Strategic pricing Pricing your home strategically leads to more showings and more offers for the most money. Time and Money – When a house is strategically priced, it sells for the most money in the least amount of time. Don’t get caught in the trap of “testing the market” by overpricing. The longer a house stays on the market, the less likely it is to get full price. Price adjustments often lead to further adjustments, which leads to less money over time. Price it right the first time. Comparable Sales – Appraisers are historians. They look at past sales to determine current value. A Market Analysis is similar to an appraisers view as it compares to closed and pending sales that are comparable in location, size, age, and style. The Competition – Your house is no longer a home. Your house is now a product for sale. Does your house stack up to the competition? An Absorption Study can show you how your home compares to current conditions and the active competition. Features and Condition – What inspired you to buy this house? Is the next buyer likely to be enticed by the same features? Does the condition of your home stack up to the competing homes? Adjustments need to be made in pricing when features and conditions don’t match those of other homes in the market. When pricing a home, strategic agents compare features and conditions, know the market and expectations of the targeted buyers.


Common pricing mistakes Pricing too High from the Start – If your home hits the market at a price higher than what the market dictates, it could take longer to sell. To take advantage of peak buyer activity, your home should be priced to sell from the start. Not Considering Recently Sold Homes – You can list your home at any amount, but it is important to review and consider recently sold homes in your area to help determine the right list price. Emotional Value vs. Market Value – Selling your home can be an emotional process, and it may be hard to look past the good memories and time spent there. Potential buyers will not have the same emotional connection to your home, so it is important to try and remain as objective as possible when it comes to pricing. Inflexible with Negotiations – Pricing your home strategically with flexibility in mind could leave room for negotiating and entertaining more offers.
