WELCOME.

We are excited to welcome Dan Morgan as the newest member of the Damonte Ranch Community Association Boards.

With nearly six decades of residency in northern Nevada, including eight years at Damonte Ranch, Dan brings a wealth of experience, leadership, and a strong dedication to the Damonte Ranch community.

Dan’s career spans multiple disciplines, including advertising, marketing, public relations, government affairs, and advocacy. He has worked across various industries throughout the western United States, such as hospitality, gaming, golf, ski resorts, special events, communications, banking, finance, retail, franchising, and automotive. His primary focus, however, has been applying these disciplines to real estate, residential development, and construction. Over the years, Dan has played a key role in shaping and enhancing communities across the region, including Damonte Ranch, Caramella Ranch, Caughlin Ranch, Somersett, and Wingfield Springs.

Currently, Dan serves as the CEO of the Builders Association of Northern Nevada, which represents over 700 member companies in the residential development and construction industry. The association plays a pivotal role in advocating for housing options and promoting a strong economic future for Northern Nevada.

Dan also serves as CEO of the Builders Association Benefit Trust, which provides essential health insurance coverage and benefits to thousands of Association member employees.

Beyond his professional achievements, Dan is a passionate advocate for Nevada’s military service members, veterans, and their families. Since its founding in 2003, Dan has been deeply involved with the Nevada Military Support Alliance (NMSA), a statewide 501(c)3, leading fundraising efforts that have raised

and distributed over $11 million for various military and veterans’ causes and support. These include the Fisher House, Veterans Guest House, homes for injured veterans, and Veteran’s Resource Centers at the University of Nevada, Reno, Truckee Meadows Community College, and Great Basin College. In 2023, Dan was appointed Chairman of NMSA after having served as Director and then President since 2014.

Dan is also Nevada’s only Joint Task Force Honorary Commander for the Nevada National Guard, further demonstrating his strong ties to military service. His community leadership extends to numerous civic and charitable organizations, including the Economic Development Authority of Western Nevada (EDAWN), the Builders Association Charity, and past board memberships with organizations like Port of Subs, Inc., The Bretzlaff Foundation, Stillwater Farms/ Canvasback Gun Club, the Boys & Girls Club of Truckee Meadows, Big Brothers Big Sisters, and The YMCA of the Sierra.

A proud graduate of the University of Nevada and Leadership Reno, Dan is an avid outdoorsman who enjoys fly fishing, duck hunting, and golfing—often accompanied by his loyal dog, Tucker. When he’s not working to improve the region, he enjoys time with his family, including his two children and four grandchildren—Maddison, Jackson, Declan, and Reagan.

Dan’s commitment to Nevada, its communities, and its future makes him a valuable addition to the Damonte Ranch Association Boards.

We look forward to the leadership and positive impact he will bring to the continued success of Damonte Ranch.

DAMONTE RANCH HIGH SCHOOL

A FINE, PRISTINE

CAMPUS

Damonte Ranch High School, home of the Mighty Mustangs, opened its doors for the first time in 2003. We are nestled in at the base of the mountains underneath the painted D. I have had the privilege of being a member of our Mustang Family for the past 22 years. As the proud principal, you won’t find a finer, more pristine campus than Damonte Ranch High School –alright, I might just be a little bias but I invite all of you to see for yourself. Also, you won’t find too many high schools in the country that have their own mascot grazing

occasionally on the front lawn of their school.

There is always something happening at Damonte Ranch High School. From Friday night lights football games in the fall, to amazing Performing Arts Center (PAC) performances throughout the school year, to our Annual Band Craft Fair in the winter, and the list goes on and on. One of our most recent events was our Annual Crashn’ in the Corral Senior Scholarship Fundraiser where I was placed in a corral in the front of the

school for 27 hours while we raised as much money as possible. We are proud to be an integral part of this wonderful community and we truly appreciate partnering with our families and businesses to support our Mustangs.

As we wrap up another amazing school year, we want to give a warm Mustang Congratulations to our Senior Class of 2025! We want to wish our graduating seniors the best of luck as they begin the next steps of their life’s journey and we want them to remember, Once a Mustang, Always a Mustang!

ASSOCIATIONS EXPLAINED

THE DAMONTE RANCH LANDSCAPE MAINTENANCE ASSOCIATION

The Damonte Ranch Landscape Maintenance Association (DRLMA) is responsible for maintaining the major street landscapes within the Damonte Ranch. As you may have noticed we have divided responsibility to maintain the landscape to two landscape maintenance companies . Mtn. High Landscape is now responsible for Veterans Parkway landscape maintenance and Brightview will continue to maintain the remainder of the streets. We are confident there will be an easy transition this spring as they are familiar with the property and dedicated to providing excellent service. Maintenance teams have been working diligently to complete ongoing maintenance to remove blown in trash, weeds and dead and dying shrubs that occurred over winter. Overall shrub pruning began in January and is near completion. Turf around the tree wells will be away from tree trunks for minimal maintenance in and around the trunks of the trees, protecting them from potential damage. The 5 year Damonte Ranch specific organic soil amendment package is due to be installed in all shrub beds and tree wells this year to help maintain and build a healthy soil structure and aggregation. The installation will be ongoing this spring season/early summer. A foliar fertilization program that began several years ago to provide readily

available nutrients to the plant material will continue to be applied three times a growing season, with the first application due this May. All shrubs, trees and turf are sprayed with the foliar fertilizer. We have observed stress within the Ash trees due to borers. Arborists have been consulted, and ongoing care is being given for pest control. We will continue to have them monitor and test the trees and take action as required. Annual planting at entries will begin in the next few weeks. Tree and shrub replacement is done by street on a rotational basis to upgrade and replace areas in need of retrofit. This year we will be retrofitting Veterans Parkway landscape on the east side south of Steamboat north of Thousand Acres to the extent possible per available funds. In addition, we are trying to add rock mulch in areas to lessen weed growth and ease maintenance and provided cover to help soil moisture retention. We will be adding more rock mulch to the east side of Rio Wrangler south of Steamboat this year. We will also be removing any dead trees and replacing them as funding is available.

The irrigation water service is provided by Washoe County’s reclaimed water system. All the ranch’s irrigation is served by many meters from this system each equipped with a filter to screen particles and algae build up in the water service. The irrigation service has been turned on now that the new filters have been installed, maintenance is going through the system to repair any piping leaks that have occurred over the winter. Turf area sprinkler heads are replaced on an ongoing basis as part of regular maintenance. We are working hard to retrofit drip irrigation where it is no longer functioning properly by removing defunct sections or replacing.

WHERE’S THE HOUSING MARKET HEADED?

When the economy makes headlines—especially with talks of inflation, interest rates, and a possible recession—many homeowners and potential buyers find themselves wondering: Are we heading into another housing crash? Is this another bubble?

As someone who works in the mortgage world every day—and has proudly called Damonte Ranch home since 2010—I can tell you that today’s market is not the 2008 market. In fact, most signs point to real estate continuing to be a strong long-term investment.

Let’s take a closer look at two of the most common concerns I hear:

1. What Happens to Home Prices

During a Recession?

Despite the fear often associated with the word “recession,” the reality is that home values have increased during or after most U.S. recessions. The 2008 housing crisis was a rare exception, largely driven by risky lending and overbuilding. Today’s market couldn’t be more different.

2. Is This a Housing Bubble? Not Likely.

In the early 2000s, we had too much inventory and not enough qualified buyers. Today, it’s the opposite. Right now, the U.S. is forming about 1.9 million new households per year, but we’re only building around 1.3 million new homes annually. That supply shortage is what’s helping keep prices stable—even as rates fluctuate. This isn’t speculation; it’s simple supply and demand.

Why This Matters Locally

Here in Damonte Ranch, we continue to see strong demand because of our location, schools, community feel, and convenient access to everything from nature to nightlife. For buyers, it’s a reminder that the sooner you enter the market, the more long-term benefit you’re likely to see. And for current homeowners, it’s reassurance that your investment is still on solid ground.

A Bit About Me

My wife Stefanie and I moved to Damonte Ranch back in 2010, and from day one, we knew this was

home. Both of our kids graduated from Damonte Ranch High, and over the years, we’ve grown even more connected to this incredible community.

Today, Stefanie and I work side by side—she’s our team’s Client Concierge, making sure every client feels supported and cared for throughout the entire loan process. I’m known as the “Mortgage Mechanic,” thanks to my love of classic cars and my hands-on approach to problem-solving.

We’re passionate about real estate, supporting our community, and helping people make smart moves— whether you’re buying, selling, or just trying to make sense of the market.

LIBERTY DOGS QUESTIONS ANSWERED

Is it a shopping center or a new Costco? Is it Downtown Damonte, and, if so, which building is Liberty Dogs? These are just some of the questions the Liberty Dogs Team receives from Damonte Ranch residents who pass the construction site daily.

Liberty Dogs consists of 10 buildings and over 220,000 square feet of space. When it opens in 2026, Liberty Dogs™ will be an exquisite state-of-theart facility among the nation’s premier Service Dog organizations for Veterans with disabilities. The mission is to honor Veterans with disabilities by providing them with professionally trained Service Dogs, enhancing their independence and quality of life. The plan is to match Liberty Service Dogs with local Nevada Veterans first, then expand to serve Veterans nationwide. Once a Veteran has completed the application and it is determined that the right Service Dog can be matched to that Veteran, every part of the process, from travel to

the Liberty Dogs campus, to the matching of the Service Dog, and all the food, medical care, training for the lifetime of that Veteran-Liberty Service Dog team, is costfree to the Veteran

Liberty Dogs is the vision of Dave and Cheryl Duffield. The Duffields have long been dedicated to improving the well-being of animals and the quality of life for our nation’s Veteran heroes. In October 2022, Liberty Dogs broke ground on its 27-acre property in the heart of Damonte Ranch. The construction oversight of the campus has been led by thirdgeneration Reno homebuilder and real estate developer Perry Di Loreto and his daughter Teresa in partnership with HomeCrafters of Reno, who constructed all the human-focused buildings, and Plenium Builders, who built all the animal-focused buildings. Completion of construction is expected in the early part of 2026.

Because of the tremendous outpouring of interest and so many questions regarding operations, we thought

Rendering of Duffield Hall

it helpful to share the answers to some of the most common questions Liberty Dogs receives from the community, especially Damonte Ranch residents.

Volunteering

“I live in Damonte Ranch and would love to volunteer. How can I help?” There will be many volunteer opportunities at the campus. Currently, Liberty Dogs is looking for Volunteer Puppy Raisers. While this is a 12 to 14-month commitment, it is one of the most profound ways to change a Veteran’s life by raising a future Liberty Service Dog. Liberty Dogs provides the food, equipment, medical care, and training at no cost to the Volunteer. To learn more about becoming a Puppy Raiser, please email PuppyDepartment@LibertyDogs. org. To be notified when other volunteer opportunities become available, go to www.LibertyDogs.org, click on “Contact Us” and you will be placed on a list and contacted after Liberty Dogs moves onto their new campus.

Service Dogs For Veterans

“I am a disabled Veteran and need my dog trained to be my Service Dog. Can you help?” First, Liberty Dogs is beyond grateful to all those who served in the military.

Continued on page 18

Liberty Service Dogs-in-Training: Black Labrador, Missy; Yellow Labrador, Maggie.

For Veterans who have been injured while serving and who need a Service Dog, Liberty Dogs will be opening the Service Dog application process in the Fall of 2025. Veterans with disabilities are encouraged to apply. There are no waiting lists. Liberty Dogs will be sure to advertise far and wide before the application start date.

Liberty Dogs does not train dogs already brought into a Veteran’s family home. Dogs are incredible companions, and the Liberty Dogs Team encourages families to adopt dogs from shelters and rescues whenever possible. Every dog can be an emotional support companion, but not every dog is destined to become a working dog, such as a Service Dog or a Guide Dog.

Liberty Dogs finds purpose-bred and shelter puppies that meet very high standards to ensure their success in becoming Service Dogs-in-Training. Training takes approximately 2 years before a Service Dog is matched with a Veteran. If you are a Veteran or know a Veteran who needs a Service Dog, please direct them to the website, go to “Contact Us,” and select “Veteran” with your personalized note.

Employment

“I live close to the Liberty Dogs campus and am passionate about dogs and serving Veterans. I would love to work for your organization. What jobs are available?” Once open, Liberty Dogs will have 150 staff. Most of these positions will be posted in late 2025 and early 2026, and there will be many

Liberty Service Dog-in-Training Smokey with Liberty Service Dog Apprentice

different types of jobs available, such as: dog care technicians, veterinary, security, facilities, maintenance, housekeeping, culinary, administrative, human resources, marketing, and others. The best way to keep track of open positions is to periodically check the “Employment Opportunities” page on the website: www. LibertyDogs.org, and if you find an opening of interest, please go to “Indeed” by looking up “Liberty Dogs” and applying.

URGENT CARE Close to Home!

Our Urgent Care clinic does not require an appointment. Simply walk in or book a reservation and be treated by one of our skilled family medicine providers.

Hours: Monday through Friday, 8 a.m. to 7 p.m. Saturday and Sunday, 9 a.m. to 5 p.m.

Donations

“I can’t volunteer as a Puppy Raiser now, but I would love to donate to your organization. How can I donate?” Liberty Dogs Foundation is a 501(c)(3) nonprofit organization that is grateful to all who donate. Because of Dave and Cheryl Duffield’s generosity to cover all administrative overhead and expenses, 100% of every dollar donated goes into the Liberty Dogs Impact Fund, which directly supports the raising, training, caring, and future placement of Liberty Service Dogs to Veterans with disabilities.

Liberty Dogs plans to host a Grand Opening in the Summer of 2026 and welcomes all Damonte Ranch residents to join them for this celebration. You will be able to explore this incredible place of hope and healing for all Veterans with disabilities who come to the campus for a Liberty Service Dog.

With gratitude to Damonte Ranch residents, Liberty Dogs thanks you for your support. “It’s a GREAT day to be a Liberty Dog!”

KNOW YOUR NEIGHBOR JOYCE PRISCO

For a little over a decade, Damonte Ranch area has been my home. With my backyard bordering the wetlands, I’m privileged to enjoy the friendly conversation of neighbors passing by on the walking path, and, in fact, I met one of my best friends in that manner. It’s not just the neighbors, though, it’s also the unparalleled views of the Sierras. While some people might prefer to live in the foothills of the mountains, my preference is to live in Southeast Reno. It’s here where I get to watch thunderstorms sweep over the mountains in summer then the play of light on snow capped peaks in the winter. Of course, the wetlands themselves also are lovely. Though photography has been a big part of my life, it’s here, in Damonte Ranch, where my interest has become a passion leading to

BY JOYCE PRISCO

work as a budding professional photographer. With literally more than a thousand sunset photos, one would think that’s enough of them! Yet the vivid sunset colors highlighted by a myriad of cloud forms, with the backdrop of the Sierras, never looks quite the same. The splendor is often absolutely surreal. Indeed, it’s this wetlands sunset photo which convinced me of the need to go professional with my photography, in order to share this beauty with others.

In addition to photography in the Damonte Ranch area, the locale means that it’s only a hop, skip, and a jump to visit not only Tahoe, but the Eastern Sierras both south and north of Tahoe. A whole lifetime would not be enough to explore every breathtaking trail and lake, savoring the scenery and trying to reflect its splendor in photos.

ROMANCE SCAMS, BEWARE

HOW TO PROTECT YOURSELF

“They love me; you don’t know them like I do” That is one of the first responses I receive when I interview

victims of romance scams in Northern Nevada. You may think to yourself; I would never fall victim to

something like that. Well, you’d be wrong. In 2023, an estimated $1.14 Billion was lost by U.S. Consumers to romance scams according to the Federal Trade Commission. And you would also be correct in thinking that this happens to older people (60+), but I have interviewed victims in their 20s and 30s and it effects both genders. Just last year, I interviewed a victim in Sparks that over the course of three years sent their supposed romance just over half a million dollars, they even took out a mortgage on a house that was already paid off!

These scams are very insidious and develop over time. The scammer slowly gains the trust of their victim and their emotional buy-in to their relationship. Often these scammers reside on social media or dating

apps looking for their victims and pose as someone working or living overseas.

Here are some other romance scams scenarios I have investigated

1. Doctor working overseas for an aid organization and needs their victims help in moving money because of the poor state of the banks in the third world country. They ask their victim to receive checks in the mail, cash them, and then convert it into Bitcoin. The victim unknowing laundered $2.6 Million dollars over two years.

2. Their romance was in Nigeria to settle their mom’s estate but needed several iPhones (the first ones were lost, stolen or broke) and money for attorney fees for the estate.

3. Their romance was living in Australia and eventually asked their victim for money to invest in their business but because of banking laws had their victim send money to their daughter in Seattle, WA. They also asked for money due to medical bills.

4. Their romance was living overseas, and she was helping her uncle that runs an orphanage in Africa. The victim was never asked for money but was asked to receive goods (TVs, toys, electronics, etc.) and then send them to their cousin in New York, All the items had been purchased with stolen credit card information.

There are ways to protect yourself. Watch For These Red Flags: They will not be available to video chat or talk on the phone because of poor service or expensive rates.

They need money for travel to meet you but cancel at the least minute.

They need money for medical or legal fees for themselves or a relative.

They need your help to move money/cryptocurrency because of “Foreign Banking rules”. This may involve wire transfers, checks, gift cards or cash to their “relatives” in the US.

They ask you to have items shipped to your house (electronics, jewelry, etc.) and then ask you to send it to them because the companies will not send the products overseas.

If you think you are a victim of romance scams or think you may know someone who is, you can report it at the Internet Crime Complaint Center.

FREESTANDING EMERGENCY DEPARTMENT

WHAT IS IT? By

Ranch, An Extension of Northern Nevada Medical Center

Northern Nevada Health System recognizes the need for increased access to emergency medicine and has introduced freestanding emergency departments to the region to offer 24/7 care for our community.

What is a Freestanding Emergency Department?

In the same manner as a hospital emergency department, a freestanding emergency department, or FED, treats a variety of emergency medical needs, including trauma conditions, lacerations, acute pain and other life-threatening conditions. If a patient requires a higher level of care, the FED staff will partner with local EMS providers to transport patients to an appropriate regional hospital.

What type of conditions are treated at an FED?

All FED locations are staffed with board-certified physicians and emergency-trained nurses and are able to treat all ages and conditions. This includes minor cuts and bruises, acute back pain, acute abdominal pain, acute eye conditions, trauma conditions such as falls, motor vehicle accidents, fractures and sprains, and more.

In addition to the ability to treat and stabilize various conditions, other ancillary services are offered to support patient care. This includes onsite lab draws and diagnostic imaging such as CT, X-ray and ultrasound. Patients can bring in a lab or imaging order to receive quick and efficient onsite testing.
