New siding can change home appearance Few home improvements can transform a home more than the installation of new siding. Replacing siding can be a costly venture, but the right siding will maintain its appeal for years to come. Updated siding can improve a home’s energy value by enabling owners to save on heating and cooling costs. A new design and colour also can improve a home’s property value and set it apart from neighbouring properties. According to a survey, exterior design and materials used are a top priority for new home buyers. Project costs depend on the size of the home as well as which siding material homeowners choose. Considering new siding is a major renovation, it pays to get the job done right. It is important for consumers to do their research when it comes to siding materials and contractors. A contractor who takes shortcuts or improperly installs the siding may void a manufacturer’s warranty. Always ask family members and friends for recommendations before choosing a contractor, and check out each prospective contractor’s work for yourself. Interview more than one contractor and compare both their costs and what they offer. Ask plenty of questions of the contractors, and avoid those who try hard-sell methods. Questionable contractors may try strategies like the promise of a considerable discount if you “act now” or scare tactics that your home is unsafe in its present condition. Be sure the contractor carries general liability insurance as well as workers’ compensation insurance for their subcontractors. Ask for a license number as well and verify its accuracy.

Siding comes in all types of materials, from wood to plastic to fibre cement, but vinyl is among the most popular due to cost and availability. Research how well particular brands of siding stand up to conditions and which are the least likely to crack, warp or discolour. Find this information from online reviews or through consumer advocacy groups. Also remember, vinyl and other synthetic materials have improved and can now mimic the look of many other materials for a fraction of the cost. Before you price out siding with contractors, estimate how much you will need for your house. Consumer Reports suggests multiplying the height times the width of each rectangular section of your house in feet, going by what you can measure from the ground, to determine their areas. Multiply the approximate height and width of gables and other triangular surfaces and divide each total by two. Then add all the totals. To allow for waste, don’t subtract for doors, windows or other areas that won’t be covered. Finally, divide the total square footage by 100 to estimate how many squares of siding you will need. A square represents 100 square feet. Knowing how much you need can save you money. FHG 2020 – Page 9

No time like the present to paint By Lori Larsen A fresh coat of paint featuring some of the new colours and using quality paint is an inexpensive and reasonably easy way to add new life to your home. While it may be a little late in the season to consider painting your home’s exterior, as the weather gets cooler, you may be exploring indoor projects. Home renovations have become more and more popular, whether it be for resale or revitalization. Aside from the aesthetic benefits of painting, coating your home with a good quality paint can also protect it from everyday wear and tear and, like all home renovations or makeovers, care should taken to ensure the job is done properly. Begin with proper preparation. “Allowing yourself the right amount of time needed to prep is

a very important part of having the job well done,” said Marshall Wideman of Wideman Paint and Decor. Ensure that the area you are painting is prepared by removing or covering furnishings, ornaments, area rugs and other items that you do not want ruined by paint splatter. “Remove all objects from the wall including art, lighting fixtures, light switches, moldings and of course any nails or other devices used to hang objects,” explained Wideman. “Prep your walls by first cleaning them to remove dirt, stains and oils, filling holes and repairing larger holes with drywall compound or filler, lightly sanding, filling again, then sanding again. Once all filling and sanding is complete, wipe the area down to remove dust particles.” Where possible, carefully remove baseboards and casings which will save you the time of having to do paint touch-ups on trim when your brush accidently slips. “It is also extremely important to pay attention to the proper types of brushes and rollers you use. Without the proper supplies, your painting project could become a disaster,” added Wideman. There are brushes available specifically designed for cutting in, however, if you are not comfortable, it is always wise to use a good painter tape to tape off any areas, trim, casings, floors or ceilings you do not want to have touch up later. With the vast variety of colour palettes available, you need to be absolutely sure of your choice. Wideman suggests bringing in fabric swatches from furniture or flooring and cabinet samples. “The more things you bring, the more direction we have in mapping the right colours for the job. And paint should be the last thing you select.” Retail paint specialists will advise using swatches of colour prior to painting the area to ensure you are totally satisfied. To avoid having to repaint or live with a colour you are not satisfied with, a good tip is to use a piece of drywall (basecoated), paint a large swatch on it and leave it against the walls you are wanting to paint for a day or two to view the colour in different lighting situations. Quality paint is also very important. Splurging on top-of-theline paint means your hard work is bound to last longer and hold up to everyday wear and tear and light washing. Quality paint also cures more evenly, leaving a smoother finish. “A top-line paint or inexpensive paint will all look the same. It is just the wear and tear over the years where you will notice the difference,” said Wideman.” If we know the surface and location you are painting, we can find a paint that falls within your budget.” Most paints today contain low VOC and are virtually nontoxic. However, caution should always be used. Wear a painter’s mask to avoid breathing in any paint fumes. When painting bedrooms, give the room a good 24 hours of drying time before sleeping in them and whenever possible, ventilate the area you are painting. All paints should be recycled and disposed of properly and in accordance to the municipal paint collection site requirements. Prior to painting, the best advice is to seek advice. Speak to a local paint specialist, then add some colour to your life.

Inspect your furnace before winter arrives It is almost time to bid adieu to the warm days of summer. Chilly afternoons followed by continually dropping temperatures are on the horizon, and fall is the perfect time to service the home furnace to ensure it is ready to withstand the demands of winter. Furnace maintenance should be done on a regular basis. The best time to do so is in late summer or early fall, when you still have enough time to address any problems before it gets too cold outside. HVAC system malfunctions are typically caused by one of a handful of common problems. Inspecting certain components can help to guarantee a furnace is in working order when the first cold days arrive.

A clogged, dirty filter will reduce the efficiency of the HVAC system and may contribute to poor indoor air and allergies. Check the air intakes around the house for obstructions. Do not place furniture directly in front of intakes or venting that delivers air to the home, as this can compromise air flow and force the unit to work harder. Without adequate air flow through the system, the furnace may not turn on. Many systems also have some sort of external vent or exhaust pipe. Check that the area is free of leaves, debris and animal nests. Again, any blockages can impede the efficiency of the unit or cause it to fail.

After several months of running the air conditioning, the filter on the heating and cooling system may need to be changed. Check the condition of the filter to see if it is heavily soiled. Furnace filters are relatively inexpensive. Since this thin barrier will be responsible for cleaning the air you breathe, it is important to keep a fresh filter in the unit.

Very often a furnace may not turn over because the thermostat is faulty. Many a homeowner has spent money to have a service person come to examine the furnace, only to learn they only need a new thermostat or battery in the thermostat. Check the thermostat against a separate thermometer to ensure that it is reading the

right temperature in the house. Raise the setting a few degrees to test if the heat kicks on. Fuel

Furnaces are powered by various energy sources. Electricity, gas or oil may be involved in the process. If fuel is not being delivered to the furnace, the pilot will not light and warm the air to be blown through the house. Some systems have an emergency shut-off switch that will halt fuel delivery to the unit. It’s easy for these switches to be flipped accidentally if a furnace is located in a high-traffic area. Make sure the switch is in the “on” position before reporting a problem. In addition to these steps, you may want to vacuum the vent screens around the house. This will reduce the amount of dust blown around. Also, if the furnace exhausts into a flue, be sure that the exhaust route is clear so that carbon monoxide does not back up into the home. Many homeowners are fully capable of inspecting their furnaces to ensure they are ready for winter. If anything seems out of place or malfunctions, consult with an HVAC professional to make repairs.

How to improve indoor air quality in winter Homes tend to be stuffier in autumn and winter. As outside temperatures dip, windows are closed and air quality inside homes can suffer. Poor indoor air quality can not only be uncomfortable, causing residents to experience headaches, dry eyes and nasal congestion, but also can be unhealthy. Poor indoor air quality can cause or contribute to the development of infections, lung cancer and chronic lung diseases, such as asthma. Though it’s not feasible or healthy to open windows when temperatures outside dip to near or below freezing, there are steps everyone can take to improve the indoor air quality in their homes. Add plants. Plants provide both aesthetic and practical appeal to a home’s interior. Houseplants can clean and purify the air in a home, helping to remove formaldehyde, benzene and other toxins that can make indoor air unhealthy to breathe. Benzene is an irritant that can cause dizziness, headache, nausea and blurred vision, among other side effects. Formaldehyde, which is often found in homes thanks to its widespread use in a range of products, can cause watery eyes, nausea and wheezing. Watch what you are lighting up. Many homeowners know that smoking indoors drastically reduces indoor air quality, putting even nonsmokers at heightened risk of developing various respiratory ailments. Homeowners concerned about the indoor air quality in their homes should ban smoking inside, no matter how low temperatures dip outside. In addition, homeowners with wood-burning stoves and FHG 2020 – Page 24

fireplaces should be especially diligent maintaining these features, as they can release harmful soot and smoke if they are not taken care of. Some people may also be allergic to incense and scented candles, so keep a watchful eye on residents and guests whenever you light candles or sticks of incense. If any symptoms of allergies appear, avoid lighting any more candles or incense, waiting until you can open the windows if you want to light any again. Purchase an air purifier. Air purifiers are beneficial year-round, helping to remove allergens and particles from a home. High-efficiency particulate air filters, known as HEPA filters, are extremely effective at removing airborne particulates from the air inside your home. Pay attention to pets. Like their owners, pets tend to spend more time indoors during the winter. That means more fur and pet dander, the skin flakes in an animal’s fur or hair that can trigger allergic reactions, are likely in your home during the winter than in the summer. To combat this, bathe your pets regularly in the winter, making sure to wash the animal’s bedding in hot water on a weekly basis as well. Open the windows when possible. Winter does not typically provide many opportunities to open the windows, but you might get a few chances to let some fresh air in through the windows during winter. Make the most of these opportunities and, when possible, crack the windows when you’re cleaning so dust and other particles that kick up have a path outside of your home.

Saving energy equals saving money By Lori Larsen More and more homeowners are discovering new ways to create and maintain energy efficiency, healthy construction and sustainability in their houses. Beginning on the outside of the home, owners have more choices for roofing and siding products that help to reduce energy usage. “For exteriors, there’s been a huge jump in polar wrap products which can add an extra 3-5R value onto your home,” suggested Shawn MacKinnon from Five Star Home Solutions Ltd. “It’s only 3/8 inches thick, so if you’re not changing your windows, it is the answer to not putting 1-2 inches of foam installation which requires jamb extensions on most windows and other exterior modifications that can get expensive. “There are products on the market (Celect Siding by Royal Building products) that are becoming very popular due to the bright colors, quality and R-value that used to not be available in a siding product at a completive price with a standard vinyl siding.” Solar installations on roofs can make a huge impact on reducing energy consumption and now the products have become not only more technologically effective, but cost effective as well. Some of the areas in homes that have the potential to cause increased energy consumptions are openings such as doors and windows. Most energy efficient windows have tighter seals and a special glazing on the glass FHG 2020 – Page 30

that keeps the exterior air outside where it belongs. “HYBRID windows are definitely starting to come in, though are still more expensive than your traditional PVC triple-pane windows. They offer more than two times the R-value by bringing the glass to the inside of your 2x6 wall and they are constructed with super spacers that make the overall glass insert one-and-7/8 inches thick,” explained MacKinnon. Besides the efficiency of the window itself, homeowners can consider window treatments such as blackout curtains, shutters and blinds that will help to diminish outside air coming into the home and light permeation. Smart homes can cut energy costs by almost half and the newest trends in home automation are not only convenient, but also contribute to a healthy environment and a tighter budget. “One thing we are seeing lots of and, for the most part, is relatively inexpensive is the smart thermostats (Nest or Honeywell) and smoke detectors. It is a great way to help with heating and cooling costs, as well as it has at-your-fingertip safe alerts.” Other tips for reducing energy usage in your home consist of switching to better lighting. Cleaning and maintaining gutters Fall foliage may make for ideal photo backdrops and scenic days in the countryside, but closer to home, leaves may be more of a hindrance than an aesthetic pleasure. The hundreds of leaves that adorn the trees near homes will eventually fall as autumn turns into winter. Some will float down to lawns, while others will get lodged in gutters and downspouts, posing problems that can cause substantial and potentially costly problems for homeowners. Homeowners know that gutter cleaning is an important part of fall home maintenance, but they may not completely understand why. Gutter cleaning can be a messy and time-consuming project, making it a project many homeowners are apt to put off. Waiting to clean gutters can lead to considerable problems, so it’s best to tackle the job well in advance of the winter. Gutters guide rainwater and runoff from the roof so it drains properly away from homes. When gutters are clogged with leaves, a number of problems can occur.

• Leaks: Water will take the path of least resistance. When clogged gutters do not allow the water to drain away properly, water will find other ways to the ground. It may work itself right into the walls and ceilings of the home. In addition to damaging walls and ceilings, moisture inside the home can promote mold growth. It also makes interior spaces more appealing to pests. • Excess weight: Gutters are meant to hold the weight of travelling water and not much more. Gutters filled with leaves and other debris can quickly become heavy. This stresses the entire gutter system and can cause the gutters to fall off of the home entirely. • Nesting areas: Clogged gutters can serve as nesting areas for insects and birds. Mosquitoes and other insects lay eggs in pooling water. Gutters can quickly become breeding spots for harmful pests. Furthermore, birds may nest in gutters, creating unsightly messes and more damage. Seeds

that sprout in clogged gutters can grow unchecked. • Ice-damming: Left untreated, pooled water and leaves in gutters can freeze over. Blocked water can back up and push against the roof, lifting shingles and destroying the roof in the process. • Foundation trouble: Clogged gutters also may contribute to flooded basements and cracked foundations. Leaking water will pool around the foundation, expanding when frozen, and causing cracks in basement and crawlspace walls. It also can cause driveways and other cement areas around the home to sag and crack. Gutter cleaning should be scheduled in the fall of each year. Homeowners can hire gutter-cleaning services to handle the job or do the job themselves. Rinse the gutters with water from the hose afterward to ensure good run-off. When selecting locks, the following are a few guidelines for choosing the most efficient locking system. Determine the type of lock you need to have installed that will best work for the situation.
