Welcome to PARKSIDE We are honored that you have chosen Parkside Student Residence as your home away from home. Our staff is very excited to meet each one of you, and we hope to build many fond memories during this milestone in your life.

We know that the post-secondary years are exciting, scary, and overwhelming; so, we have compiled this Resident Handbook to make your stay here successful. Success is your goal in school and if we can assist you in any way to achieve it please stop by the office or see your Community Assistant on your floor.

The Resident Handbook answers many commonly asked questions regarding living at Parkside. In addition, the Resident Handbook describes policies that act as an addendum to the policies laid out in your Student Room Rental Lease. The Student Room Rental Lease and the Resident Handbook are important guides with which you should familiarize yourself throughout your time at Parkside. You are expected to comply with both the Student Room Rental Lease and Resident Handbook in addition to all applicable municipal, provincial, and/or federal laws.

As a resident, you are required to read the entire Resident Handbook.

Our TEAM The Management Team The General Manager has the overall responsibility for managing the staff, the business operations, and facilities. She has an open door policy and is very willing to help you in any way possible. You should always feel comfortable with approaching your Community Assistant first when trying to solve a problem.

The Assistant General Manager (AGM) assists the General Manger in the day-to-day operations of the facility.

The Residence Life Coordinator is responsible for supervising Community Assistants, establishing a successful community, and managing the on-going training and student development portfolio, ensuring a healthy and engaging environment, as well as ongoing projects focused on improving the resident experience for students.

The Maintenance Supervisor is responsible for all maintenance and upkeep of the Parkside property.

Community Assistants You will see your Community Assistant(s) (CAs) frequently! The CA is a full-time student living at Parkside. Your CA acts as your contact for building information, events, programming, lock-outs, maintenance issues, roommate issues, neighbour issues, and emergency assistance.

Office Hours Parkside provides residents with access to 24-Hour staff members.

Staff members are accessible at the office from  Monday-Friday, 9 am–5 pm If you ever need any assistance after office hours, call the Security at (647) 715-6852

Perks and REC AMENITIES ACCESS Management reserves the right to close or adjust the hours of operation for all amenity spaces. Residents are responsible for any damages they or their guests cause in the amenities. Guests are not permitted in any amenity space without being escorted by a resident. Residents and guests must ensure they are abiding by all posted rules and signage.

BIKE STORAGE ROOM Residents may store their bikes in the bike storage room located on the ground floor. Residents must provide their own locks. Parkside is not responsible for any stolen or damaged property. Access to the bike storage room is only through security.

EQUIPMENT RENTALS AND SIGN OUTS Parkside has a variety of items available to sign out at the front desk with a valid ID. These include various video game consoles, video games, board games, gym equipment, and more.

FITNESS AREAS Residents will be able to maintain a healthy lifestyle by accessing our Fitness Centre located on the second floor. Residents will have the option to use it as a Yoga/Dance Studio, Cycle Studio, and also have access to Fitness on demand. There is a Women’s Only Studio located on the 7th Floor and is accessible by signing out the key at the front desk. Proper attire should be worn at all times while using the facilities, not limited to but including, a t-shirt and closed toe shoes.

FLOOR LOUNGES There is a common area on each floor. These areas will contain either a communal kitchen, a study lounge, a mediation or gaming room, poker lounge, Lego room on alternating floors. For our artists we have a create room on the 18th Floor.

GLASS BOX The Glass Box is a shared multipurpose space located on the 2nd floor of Parkside. Floor to ceiling windows will reveal an amazing view of Carlton Street. Residents and guests may have access to this area. It provides a great social space and it is used for a variety of community events.

LAUNDRY Parkside features a card-operated laundry facility, found on 2nd and 9th floor. Residents must ensure they are following the instructions provided to prevent overflow and damage. The Resident is responsible for ensuring the washer/dryer are kept clean. the office or a Residence Life Community Assistant for instruction. Kindly leave the washers open after use to allow them to dry. Residents must ensure they empty the lint trap before each use.

MAIL ROOM The mail is located on 2nd floor, on the South Side of the building When oversized mail/packages arrive, Parkside staff will sign for the item and contact the recipient for pick-up at the front desk. Oversized mail/packages will be stored for five business days before they are sent back.

All mail should be addressed to: Resident Name Unit Number and Letter 111 Carlton Street Toronto, ON M5B 2G3 An email notification will be sent to the resident when courier packages have arrived for them. Courier packages will be processed at the Service Desk in the Lobby.

PARKSIDE PULSE Every month residents will receive an electronic monthly newsletter detailing important building information and programming updates.

RESIDENCE LIFE PROGRAMS The Community Assistants plan a variety of residence life programs throughout the year, which help create the fun atmosphere that is brought to you here at Parkside. Be on the lookout for information about our traditional programs such as the Annual Cook-Off Competition. We try our utmost to foster strong building spirit, and will participate in events with other residences to show them that Parkside, really is the best residence experience in Toronto.

Besides our traditional events, past programs have included:      

ROOM BOOKINGS Some communal area amenities may be reserved at the Front Desk for a maximum of 3 hours.

STUDY ROOMS Residents will be able to book these rooms in advance via a room booking system. If you are interested in booking a space, please speak to one of the staff at the Service Desk.

TERRACE AND BBQ BOOKINGS Residents and guests are permitted to enter and use the 3rd floor terrace at any time during the Fall, Spring and Summer terms. The terrace is open daily from 9 am - 9 pm. Residents are reminded that smoking on the terrace is prohibited.

The Terrace BBQ is available for personal use via a booking made through the Parkside Management Office. All bookings are subject to management discretion and may require a deposit for use.

PARKSIDE 101 FUMIGATION & PEST CONTROL Furniture, furnishings and personal effects of the Resident brought to the premises/leased premises are subject to inspection by Parkside and may require Resident to fumigate some or all of these items.

If you notice a pest issue, you must report it to the office immediately so that we may help to remedy the situation. Residents must also comply with recommendations from the pest control company and prepare for treatments as required. Treatments cannot be refused. Some pests are attracted to rotting garbage, open food and unclean environment. We encourage to take care of their living space in order to unplanned pest habitation.

MOVE IN/MOVE OUT The resident is required to follow the move in schedule as established by Parkside. Once moved in, the resident should complete the Unit Condition Form online as directed in their move in package.

Failure to submit this report will result in Parkside assuming the lease premises is in perfect condition.

Residents will vacate the premises by 12pm (noon) on the final day of tenancy. The leased premises should be left in clean, undamaged condition with all personal effects and trash removed. Should Parkside be required to clean the premises as a result of a resident’s failure to comply, charges may ensue. Additionally, if the resident’s failure to comply delays a new occupant from moving in, Resident shall be liable for charges associated with the new occupant staying elsewhere in the interim.

RENT INSTALLMENTS Rent should be paid in the form pre authorized payment on or before the 1st day of every month.

Authorized form of payment includes: personal cheque, money order, cashier’s cheque. Credit Card and Debit card payment can be made monthly or set up automatically through RentMoola. Amounts must be paid in Canadian Dollars. Please note that RentMoola adds a service fee for each payment.

WORK ORDERS In the event of needed repair, residents are required to inform the office immediately via phone, visiting the office, or submitting a Work Order online at http://live-parkside.com/ . Work Orders are completed in priority sequence. Failure to report items in need of repair may result in the resident being held financially responsible for the necessary repairs and/or subsequent damages. After-hours emergency repairs (i.e. leaks) must be reported immediately to the duty staff and/or security. Please note, that work orders submitted after 3:00pm, will not be addressed until the next business day.

Except for normal wear and tear, residents are responsible for all repairs/replacements in the premises/leased premises. Residents are responsible for all repairs/replacements in the common areas of the premises/leased premises. (knowingly or unknowingly), the perpetrator will be held responsible. Prior to arranging any repairs, you must obtain approval from Parkside. Repairs will be made by Parkside or by a Parkside approved and/or selected tradesperson. When vacating the premises/leased premises, you shall leave it in good, clean condition.

Community STANDARDS Community Standards are necessary for the smooth functioning of any community. Here at Parkside, we believe that residents have the right to an environment in which they can study, socialize, live comfortably and feel safe. There are three basic principles involved in achieving this: 

ALCOHOL Consumption of alcohol must comply with all federal, provincial, and municipal legislation. Alcohol is only permitted in a Resident’s personal living space. Alcohol is not allowed in the common areas of the community in any form or container.

The following list provides further guidelines for alcohol consumption on Parkside property: Mass Consumption and Drinking Paraphernalia 

Possession and/or consumption of 'common source' alcohol (e.g. kegs, mini kegs, beer balls, 'swish barrels' and other large containers of alcohol, etc.) and/or the participation in activities to promote mass consumption of alcohol/drinking games (e.g. funnels, beer bongs, century club, beer pong, etc.) are not permitted Alcohol Quantity  Keg cooling devices and alcohol containers larger than two litres are not permitted.

Age of Consumption  No person under the age of 19 may consume alcohol on Parkside property.

CAFETERIA USE ETIQUETTE Residents are to follow the cafeteria policies at all time which states clearly that the food is NOT to be taken outside the cafeteria premises with the exception of ‘lunch to go’ and fruit during the specified Lunch-To-Go Hours of operation. Failure to comply with this policy will result in the resident being charged the cost of a meal at the time of the incident.

Residents are responsible for the actions of their guests at all times. A guest is defined as any nonParkside resident. All guests are required to pay a “guest meal fee” prior to entry to the cafeteria in order enjoy services. A guest who does not pay will cause the charge to past to the tenant that they are visiting; guest privileges would also be revoked indefinitely.

CLEANLINESS AND TRASH REMOVAL All garbage and other types of waste must be disposed of using receptacles/chutes provided by management on each floor. No trash or other waste may be disposed of or stored on the grounds of the property, kept by an entrance door/hallway, or placed in improper containers nor elsewhere in the community. Trash should be disposed of promptly and properly. Oversized refuse will require a work order.

Each resident is responsible for cleaning and keeping the assigned unit and all furnishings in a clean, safe and sanitary condition at all times. If excessive garbage is found during unit inspections (i.e. move out, room transfer, quarterly), residents will be notified and given time to rectify the issue. If the issue remains, residents will be fined an excessive garbage removal fee.

COOKING APPLIANCES Due to fire safety regulations, some cooking appliances are permitted in all residence space and some cooking appliances are only permitted in approved kitchen facilities.

The following items are allowed by all residents:  Kettles/Coffee Makers with automatic shutoff  Mini Fridges (under 700 watts) The following items are allowed ONLY in areas with approved kitchen facilities: 

Appliances (under 700 watts), Toasters, Toaster ovens, Hot plates, Microwaves, Sandwich makers, etc

DAMAGE TO PROPERTY Parkside property is to be respected. Residents will be held responsible for any costs associated with intentional or unintentional damage as a result of their actions. Stickers, adhesive tape, nails, screws or hooks may not be used on floors, walls, woodwork or doors. Thumbtacks, pushpins and nonmarking adhesive materials are permitted in moderation.

Vandalism is defined as the willful or malicious destruction of Parkside property. Tampering with Security cameras, fire safety systems, and lifesaving equipment is strictly prohibited. Any vandalism directed towards an individual or individuals may also constitute harassment.

FIRE SAFETY Students are not to use fire exits or in any way tamper with fire doors except in an emergency. This includes the propping of floor entrance doors. Do not discharge, tamper with or operate any fire prevention (e.g. sprinkler) or detection equipment for any purpose other than in the case of a fire. It is important to know that covering your smoke alarms in your unit, puts everyone’s life at risk, and if reported to the Fire Department, could result in fines of up to $5000.00 or possible imprisonment. Always leave any Residence facility during an evacuation (this includes but is not limited to fire alarms and/or drills).

Personal living spaces should be kept in such a manner that escape during an emergency is always possible (i.e. doorways/exit pathways should remain clear).

GUESTS Residents are responsible for the behaviour of their guests at all times. A guest is defined as any nonParkside resident. Failure of a guest to comply with the Community Standards will result in the host resident being held fully responsible for any infraction. It is the host's responsibility to inform their guests of Parkside’s Community Standards.

Guest Access  Residents must sign their guests in and out at the Security Desk. Guests not properly registered with Security will be subject to consequences. Guests are required to present Photo ID to Security and sign a Guest Registration Form before first-time entry. Residents must escort their guests at all times.

Long-Term Guests  Guests can stay overnight for a maximum of five nights (three nights in a row) per month, in mutual agreement with their roommate(s). For residents planning on having a guest longer than the previously stated maximum, an RLC must approve the extended stay.  As per the lease, “only you can live in the Premises. You may not permit another person to live in the Premises without the landlord approval.” Management will evict any resident who persists in violating the limitations on the visitation policy.

ILLEGAL DRUGS AND SUBSTANCES Residents are prohibited from being involved with possessing, using, manufacturing, and trafficking any illegal drugs anywhere on the Parkside property. Students will be documented for any smells, residue, and/or paraphernalia (grinders, bongs, etc.) associated with the use of illegal drugs. Any student found in possession of, manufacturing, or trafficking illegal drugs will result in the immediate contact of the authorities.

INAPPROPRIATE BEHAVIOUR Residents are required to conduct themselves in a respectful manner at all times. The following will be considered inappropriate behaviour infractions (Note: This list is not exhaustive): 

Rude or Aggressive Behaviour towards Parkside staff, other residents, and property.



Misuse of Parkside Amenities and Equipment. This will result in the adjustment of resident’s privileges/access to the property’s amenities and equipment.



Gambling



Unauthorized Sports/Physical Activities in common areas outside of fitness amenities Creation and Dissemination of Obscene Content



Running a Business or Solicitation on Parkside property



Throwing/Launching Projectiles from any part of the Parkside property



Nudity/Lack of Footwear. Residents are expected to wear appropriate clothing (ex. top, bottoms, and shoes) when in common areas of the building.

Throwing Up from excessive use of alcohol (cleaning fees for vomit will be charged)



Parkside reserves the right to determine what constitutes inappropriate behaviour within reason.

KEYS/ACCESS CARDS AND LOCKS Residents are to keep their access card/bedroom key in their possession at all times. Access cards/bedroom keys are not to be in anyone else’s possession. If a person other than the Resident is in possession of the Resident’s access card/bedroom key, it will be confiscated.

Residents shall not alter the locking system on any door giving entry to the premises/leased premises, during the term of the lease, without written consent from Parkside. In the event, Parkside believes the resident safety is compromised, a lock change may be completed immediately.

Residents are not permitted to make copies of keys to the premises/leased premises or to lend their keys to any other person. All keys issued at move-in shall be returned to Landlord upon lease termination. Tenants will be held responsible for the cost of all replacement keys including suite/bedroom keys, mailbox keys, garage keys, laundry card and/or access cards. Access cards/bedroom keys should not be altered in anyway (i.e. Punching a hole in the access card).

NOISE To facilitate an environment conducive to academic growth, Parkside has a 24-hour courtesy policy.

Any behavior or noise that may be disturbing to another resident must cease upon the request of other residents or any member of the Parkside staff.

Specific Sound Equipment Regulations:  

Subwoofers are not permitted.

Amps are permitted with the use of headphones.

These policies apply to all areas of Parkside, including, but not limited to, hallways, elevators, stairwells, laundry room, storage rooms, common areas, and units.

NOXIOUS & OFFENSIVE ODOUR POLICY A noxious odour is ANY smell of such an intensity that it becomes apparent and/or offensive to others.

PARKING All residents wishing to park a vehicle on the property MUST register their vehicles with Parkside along with payment. In addition, a Parkside permits must be on the rearview mirror in the front of the vehicle.

Parkside permits are issued at the Office upon reservation and a signed Student Room Rental Lease with parking provisions. Parking in our lot is available on a first come, first served basis and not guaranteed.

Please call the office to report a parking violation. The staff may notify the towing company which will, in accordance with the law, tow the vehicle, if any of the following situations exist: 

The vehicle is parked in such a manner as to obstruct a fire lane.



The vehicle is obstructing an entrance, exit, space or aisle of the parking facility.



The vehicle is in a parking space belonging to another tenant/staff.



The vehicle is parked in the driveway of the main entrance.

The vehicle may be towed without notice to the owner or operator of the vehicle and at the expense of the owner and operator of the vehicle. Residents shall first sign in their guest at the security desk before accessing the parking garage. For the safety of our building, all residents who are registered for underground parking, must use our buzz in system to gain access from security.

PARTIES Large parties are not allowed without Management approval. The number of guests is limited to 5 per resident. If the number of occupants in a unit exceeds the allowable guest amounts, Parkside staff reserves the right to disperse the group.

PETS Parkside does not allow any pets on property, with the exception of guide/therapy animals. Fish kept in a small bowl is permitted.

Fines will be assessed to any resident in violation of the pet policy.

PROHIBITED ITEMS The following items are prohibited on Parkside property, including but are not limited to:      

Cooking Appliances not listed in section above Hazardous Materials External Used Furniture o Mattresses, Couches, Recliners, Upholstered Furniture Open Flame o Candles, sparklers, gas/oil lanterns, incense, lit matches, lit lighters Heaters o Gas, Electric, and Oil Heaters Weapons o Firearms and any other weapon or item that is created/intended to cause harm, or could be seen as intimidating, are strictly prohibited. Examples include but are not limited to: o Restricted weapons, knives with blades longer than six inches (kitchen knives excepted), paint ball guns, bb guns (including soft air), sling shots, bows/arrows, machetes, axes, hatchets, ceremonial or decorative swords, toy weapons (nerf guns, water guns, plastic bows/arrows) etc.

Explosives o Explosives or flammable accelerants are not permitted in residence buildings. This may include but is not limited to: firecrackers, dynamite, propane tanks, camp stove fuel, naphtha, gasoline, diesel, etc.

Communicative violence is defined as any form of communication which is violent in nature which includes but is not limited to verbal, written, electronic (telephone, texting, computer, social media, videos, pictures, etc.). Harassment is defined as any attention or conduct, whether it be oral, written, graphic or physical by an individual or group who knows or ought to reasonably know that such attention or conduct is unwelcome, unwanted, offensive or intimidating.

Every individual has the right to an environment characterized by mutual respect. Every individual has the responsibility to treat all members of the Parkside community with respect and without harassment or discrimination. Inappropriate comments or behavior relating to a person’s race, religion, sexual orientation, age, sex, gender identity, nationality, ability, and all other prohibited grounds as outlined

by Ontario Human Rights Code will not be tolerated.

UNIT ENTRY With reasonable notice (typically 24 hours), Parkside has the right to enter the premises/leased premises for the purpose of performing health and safety inspections, preventative maintenance, or other necessary work. Entry is typically made during the hours of 8am – 8pm. Typically, these inspections are made quarterly.

Repairs made that are found to be the responsibility of the residents (see “Work Orders”), or cleanliness issues noted (see “Cleanliness”) may be charged to your account.

In cases of emergency, Parkside may immediately enter the leased premises at any time without notice.

Note: It is the responsibility of the resident to check emails and bulletin boards frequently to be aware of building updates.

FEES AND CHARGES Fees are due within 5 business days of notification from a Residence Life Coordinator for an infraction that has occurred. Residents may appeal fee decisions with a Residence Life Coordinator before they are due. If the appeal is approved, any fee payment will be deferred until the appeals process is completed. Outstanding fees will result in further action from Parkside staff.

Fee charges are subject to change.

Parkside reserves the right to assign fees and charges within reason for infractions not listed in the above Violation Outcomes.

For any infraction that breaches the community standards, Parkside reserves the right to contact the Guarantor to notify them of a breach to the lease agreement and the steps that have been taken to rectify the situation.

Frequent documentation of infractions may result in eviction. In some cases, Parkside reserves the right to evict based on the severity of one infraction.

Lock your doors at all times.

You have deadbolt locks on the doors; use them while you are inside your room.

When answering the door, first determine who is there by looking through the peephole. If the person is unknown, first talk with them without opening the door If the person says they work for management, maintenance, housekeeper etc., please feel free to call the office to confirm it's an employee needing into your room.

Make sure to keep your windows locked when you are not in your room and at night.

Do not give or lend your keys, your ID, access card, or mailbox key to anyone.

Do not put markings on your key ring to identify your name, address, or phone number.

This includes your unit/room number.

If you are concerned because you have lost your key or because someone you distrust has a key, ask to have your locks changed. You have a statutory right to do so, provided you pay the cost of the lock change in advance.

Dial “911� for emergencies. Immediately following, please call the office or Security Desk so they may take appropriate measures.

At least monthly, check your smoke detector for dead batteries or malfunctions. A yellow flashing light on your unit door means that the door battery is running low. Please complete a work order as soon as this has been noticed.

Frequently check your door locks and other devices to make sure they are working properly.

Immediately report to the office in writing or complete a work order any malfunction of other devices outside your room, such as burned out lights, blocked passageways, broken railings, etc.

Mark or engrave identification on valuable personal possessions, such as your computer or bicycle.

Room and apartment doors should be locked at all times. Residents should always keep their keys with them even when leaving for a short period of time and/or when your roommate is in the apartment and not expected to leave.

Valuables should be kept locked and out of sight.

Residents should practice being aware of their surroundings and being a good neighbour.

This can be done by knowing the other residents and reporting to management staff of any suspicious person(s) seen around the property.

Please call 911 if your personal safety or the personal safety of another is at risk.

Parkside does not allow soliciting. Please report those individuals to your Community Assistant or office.

Lost keys should be reported immediately to your Community Assistant or office.

Please remember there is no such thing as a completely safe system. Even the most elaborate of safety precautions are not guarantees against crime. You should always proceed as if such systems do not exist. All systems are subject to mechanical malfunctions, tampering, human error, and personnel absenteeism. Parkside makes no expressed or implied warranties of security. The best safety measures you can take are the ones you yourself can perform as a matter of common-sense and habit.
