ARCOS makes a bold architectural statement with its contemporary Dutch West Indies style. The dramatic façade utilizes chamfered corners to create elegant massing, while its pedestrian-friendly rhythmic breaks shorten the block visually. Inside, the design was inspired by classic, beautiful hotels and voluminous train stations; a grand nostalgic experience viewed through modern interpretation.

As a key piece of Sarasota’s ambitious downtown master plan and Rosemary District redevelopment program, the 228-unit ARCOS is home to an on-site art gallery that hosts international and local artists, contributing to the city’s vibrant and diverse cultural identity.

Vida at Health Village

ORLANDO FL

Vida Health Village stands out with conscientious design decisions that attract long-term residents, expanding Orlando’s high-density residential footprint. The 285-unit 7-story transit-oriented development’s contemporary façade complements the urban living experience within as well as the neighborhood’s greater identity. Curated spaces catering to diverse tastes can be experienced throughout the property, while the luxurious sky lounge and rooftop pool deck offer inspiring views of the downtown skyline.

10X Fort Lauderdale

FORT LAUDERDALE FL

As a modern urban community with mixed-use components, 10X Fort Lauderdale encapsulates the surrounding neighborhood’s exciting living experience. Only minutes from the beach, Las Olas Boulevard, and downtown Fort Lauderdale, emphasizing the active indoor/outdoor lifestyle was imperative to success. Our 8-story tunnel form construction building is home to 310 units and has a refined and stylish coastal design, complemented with lush landscaping, ample shaded gathering spaces, and brag-worthy amenities.

The Ivy

FORT MYERS FL

The Ivy delivers high-density multifamily living to Fort Myers with clean, contemporary style that seamlessly reinforces and elevates the city’s architectural character. The community’s 275 units are supported by an expansive collection of thoughtful amenities and shared spaces, with an underlying design shaped by the site’s unique conditions.

The building footprint occupies an entire city block, responding to shifts in topography and movement throughout the site while maintaining a consistent plate height. Guided by the city’s floodplain requirements, the structure is elevated between 1’ - 6’ above grade, informing our circulation strategies and accessibility solutions. As with any challenge, we embraced the unique elevation and turned it into a positive. Identifying the opportunity, we introduced private garden patios for first-floor units, creating enhanced outdoor spaces that otherwise would not have existed.

Instead of a single flat wall, the articulated frontage incorporates stepbacks to accommodate landscaped pockets and palm trees that break up the building’s scale, create visual interest, and establish inviting entry points along the street.

930 Central Flats is an urban luxury mixed-use community that feels fresh and exciting, complementing St. Pete’s historic Edge District. It combines apartments and townhouse units with dedicated outdoor social spaces, a yoga mezzanine, a South Beach inspired pool with surrounding sun decks, and over 3,500 sf of ground level retail, dining, and entertainment.

The stylish mid-rise meets exacting city standards and passed a multi-step architectural review procedure. The collaborative process between our design team, Client, and the city resulted in creative architecture and a true Live, Work, & Play community.

The RoseArts District

North of downtown Orlando, the RoseArts District will be a rejuvenating spark for the historic Rosemont neighborhood. By artfully reshaping 128 acres of dormant, previously developed land, the multi-phase Planned Urban Development introduces a dynamic new urban center that seamlessly connects to the surrounding city.

RoseArts introduces over 5,000 multifamily residences and 350,000 square feet of retail space, balanced with impactful public spaces and expansive parks. It’s a transformative vision of unparalleled urban living: exciting, inclusive, and sustainable.

Camden North Quarter

ORLANDO FL

Camden North Quarter is a 9-story mixed-use community with a dramatic and unique design that fills a crucial missing piece in downtown Orlando's North Quarter District. The multifamily component hosts 333 units, while the ground floor includes 8,000 sf of retail space and a corner restaurant with outdoor seating on the leading edge of the building.

One of the most dramatic features of this project is the placement of the swimming pool and clubhouse on the 9th floor. The rooftop clubhouse offers large glass walls facing west towards Walt Disney World and east towards the Florida Atlantic Coast and Cape Kennedy.

Our passion for placemaking manifests as a courtyard oasis of nature and human interaction within the larger surrounding urban environment. These pockets of relaxation and well-being are instrumental in creating communities where residents want to stay and spend their time.

Elegant design, thoughtful amenities, and a striking rooftop pool take UFORA to the next level of student housing. To provide residents with everything they need to achieve a fulfilling school/life balance, we gave special consideration to creating spaces that facilitate meaningful interaction in this eight-story off-campus community.

Designed simultaneously with The Row on the same block, UFORA elevates the neighborhood with sophisticated architecture and vital housing for the University of Florida. The two buildings are full of functional environments that invite guests to pause and relax, interacting with the spaces and further integrating the properties within the surrounding neighborhood.

The Row

The Row is a striking addition to the neighborhood as an off-campus student housing development supporting the University of Florida. The eight-story community includes five levels of rentable units, three parking levels, and integrated ground floor retail.

Its unique site closely borders an existing structure, requiring precise care, planning, and construction techniques to stabilize and protect the neighboring building.

REIMAGINING THE STUDENT LIVING EXPERIENCE

Student Housing is a constantly evolving market and we’re at the forefront.

We aim to provide students with everything they need to achieve a premium school/ life balance, making the most out of their education experience. Striking the proper balance of academic, social, and relaxation needs is a high priority.

Guided by our design principles, we create Student Housing that not only offers ample study spaces, but also modern conveniences like private bedrooms and bathrooms, smart home features, technology cafés, and communal locations for engagement. We combine those with plentiful amenities and thoughtfully-designed spaces combine to create highly desirable, resort-style living spaces that facilitate lives of enrichment.

Zaya’s modern off-campus student housing community offers 353 units across five residential floors. A six-level parking garage supports the development, with a top-level amenity oasis featuring a fitness sauna, expansive pool deck, cabanas, and thoughtfully designed landscaping and finishes.

Zaya is situated on a tight urban site surrounded by neighboring structures, requiring careful construction logistics to minimize disruption and maintain schedule. Providing a dynamic, amenity-rich living experience, Zaya is perfectly tailored to serve Gainesville’s student population.

Ole Miss Student Housing

Ole Miss Student Housing offers a dynamic off-campus living experience defined by variety, character, and strong community. The 216-unit development distinguishes itself with a thoughtful mix of product types and density options, ranging from cottages and townhomes to three-story apartment buildings. The standalone clubhouse anchors

resident life with state-of-the-art fitness facilities, lounges, gaming and study areas, commercial space for future retail, and two leasable second-floor units. Its architecture evokes modern farmhouse aesthetics infused with Southern charm, creating a warm, collegiate atmosphere that feels both current and contextually harmonious with the region.

The re-imagined Winter Park Village is a prime example of transformative Destination Retail. Our goal was the creation of a truly multigenerational destination with a unique design language that ties spaces together. With a focus on robust placemaking and a dynamic programming mix, Winter Park Village is an energetic blend of elegant architecture and diverse lifestyle amenities that encourages visitors to spend the day exploring.

The property’s design is rooted in the creation of a contemporary village where a rich tapestry of entertainment, gathering, retail, events, and dining seamlessly blend together. Our architectural vocabulary bolsters the master vision, as every tenant space is designed to flourish with a unique identity, inspiring them to stand out while still reinforcing a cohesive narrative.

THE MODERN VILLAGE ENVIRONMENT

Pedestrian studies provided valuable insight into opportunities for connectivity. The primary linear park lawn created an oasis, breaking up the previous sea of parking lot pavement with new destinations for visitors as they stroll through Winter Park Village.

A WALKABLE WONDERLAND

While patrons wait for their reservations at neighboring restaurants, they can linger longer and extend their time in Winter Park Village thanks to the additional retailers based in these new outdoor spaces.

Finally, the Main Street’s walkability is enhanced through a series of innovative solutions that transform its pedestrian and infrastructure challenges into a safer, elevated experience.

DESTINATION RETAIL SPACES CAPTIVATE & INSPIRE VISITORS THROUGH EXPERIENTIAL STORYTELLING

Designing the guest experience is as important as designing the building. Our process identifies the story told through shareable spaces where guests can make memories, thus creating the Third Place.

Guests will encounter a variety of elements as they traverse the Destination Retail environment.

Aesthetically pleasing architectural design, lighting, and interiors set the unique atmosphere. Interactivity enhances the experiential nature. Social spaces foster the sense of connection. Leisure spots, plazas, and entertainment zones encourage guests to relax and stay longer. Intuitive navigation and accessibility reinforce the human scale.

Through our holistic philosophy, we blend these components and more to create truly unforgettable experiences that bring guests back again and again.

Ruth’s Chris Steak House

WINTER

The design of Ruth’s Chris Steak House honors the brand’s legacy while celebrating its New Orleans roots, where Ruth Fertel established her original restaurant in 1965. The façade reinterprets a classic two-story French Quarter structure through our contemporary lens, blending brick detailing, upper balconies, and strong vertical gestures.

Traditional ironwork is reimagined with geometric railing patterns, reinforcing the thematic connection. Branding motifs and pops of color and texture are thoughtfully integrated into the architecture and finishes for a cohesive identity. The expansive patio enhanced by street-facing bifold shutters maximizes outdoor dining and creates an energetic, charming dining experience.

The Hangry Bison

The Hangry Bison is a popular award-winning restaurant that was ready for an upgrade. Positioned on a greenspace facing our redesigned movie theater, the restaurant needed to impress patrons exiting the theater’s open-air foyer.

The strong design and vivid colors combine with an open, welcoming threshold, resulting in a stylish counterbalance to neighboring businesses. We intentionally broke down the physical and visual barriers between the out-

door dining terrace and the sidewalk, creating a porous edge that naturally draws visitors inside. Through our transformative design, the Hangry Bison re-established itself as a distinctive anchor within its larger mixed-use development.

Bar Italia

WINTER PARK FL

Bar Italia blends indoor and outdoor spaces as a modern reinterpretation of the old-world Italian street dining experience. The restaurant marquee is reminiscent of a Roman arcade, extending past the building’s footprint and inviting guests into the space as they walk through the plaza.

The Villages Re-Imagined

Renovation and adaptive reuse enable us to preserve a building’s charm while creating new value, an opportunity we embarked upon in The Villages, a large master-planned community in Central Florida with a population of 80,000 people. Our work encompassed several cornerstone buildings in Spanish Springs, one of the region’s three uniquely-themed town squares.

The transformation of each structure is a balancing act: they must be impactful with an edge, while still respectful of the town center’s recognizable Spanish architectural influence. As existing properties in a great location, we strove to modernize & beautify them to reflect the current trends and styles that the Client was seeking.

Each building was enhanced in unique ways to maximize their value and broaden their usability. Improved entrances picked up more space and aesthetic appeal, patios gained street access and greater visibility, and outdoor experiences were prioritized and expanded.

Reinvigorating these properties honors their history while forging deeper personal connections, revitalizing the area and positively impacting the property owners, occupants, and community.
