Days of Supply is the best measure of the overall market. It is defined as the number of days it would take to sell every home on the market at the current pace of sales if no new listings came on the market… this metric gives a good measure of the number of homes selling relative to the number listed. On September 19, 2019 the Days of Supply metric was 62, back to within 8% of the 5-year average (58) for the same date. This is remarkable given the fact that back in January, the Days of Supply metric was at 125 (highest in over 10 years). On February 7, we were at 100 Days… lower than January, but 87% more days than the 5-year average (53) for that date. The relative improvement in the market is attributable to lower mortgage rates providing the incentive for buyers to buy and homeowners to list their homes. The 4th Quarter of 2019 is going to be a good time to buy & seller real estate in Huntington Beach.

Mortgage Rates: Mortgage Rates spiked at 4.94% per the FreddieMac Mortgage Market Survey on 11/15/18, but rates have since come down to 3.73% as of 9/19/19. Jumbo rates seem to be even lower… a quick review of mortgage rates being quoted by large lenders on the web showed 3.625% for 30-Year Jumbo loans, and 3.0% for 30-Year due in 10 years Jumbo loans. Mortgage rates are up slightly from a few weeks ago, but are still near 3-year lows. Falling mortgage rates are providing an attractive incentive to buy as we move into the fall season, and low rates will continue to offer an opportunity window for both buyers and sellers as we move into the 4th Quarter. Homes Sold: In August 2019, the entire Huntington Beach market saw a total of 163 houses, townhomes, and condos sold… 96 detached properties sold and 67 attached homes sold. The sales level was 1.75% higher than the five-year average for the month of August. Detached home sales were flat and attached home closings increased 1.5% compared to August 2018. Average Days on Market until Under Contract: The average days on market for August 2019 was 35.
Price Disclaimer: It should be noted that an increase in average price and average price per square foot of sold homes does not 100% correlate with appreciation of all homes. If buyers just happen to be focusing their purchase on luxury homes, it is possible to have an increase in the average price of sold homes while appreciation is flat. The same is true on the downside if buyers chose to buy mostly "fixer homes" in a particular month. The best way to value an individual home is by comparing it to similar homes recently sold in the same neighborhood.
Price per Square Foot: The August 2019 Average Price per Square Foot ($PSF) for the entire market was up 3.5% yearover-year at $524 (Detached homes $528 and Attached homes $515). Average Price: The average price of detached homes sold in August 2019 was $1,100,541 an increase of 1.1% compared to August 2018. For attached homes the average price was $670,090 a small increase of 1.1% from the same period last year. Insight/Trend: The Summer Selling Season is over, and we are moving into normally the slower time of the year; however, with mortgage rates at 3-year lows, now is great time to transact real estate for both buyers and sellers. Favorable mortgage rates are helping to sell homes for sellers and decreasing payments for home buyers. Homes priced under $900,000 seem to be largely unaffected by the tax law changes, but the non-deductibility of SALT (state & local taxes) are a factor moving up in price segments. Buyers and sellers are "working very well together" to complete contingent transactions this year, and this trend should continue. Sellers: Hire a great Realtor & Brokerage to effectively market you home… then: Price your home correctly, prepare it for sale, be patient, and be ready to negotiate on terms that are acceptable to you. Understand the relative strength of your market segment as your guide for pricing and marketing strategy. Buyers: Mortgage Rates have dropped… and there are more homes on the market to choose from. This is a great time to be in the market… probably the best time in over 3 years!

The active listing inventory decreased by 137 homes in the past two-weeks, down 2%, and now totals 6,860. Last year, there were 7,207 homes on the market, 347 more than today.

Demand, the number of pending sales over the prior month, downshifted considerably in the past two-weeks and decreased by 127 pending sales, down 5%, and now totals 2,401. Last year, there were 2,167 pending sales, 10% fewer than today. The Days of Supply (time it would take to sell every house on the market at the current pace of sales if no new homes were listed) for all of Orange County is 86 days, a slight Seller's Market (between 60 to 90 days). It was at 100 days last year, a much slower market. For homes priced below $750,000, the market is a Hot Seller's Market (less than 60 days) with a Days of Supply of 57 days. This range represents 38% of the active inventory and 56% of demand. For homes priced between $750,000 and $1 million, the Days of Supply is 72 days, a slight Seller's Market. The luxury end, all homes above $1.25 million, accounts for 34% of the inventory and only 14% of demand: For homes priced between $1.25 million and $1.5 million, in the past two weeks, the Days of Supply showed an improvement, decreasing from 146 to 136 days. For homes priced between $1.5 million and $2 million, the Days of Supply increased from 147 to 155 days. For homes priced between $2 million and $4 million, the Days of Supply increased from 220 to 278 days. And, for homes priced above $4 million, the Days of Supply increased from 527 to 555 days. There were 2,823 closed residential resales in August, 0.6% more than August 2018's 2,806 closed sales. The sales to list price ratio was 97.2% for all of Orange County. Foreclosures accounted for just 0.2% of all closed sales, and short sales accounted for 0.3%. So, 99.5% of all sales were sellers with equity.
