Building a shed is a great do-it-yourself project Many people find that space around a home is a precious commodity after years spent accumulating different things. The basement, attic and garage are commonly used to store items that won’t fit anywhere else. Though fall cleaning is a great way to cut down on clutter, a storage shed makes a great place to put those items you can’t bear to discard. Sheds come in many shapes and sizes. Ready-made sheds can be erected on your property immediately, and some retailers will do so for an additional fee. The cost of a shed can vary greatly, from simple plastic sheds to more customized sheds. After looking at many storage sheds from builders or prefabricated models, you may want to build one yourself. This way you can be sure it is customized to fit your yard and is the right color and style and made of secure and durable materials. While an adventurous project, shed building is typically within the skill set of the average homeowner. Also, a shed can be built in a weekend or two, depending on how much time you can devote to the project. Here’s how to get started. Consult with the City to find out the zoning laws regarding sheds. You may need a building permit if the shed will feature a permanent foundation or is larger than a certain size. Storage sheds greater than 120 square feet generally require a permit. There also may be rules regarding how far away the shed must be from the property line or even the height of the structure. It pays to know this information in advance so you don’t run into legal trouble after the project has begun. Find a style of shed that you would like to emulate. Drive around to different shed retailers or big box home improvement stores and peruse the stock. Choose the features you like and mark them down. Take photos of the ones you really like. * Research available plans. You can purchase shed plans or have an architect draw them up, but that may be costly. There are also free shed plans online, some of which provide a list of necessary supplies. Order your supplies and organize everything. A building materials center or a home improvement store may deliver all of your materials right to your home, saving you the hassle of going back and forth to get things piece by piece. Once they are delivered, sort through everything and mark whether the material is for the floor, walls or roof. If the shed will not be rooted to the ground but kept on skids or blocks, you will likely want to have some sort of base material, like rocks or gravel underneath to deter animals from making a home under the shed. Building a shed can be a rewarding do-it-yourself project that saves you money and frees up space in your home.

City program encourages water saving toilets The City of Camrose Toilet Rebate Program is part of the City’s initiative to be a greener community and encourages residents to become water conservation smart. As one of the largest water users in households, toilets can contribute to 30 per cent of total indoor consumption of in residential properties. Changing over older toilets to the newer ones will not only help to conserve water but reduce your utilities bills as well. Toilets manufactured after 1992 need less than half as much water per use as many older units. Homes, businesses, or institutions with older toilets that use 10 litres or more per flush, qualify for the City rebate program, by replacing the older toilets with newer ones that use six litres or less per flush and have a Maximum Performance (MaP) score of 800 or more (MaP score is a measure of how much mass a toilet can flush in one go). If you are considering the replacing your toilet and taking advantage of the

rebate program ensure the toilet you wish to purchase does meet the requirements. The rebate will be $70 for one toilet. If you are replacing more toilets, you can also receive a 25 per cent rebate for the cost of each extra toilet (up to a maximum of $50 per extra toilet). The Toilet Rebate program is offered to any City of Camrose water account holder, including residential, business and institutions. In order to qualify for the program the following conditions apply: • Old toilet(s) must be greater than 10 litres per flush. • Applicant must provide the original sales receipt (will be returned with the rebate) dated after September 30, 2020 for the new toilet(s) • The new toilet(s) must use(s) 6 litres or less per flush and have a Maximum Performance (MaP) score of 800 or greater (please note that dual-flush toilets have to meet these standards on both flush modes).

• Applicant must provide a photograph(s) of the old toilet(s) installed in the washroom(s) before replacement. • Applicant must provide a photograph(s) of the new toilet(s) in the washroom(s) after installment. • Applicant must provide evidence that the old toilet(s) have been made nonfunctional. Applications for the 2022 Toilet Rebate Program ended on September 29, 2022 with rebates given out to those who have applied in time, and had proof of installation of the new toilet(s) and decommissioning of the old toilet(s) before the end of October 2022. If home renovations or fall maintenance is on your to do list, take a look at your toilet. If it is an older model, consider the somewhat low cost of replacing it with one that may function better, saves you money in the long run and most importantly conserves our most valuable commodity, water. For complete details on the City of Camrose Toilet Rebate Program visit www.camrose.ca/en/living-here/toilet-rebate-program. FHG 2022 – Page 9

Got EQUITY in your home? Count on a HOME EQUITY line of credit to: • Purchase a second property • Do home renovations • Refinance other loans • Take a vacation • Make a personal purchase • Enhance your investment options Draw the amount you need, when you need and pay interest only on the amount you borrow! Talk to us today!

Invest in saving energy costs in your home Insulation is one of the best investments a homeowner can make, but too often people overlook insulation in favor of more eye-catching renovations. Insulation is not something to be ignored, as it contributes to year-round comfort in the home while reducing energy costs along the way. “You should add more insulation if the existing insulation is just level with or below the roof trusses of your attic,” said T&L Insulation owner Dave Hovde. “If you cannot see the bottom board of the roof truss because the insulation is well above it, you probably have enough and adding more may not be cost-effective. In addition, check to see if the insulation is an even thickness across the entire attic. Sometimes it can be thicker in the middle and then peter out toward the eaves.” Attic insulation is measured according to its R-Value, which measures the insulation’s ability to resist heat flow. The FHG 2022 – Page 26

higher the R-Value, the better the thermal performance of the insulation. Insulation is made from different materials, including fiberglass, cellulose and rock wool. It comes in different forms. Rolls and batts are some of the more commonly used types of insulation. Loosefill insulation is a loose insulation with no backing that is usually blown into a space. Rigid foam and foam-in-place insulation are additional types of insulation. The type of insulation used depends on where the insulation is needed and your budget. “Certain materials are not applicable for particular uses, and typically insulation that provides a higher R-Value tends to be more expensive,” said Dave. “Examine the cost-effectiveness of the type of insulation being considered before application. You also can mix and match insulations depending on the application.”

Here are a few more tips with regard to insulation. Consider factors such as home design and budget when selecting insulation for your home. Use higher R-Value insulation, such as spray foam, on exterior walls and in cathedral ceilings to get more insulation with less thickness. Install attic air barriers, such as wind baffles, along the entire attic eave to help ensure proper airflow from the soffit to the attic. “Ventilation helps with moisture control and reduces summer cooling bills, but don’t ventilate your attic if you have insulation on the underside of the roof,” said Dave. Be careful how close you place insulation next to a recessed light fixture–unless it is insulation contact (IC) rated–to avoid a fire hazard. In addition to making a home more comfortable, insulation also can buffer noise, making the home more peaceful.

New siding can change home appearance Few home improvements can transform a home more than the installation of new siding. Replacing siding can be a costly venture, but the right siding will maintain its appeal for years to come. Updated siding can improve home’s energy value by enabling owners to save on heating and cooling costs. A new design and color also can improve a home’s property value and set it apart from neighboring properties. According to a survey, exterior design and materials used are a top priority for new home buyers. Project costs depend on the size of the home as well as which siding material homeowners choose. Considering new siding is a major renovation, it pays to get the job done right. It is important for consumers to do their research when it comes to siding materials and contractors. A contractor who takes shortcuts or improperly installs the siding may void a manufacturer’s warranty. Always ask family members and friends for recommendations before choosing a contractor, and check out each prospective contractor’s work for yourself. Interview more than one contractor and compare both their costs and what they offer. Ask plenty of questions of the contractors, and avoid those who try hard-sell methods. Questionable contractors may try strategies like a promise of a considerable discount if you “act now” or scare tactics that your home is unsafe in its present condition. Be sure the contractor car-

ries general liability insurance as well as workers’ compensation insurance for their subcontractors. Ask for a license number as well and verify its accuracy. Siding comes in all types of materials from wood to plastic to fiber cement, but vinyl is among the most popular due to cost and availability. Research how well particular brands of siding stand up to conditions and which are the least likely to crack, warp or discolor. Find this information from online reviews or through consumer advocacy groups. Also remember, vinyl and other synthetic materials have improved and can now mimic the look of many other materials for a fraction of the cost. Before you price out siding with contractors, estimate how much you will need for your house. Consumer Reports suggests multiplying the height times the width of each rectangular section of your house in feet, going by what you can measure from the ground, to determine their areas. Multiply the approximate height and width of gables and other triangular surfaces and divide each total by two. Then add all the totals. To allow for waste, don’t subtract for doors, windows or other areas that won’t be covered. Finally, divide the total square footage by 100 to estimate how many squares of siding you will need. A square represents 100 square feet. Knowing how much you need can save you money.

Remodelling your bathroom pays off in value One of the first things that can make or break your opinion on a hotel stay is the cleanliness and upgrades of the room, especially the bathroom. Our homes are no different. When guests come to visit there is a good chance they will need to use the bathroom facilities; or if you are selling a home, potential buyers always check the bathroom. Investing some effort and money into putting your best foot forward can pay off in the long run. Remodeling or renovating your bathroom can be as easy as a fresh coat of paint, new sink and tub fixtures, light fixtures and a new shower curtain or can be a little more time consuming and costly with an entire renovation. If you are working on a tight budget some of the less expensive ways to remodel your bathroom can include some of the following. Limit the use of tile to where it will have the most impact. FHG 2022 – Page 34

Investigate less expensive but just as attractive counter top options. Some laminate options versus granite, marble etc. A coat of good quality bathroom/kitchen paint adds instant refreshing and can pump life back into an old dingy bathroom at very little cost. If replacing your shower and bathtub is not an option, consider a good scrubbing of the tile and freshen up the caulking and grout. Consider getting tub retrofits instead of a brand new tub.

Old light fixtures can quickly date a room; installing newer updated fixtures doesn’t have to break the bank and can not only bring a new look to the room but newer fixtures are usually more eco friendly, something that can save you money on utility bills and attract potential buyers. When upgrading your bathroom remember to go green with the use of lowflow toilets, sinks and showers. Moving plumbing can be very costly, a less expensive option is to redesign around existing plumbing with a vanity upgrade or replacing a tub and shower combination with a trendy walk-in shower. Always use a certified plumber when moving or upgrading plumbing. Finally, adding some inexpensive DYI projects such as framing a mirror with a painted find from a yard sale or second hand store and opting for repurposed vanities and other fixtures makes the old new again.

Fall garden clean up Get an early start on your fall yard work with some tips on preparing for your gardens. Bulbs

A tulip or daffodil peeking up through the, sometimes still snow covered, ground is one of the first welcome signs of spring. In order to ensure spring bulb success here are a few tips. Begin by making sure that you choose a spot with at least six hours of sunlight. Early bloomers, like daffodils, can be planted in a spot that gets sun before the trees have leaves in the spring. Bulbs also like welldrained soil that is rich with organic matter or compost. Prepare their bed. Make sure the area you are planting bulbs is removed of weeds and then loosen the soil to promote drainage. You can also add compost and nutrients to the soil. Keep them dark and cool. Prior to planting ensure the bulbs are kept cool and in a dark area. Preferably place them in a closed paper bag stored in the refrigerator. Generally speaking, you should plant bulbs when nighttime temperatures are around 4 to 10°C or about six weeks before the ground is expected to freeze. While many spring bulbs need a cooler period to bloom not all should be planted in the fall. Dahlias and gladiolus should be planted in the spring. A good rule of thumb is if the plant flowers in the spring (tulips, daffodils) then plant them in the fall, if they flower in the summer, like glads, then plant them in the spring. Feed them in the spring. Once planted in the ground the spring bulbs will go dormant for the fall and winter so won’t require fertilizing until the spring.

Perennials

There is such a beautiful variety of perennials to chose from now that do very well in our zone, so why not plant once and enjoy always. If you are starting out with new-to-your garden perennials, like the ones from the fall plant sale, they can be planted in your beds in the fall. Dig a hole twice as wide and no deeper than the container, water the hole well then put the plant in the ground. If you are preparing your already existing perennials, begin by assessing where and how they grew this season. Determine if the plants had enough room for their height and width, which flowered when and if they thrived. Based on your results you can transplant or divide in the fall. Once you have cut down your perennials (completely flowered and are dying off) send weeds packing. Remove them now before they have a chance to take root in the spring. If the ground is hard, water the area deeply to loosen the soil so the roots will come out easily. Keep your perennials hydrated for best overwintering. If the soil is dry to the touch, two inches or so below surface, give your perennials a good deep water before the ground freezes. Clean up any diseases or insect infested foliage to prevent a recurrence in the spring. Mulching perennials is recommended for newly planted or tender (roses, some exotic lilies) perennial, and in areas that experience freeze/thaw. At the end of every season, remember to thoroughly clean and dry your gardening tools and store them away in a dry shed or basement. As well, drain all machinery and equipment of fuel and oil.
