The big story at the end of the summer selling season is the improvement of the Huntington Beach real estate market. Days of Supply is the best measure of the overall market. It is defined as the number of days it would take to sell every home on the market at the current pace of sales if no new listings came on the market… this metric gives a good measure of the number of homes selling relative to the number listed. In August 2019, Days of Supply was 69, back to within 2% of the 5-year average for Days of Supply. This is remarkable given the fact that back in January, the Days of Supply metric was at 125 (highest in over 10 years). And, in February we were at 100 Days (lower than January but 87% more days than the 5-year average).

The relative improvement in the market is attributable to lower mortgage rates providing the incentive for an increasing number of sales, and some sellers are electing to take homes off the market… we are not seeing desperate sellers "fire-selling" their homes. Out of 391 active listings in Huntington Beach on 8/22/19, there was only one Short Sale/Foreclosure property. The 4th Quarter of 2019 is going to be a good time to buy & sell real estate in Huntington Beach.

Mortgage Rates at 3-year lows helping to increase sales volume!

Executive Summary: Mortgage Rates spiked at 4.94% per FreddieMac on 11/15/18, but rates have since come down to 3.55% as of 8/22/19. Jumbo rates seem to be even lower… a review of mortgage rates being quoted by lenders on the web showed 3.5% for 30-Year Jumbo loans, and 2.8% for 30-Year due in 10 years Jumbo loans. Mortgage rates have not been this low since November 2016! Falling mortgage rates are providing an attractive incentive to buy during this summer selling season, and low rates will continue to offer an opportunity window for buyers in the 4th Quarter.

A review of the July 2019 Huntington Beach Residential Closed Sales shows: Days of Supply: Dropped to 69 days (8/8/19). Days of Supply is an excellent measure of market activity as it tells us how many homes are selling relative to the number listed. During a strong seller's market, this measure may fall into the 40-day range. In a strong buyer's market, the measure may increase to over 200 days. A "balanced market" is 90 to 120 days. But, to judge the relative strength of the market for homes like yours, a measure must be taken for your price segment. Homes Sold: In July 2019, the entire Huntington Beach market saw a total of 156 houses, townhomes, and condos sold… 102 detached properties sold and 54 attached homes sold. The sales level was 4.76% lower than the five-year average for the month of July. Detached home sales were up 29% and attached home closings decreased 11% compared to July 2018. Average Days on Market until Under Contract: The average days on market for July 2019 was 42. Price per Square Foot: The July 2019 Average Price per Square Foot ($PSF) for the entire market was up 2.6% year-over-year at $515 (Detached homes $532 and Attached homes $467). Price Disclaimer: It should be noted that an increase in average price and average price per square foot of sold homes does not 100% correlate with appreciation of all homes. If buyers just happen to be focusing their purchase on luxury homes, it is possible to have an increase in the average price of sold homes while appreciation is flat. The same is true on the downside if buyers chose to buy mostly "fixer homes" in a particular month. The best way to value an individual home is by comparing it to similar homes recently sold in the same neighborhood.

Average Price: The average price of detached homes sold in July 2019 was $1,140,021 an increase of 5.1% compared to July 2018. For attached homes the average price was $658,066 a small increase of 0.3% from the same period last year. Insight/Trend: Home sales are up compared to last year. Favorable mortgage rates are helping to sell homes for sellers and decreasing payments for home buyers. The low rates should result in a strong 4th Quarter! A close review of the closed sales reveals more insights: 1) Most Buyers are focusing their attention on new homes and homes which were recently remodeled. Over 60% of the homes sold in July were either partially or completely remodeled, and those that were remodeled in the last 24 months sold the most briskly. 2) The bottom of the market & starter homes seem largely unaffected by the tax law changes. Properties which have had a strong 2nd home buyer pool in the past are seeing noticeably slower absorption. Luxury townhouses & the move-up market (above $1,250,000) are also seeing lower absorption rates. 3) Interestingly, Buyers and sellers are "working very well together" to complete contingent transactions this year, and this trend should continue. You do not have to be a cash buyer. Advice for Sellers: Hire a great Realtor & Brokerage to effectively market you home… then: Price your home correctly, prepare it for sale, be patient, and be ready to negotiate on acceptable terms. Understand the relative strength of your market segment as a guide for pricing & marketing strategy. Advice for Buyers: Mortgage Rates have dropped… and there are plenty of homes on the market. This is a great time to be home shopping… probably the best conditions in over 3 years! Scot is a very warn and friendly person. He is ethical and professional yet not arrogant. These traits are rare amongst realtors. The active listing inventory decreased by 181 homes in the past two-weeks, down 2%, and now totals 7,307. The inventory reached a peak for the year of 7,601 fourweeks ago. Last year, there were 7,001 homes on the market, 306 fewer than today, 4% less. Demand, the number of pending sales over the prior month, decreased by 81 pending sales in the past two-weeks, down 2%, and now totals 2,548. Last year, there were 2,350 pending sales, 8% fewer than today. The Expected Market Time for all of Orange County remained unchanged at 86 days, a slight Seller's Market (between 60 to 90 days). It was at 89 days last year. For homes priced below $750,000, the market is a hot Seller's Market (less than 60 days) with an expected market time of 57 days. This range represents 38% of the active inventory and 57% of demand. For homes priced between $750,000 and $1 million, the expected market time is 74 days, a slight Seller's Market. This range represents 19% of the active inventory and 22% of demand. For homes priced between $1 million to $1.25 million, the expected market time is 117 days, a Balanced Market. For luxury homes priced between $1.25 million and $1.5 million, in the past two weeks, the Expected Market Time increased from 130 to 149 days. For homes priced between $1.5 million and $2 million, the Expected Market Time decreased from 244 to 162 days. For luxury homes priced between $2 million and $4 million, the Expected Market Time decreased from 280 to 249 days. For luxury homes priced above $4 million, the Expected Market Time increased from 404 to 509 days.

The luxury end, all homes above $1.25 million, accounts for 34% of the inventory and only 13% of demand. There were 2,871 closed residential resales in July, 5% more than July 2018's 2,734 closed sales. July marked a 6% increase compared to June 2019. The sales to list price ratio was 98.3% for all of Orange County.
