BUDGET & FINANCE financial state of the association The ArrowCreek Homeowners Association, Inc. (ACHOA) is in excellent financial shape as we ended 2023. The Reserve Fund was more than $5,800,000 in cash and cash equivalent investments. The 2023 Annual Fiscal Operating Budget was a balanced budget with actuals indicating that the year ended with a small surplus of $75,000. The Capital Fund was more than $190,000 in cash and cash equivalent investments. In addition, the ACHOA has excellent cash flow as it moves into 2024. During 2023, the Board, the General Manager and the Community Manager all contributed to keeping expenses within the planned budget for all services and amenities provided to community members. The interest rate environment was positive during
2023 and investment income increased for the Association. The December 31, 2023, Annual Audit will confirm the above results for the ACHOA. The audit will be completed in the first quarter of 2024. The Board of Directors approved the 2024 Operating, Capital and Reserve Budgets and the Association lot owners ratified the 2024 Budgets at the Annual meeting. The 2024 monthly assessment was increased because of labor and material inflationary pressures to provide community member services and amenities. ACHOA assets that require maintenance, repair and replacement also saw significant labor and material inflationary pressures for 2024. The 2024 approved and ratified Operating Monthly Assessment was $198.50 per month (increase of $16.50). The increase of

The 2024 approved and ratified Sub-Gate increases from $5 to $7 for 275 lot owners was to cover electricity, telephone and repair costs which have been going up and the ACHOA has been subsidizing the current $7,400 loss. The new revenue will cover increased costs with no subsidy. New or replacement front gate transponders were increased from $25 to $30 for lot owners, residents and The Club members. This increase was to partially offset increasing security costs. The 2024 Capital Projects monthly assessment remained at $5.00 per month. New Residents’ Center capital expenditures are Solar Panel study, kitchenette sink, gym ceiling fan, new meeting room divider and Frame drawings. Budgeted expenditures capped at $26,040 for 2024. The 2024 Monthly assessments are detailed in the chart to the left. In addition, the Board established a new Snow and Insurance Deductible Contingency Fund that will be reflected as an asset money market account on the ACHOA Balance Sheet. To fund this asset account, the Board declared that $120,000 of Capital Fund assets were not being used and repurposed the idle cash by authorizing the transfer of $120,000 to this new asset account. This account will fund snow removal costs that exceed the annual $125,000 budget and the higher insurance deductibles that the Association may incur by accepting more risk to reduce insurance premium increases. 2024 will have its fiscal challenges but the new Board is confident that they can meet all of those challenges.

governing committees Notes from the ACHOA Landscape Committee November 2023 Meeting Thank you, Tom Reardon, for providing real-time maps of the ArrowCreek Community. This was extremely helpful information that provided locations for ACHOA common areas for proposed new landscaping projects. Thank you, Julee Conway, and Dan Carrick, for the hand-out information of pictures and locations of the metal sign/monument areas, and handouts used for discussion at the meeting. Thank you, Scott Peterlin, for the report on the current Clean Up Median project. Her volunteer helpers included Joyce Seelen (a fellow Landscape Committee volunteer member) and two teen residents - Siri and Anshu Vuppalapati. Per Julee, “Hopefully, the residents will see the reinvesting into the landscape and not just the hardscape.” Thank you, Susan, Joyce, Siri, and Anshu. It will be beautiful. The purpose of the November meeting was to focus on priorities and plantings, ever mindful of budget constraints. The areas discussed were along the ArrowCreek Parkway - primarily the medians and coordinate intersections with metal signs. We identified a palette of plants chosen for seasonal interest, less water use, and continuity within the community. Julee Conway and Dan Carrick will work out an estimated number of plants for this project. Based on their estimate, Scott Peterlin should be able to create the scope of work to be done to seek quotes from of the medians. Per Scott, so far, the ACHOA has spent $1,500, with approximately 40 person-hours to date with an estimated 20 hours to go. All median cleanup work, when completed, should be

The barre class, other exercising residents, and other community members expressed their pleasure concerning the new flooring. The new partition door for the room has been ordered and should be installed in a few months. Other Residents’ Center improvements completed include the installation of the HVAC system for the locker rooms. Next on the upgrade list for the Residents’ Center: the redo of the beverage area (kitchenette). Expect to see that area walled off while construction is going on.

arrowcreek book club The ArrowCreek Book Club currently has twenty members. Typically, 10-12 members meet each month, which works great so everyone can participate. The meeting place changes every month. Last September they read Moloka’i by Alan Brennert and in October they read The Cloisters by Katy Hays. They met early in December to discuss The Personal Librarian by Marie
Benedict. Sometimes, they hold meetings without a specific book and just have a general discussion on books — what to read next, what someone just read, or a book that is coming out soon. Club member sharing has become as important as focusing on the specific book discussion. The photos are from past meetings.

arrowcreek wine lovers Recently the ArrowCreek Wine Lovers held an Evening of Wild Experiences at the home of Shari and Phil Scott on Flowering Sage Trail. Attended by over 75 lively Wine Lovers, the attendees enjoyed gourmet appetizers, incredible desserts and about 45 different wines. In addition, former
publisher of the Stroll ArrowCreek and the surprise guest, Ken Kearney, poured wine tastings from Husch Vineyards in Anderson Valley. Phil Scott is an avid adventurer with a dedicated Trophy Room which was the highlight of the evening.
On November 13th about 50 classical music lovers were able to experience a second Concert of the Reno Chamber Music Reno series: the Silver Soirée led by violinist Stephanie Sant’Ambrogio. Also playing were Kate Hamilton on viola, Jonah Kim on cello and Van Cliburn gold medal winner Jon Nakamatsu on piano. They performed Chopin’s Fantasy in F Minor. Jon was also featured at the Reno Phil that weekend. Jon won the gold medal in 1997 and he is the last American to have won the gold medal. The Silver Soirée events are intimate concerts with the artists that harken back to the early days of Salon music in Europe. All ArrowCreek residents are invited to attend the concerts along with The Club members. There will be one final concert of the season on April 15th, 2024. 2023 HOLIDAY EVENT The ArrowCreek Holiday Event took place on December 2nd at the Residents’ Center. Over 230 residents were in attendance! The afternoon started with a few focused events on families. Santa Claus
visited and we had a Gingerbread House decorating contest. Face painting and ornament decorating were available throughout the event.
