CELEBRATING COMPLETION AT MEDINA PARK, EUMEMMERRING

Medina Park Keystone in Eumemmerring has officially been completed, marking a major milestone for the CasUrban and CasConstruct teams. This final stage features beautifully appointed three-storey architecturally designed townhomes, set within an elevated enclave of only 28 residences.

PROGRESS CONTINUES AT ADENEY PRIVATE HOSPITAL, KEW.

Our team is advancing the brick snap facade package, now well underway in collaboration with Modular Masonry Group. We’re managing the remaining framing and prebuilt module installations, with infill works seamlessly tying everything together. It’s been a productive few months on-site, with works nearing completion. Congratulations to the Casello project team for their exceptional effort and professionalism throughout! We look forward to a successful handover in the coming weeks.

MARK CASSAR: REFLECTING ON THE YEAR

As we wrap up the year, I want to take this moment to recognise the incredible effort, resilience, and dedication shown across all three entities – Casello, CasConstruct, and CasUrban. It’s been a challenging year for the industry, with rising costs, demanding workloads, tight margins, and extended timelines, yet we’ve navigated it together again and continued to deliver great results.

I also know that for some of us, it’s been a tough time personally. But the strength of the business we’ve built and the friendships we’ve formed within it have helped us get through. From growing our teams and meeting targets to completing projects and pushing boundaries, each success reflects the resilience of our people and the culture we’ve built together.

As we move into the new year, let’s remember to enjoy what we do – both at work and at home, celebrate our wins and always look out for one another. Together, we’re not just building projects; we’re shaping a legacy. Thank you for your hard work and dedication – here’s to an even brighter future together.

VINCE MONITTO CASELLO UPDATE

2024 has been an extremely busy year, with the majority of our projects stemming from Government contracts, including level crossing (LXRP) removal projects, social housing, prisons, metro tunnel and hospitals. There have been fewer projects in relation to residential and office buildings. However, the tide is turning. LXRP projects are drying up and we are tendering more residential and office towers. Government continues to invest in the health sector – Melton Hospital, Community Hospitals, Ballarat Base Hospital and Warrnambool Hospital to name a few, which we will price extremely keenly. Also transport - Suburban rail loop and remaining LXRP.

The first half of 2025 is forecasting a challenging period in which many of our builders and other subcontractors alike are experiencing a slowdown in projects started. This no doubt means the competition will be fierce with costs and margins heavily reduced in order to secure work. We will continue to be diligent and work with our network of builders who continue to prefer to work with Casello.

We are tendering many live projects, and I have no doubt that the second half of 2025 and 2026 will pick up significantly however we need to tread carefully before that.

Recent project awards include:

• Royal Melb Hospital early works (temps) with Multiplex

• Barwon Health Geelong early works (temps) with Built

• City Square temps with CYP

• Seafarers Apartments timber decking with Icon.

There is significant opportunity with relation to re-cladding projects and remedial projects. We have been successfully carrying out these projects as head contractor working directly for Project Managers and Owners Corporations.

Christmas has crept up on us again and this will again be time to spend with family and mates. Unwind and recharge for 2025!

I thank all our wonderful employees both in the office and on site for continuing the successful Casello branding –remember that it is the work that every one of do that can only make a projects completely successful.

As our team grows to 256 strong, we remain committed to continuing to increase the representation of women and offering ongoing support and opportunity for people with disabilities, as well as Aboriginal and Torres Strait Islander staff.

We are also proud to have just finalised our 5-Year Reconciliation Action Plan, which

outlines our vision to cultivate a workplace and community environment that values and respects the rich cultures, histories, and contributions of Aboriginal and Torres Strait Islander peoples. Our commitment to reconciliation involves fostering cultural awareness and education, creating sustainable career pathways, ensuring cultural safety, and building genuine partnerships within the construction industry. While we know there’s still a long journey ahead, we are proud to be on this path towards positive change.

PROJECT WINS

NYAAL BANYUL GEELONG CONVENTION AND EVENT CENTRE

CARPENTRY PACKAGE

Casello is proud to have secured the carpentry package for the purpose-built Nyaal Banyul Geelong Convention and Event Centre. This exciting development, spanning four levels will feature a 1000-seat venue, two large exhibition spaces, meeting rooms, conference facilities, and flexible event spaces. The precinct will also include retail spaces for food and beverage offerings, a large public plaza set to become a standout feature of the Geelong waterfront, and a 200-room Crowne Plaza hotel.

Our scope includes the supply and installation of doors, frames, sanitary hardware, skirtings, and temporary works, with work kicking off this month and completion scheduled for November 2025. We’re also looking forward to the opportunity to tender for additional packages, including metal cladding and Sculptform curved ceiling linings.

A huge shoutout to Will Chapman for his incredible effort with Built during the pricing phase and a special mention also goes to Mick McKay, Fernando Loprete, and the team for their outstanding work on 480 Swan Street, Richmond, which left a strong impression on the Project Manager that they specifically sought out Casello for this project. This is a significant milestone for us, and we’re proud to be part of such an iconic regional development.

ST CLARE AGED CARE, KEW

CARPENTRY PACKAGE

We are excited to announce our successful tender for the $3.32 million carpentry package on a premium aged care facility with Hacer, featuring 104 apartments. This project marks our return to working with Hacer on a large-scale venture, with completion set for June 2025. Our scope includes installing roof trusses supplied by CMG Frames, timber doors and hardware, sanitary hardware, and skirting. We’ll also carry out heritage works on two existing buildings, including new stumps, joists, doors, and skirting, along with temporary works like amenities and lunchrooms. Additional elements include appliance installation, Sculptform and Eveneer wall panels, lockers, and bike racks. A special shoutout to Jake Bullen for his outstanding work on this tender, and we look forward to delivering another exceptional project while strengthening our partnership with Hacer.

MECCA BOURKE STREET

CLADDING PACKAGE

We are pleased to announce our successful negotiation with Buildcorp Commercial for the cladding package on a high-profile project located in the heart of Bourke Street. Starting this month and set for completion early next year, our scope includes the installation of 3mm waxed finish aluminium cladding and a structural ply substrate. Having worked with Buildcorp Commercial before, we are excited to continue building on this strong partnership.

CARPENTRY PACKAGE

We are thrilled to announce our appointment for the carpentry package on the first stage of an ambitious 10-year project. Stage 1 comprises two buildings, one of which has already topped out, while the second is progressing steadily. This project represents a significant opportunity, and we are optimistic that this collaboration will pave the way for securing the remaining stages over the next decade. Work is set to commence this month, with completion of Buildings G and J targeted for October 2025. Our scope includes the installation of top-floor lightweight wall frames and roof trusses, skirtings, timber doors (PMDF), door hardware, and sanitary hardware. We look forward to forging a strong partnership with Sunkin on this exciting venture.

I want to take a moment to express my deepest gratitude to everyone at CasUrban and CasConstruct for your incredible hard work, dedication, and persistence. Thanks to your efforts, we’ve successfully achieved two significant milestones: the completion of Medina Park and the first stage of Elements, Williamstown.

The completion of the Medina Park master planned estate is particularly remarkable, as it has been seven years in the making. This milestone reflects the resilience, vision, and collaboration of everyone involved over the years (and there have been a few). It’s an achievement that we can all take immense pride in, as it highlights the dedication and expertise that define our teams.

The first stage of the Elements project stands as a testament to the unwavering commitment of CasConstruct, our builder, who faced extreme challenges along the way. Despite these difficulties, the team showed up day in and day out with determination and focus, ensuring progress and excellence at every step. Your perseverance in the face of adversity has been nothing short of inspiring, and I am deeply grateful for your efforts.

These accomplishments are a testament to the strength of our collaboration, the expertise you bring to your work, and your unwavering commitment to the business. Reaching these milestones weren’t easy, but your determination and teamwork made it possible.

MELBOURNE PROPERTY MARKET UPDATE: ADAM MCWATTERS

The Melbourne housing market has not performed as strongly as some other capitals over the past year with values down 1.9% over the past 12 months bringing the median house price to around $930,000. A contributing factor is the rise in advertised stock levels which is around 20% above the previous 5-year average. Homes are taking longer to sell with a median of 41 days on market compared to 27 days a year ago. Rental growth is flattening with Melbourne rents up only 0.1% in the last month which was the smallest month on month movement since June 2021.

Looking forward there are some positive signs for Melbourne property market with further growth expected. Upside factors for improving housing conditions include an increase in consumer

MEDINA PARKKEYSTONE, EUMEMMERRING

Medina Park Keystone in Eumemmerring has reached completion, marking another successful project in Melbourne’s southeast. Located near Dandenong, this milestone closely follows the successful delivery of 14 homes in the Parkside Edition, Medina Park, released in 2021. Parkside Edition was preceded by the original launch of Medina Park stages 1 and 2, which comprised 28 homes completed between 2018 and 2020.

Designed with a focus on quality and functionality for families, every detail was carefully considered across the three- and four-bedroom homes—from materials and layered textures to the finishes.

Handing over the final stage is a significant achievement and a testament to the hard work of the entire team. Special thanks to Glen Walters, Matt Rixon, Patty Poore, and everyone involved in bringing this project to life.

ELEMENTS, WILLIAMSTOWN NORTH

Completing Stage 1 at Elements marks a significant milestone in the development of Williamstown North’s bayside community. Over the past several months, our teams have worked tirelessly to keep the project progressing and complete this critical stage, with preparations underway to welcome the first residents this summer.

CASCONSTRUCT UPDATE

The past 9 months have been an exciting and challenging journey for the CasConstruct team, as we’re all on the road to transformation.

In addition to being strongly focused on delivering our current Williamstown, Keysborough and Brighton projects, all due for completion in 2025. We have also been busy working on resetting our business Vision, Values, 5-year plan and supporting business strategies. All of this while continuing to implement best practice processes and procedures.

Our immediate tactical focus over the coming months is acquiring new business within the medium to high density residential, commercial, and light industrial sectors to support our planned growth. We are primmed for new business, with several tenders currently in play, a strong team, broad capabilities,

Dean brings 17 years of experience in the building and construction industry, including a background in completing a carpentry apprenticeship in commercial construction, with 11 years dedicated to a direct HSE function role. He has contributed to diverse, large-scale commercial and civil projects such as Crown Metropol, Melbourne Airport Terminal 1 Redevelopment, and the Great Ocean Road Rock Wall Re-Netting Project, alongside numerous large-scale residential civil developments. He drives workplace safety culture improvements by developing efficient HSE systems and championing their practical application in the field. Since joining us in June, his professional demeanour and strong work ethic have made him a proactive leader at CasConstruct.

The site teams at Elements have been working around the clock to bring 67 brand new townhomes to life in Williamstown North. A big thank you to everyone who’ve put in the hard work to get the display home open recently, ensuring every detail is perfect.

It’s fair to say that the construction industry in general is going through its challenges in the current climate and like many, CasConstruct has suffered from the impact of the current market conditions. That said we are taking this opportunity to get our house in order and prepare ourselves for the future by ensuring we secure a strong pipeline of work and establish adequate business foundations to profitably scale up as we start to turn the corner. Dion joined us in June, bringing a strong academic background and extensive experience in managing permit documentation, improving operational efficiency, and overseeing projects of all sizes. From small builds to large-scale developments, Dion’s expertise has already made a significant impact at CasConstruct. We’re proud to have him on board and value the ongoing contributions he continues to make to our team.

Our newest recruit, Jay, is being welcomed with excitement. He brings over 20 years of professional services experience, spanning R&D start-ups to leading roles in ASX-listed mining giants. His decade of construction experience includes procurement system development, industrial warehousing, mixed-use commercial projects, and luxury hotels. He’s a firm believer in continuous learning and is always eager to train teams, improve systems, and streamline processes to make everyone’s work easier. Welcome to the team Jay.

ROSEDALE | 129-143 PERRY ROAD, KEYSBOROUGH

The Rosedale project is a boutique development located in the highly sought-after suburb of Keysborough. This premium 12 residences development includes both land sites and townhomes, offering a unique opportunity in the area. The land has been in the same family’s ownership since 1987, and they bring with them a fourgeneration legacy that makes this site particularly special.

As we continue to move forward with this project, we’re excited to help bring this legacy to life and create a high-quality development that will be a lasting part of the Keysborough community.

1 CENTRE ROAD, BRIGHTON

1 Centre Road is progressing well. This development includes 14 threebedroom townhouses, each spread over two levels, designed for the bayside market. The development application has been granted, and we’re on track for completion in early 2026.

The design features sculptural forms and robust, solid structures, with dynamic sweeping curves that define the corner. The facade, facing Hampton Street, incorporates carved block-like forms that give the development a

strong identity. The double-height entry hood frames each front door, providing a bold statement at the entrance to each residence. The Centre Road interface features vertical rendered planes, punctuated by steel, glazing, and bluestone elements, which help provide both visual and acoustic privacy.

We’re looking forward to continuing the work on this exciting project, which will be a standout addition to the Brighton area.

We congratulate John Hynes, Casello Project Manager, on a truly exciting moment—his son, Cooper Hynes, has been drafted to the Western Bulldogs in the 2024 Telstra AFL Draft.

Selected at Pick 20, Cooper’s journey from the Dandenong Stingrays to the Bulldogs is a testament to his hard work, skill, and determination. The strongbodied midfielder’s memorable season clearly caught the eye of recruiters, leading to an unreal moment for Cooper and his family.

We know how proud John is of this incredible milestone, and we’re thrilled to celebrate alongside him. Congratulations to Cooper and the entire Hynes family—what an achievement!

CELEBRATING OUR CHAMPIONS: NIKE MELBOURNE MARATHON 2024

On October 13, employees from across the CasCorporation group laced up their running shoes to take on the Nike Melbourne Marathon. Together, our incredible team covered approximately 126 kilometres, showcasing determination, energy, and personal drive.

A huge congratulations to everyone who participated, whether chasing personal bests or pushing themselves to new limits. It was a remarkable day of individual achievements and resilience.

COLLEAGUES UNITE TO SUPPORT A FRIEND IN NEED

We are so proud to see the genuine camaraderie within the Casello team. Our much loved and long term employee Jack Axtens had been facing some difficult times, and it’s been truly uplifting to witness the support and generosity shown by his workmates. Through their collective efforts, Jack now has a little extra help during a challenging period.

This act of kindness perfectly reflects the strong bonds and care that define our team. A special thanks to Jas Millar for taking the initiative to organise the collection. It’s moments like these that remind us just how fortunate we are to work alongside such compassionate people. Thank you, Casello team, for showing what true support and unity really look like.

BARWON HEALTH’S ‘NIGHT OF NIGHTS’ FUNDRAISER

The Geelong building and construction industry recently came together to help local sick kids get the essential health care services they need close to home. At Barwon Health’s ‘Night of Nights’ fundraiser at GMHBA Stadium, $120,000 was collectively raised to support ongoing care and ease the journey for families across the region.

MID-YEAR EVENT: SEA LIFE MELBOURNE AQUARIUM

Earlier this year in June, we paused to reflect on the journey so far at our mid-year function, hosted at the Sea Life Melbourne Aquarium. The evening was an opportunity to celebrate our achievements, recognise progress across all our businesses, and prepare for the second half of the year. The highlight of the event space was undoubtedly the central tank, showcasing vibrant coral gardens and hundreds of marine creatures, offering a truly unique and unforgettable backdrop.

As the year draws to a close, we look back on the function not just as a celebration of what we had accomplished but as a reminder of the opportunities ahead. Thank you to everyone who has contributed to this year’s successes—we look forward to carrying this momentum into 2025.

TEAM BUILDING: DAYLESFORD

In June, we held our annual staff retreat in Daylesford, where we were fortunate to hear from AFL great Kevin Sheedy. Kevin shared his wealth of experience and insights into the innovations that have transformed the game. His perspective on driving change and bringing fresh ideas to the table was a reminder of the lasting impact these efforts can have—not only on the field but also in our careers and the way we approach challenges.

A big thank you to the team for your commitment and participation in the retreat. We are looking forward to further team events in the new year.
