INDELING De huidige eigenaren hebben sinds 2008 de villa meermaals gerenoveerd en uitgebreid, met onder meer de serre-aanbouw en het inpandige, overkapte terras. Ook de kozijnen, dakpannen en -kapellen hebben zij laten vernieuwen, in klassieke stijl met oversteken.

Vanuit de ontvangsthal is links een ruime tv-, speel- en huiswerkkamer met groot halfrond raam, bureau-nis en meterkast. Daar is ook het tableau met beeldverbinding voor de bediening van de toegangspoort. De kantel-kiepramen hier zijn afsluitbaar. Twee openslaande deuren voeren naar de overkapping.

In 2015 is nog een uitbreiding gerealiseerd, met een ondergrondse kelder, schuur/werkplaats en extra werkkamer. Tegelijk zijn boven twee nieuwe badkamers geïnstalleerd, de slaapkamers daar gemoderniseerd en het multifunctionele bijgebouw gerealiseerd, terwijl ook de vijverpartij en tuin opnieuw zijn aangelegd. Daarbij is veel aandacht besteed aan behoud van de privacy.

Opzij daarvan is de bijzonder lichte werkkamer met een grote glazen pui en eigen, separate 2e entree; ideaal voor praktijk of kantoor aan huis.

BEGANE GROND In de ruime entreehal met eikenhouten vloer, toilet en garderobenis is de bordestrap naar boven. Twee loopdeuren voeren naar de riante leefvleugel van open keuken, loungeserre, eetgedeelte en zitkamer, met open-houthaard en aan alle vier zijden lichtinval, ook dankzij twee lichtstraten in het plafond van de aanbouw. De glazen puien met tuindeuren rondom, geven direct zicht op de kastanjeboom, de volwassen tuin en het bijgebouw.

OPRIT EN PARKEERPLAATSEN Het riante perceel is toegankelijk via de eigen oprit, die veilig is afgesloten met de nieuwe, elektrische, dubbele houten poort die op afstand te bedienen is. Direct erna zijn links vijf parkeerplekken, met de brede achterom via de dubbele poort

De open keuken is van alle gemakken voorzien. In de kastenwand op de kopse kant zijn koelkast, vriezer, oven en magnetron ingebouwd. Het meterslange kookeiland van zwart graniet is uitgerust met een vijfpits Gaggenau met wokbrander, vaatwasser, geïntegreerde spoelbak met designkraan en Quooker als ook een ontbijtbar. De afzuiging is in het plafond verwerkt.

LAYOUT The current owners have renovated and extended the villa several times since 2008, including the conservatory and the indoor, covered terrace. They have also had the window frames, roof tiles and dormers renewed, in classic style with crossings.

There is also the tableau with image connection for the operation of the entrance gate. The tilt-tilt windows here are lockable. Two French doors lead to the canopy.

To the side of this is the very bright office with a large glass front and its own separate 2nd entrance; ideal for a practice or home office.

DRIVEWAY AND PARKING SPACES The spacious plot is accessible via the private driveway, which is securely closed with the new, electric, double wooden gate that can be operated remotely. Immediately after, there are five parking spaces on the left, with the wide rear through the double gate.

The open plan kitchen is fully equipped. Refrigerator, freezer, oven and microwave are built into the cupboard wall at the end.

The meter long cooking island of black granite is equipped with a five-burner Gaggenau with wok burner, dishwasher, integrated sink with designer tap and Quooker as well as a breakfast bar. The extractor is integrated in the ceiling.

Next door is a utility room with access to the covered, indoor terrace. In the pantry are the connections for washing equipment, in the kitchen unit with sink and extra combi-oven.

To the side of the terrace is another bicycle storage room annex workshop, which can be converted into a bedroom or study if desired. There is also the door to the fully underground cellar, which is perfectly suited as a food and wine cellar thanks to its constant climate.

TUIN RONDOM Het totale perceel en daarmee de gehele tuin met groot gazon, is in zijn geheel en meer dan manshoog omheind en het Opheij hekwerk is overal begroeid met hedera en rode beuk. De tuin loopt rechts langs het huis door maar is optisch gescheiden van de weg door een rode-beukenhaag. Rechts voorin zijn uit het zicht een composthoop en een overkapte berging gemaakt voor een aanhanger, tuingereedschappen en -machines. Daar staat ook een volwassen notenboom.

Blikvanger achter de villa is de majestueuze en tientallen jaren oude kastanjeboom, die zorgt voor schaduw, lichtspel en vooral leefgebied voor vele vogels en eekhoorns.

Daarachter staat de jacuzzi die optimaal is afgeschermd door leiperen en andere beplanting, waaronder frambozen en annabelle.

Praktisch: links van de villa is een dubbele, afsluitbare hoge houten poort naar de brede doorgang waar een aanhanger past, ter bevoorrading van de overdekte haardhouthokken. Achterin is een afgeschermde kast gemaakt voor de onlangs gereviseerde grondwaterpomp (40 meter diep) met ijzerfilter voor de tuinberegening.

Voor nog meer buitenleven zijn er maar liefst drie terrassen. Het inpandige, overdekte terras met dakramen, terrasverwarming en geĂŻntegreerde plafondspots heeft een vloer van Aziatisch hardsteen. Het vormt een geheel met de villa zelf, dankzij openslaande tuindeuren vanuit tv-kamer, werkkamer, keuken en bijkeuken.

Bij de strakke vijver met natuurstenen rand is een vlonder- en zonneterras dat eveneens direct vanuit de living toegankelijk is. De vijverapparatuur is in een half-ondergrondse kast weggewerkt bij de annabelle.

Dankzij de diepte, waterlelies en grote struiken snoekkruid hebben de fraaie koi-populatie en de enorme steuren er een uitstekende biotoop; ze groeien prima en er zijn al kleine koi geboren.

In het bijgebouw is nog een riant en deels overkapt terras met elektrische terrasverwarming, plafondspots en tweezijdige open haard. Op het open terrasdeel ernaast is plaats voor een acht- tot tien persoons buiteneettafel. Die staat fraai naast de insecten- en vlindervriendelijke kruiden- en bloementuin, waar ook een jonge notenboom groeit – met dank aan de eekhoorns.

GARDEN AROUND The entire plot and the entire garden with large lawn, is fenced in entirety and more than man-sized and the Opheij fencing is everywhere covered with hedera and red beech. Practical: to the left of the villa is a double, lockable high wooden gate to the wide passage where a trailer fits, to supply the covered log fires. In the back a shielded cupboard has been made for the recently overhauled groundwater pump (40 meters deep) with an iron filter for the garden irrigation.

There are no fewer than three terraces for even more outdoor living. The indoor, covered terrace with skylights, patio heating and integrated ceiling spotlights has an Asian bluestone floor. It forms a whole with the villa itself, thanks to French doors from the TV room, study, kitchen and utility room.

The sleek pond with its natural stone edge has a deck and sun terrace that is also directly accessible from the living room. The pond equipment is hidden in a semi-underground cupboard near the annables.

Thanks to the depth, water lilies and large shrubs of pike weed, the beautiful koi population and the enormous sturgeons have an excellent biotope; they are growing fine and small koi have already been born.

At the front, the Koppelstraat is bordered by stately oak trees in the double and deep green strip with a footpath that separates the entrance from the road, with a view of the town hall in between. On the other side is another green strip with trees, with detached houses behind it.

ALGEMENE INFORMATIE Verkoopprocedure Alle door Cato Makelaars en de verkoper verstrekte informatie moet uitsluitend worden gezien als een uitnodiging tot het uitbrengen van een bieding. Het doen van een bieding betekent niet automatisch dat u er rechten aan kunt ontlenen. Indien de vraagprijs wordt geboden, kan de verkoper beslissen dit bod wel of niet te aanvaarden. Cato Makelaars raadt geïnteresseerden aan een eigen NVM-makelaar in te schakelen voor professionele begeleiding bij bieding en aankoop.

Bieding Wenst u een bieding te doen? Dan dienen de volgende zaken benoemd te worden: • Geboden koopsom • Datum sleuteloverdracht • Eventuele overname roerende zaken • Eventuele ontbindende voorwaarden, bijvoorbeeld financiering.

Koopakte Bij een tot stand gekomen koopovereenkomst zorgt Cato Makelaars voor opstelling van de koopakte conform NVM-model. Een waarborgsom of bankgarantie van tenminste tien procent van de koopsom die wordt voldaan aan de notaris is daarin gebruikelijk. Voorbehouden kunnen alleen worden opgenomen (bijvoorbeeld voor het verkrijgen van financiering) indien deze uitdrukkelijk bij de bieding zijn vermeld.

Algemene ouderdomsclausule Wanneer een onroerende zaak twintig jaar of ouder is, weet koper dat de eisen die aan de bouwkwaliteit gesteld mogen worden aanzienlijk lager liggen dan bij nieuwe woningen. In afwijking van artikel 6.3 van de koopakte en artikel 7.7 lid 1 en 2 BW komt het geheel of ten dele ontbreken van één of meer eigenschappen van de onroerende zaak voor normaal en bijzonder gebruik en het eventueel anderszins niet-beantwoorden van de zaak aan de overeenkomst voor rekening en risico van koper.

Algemene asbestclausule In de onroerende zaak kunnen asbesthoudende stoffen/materialen aanwezig zijn. Bij eventuele verwijdering van deze materialen dienen op grond van milieuwetgeving speciale maatregelen te worden genomen.

Koper wordt geacht met deze wetgeving bekend te zijn en vrijwaart verkoper voor alle aansprakelijkheid die uit de aanwezigheid en/of verwijdering van asbest uit de onroerende zaak kan voortvloeien.

Onderzoeksplicht De verkoper van de woning heeft een zogenaamde informatieplicht. De koper heeft een eigen onderzoeksplicht naar alle zaken die van belang (kunnen) zijn.

Als koper is het voor u ook zaak u te (laten) informeren over de financieringsmogelijkheden op basis van arbeidssituatie, inkomen, leningen en andere persoonlijke verplichtingen. Wij raden u aan, voor het doen van bieding, degelijk onderzoek te (laten) verrichten, ook naar de algemene en specifieke aspecten van de woning. Nog beter is het om een eigen NVM-makelaar in te schakelen voor de aankoopbegeleiding.

Verkoopdocumentatie Alle vermelde gegevens zijn naar beste kennis en wetenschap en te goeder trouw door ons weergegeven. Mocht nadien blijken dat er afwijkingen zijn (bijvoorbeeld in plattegronden, oppervlaktes en inhoud), dan kan men zich hierop niet beroepen. Alhoewel zorgvuldigheid is betracht, wordt inzake de juistheid van de inhoud van deze verkoopdocumentatie, noch door de eigenaar noch door de verkopend makelaar, enige aansprakelijkheid aanvaard en kunnen er geen rechten aan worden ontleend. De maten van de plattegronden kunnen afwijken aangezien de tekeningen soms verkleind weergegeven (moeten) worden.

Bedenktijd (Wet Koop Onroerende Zaken) Als u een woning koopt, hebt u drie dagen bedenktijd. Gedurende deze periode kunt u de overeenkomst alsnog ongedaan maken. De bedenktijd gaat in zodra de koper de door beide partijen getekende koopovereenkomst of een kopie daarvan krijgt overhandigd. Ontbindt u binnen de drie dagen van de wettelijke bedenktijd de koop, dan zijn wij genoodzaakt om hiervoor € 250,- administratiekosten in rekening te brengen.

Reservations can only be included (for example to obtain financing) if these are explicitly mentioned in the offer.

General old-age clause When a property is twenty years or older, the buyer knows that the requirements that can be set for the quality of the building are considerably lower than for new homes. Contrary to Article 6.3 of the deed of purchase and Article 7.7(1) and (2) of the Civil Code, the total or partial absence of one or more properties of the immovable property for normal and special use and any other failure to comply with the property to the contract shall be for the account and risk of the purchaser.

General asbestos clause Substances/materials containing asbestos may be present in the immovable property. In the event of any removal of these materials, special measures must be taken on the basis of environmental legislation. The buyer is deemed to be familiar with this legislation and indemnifies the seller against all liability that may arise from the presence and/or removal of asbestos from the immovable property.

Obligation to investigate The seller of the property has a so-called information obligation. The buyer has his own duty to investigate all matters that (may) be of importance.

As a buyer, it is also important for you to be informed about the financing possibilities based on employment situation, income, loans and other personal obligations. Before submitting a bid, we advise you to have a thorough investigation carried out, including into the general and specific aspects of the home. It is even better to use your own NVM realtor for purchase support.

Sales documentation All information provided is given by us to the best of our knowledge and belief and in good faith. Should later appear that there are deviations (for example in maps, surfaces and contents), this cannot be invoked.
