Mortgage Rates Now Lower than last year, Inventory is Up… but Huntington Beach Closed Homes Sales were Down in January 2019 By Huntington Beach Realtor - Scot Campbell - HowsTheHBmarket.com 02/25/19 - Source: Realtor MLS

A review of the January 2019 Residential Market shows: Days of Supply: In early January 2018, this measure hit 125 days… the highest level seen in over 5 years. It has since dropped to 84 days (2/21/19) as buyers started buying again following the holidays. Days of Supply is a good measure of market activity as it tells us how many homes are selling relative to the number listed. During a strong seller's market, the measure may fall into the 40 day range, in a strong buyer's market, the measure may increase to over 200 days. Homes Sold: In January 2018, the entire Huntington Beach market saw a total of 87 houses, townhomes, and condos sold… 55 detached properties sold and 32 attached homes sold. The sales level was 22.6% lower than the five year average for the month of January. Detached home sales were up 14.6% and attached home closings dropped 43.9%.

Executive Summary: Mortgage Rates hit a 2018 peak of 4.94% (per FreddieMac 11/15/18, Mortgage rates have since come down to 4.35% 2/21/19). And, a quick review of mortgage rates being quoted by large lenders today showed 4.25% for 30-Year Conforming loans and 4.125% for 30-Year Jumbo loans… rates have not been this low for over a year. The recent drop in mortgage rates and increasing household income will bring buyers back into the market who were previously "payment priced" out! They will be pleased to see the inventory of homes for sale is significantly higher than last year. The overall market has changed from a hot seller's market a year ago, to a balanced market today. Many people are successfully completing transactions contingent on the sale of another home… sellers are no longer holding out for "non-contingent" and/or cash offers. These are the best conditions for "moving up or down" that I have seen in years.

Average Days on Market until Under Contract: The days on market was 55… very similar to December 2018. This is the highest Average Days on Market in the last five years. Price per Square Foot: The January 2018 Average Price per Square Foot ($PSF) for the entire market was $499 (Detached homes $502 and Attached homes $491). Average Price: The average price of detached homes sold in January 2018 was $1,048,325 a decrease of 12.3% compared to January 2017. For attached homes the average price was $745,442 an increase of 11.8% from the same period last year. Insight/Trend: Most closed homes in January were negotiated in November & early December when mortgage rates were at their peak for 2018 (highest in 8 years). Buyers responded by purchasing fewer homes, and appear to have paid less per square foot for the homes they bought… the "best deals" sold. Conditions have since improved dramatically, and it would appear that the "table is set" for a rebound in sales activity moving into the spring home buying season. Sellers: The good news is that your home is worth more money than in years past, the bad news is that the higher prices & mortgage rates have eroded affordability… thus the buyer pool for your home has decreased. It will take longer to sell your home. Buyers: Mortgage Rates have dropped to their lowest level in a year… and are within ½ percent of the "lowest" we saw in 2017. And, here are more homes on the market to choose from. So, if you have been thinking about buying, I strongly recommend you come back into the market! If buyers just happen to be focusing their purchase on luxury homes, it is possible to have an increase in the average price of sold homes while appreciation is flat. The same is true on the downside if buyers chose to buy mostly "fixer homes" in a particular month. The best way to value an individual home is by comparing it to similar homes recently sold in the same neighborhood.
