years. Development and Revitalization of Fayetteville T

here’s no doubt that Fayette and Coweta counties are great places to live and work. But many people don’t realize that the driving force behind these great family environments is actually business. Economic development is the cornerstone at the foundation of the cities that make these two counties great places to live, work and play. This foundation doesn’t happen by chance. Planning and maintenance after development are required, and the cities in Fayette and Coweta are great examples of this. Peachtree City planned a community around city centers and golf cart paths. Senoia took a small idyllic town and built upon a growing film industry in Georgia. Fayette County followed suit and Pinewoods Studio and community (now Trilith) were built. 60

On top of that, the leaders of Fayetteville understood that they had a town that was steeped in tradition, but needed to take a step forward in order to grow into the future. As the city explored the possibilities to develop the city for the future, they learned that breweries had become a unique community builder previously not heard of. As they visited other communities with breweries, they were surprised to see parents with children (and/or) dogs in tow, which was totally different than the bar scene of yesterday. They would be playing games together, and just having a great time on the grounds. The city began working on changes to their ordinance so that they could accommodate breweries in the City. Then it became a PR push to spread the word that Fayetteville was welcoming to the brewery industry. It

took some time, but Fayetteville now has two breweries, the Line Creek Bus Barn, and Awkward Brewing, and both are popular spots to visit. If Fayetteville can get one or two more breweries, the city could become a regional spot for beer aficionados to visit, which is great for tourism in the area. In the meantime, The City was already hosting numerous events throughout the year which had alcohol vendors selling on the event grounds. With G virtually no

Business reported violations related to alcohol consumption, the city felt it was safe to explore an Entertainment District in the downtown where patrons could purchase beverages “to-go” from a restaurant and enjoy a nice walk around town. Brian Wismer of Fayetteville Economic Development states, “The citizens have certainly shown that they know how to behave in public, so it was a nice next step in our evolution. It’s not that everything has to revolve around beer drinking, but it sends a larger message that our community is progressive and welcoming to new ideas. Younger adults have sometimes avoided putting down roots in the suburbs because it’s not as cool as living in the city; but when we can offer similar experiences, we have a better chance of capturing that demographic. But really, that holds true for older adults as well.” A big piece of the puzzle that made it possible for breweries to flourish in Fayette, Coweta, and all of Georgia, was the passage of Georgia Senate Bill 85, which changed the regulations for breweries to sell their products. Until this law in 2017, breweries had to distribute through distributors, they couldn’t sell directly to customers. SB85 enabled breweries to directly sell 3,000 barrels directly to customers. A brewery would have to sell over 2,000 beers a day to go over the limit, so it’s safe to say that the direct sale to customers is virtually unlimited with the passage of this law. With the passage of this law, financial model of aspiring breweries across Georgia became much better enabling more breweries to open across the state. In fact, there were about 53 breweries in Georgia in 2016, compared to 130 on 2020. But the revitalization of Fayetteville wasn’t just about breweries, they were a part of a bigger plan. The new City Center Park includes the new city hall building plus Triumph Staion with is comprised of two buildings. The first is occupied by the Line Creek Brewery’s Bus Barn, Hog Pit BBQ, The Hummingbird Room, and Scoops Ice Cream shop. The second is the Dottie, a wedding and event venue. The open space between these venues is filled with rolling green space, aG dog park, walking trails, a splash

pad, playground, and tables and pavilions. This was all a part of the plan to revitalize downtown Fayetteville. “The brewery in the Bus Barn has a great synergy with the other businesses and amenities at the park. Parents that bring their kids to the park are also customers of the brewery and adjacent restaurants, and everyone is able to stay longer than if it were only one or the other. It’s a captive audience for the businesses, which is a great for our recruitment efforts. “ states Wismer. The revitalization of Fayetteville led to the creation of the Entertainment District. The district boundaries are based on the

areas with the most foot traffic. They intentionally connected the locations of public spaces, restaurants, and breweries. Wismer states, “We have a beautiful city with historic places and architecture, and we want to encourage people to get out and see the sites. “ The goal of the leaders of Fayetteville is to promote downtown as a fun place to visit, attend events, and encourage business growth. Currently the District is comprised of Downtoawn Fayetteville and Trilith, but is expected to expand as pending new development is completed. i

marked another notable chapter in the annals of the Newnan-Coweta Chamber. We launched the new year hoping that the COVID pandemic would wind down and the businesses and communities we serve might realize a return to a semblance of – dare we say – normalcy. They say that the best way to ensure failed plans is to make them in the first place, a notion that likely resonates with anyone in the Chamber industry. This past year in Newnan-Coweta, however, has been like none other. Challenge, hardship, and uncertainty carried with the blooms of spring when residents roused from sleep just after midnight on March 25th. Some awoke to sirens or frenzied newscasters, others to frightened family members. Too many were jolted out of bed by the unmistakable thunder of an approaching tornado. Since the early 1950s, only 10 EF-4 tornados have impacted Georgia communities, Newnan-Coweta joining the ranks last year. Undoubtedly, all affected populations worked together to recover and rebuild. Trademark to our big little city, residents and corporate 62

citizens alike barely saw the sunrise before they were on the ground clearing, cleaning, communicating, and caring, underscored by remarkable resilience and resolve. While the Chamber contributed to the recovery effort, it was by and large doing what we do best – serving as a convener and a support partner for first responders, utilities, businesses, and community organizations. The Coweta Community Foundation stepped in to lead the long-term recovery effort and serve as the official fiscal agent and conservator of the generosity pooling in from across the nation. The relationship between the Chamber and the Foundation dates back to the 90s when the Chamber initially created what was then called the Newnan-Coweta Chamber Foundation. About a decade later, the Chamber chose to convert it to what is now known as the Coweta Community Foundation, independent of the Chamber, though housed on-site. The Foundation’s leadership in guiding the recovery effort afforded the Chamber the bandwidth to continue to make good on its mission of championing increased economic

prosperity for members. An industry-rich community, Coweta continues to contend with the challenges associated with a virus that is now largely endemic. As such, the Newnan-Coweta Chamber’s body of work includes a renewed focus on industry support initiatives and robust talent development programs – both in response to the expressed needs of the businesses served. Firmly rooted in a belief that a healthy education-to-career ecosystem is an important metric for stakeholder success, efforts include a continued partnership with the Coweta County School System and the launch of a first-of-its-kind virtual student career expo, the redevelopment of a countywide career readiness soft and technical skills training program in partnership with Georgia Tech, a reinvigorated teacher externship program, and continued collaborations with the University of West Georgia, West Georgia Technical College, and Central Educational Center, Coweta’s pioneering college and career academy.

Recently, NCC board members, key community volunteers, and local business leaders participated in a forward-thinking study alongside management consulting firm, Subculture, an organization that leverages human-centered design to understand how

divergent practices transform organizational behavior. The study, piloted to understand better Coweta’s transportation environment and its impact on business and quality of life, marked the first of many similar forthcoming undertakings, including growth,

housing, healthcare, and, of course, member value. The goal is to craft informed, scalable, and adaptive strategic plans and curate programming that ensures Coweta’s position as the premier community to work, build, dream, and thrive.

BUSINESS IS GOOD IN FAYETTE COUNTY

B

usiness is good is Fayette County, according to the Fayette Chamber of Commerce. Unemployment ended the year at 1.9% after spiking to 10.3% in April 2020. The civilian labor participation rate, which measures how many people either have jobs or are actively seeking jobs, has also returned to its prepandemic level. However, businesses of all sizes continue to have vacancies. “We know everyone from small businesses throughout Fayette County to manufactures along Highway 74 in Peachtree City to healthcare service providers all have job openings they cannot fill,” said Colin Martin, President & CEO of the Fayette Chamber. “Workforce continues to be the number one priority.” To help address that priority, the Fayette Chamber has hosted the Future Workforce Summit for the last three years to bring business and industry together to hear from educational institutions about their initiatives to address the workforce shortage. In November 2021, the featured speaker was Dr. Jonathan Patterson, Superintendent of the Fayette County Board of Education. The Fayette Chamber is also helping its members address the changing workforce. For the last three years, the chamber has hosted the Diversity & Inclusion Summit so that businesses can hear from thought leaders and local executives on the best practices for making their organizations inclusive. In 2021, the 64

focus was on developing women leaders, a topic that brought a large crowd to the Chamber Meeting Place. In 2022, the Diversity & Inclusion Summit will address the question, “What Does Inclusion Mean?” In 2022, the Fayette Chamber will also bring back Leadership Fayette, after a two-year hiatus due to the pandemic. This year, the program will feature a curriculum developed by the Fanning Institute of the University of Georgia, as well as local leaders from the healthcare, education, and public safety arenas. “One thing the pandemic taught us is that people care about their local community and want to get involved,” said Martin. “Leadership Fayette is a great program for people who love Fayette County to network and to find that area where their passion meets the community’s needs.” The Fayette Chamber will also take a favorite activity to a new location. In April, the ExpoFest will take place at Drake Field in Peachtree City. “We want to be where the public has the best access and Drake Field is the best place to be,” said Martin. “We will have live music and food trucks, as well as local businesses looking to serve the needs of residents.” The Fayette Chamber of Commerce has a packed schedule in 2022. In Coweta County, there are six senior centers that offer a variety of activities and services to all senior citizens aged 55 and older. At the East Coweta Community Center in Senoia, the Panther Creek Center in Sargent, the Welcome Community Center in Welcome, the Central Community Center near Thomas Crossroads and the Madras Center in Madras members meet weekly for music, games, arts and crafts and fellowship. Birthdays and holidays are celebrated with parties and covered dish luncheons. At the Tommy Thompson Senior Center in Newnan, members can enjoy the same activities, including breakfast and lunch, daily – Monday through Friday. There is often musical entertainment and informational speakers. The centers even make blood pressure checks available to seniors. Homebound seniors can take advantage of the organization’s Meals on Wheels program, which works out of the Thompson Center G in Newnan.

Senior Living Coweta County Senior Services sponsors a Spring Cookout and Christmas luncheon annually at the Coweta County Fairgrounds and Conference Center for all Coweta senior citizens. Programs are funded by the Coweta County Commissioners. A new East Coweta Community Center is planned for the Leroy Johnson Recreation Park on Hwy 16 in Senoia and another in the northern portion of Coweta County, near the new Blake Bass Middle School on Shaw Road, is in the planning stages. Founded in 1978, the Fayette Senior Services (FSS) offers a broad scope of life-enhancing services to Fayette County residents aged 50 and up at three different activity centers—The Gathering Place and McIntosh Place in Peachtree City and the largest center, the Life Enrichment Center in Fayetteville. The large Life Enrichment Center houses a fitness center, complete with equipment and classes and the Ultimate Cafe, which serves breakfasts and lunches. Membership in FSS provides many benefits, like a calendar filled with events and activities. There are scheduled club meetings, workshops, trivia games, movies, fitness classes, support groups, a travel group that takes day and overnight trips, and so much more. The organization also provides social services that help older adults maintain their independence and improve their quality of life, including Meals on Wheels, in-home personal care and homemaker services, non-emergency ttransportation, home repair, adult day care referral service, information and assistance service, and care management. These specific services are funded in part by federal, state, and local government and the United Way.
