All SEED Homes are designed around a central utility corridor. The corridor is made out of a solid steel skid; a similar structure that has been successfully used in the oil and gas industry for decades.
All of the heavy appliances, HVAC equipment, kitchen, and bathrooms are aligned along and within this single corridor.
SEED’s approach to design keeps the weight of the home centralized and arranged along a length-wise configuration of the home. This allows the rest of the home’s structure and walls to unfold (or attach) to the central corridor, thereby maximizing usable interior space.
Each SEED Home is intermodal shipping compliant.
This means that the home is built off-site, using steel walls that fold, and it can be shipped directly to location via truck, train, or ship as required.
And each SEED Home is within oversized load constraints thereby minimizing shipping costs.

Having a quiet home where sound transmission from room to room is minimized, is designed into every SEED Home. All SEED Homes feature a minimum of 35 sound transmission coefficient (STC) between walls and rooms. This means that at least 35 decibels are reduced from any sound that travels between rooms. The result? A very quiet and tranquil home.

Because of the way a SEED Home is designed and manufactured, independent energy model analyses indicate significant energy consumption savings in comparison to reference building models.

*The residential building's proposed design was evaluated for energy compliance and savings using the NECB-2017 Part 8 Performance Path. Both the proposed and NECB-2017 reference energy models were created, incorporating all building systems. A comparison of the overall annual energy consumption for both models was conducted to verify the performance of the proposed building design.
SEED Homes are made using a selection of highly resilient materials. The home’s main structural elements, including the walls, roof, and interior skeletal structure, are made entirely of steel.
