A glimpse into the Market - Overview
Upper Constantia has performed incredibly well over the past few years. This is evident by the graph above indicating the year on year average sales price achieved in Upper Constantia. From 2020 to 2025, the average sales price of a home in Upper Constantia has increased by 68%, while year on year this hovers around 13.5% per annum.
In our opinion, the greatest driver behind this price increase has been down to demand seriously outstripping the available supply. As a brand, Upper Constantia has gone from strength to strength in recent years. The relative scarcity of crime, the prevailing natural beauty of the area, and the outdoor lifestyle that the area provides, has resulted in demand from all corners of South Africa and abroad.
The lack of buildable open space in the area, and the very strict municipal bylaws, has made it incredibly difficult to create more homes in Upper Constantia. We have noticed an increase in development occurring in the area, mainly in the form of sectional title developments, over the past five years. However, as average prices have gone up, these opportunities for developers have become increasingly difficult to find, and even more difficult to find feasible. The owner-occupier market is prepared to offer more than the traditional developers at present, which is further exacerbating the lack of supply, and in our opinion will continue to push prices up.
Upper Constantia is in a fantastic position at present, with record prices being achieved almost monthly. As a homeowner, this is a brilliant position to be in, and as a purchaser looking to enter the area, you can feel comfortable that you are making not only a fantastic financial investment, but a worthwhile lifestyle investment too!
