TIME, BLINK OF AN EYE AND AGAIN FESTIVE CHEER The Dec update – where has this year gone! Twelve months ago the “front of mind” item, as we closed down 2009, was indubitably the impending Winter Olympics in Vancouver and Whistler. What a party that turned out to be and focused our planet on Canada, BC and our magnificent city. The party that seemed to effortlessly highlight our welcoming hospitality and professional hosting abilities – not to forget the results of our stunning athletes! The Real Estate market during 2010 has however experienced a roller coaster ride with a busier 1st half and a quieter 2nd half (but more on that when the January 2011 update considers 2010 as a whole) – no, that is intentional, I wasn’t misspelling ‘hole’! I will depart from my exclusive North Shore focused narrative and include a quote from the early December REBGV press release – adding my usual warning that they deal with an aggregation of all areas within the Vancouver Board’s boundaries and this represents a one month’s snapshot : “….the number of residential property sales in Greater Vancouver totalled 2,509 in November 2010. This represents a 7.4 per cent increase compared to October 2010 and an 18.6 per cent decline from the 3,083 sales in November 2009”. By comparison, the recent months on our North Shore have evidenced softer sales (numbers-wise) but it is still the case that average prices have increased ’10 vs. ’09 on a year-to-date basis. The threat of rising interest rates didn’t materialize but what we have witnessed is fewer “home shoppers” making that decision to buy. I am more and more persuaded that this “holding off ” will be regretted by many who will, in hindsight, agree that (say) Sept to Dec 2010 was the time frame on our North Shore to have negotiated that super buy (with the best interest rates to boot). Now November 2010 YTD figures for our North Shore. North Van detached homes sold are off by 14% from the same period of the previous year, attached (t/hses) down 21% from ‘09 and apartments down 12% from ‘09. Detached average prices up 6% and inventory Nov 30th, up by 24%. Average prices up 6% (t/hses) and up 8% (apts). Inventory (t/hse) 45% higher than ’09 and (apt) up 25% from ’09. N/Van inventory at Nov 30th is still significantly higher than 2009. In West Van, detached number of sales (YTD) is up by 1% from ‘09. Average price up by 17% and inventory Nov 30th up by 3% from ‘09. On the condo side – attached (t/hses) sold are up from 2009 to 77 vs. 48 units; average price up 28%. Active listings down from Nov 30th (35 vs. 41). Apartments reflect 158 sold vs. 155 during ‘09; with average price 14% higher than ‘09 and active listings up 16% from Nov 30th 09.
