Goes to Work for Pardee Homes on Their New Skyline Community in Santa Clarita In 2014, ValleyCrest Landscape Companies and The Brickman Group combined to form BrightView. BrightView crews are found working throughout the nation, as well as right here in beautiful, sunny California. Their list of jobs is long and impressive with each one carrying the same importance and significance as the other. One such project is underway for Pardee Homes, currently celebrating 94 years as a builder of new homes and communities with regional offices in Los Angeles, San Diego, the Inland Empire, and Las Vegas, Nevada. BrightView is currently involved in several developments including Skyline; a 1,200+ unit residential community. Skyline is comprised of four phases set atop the scenic hills of the Santa Clarita Valley with Phase 1 recently opening four model complexes and a recreation center. The new development offers miles of hiking trails, parks, and recreation centers to complement modern home designs, utilizing energy and water-saving LivingSmart® features with price points from the mid $500,000s to high $600,000s. Glen Sharrar is the managing principal for BrightView Design Group in Irvine and he speaks to the design elements of the Skyline project. “Skyline is really about capitalizing on the geography, topography and maximizing the views,” says Sharrar. “Another key element that is important to this project is making use of the on-site boulder material to create more of a naturalistic setting as opposed to a formal landscape.” Sharrar also points to the numerous amenities that include a highly amenitized recreation center in phase one, and ultimately, at build-out, an age qualified component with a recreation center, another future recreation center, county park and extensive network of trails and paseos to connect residents from their homes to the regional open spaces and these amenities. These were some of the key principles throughout the design process. According to Sharrar, the entitlement design portion of this job began in 2015 with construction documentation beginning in April 2017. One of the biggest goals for Skyline was to have a more native and drought tolerant planting design, which has not been done on such a scale in the region. This unique feature helps tie the ‘designed’ landscape back into the scenic-naturalized hills that Skyline is nestled within. To accomplish this goal, a series of conversations headed by Matthew Taylor (BrightView) and in accordance with the LA County Fire Department's Fuel Modification Unit were undertaken to develop plant palettes and layouts that meet both native/low water design intents. acceptable planting plans in and around high fire zones. “We (Los Angeles County Fuel Modification Unit and Matthew) reviewed conceptual plans very early on that established a framework for what types of plant material could be used and where it could be used,” says Taylor. “We utilized drought tolerant plant material which is native or native compatible, and a fire-friendly landscape design.” BrightView also installed around 400,000 linear feet of high-density polyethylene (HDPV) inline drip tubing with a high strength-to-density ratio on the slopes to establish erosion control measures. This irrigation system design reduces the amount of water applied while allowing for greater flexibility compared to other point-source methods like overspray irrigation. “The drip tubing installation began with a test slope area over a year ago, where we successfully saw the hydroseed germinate,” continues Taylor. “That was a new one for us and a procedure that we will more than likely be using on other communities in the future.” Sharrar says that working with the County of Los Angeles Regional Planning and Public Works departments has been pretty straightforward with clear direction. “We want to thank everyone from LA County for their continued support and direction on this and every project we work with them on,” says Sharrar. “I also want to recognize the entire development team at Pardee Homes. They are always very professional and great to work with. This includes Greg Ray, Dave Little, Lyndsay Fuller, Mike Carillo, Bob Spielman, Paul Hughes, Donato Ramirez, and their entire support team. [Continued from page 8] Independent Construction Company with offices in Concord and Valencia has one of the largest earthmoving fleets in the United States, and they were contracted by Pardee Homes for all of the mass excavation on the Skyline project. Joe Finger is the area manager for Independent Construction, and he oversaw the earthmoving process. “We started out in February 2017 and completed our portion of the work in August of this year,” says Finger. “We moved around 27 million cubic yards of dirt on the 500-acre project, running three spreads with 40 Cat 657 scrapers,” says Finger. “We also moved 180,000 cubic yards of rock that was crushed and used for base and backfill material for utilities or aesthetically throughout the project.” Specifically, the excavated boulders were used aesthetically by BrightView in rock outcroppings, dry creek beds, on gabion walls, within water features, and even as monuments and signage throughout the development. 10

According to Tony Messina, branch manager for BrightView’s Los Angeles development services division, the Skyline project is massive in size and complexity. “We are installing approximately 1,250 trees, 86,000 1-gallon and 5-gallon containerized plants, as well as a significant amount of hydroseed for the slopes and fuel modification zones,” says Messina. “We are also installing all of the pressurized mainlines that feed the irrigation system, as well as other lateral pipes that feed various areas. This includes the complete irrigation system for the entire site, including the controllers and booster pumps.” Pardee Homes has been dedicated to quality construction and smart solutions since 1921. They have built upon their reputation for partnering with civic leaders and communities with industry-leading green and safe building practices. Greg Ray is VP and project manager for Pardee Homes and is overseeing the Skyline development project. “The original master plan

called for 1,220 homes with a much larger land footprint. We reduced the footprint and made the lots a bit smaller so that we could provide a more affordable community, as well as more segmentation,” says Ray. “This has allowed us to offer a variety of communities from large to small and includes a 292-home 55-plus active adult community.” Pardee Homes worked with LA County to come up with a land plan that called for the development to be located on one side of the road; previously the design showed the community being bisected by a major arterial road. This was done with safety and convenience in mind for their loyal homebuyers. “Skyline is being constructed so that homeowners will not have to cross Skyline Ranch Road to get to any of our amenities,” says Ray. “We have three community recreation facilities in the conventional development and one recreation center in the active adult. a landscape "contour graded" paseo system that connects residents to the parks and recreation centers, as well as a planned school and community park. It is a wonderful and practical design.” Ray notes that one of the first things he noticed when surveying the site were the amazing rock formations. “We wanted to take advantage of what was there naturally and that included boulders with good color and striation. I talked to my friend at Santa Paula Materials and invited him to tour our site. His assessment was that we could not only use the rock material aesthetically but also for base and backfill material, as well as for monuments and walls,” says Ray. “We partnered with Santa Paula Materials, who crushed existing rock material for use as 23-inches of local road base, keeping 26,000 truck trips off our roads, fewer NOx emissions with a monetary savings of $2.5 million in the process.” Pardee Homes also developed their land plan to build dry creeks along paseos instead of non-permeable v-ditches. “We constructed permeable cobble swales in place of concrete v-ditches, allowing the rainwater to make its way back into the groundwater storage system,” says Ray. “All of this works to tie the character of the development back to the original land that is not only pleasing to the eye, but also to the environment and budget.” Pardee Homes is finishing up Phase 1 of the Skyline project and will continue to build future phases as sales continue. “The push was to open four communities and community center by November 30th,” says Ray. In order to meet that timeframe, Pardee needed to have vehicular entryways and streetscapes leading up to those models constructed including the arterial roads, and slopes planted that served or faced the already built or sold homes. “We were successful and now have four communities open for sale with our adult community opening beginning 2020. The remaining construction phases, future recreation centers, and models will be completed as interest and commitments are made,” continues Ray. “BrightView is one of our primary vendors, and they are always enjoyable to work with. His oldest son, Santiago Rosales II was 21 years of age and had just received his degree in business administration from Santa Monica College, while his son Christian Rosales, at 20, was finishing up his landscape design degree at the same college. American Studies. “We established ourselves quickly in Los Angeles with a great market location on Hauser Boulevard and grew from there,” says Santiago Rosales II. “It wasn’t easy, and there were those that tried to deter and persuade us from going forward, but we persevered.” They were a minority company starting out in a very competitive industry in the middle of a recession, but they were determined to succeed and resolute on achieving their dreams. “Speaking for myself, I was young with nothing to lose and starting from the bottom, so everything was up from there as far as I was concerned,” says Santiago Jr. “We

business, although on a more part-time basis these days. Santiago Rosales II serves as the company president, Christian Rosales as vice president and Leslie Sourdi as secretary, and every family member is an owner in the business. “Together, we have worked hard to grow and nurture our high-quality trees, plants and other materials and it has paid off,” says Santiago Jr. “We are a minority Hispanic family that started from the bottom, and I believe that we offer the highest quality of landscape products and the most outstanding service in our local industry. C&S Nursery cares for an enormous amount of plants, grasses and other landscape materials, and that means they need reliable equipment to keep up with the demanding workload. According to Santiago JR, they currently own and operate around 10 pieces of heavy machinery. This includes skid steers, wheel loaders, backhoes and pull tractors. Their most recent purchase was a Volvo L70 wheel loader from Volvo Construction Equipment & Services and their representative, Michael Burrell. “We purchased our new Volvo wheel loader to aid in and increase the capacity and production of our soil mix designs. We were looking for a larger machine to mix around 150 yards of soil each week, and the Volvo 16

is working out very well for us,” says Santiago Jr. “We demoed a few different brands, and the Volvo loader came highly recommended to us from other nursery owner peers in the industry. We were very impressed as well and will continue to add more Volvo machines to our fleet in the future.” Santiago Jr. points out that there is still a lot of growth on the horizon here in California and C&S Nursery, Inc. plans on maintaining the proper inventory to meet that demand. “There is a lot of home building going on right now, and we want to be a part of that, as well as the future developments that are currently in the works,” says Santiago Jr. “To keep up with the pace and future growth plans of our company, we know that we

will need more land and space, particularly at our production facility in Fallbrook where we plan on adding at least an additional 10-acres.” The Rosales family knows that it is their loyal customers that make everything possible and they want to keep those clients after they work so hard to get them. “I continually tell our employees that I am not that concerned about what a customer purchases or even how large of an order we receive,” says Santiago Jr. “What we value most is that every customer continues to come back to us time and time again. op in a car and drive anywhere and chances are the drive will be on roads and highways that need patching, resurfacing, or widening, and bridges often show signs of needed maintenance. Sadly, things are in bad shape. On the last two report cards from the American Society of Civil Engineers, the U.S. infrastructure scored a D+. This year’s report urges the government and private sector to increase spending by two trillion dollars within the next 10 years, in order

to improve not only the physical infrastructure, but the American economy as well. The roadway infrastructure is badly deteriorated. According to Robert Puente, writing for the Brookings Institute, "Infrastructure enables trade, powers businesses, connects workers to their jobs, creates opportunities for struggling communities and protects the nation from an increasingly unpredictable natural environment... infrastructure is the backbone of a healthy economy." www.calcontractor.com

In many respects, the future of construction is bright. Construction workers, contractors, and people who know how to design, maintain, rehab, and construct the roadways that people rely on everyday are in high demand. The care and maintenance of America's road network have been ignored too long and with the increased population, the needs have changed. The construction industry will be crucial to fulfilling the requirements and goals of the country's future. Construction has been changing and evolving rapidly during the past 20 years and its dynamic advances will continue. The successful contractor in the future will operate quite differently than today. The key to all of this is technology. "Construction contractors have experienced tremendous benefits in newer, more technologically advanced machines and equipment," said Kris Maas, director of construction product www.calcontractor.com

"And the highly successful contractor has adopted precision measurement systems, GNSS machine control, and geospatial management and collaboration software to ensure seamless coordination among all involved in their projects—which have revolutionized grading, excavation and paving." There appear to be five technology areas shaping the future of construction: 1. Data — Acquiring, using, and sharing data in real time gives contractors advantages of enabling their machines to "talk." Through connected machines, contractors can remotely monitor progress, communicate with the operator, diagnose and repair problems, track machine location, and provide support. Data collected can confirm quality results and help with bidding on future similar projects. There will be the time when a job site or highway can tell how it should be built through instant data, seamless

communication, exact material amounts. "Our MAGNET software solutions suite, currently provides real-time connected support for hardware as well as integration with our Sitelink3D service for instant data transfer and connectivity into active project sites," Maas said. "Additionally, Sitelink3D allows customers to plan, schedule, assign tasks and get reports, all in real time." 2. Constructioneering — Constructioneering is a term Bentley Systems and Topcon use to refer to automating the digital construction process through surveying, engineering design, constructible model development, and as-built data collection within a connected data environment to improve construction execution and reduce project costs. It is the creation of collaborative systems to bring all the data into digital models that can be seamlessly shared with machines, operators, supervisors, civil engineers and project owners. aerial vehicles or drones are an example of the type of data that will be collected. Drones can provide virtual reality perspective and data about job sites too difficult or dangerous to reach. 3. Smart roads — Roadways will do more than carry traffic in the future. As solar collector ribbons they may very well be contributing to fueling the vehicles of the future. Or embedded wireless technology could maintain an electric car's charge. Metal street name signs will become nostalgic artifacts of times past, since the self-driving pods will be told by the road what street it is on. Roads will heal themselves as cracks form since the concrete or asphalt mix will be embedded with tiny capsules of sodium silicate. When a crack forms, the capsules rupture and release a gel-like healing agent that will harden to fill the void. 4. Overcoming the skills gap — Technology can help with the labor shortfall and fill the skills gap of new employees. Take a smart, inexperienced worker and place them in the cab of a dozer or motor grader governed by GPS machine control with a 3D 24

site plan displayed and with proper training they will become productive. Technology has not only proved to save time and improve accuracy, but it's impact on productivity has been significant. As technology permeates the construction industry there is a need for university and technology school graduate technicians. The need and challenge is there. 5. IoT — The Internet of Things (IoT) refers to the communication connectedness of machines and objects through sensors via online. Think of IoT as the data aggregation and collection going into a central repository where intelligent decisions can be made based on what has been collected in real-time. Workers can be tracked in the field and ensure that they are protected from or at least aware of job site hazards and other potential injuries. Equipment sensors can monitor whether machinery is being productive or in need of repair or preventive maintenance. "The future is getting closer to us...it's inevitable," said Maas. "We continue to develop new technologies and refine the

innovations we've brought to the market—all with the objective of helping construction contractors to be more efficient, accurate and productive in what is referred to as The Intersection of Infrastructure and Technology. The future expects that of us." As the World Economic Forum said: " Over the past decade, digital progress has transformed whole industries, ushering in a new technological era now known as the Fourth Industrial Revolution...These new technologies are not only satisfying consumer demand for better entertainment, shopping and transport. Innovation has improved companies’ productivity and sustainability, and redefined the skills and competencies needed to thrive."
