SHOULD YOU SELL OFFMARKET? You have probably heard that there are a number of properties selling off-market right now. Maybe you even have friends or family who have recently sold their home after receiving a call from an agent or a note in their letterbox, letting them know a buyer is keen on their property? It sounds like a fantastic idea, doesn´t it? You receive what seems like a strong offer, you haven´t spent any money on marketing or needed to tidy up for the endless stream of potential buyers who will walk thru through your property during home opens - it´s almost like the property has sold itself. Certainly, on the surface, selling off-market is appealing to many. But it begs the question - how do you really know, without going to market and creating competition, the sale price you could have achieved? The truth is, an off-market sale in the current market will typically

benefit one party - the buyer. Of course, the buyer wants a non-competitive purchase, where they are in control of the price and don´t have to worry about other buyers with deeper pockets outbidding them. They typically present a clean cash offer to influence the seller into accepting the sale - but there is a chance you will find an even better offer in the open market, especially in the today´s climate.
