WELCOME. Dear Neighbors, While the calendar says Spring, those of us in South Reno know that the season doesn’t always follow the date. After a late winter and snowfall, we may still see a few more chilly mornings — and perhaps even another dusting of snow — before true spring fully settles into Damonte Ranch. That said, the longer days and glimpses of sunshine remind us that the season of renewal is on its way. As conditions allow, you’ll begin to see landscaping crews refreshing common areas, irrigation systems being inspected, and routine maintenance projects underway. Our shared spaces are a significant part of what makes our neighborhood so desirable, and we remain committed to maintaining their beauty and value. We encourage homeowners to begin preparing for the transition into warmer weather as well. Once the risk of additional snow passes, it will be a great time to tidy landscaping, inspect fences and exterior paint, and ensure trash receptacles are properly stored. These small efforts collectively preserve the curb appeal and pride that define our community. As a reminder: ■ Please submit architectural applications prior to beginning exterior projects. ■ Be mindful of parking regulations and community guidelines. ■ Report common area maintenance concerns to management promptly. JOINS MUSEUMS FOR ALL By Patrick Turner, Chief Advancement Officer, The Discovery

The Discovery is pleased to announce that it has joined Museums for All, a nationwide access program of the Institute of Museum and Library Services (IMLS), administered by the Association of Children’s Museums (ACM). The program encourages people of all backgrounds to visit museums regularly and build lifelong museum-going habits.

The Discovery’s participation in Museums for All is part of a larger effort at the museum, titled “Discovery for All,” that will broaden access to the museum and its programs. Through Discovery for All, members of the community who receive food assistance (SNAP/ EBT/WIC) can visit The Discovery for $5 per person (up to six people) simply by presenting an Electronic

Discovery for All also includes financial assistance for school field trips, annual memberships, Camp Discovery, and more. Qualifications and the ability to apply for assistance can be found on the museum’s website. Assistance provided through Discovery for All is wholly funded through the generosity of The Discovery’s donors. ASSOCIATION UPDATES THE DAMONTE RANCH LANDSCAPE MAINTENANCE UPDATE The Damonte Ranch Landscape Maintenance Association (DRLMA) is responsible for maintaining the major street landscapes within the Damonte Ranch. The landscape maintenance for all the streetscapes has been combined to be the responsibility of one maintenance company, Mountain High Landscape. This company is now responsible for the streetscape landscape for Veterans Parkway, Rio Wrangler Parkway, Carat Ave, and Piper Peak Lane. Their responsibility also includes the village entries up to the first side street. We are confident there will be an easy transition this spring as they are familiar with the property and dedicated to providing excellent service. Maintenance teams are continually working diligently to complete ongoing maintenance to remove blown-in trash,

weeds, and dead and dying shrubs that occurred over winter. Overall, shrub pruning is near completion. Upcoming pruning techniques will be applied to provide a more natural shape to the shrubs, limiting excessive pruning and off haul waste. Turf around the tree wells will be away from tree trunks for minimal maintenance in and around the trunks of the trees, protecting them from potential damage. We have observed stress within some species of trees due to borer insects. Arborists have been consulted, and ongoing care is being given for pest control. We will continue to have them monitor and test the trees and act as required. The fertilization program includes high-pressure ground injections around all trees to provide readily available nutrients to the plant. This is applied three times a growing season, with the first application due this May. This also provides a way to

make pest control readily available to the trees. All shrubs and turf are sprayed with foliar fertilizer. We will be starting on retrofitting the village entry medians this year. Trees, shrubs, and perennials with decorative rock mulch will replace the existing turf and annual beds. Tree and shrub replacement throughout the ranch is done by street on a rotational basis to upgrade and replace areas in need of retrofit. This year, we will be retrofitting Rio Wrangler on the west side south of the Steamboat intersection to the extent possible per available funds. In addition, we are trying to add trees throughout the streetscapes. We will be removing any dead trees and replacing them as funding is available, and adding trees where trees have been removed over the past few years. Salt grass invasion in the planters remains in some areas within the ranch. This year, we will continue treatment of the areas, as the budget allows to eliminate the grasses in the planters. The irrigation water service is provided by Washoe County’s reclaimed water system. All the ranch’s irrigation is served by many meters from this system, each equipped with a filter to screen particles and algae build up in the water service. Maintenance will

be ongoing through the system to repair any piping leaks that have occurred over the winter. Turf area sprinkler heads are replaced on an ongoing basis as part of regular maintenance. The maintenance team will work to retrofit drip irrigation where it is no longer functioning properly by removing defunct sections and replacing them. Drip irrigation is replaced in all areas where tree and shrub retrofit occurs.

Benches/tables will be earthtone metal commercial-grade furnishings. The whitetop noxious weed control in the wetland area will continue. Many noticed the drone out spraying last season. The herbicide spray is not detrimental to animal or bird life within the area; it is designed to specifically target the whitetop.

SIX WINES TO START YOUR CELLAR By Erin Demers, Court of Master Sommeliers, Mt. Rose Wine Company

If I were starting a wine cellar from scratch, I wouldn’t begin with trophies. I would begin with intention. When people ask me how to build a collection, I always say the same thing: buy with purpose and think in categories. Balance what you want to drink now with what you’re willing to wait for. Keep notes. And most importantly, build around what you love. A cellar should feel like a greatest-hits album of your palate. If I were laying that foundation today, these six bottles would absolutely make the cut. First: Paul Bara Brut Rosé Grand Cru Champagne ($85). A cellar without Champagne is just storage. This rosé from Bouzy is powerful and precise — wild strawberries, blood orange zest, rose petals, and that chalky mineral snap that keeps everything vibrant. It’s celebratory, yes, but it also has structure and ageability. I firmly believe Champagne deserves real square footage in your cellar. Not one bottle saved for New Year’s Eve — multiples. Drink some young. Tuck some away. Too many people save Champagne for special occasions or holidays. I’d rather have them ready for a random Tuesday night or an impromptu get together. You work hard- reward yourself!

Staying in France: Claude Riffault Sancerre “Les Chailloux” ($65).” White wines are chronically underrepresented in cellars, and it’s a shame. “Les Chailloux” is a bright, acidity-driven sauvignon blanc that’s completely alive — lime zest, green pear, and crushed stone minerality that feels like you’re tasting the limestone itself. It’s electric in its youth, but give it time and it becomes more textured, more layered, while holding onto that Loire tension. A well-built cellar needs that crackle of freshness. It needs whites that prove aging isn’t just for reds. Then we head to the island of Ischia in Italy for Biancolella by Antonio Mazzella ($40). This is sunshine with depth. Citrus oil, Mediterranean herbs, sea-spray salinity, and a subtle textural grip give it far more dimension than your average coastal white. Including indigenous varieties in your cellar isn’t just fun — it’s essential. These are the bottles that tell stories. They keep your collection from becoming predictable. They’re the wines you pull out at dinner and say, “Okay, this is going to be good.” For my chillable red category, I’m choosing Nicole Chanrion, Gamay, Côte de Brouilly, France ($36). This cru Beaujolais is vibrant and energetic — crunchy red fruit, violets, and that unmistakable granite-driven minerality. It’s fun, unpretentious, and delicious. Slightly chilled, it’s magic. One of the biggest mistakes I see in new cellars is overloading on heavy, “serious” wines. You need bottles you’ll

actually open. A cellar should feel alive, not intimidating. Now for structure and patience: Viñedos de Páganos El Puntido, Tempranillo, Gran Reserva from Rioja Alavesa, Spain ($91). This is the long-game bottle. Dried cherry, tobacco leaf, cedar, leather, and beautifully integrated tannins that have softened into elegance. It’s contemplative and layered — the kind of wine that rewards you for waiting. Including wines built for longevity adds depth to your cellar. And finally, the wildcard: Domaine Skouras “Megas Oenos” from Greece ($47). A blend of Agiorgitiko and Cabernet Sauvignon, it delivers dark fruit, spice, and Mediterranean warmth with impressive structure. Every cellar needs a few bottles that surprise people. Wines that spark conversation. Wines that expand your palate and keep you curious. Greece is producing serious, age-worthy bottles, and this one absolutely earns its place. Once your foundation is set, organization becomes part of the fun. Map where bottles live. Track drinking windows. Write down what you loved about each one. A cellar isn’t just storage — it’s a living timeline of your evolving taste. If I started with these six wines, I’d feel energized. There’s sparkle and tension, texture and structure, drinknow joy and long-term patience, classic regions and adventurous edges. That’s the balance I want every time I open the cellar door. At the end of the day, a cellar is a personal reflection of what you love. No two palates are alike — and that’s exactly what makes building one so exciting. Need help getting started? School with a high number of college credits, saving money and accelerating into their college program of study much faster. Some Mustangs have even graduated earning an associates degree and entering their junior year in college.

Damonte Ranch High School is proud to offer unique and enriching opportunities for our Mustangs. We provide the highest number of concurrent enrollment/ dual credit courses in the Washoe County School District, giving students a headstart on their college and career pathways. Our Performing Arts Center (PAC) program features specialized courses in Dance, Choir, Orchestra, Band, and Theater that are unmatched in our district. In addition, some of our most popular programs include Forensic Science, Culinary Arts, and Naval Junior ROTC, giving students hands-on, real world learning experiences across a wide range of interests.

The course blends science with problem-solving, giving students a hands-on learning experience they truly enjoy.

BE A CITIZEN SCIENTIST & LEARN MORE ABOUT BIRDWATCHING By Lori Carpenter, Senior Professional Wetland Scientist

General News From March through October, we will be conducting vegetation surveys and weed abatement. Our team of biologists identifies and marks/guards nests prior to any drone applications of water and biosafe, targeted herbicides. Recently two Western Sandpiper nests were tagged and monitored. On return visits, we found all eggs had hatched successfully. ■ One nest had four eggs and, upon return, they had hatched. We’ve dubbed them 2025_#1 – Teeter, Bobber, Tip-Up, and Perk. ■ The other nest had five eggs (which is rare), and upon return, they had hatched. We’ve dubbed them 2025_#3 – Peep, Speckles, Buffy, Stint, and Squeak. This is a great example of how your diligence helps maintain habitat— no dogs or cats reached these nests. Western Sandpiper chicks are precocial, meaning they hatch with down feathers, open eyes, and can feed themselves within hours. Parents focus on guidance and

protection rather than feeding. First flight typically occurs around 17–21 days. For this critical 21-day period, it’s essential to keep people and pets out of the wetlands. How do you know when that period is? You don’t. We don’t either. The safest rule is: stay out. Don’t worry—we’re watching, and so are our diligent maintenance teams. You can also help keep domestic pets out of the wetlands by speaking with neighbors. If you see legitimately abandoned animals, strays, or desert-dumped pets, contact Nevada Humane Society or Washoe County Regional Animal Services. These animals may need to be trapped and rehomed elsewhere. Our avian neighbors are not on the menu. Many of our avian neighbors migrate along the Pacific Coast between Mexico and Washington, and during fall migration many move through the interior U.S. The Western Sandpiper is considered a species of high conservation concern in the U.S. and Canada.

While still abundant, it is vulnerable to habitat loss, climate change, and dependence on a few critical stopover sites. Our backyard waters and wetlands provide vital refuge.

The one thing that has never changed is our commitment to supporting local women in our community fighting breast and gynecological cancers. Our passion for raising funds and getting those funds to the women in our community who need them has never wavered and never will. an untimed family friendly 4 mile walk for all ages and paces. We will start and end at Damonte Ranch High School and take a beautiful Sunday Stroll through the Damonte Ranch wetland walking path. We encourage anyone not familiar with our Mother’s Day event to come out and join us! Anyone who lives in a house backing up to the walking path we encourage you to decorate your back fence in pink and come out and cheer on the participants as they walk by. Moms on the Run is a local nonprofit organization founded in 2000 by Barbara & JP Pinocchio. Funds raised by Moms on the Run go directly back to helping women in our local community fighting breast

and gynecological cancers. Moms on the Run pays for everyday living expenses for these women while they are in treatment. We strive to ease some of the financial burden put on these women by paying for things like rent, gas, utilities, groceries, etc so they can focus on getting well. WHAT A SMALL RATE SHIFT CAN DO By Kevin Areia, Mortgage Advisor & Broker with Stanford Mortgage

Mortgage rates have eased from where they were last year — and that matters more than many people realize. About a year ago, 30-year conventional rates were near 7%. Today, they’re sitting closer to the low 6% range, around 6.14%. At first glance, that may not seem like a dramatic change. But when you look at the numbers, the impact becomes clear.

A Real-World Example If a buyer is comfortable with a $3,975 monthly principal and interest payment, at 6.9%, that supported about a $600,000 loan. At roughly 6.1%, that same payment supports closer to $650,000. That’s roughly $50,000 more purchasing power — without increasing the monthly budget. For some families, that could mean a better location, more space, or simply more long- term comfort.

What Happens When Rates Ease

in purchasing power without raising their monthly payment, they can compete at higher price points. When demand rises — especially in neighborhoods with limited inventory like Damonte Ranch — prices often move upward as well. That’s why waiting for rates to fall further doesn’t always lead to a better deal. By the time rates feel ideal, competition may already be increasing.

The Bigger Picture Trying to time the lowest possible rate is difficult. A better approach is to ask whether the home fits your lifestyle and budget today. Rates can change over time. In many situations, homeowners may have the opportunity to refinance if conditions improve. But the home itself — and the equity it builds — is the longterm benefit. Real estate has historically remained one of the most reliable ways families build wealth over time. Small shifts in rates can create meaningful opportunities. The key is understanding what those shifts mean to you personally.

When rates are higher, some buyers must sit on the sidelines because affordability limits what they can qualify for. When rates improve, even slightly, those buyers can re-enter the market. And when many households regain buying power at the same time, overall demand increases.

What About Home Prices? Historically, when mortgage rates decrease, home prices tend to increase. Lower rates make homes more affordable, which allows more buyers to qualify. Using our earlier example, if many buyers gain $50,000

This first-come, first-served event gives residents a chance to dispose of large items and freshen up properties as we head into spring. Please note that hazardous waste and e-waste collection will not be offered during this spring event. If that changes in the future, we will share updates through city channels. These neighborhood clean-ups are always a great reminder of what makes South Reno special — neighbors showing up, pitching in, and taking pride in the place we call home. One of the most helpful tools residents can use to stay connected with city services is Reno Direct. If you’ve ever wondered how to report a pothole, graffiti, illegal dumping, damaged sidewalks, or park maintenance issues, Reno Direct is the place to start. It’s the City of Reno’s centralized reporting system that helps route concerns directly to the right department. What I appreciate most about Reno Direct is that it creates a realtime record. Reports are logged, tracked, and visible to city teams, which helps prioritize work and identify patterns across neighborhoods. 2. Toss chicken with olive oil, garlic, lemon zest, oregano, thyme, salt, and pepper.

2 tbsp olive oil 2 cloves garlic, minced Zest + juice of 1 lemon 1 tsp dried oregano 1 tsp dried thyme Salt & pepper

Lemon Herb Chicken & Spring Orzo Fresh, comforting, and perfect for sharing. Serves 4–6 Light enough for spring, hearty enough for a cool South Reno evening.

Orzo 1½ cups dry orzo 1 cup cherry tomatoes, halved 1 cup chopped asparagus ½ cup crumbled feta (optional) 2 tbsp chopped fresh parsley

3. Bake 25–30 minutes, until cooked through. 4. Cook orzo according to package directions. Add asparagus during the last 2–3 minutes of cooking. 5. Drain and toss with tomatoes, lemon juice, parsley, and feta. 6. Slice chicken and serve over warm orzo. Even if spring in South Reno keeps us guessing with a late snowfall, this bright and comforting dish brings everyone to the table.
