Land off Greenhill, Brampton: Public Consultation – Feedback
Thank you to the residents of Brampton, from Castles and Coasts Housing Association (CCHA), for providing feedback through the recent online and in-person Community Consultant event, for the proposed 61unit scheme on land off Greenhill, Brampton.
The Development Team at CCHA have listened to your feedback, and as part of the consultation, promised to deliver a response to each theme presented by the community.

You said:
The access into the potential site will cause traffic on what is already considered to be a busy road.
CCHA’s action:
CCHA instructed a transport survey of the area to provide expert opinion; findings indicated the visibility splays were appropriate for the number of homes and the development proposal includes plans to extend the 30-mph speed limit further towards the centre of Brampton from the A69 roundabout.
You said:
The protection of the trees is at risk and development would have a negative impact on the ecology.
CCHA’s action:
CCHA have carried out an arboriculture survey and are in the process of commissioning an arboriculture impact assessment to ensure trees on site are considered in full against the intended layout of the new development. CCHA have also instructed a local ecologist to undergo assessments of the area to understand the habitats or wildlife of the area. The site will be assessed under the same regulations as other sites to present a net gain in biodiversity.
You said:
There is no need for further housing in Brampton.
CCHA’s action:
CCHA have reviewed the latest strategic housing market assessment as well as the Cumbria Choice Based Lettings housing register. There is a demonstrated need for affordable homes in Brampton, with demand steadily increasing over recent years. That said, following your feedback, we have now instructed a housing needs survey in Brampton to ensure this development fully addresses the local housing need.
You said:
How can you guarantee the homes will genuinely be affordable?
CCHA’s action:
The affordable rented homes will be available at 80% of the open market value, which is also inclusive of the service charge. The valuation will be carried out by a member of the Royal Institution of Chartered Surveyors (RICS) to ensure the valuation is accurate and fair. We strive to design and build homes that are energy efficient and low cost to run, reducing the long-term financial burden on tenants and purchasers.

You said:
How will you mitigate the potential of flooding on the new development?
CCHA’s action:
CCHA are working alongside Civil Engineers to devise a drainage strategy to ensure that all surface water runoff is controlled despite the nature of the event. CCHA will endeavour to explore every possibility to ensure all new and improved infrastructure has the capacity for all new homes as the safety of all residents is our top priority.
You said:
Not enough parking is provided, and cars will spill onto the street.
CCHA’s response:
We have allowed for the increased number of vehicles per household by allocating two parking spaces per property as well as designated visitor parking. This is compliant with planning policy, and we feel sufficient to serve the mix of properties planned for the development.
