FREEHOLD PROPERTIES: Comprising a total of 1573 freehold properties, Camps Bay / Bakoven saw 88 freehold sales transactions (excluding Inter-family property transfers) registered at the deeds office during the 2025/26 Financial Year, showing an increase of 13% on the number of freehold sales for the previous financial year. Prices ranged widely between R7 500 000 to R105 000 000. Whilst availability and sales of houses under the R10 million mark have become scarce, the past financial year saw a significant increase of sales in the R20 million and R30 million mark. Still over 65% of these transactions were under the R20 million mark, representing the ‘engine room’ for Camps Bay real estate. Nine sales were recorded over the R40 million mark, featuring mostly newer state-of the art properties.

SECTIONAL TITLE PROPERTIES: With over 100 sectional title schemes (including smaller developments), comprising 916 sectional title units in Camps Bay/Bakoven, 78 sales transactions (excl inter - family transfers) were registered at the Deeds Office during the 2025/26 Financial Year, similar in volume to sales (76) during the preceding financial year. Whilst sales registration below the R20 million mark still accounted for 80% of all sectional title sales, the past financial year also suggests an increase in demand for units up to the mid R30 million mark.

BUYER PROFILES: The prospective local buyer across the Camps Bay property spectrum originates from both within the greater Cape Town areas (change of primary residence requirements and preferences) and upcountry regions (‘semigration’, relocation and/or retirement), whilst many foreign buyers seek properties here for frequent holidays, extended seasonal stays and immigration/ex-pat returns. 2025 saw a significant percentage of all Camps Bay freehold property transactions (sources by PropStats) concluded with buyers from abroad, many of them from German speaking and Scandinavian parts of Europe. The general requirements vary. Locally based and/or primary residence seeking buyers (many of them families with children), often prefer more space and open ground and are generally not opposed to undertaking renovation, upgrades and even re-builds. Foreign Buyers often seek a more maintance free investment and being less informed of local building costs, processes and industry standards, tend to prefer modern homes in no need of refurbishments.
BUYER AGE GROUPS
Camps Bay is becoming an increasingly more sought-after suburb for the younger buyers (often families with children) as illustrated by the above table, with more than half of the registered sales in the 2025/2026 Financial Year having brought buyers aged 49 years and younger into the fold.

SNAPSHOT OF MONTHLY SALES ACTIVITY FROM JANUARY TO DECEMBER Whilst summer seasons between December and April are historically known as the high trading periods for properties in Camps Bay, due to increased buyer presence and demand, prompting the sentiment for many sellers to rather bring their home to the market at this time, recent market studies over the past 2 years (monthly 2025 sales shown below) show far more consistent market activities and sales throughout the entire year than publicly perceived. 2025 has recorded steady monthly sales (especially in the freehold property segment) during the historically known “low Season” with sales in the 5-month period between May and September accounting for an impressive 40% of all 2025 sales, with transactional value exceeding R 1.1 Billion, concluded right across all Camps Bay market segments during that time.
