Energy efficient construction meets exquisite contemporary design
Case Study
The Woodlands High on the client’s list of requirements was the energy efficiency of their home, closely coupled with a modern, contemporary design that would sit inconspicuously in its beautiful countryside surroundings. To achieve this aim, an air source heat pump was installed to feed the underfloor heating system to the ground and first floor, with heating zones set-up to optimise efficiency. Other energy efficiency features included triple glazed windows throughout, along with an array of solar panels generating both electricity and hot water which contributed to the exceptional SAP efficiency ratings for the build. In order to achieve the required modern sleek design, a twin-wall stainless steel flue was used to replace the traditional chimney. The interior of the house was completed with customised Italian doors, an open-plan staircase and a modern kitchen with off-the-floor casing for ovens, microwave and storage.

Barn Conversions & Agricultural Homes Sympathetically integrated within their natural surroundings Usually located in the very heart of the countryside, barn conversions and agricultural homes often come with specific planning requirements. They can also often present their own, unique design challenges. Barn conversions warrant great attention to detail, and care must be taken to maintain their structural and historical integrity. At CB Homes we have years of expertise working with such builds, and we fully understand the importance of retaining the heritage of these buildings. We go to great lengths to integrate original features such as exposed stone and brick, large beams and original openings into our building designs.

Case Study
Planning regulations define Conservation Areas as ‘places containing special architectural or historic interest which are safeguarded from indiscriminate or ill-considered changes’. This meant that the Conservation Officer would assess any planning application in the context of its surroundings and general environment. As a result, only the very highest standard of design would be acceptable to make a positive contribution to the character of the area. Our solution was to replace the existing garage outbuildings with a sympathetically-designed dwelling in the style of a Coach House. The challenge was to ensure the original Edwardian property remained the dominant dwelling on the site, while giving the new house its own architectural merit.
The result is a stunning 4 bedroom, 2,300 square foot home that sits independently and privately in its own 0.25-acre plot. This has been achieved by changing the orientation to present the new property’s side gable to the road, thus reducing its mass against the original dwelling, giving the impression that it is linked to the main house.
Design know how and scrupulous planning delivers downsize vision
Oakhouse Our client’s large, two-storey Edwardian house is one of several similar style detached properties constructed originally by Brunner Mond around 1910. Now situated within a Conservation Area, the property sits on a one-acre plot, that was connected to a doublegarage outbuilding by a single-storey link. The client wanted to downsize to a smaller new-build in their garden, but without demolishing their original home.

Partnership approach overcomes design and location challenges
Case Study
Hilltop Farm, Little Leigh From the outset of this challenging project, the client had very clear ideas of the look they wanted to achieve. The design incorporated a load-bearing, vaulted oak ceiling in the master bedroom, resulting in the build being a combination of brick and block and load bearing timber frame. Internally, non-load-bearing timber was used in the kitchen to create a modern, farmhouse effect.
While the build was meticulous, the location added to the challenging nature of the project. Set on a steep hill with very narrow access, some of the supplies had to be carried by hand from the roadside to the site to be assembled there. Some aspects of the final work also had to be completed on-site simply because delivery vehicles could not gain access. Further challenges included the plot being situated close to ancient woodland. Special procedures were put in place to ensure correct tree
protection fencing was put up, and the presence of badgers and bats meant suitable mitigation procedures had to be put in place to ensure they were protected.
Despite these challenges, by implementing a partnership approach from the outset, the project was completed successfully and on time, and the client is absolutely delighted with the stunning outcome.
