Expression of Interest & Holding Deposit

Complete an Expression of Interest form & pay an initial holding deposit as an indication of your intent to enter into a contract.

Land & Build Contract

Buying a H&L package requires two contracts, one for land & one for the build. Don’t forget you also need a solicitor to assist you legally along the way.

Most contracts are issued for signing online through DocuSign.

7 DAYS RETURN Finance Term

If your contract is subject to a finance clause, your bank or broker will require a copy of the Land & Build Contract to consider your approval for a loan.

21 DAYS

Await Registration

The construction of new land developments can typically take between 0-12 months to build & register. Some may already be registered, so you can start building your new home once the land registers, settlement takes place & building approvals are completed.

0-12 MONTHS SettlementIf Land Registered

Once settlement has taken place the transfer of the land document will be lodged with the Land Titles Office & you now own the land!

7 2 WEEKS Build Approvals

A copy of your house design needs to be approved by Council and our covenants team before any work can commence on site.

2-4 WEEKS Frame Stage

Structural framing, utility services, roof & windows will be installed. Electricians will begin the setup of powering & plumbers will start their initial stages of work.

3-4 WEEKS Enclosed Stage

The enclosure stage of the structure will commence. This includes all necessary requirements for enclosing the structure along with plasterboard & garage door.

12 4 WEEKS Fixing Stage

The fixing stage involves all the internal fit out of the structure. Installing items such as doors, skirting boards, architraves & tiling. Kitchen and bathrooms are also installed at this stage.

4-5 WEEKS

Your finance approval for the build runs inline with your land contract. The 5% build deposit is due upon finance approval.

Once the build deposit funds have been receipted, applications for the remainder of the documentation will be made along with producing a full set of architectural plans & siting. Then construction can commence.

Once you have satisfied the finance condition, the balance of your land deposit is due. Your broker & solicitor will help you satisfy the finance clause & help you with paying the balance deposit.
