On Wednesday, April 26th, Embarcadero Center hosted its Fourth Annual Wine Walk that featured local wineries and Embarcadero Center retailers.

After purchasing a ticket to this event, attendees received a complimentary charcuterie box from Brie Grazing and were able to sample wines from present wineries and other California wines poured by catering staff. Attendees were able to visit booths hosted by our retailers to learn more about services and products available and enter giveaways for gift cards, free services, and more!

Upon exiting, all attendees were able to take fresh cut tulips home and enter our raffle giveaway for prizes like wine tasting experiences, bottles of wine, and other prizes from participating wineries.

Proceeds totaling $5,675 went to Sonoma County Fire Relief, a nonprofit that is dedicated to helping victims of fires in Sonoma County and to rebuilding Sonoma at no cost to those affected by the fires.

Happy Retirement Bruce!

Bruce immaculately maintaining the exterior common areas of Two Embarcadero in the last few years. He always has a smile on his face and a positive attitude. We are grateful for Bruce’s years of dedication, leadership, and impeccable service.

One of Embarcadero Center’s longest standing employees retired after 43 years of service! Bruce Dohrmann started working at Embarcadero Center as a part of the janitorial team in 1980 and watched 4EC being built.

He is an army veteran and has held many different roles during his tenure at the various buildings, including day shift janitorial lead foreman; many of you would see

Leasing Updates

BXP continues to focus on community collaboration and adding new local businesses to its portfolio of retail clients. In Four Embarcadero Center, we welcomed Don Ramon’s Mexican Restaurant with ~3,000 square feet. Don Ramon’s remains an institution in San Francisco for over 40 years and we look forward to continuing their legacy here at Embarcadero Center. Look out for their opening soon! For the green thumbs of Embarcadero Center, we also recently welcomed Plant’d, a plant centric store and work space at Four Embarcadero Center, as well as Plant Connection SF, an urban gardening academy and event venue at One Embarcadero Center. In Two Embarcadero Center, we welcomed PeopleSpace, a workspace strategies and office furniture solutions.

We believe that these newest additions to the retail mix will contribute to BXP’s strategy in revitalizing the downtown while supporting locally grown small businesses. We have ongoing discussions with new and exciting retail concepts and anticipate updates in the upcoming months.

The Hub by BXP celebrates its one-year anniversary. In June of 2022, the bike hub amenity located at One Embarcadero Center on Clay Street opened for all Embarcadero Center clients to utilize. The bike hub is a secure bike storage facility for 150 bikes and has showers & restrooms with towel service, self-repair stations, amenities such as tables, lounge seating, a TV, and free WiFi, as well as a bike repair shop that is staffed Monday to Friday from 8:00am-4:00pm. BXP clients can receive discounted rates on repairs. Please email ecpm@bxp.com to gain complimentary access.

COMMUNITY EVENTS

BXP has always given back to the community, and this year we are proud to continue the tradition through volunteering, donations, and community events. We continued our relationship with the Boys and Girls Club of San Francisco, supporting their Youth of the Year program which is a five-month long leadership develop ment program for members of the Boys and Girls Club who have distinguished themselves by rising above challenging circumstances.

To further support the youth of San Francisco, members of the marketing team volunteered at United Playaz’s annual book fair. United Playaz is a San Francisco-based violence prevention and youth development organization, and they host a book fair where all students are granted a stipend to purchase their own books. The volunteers assisted students in selecting books and staying within their budget.

The property management team helped support the local community by volunteering at APA Family Support Services (APAFSS) Annual Family Day at the Tenderloin Rec Center. The event included authentic food, multicultural performances, health information, and tons of interactive activities including a petting zoo, games, and

Month” program and recognize San Francisco Police Officers who go above and beyond on duty. In addition, the BXP team showed up for St. Anthony’s 45th Annual Penny Pitch event where the team threw pennies to raise money in a game similar to bocce. BXP’s donation and participation contributed to over $125,000 raised that will help St. Anthony’s provide services for those experiencing homelessness and poverty in the community.

At BXP, we believe it’s important to give back to the community, and we are so grateful for the opportunity to work with so many wonderful organizations.

EARTH DAY

In celebration of Earth Day, BXP provided complimentary fruit to clients at Embarcadero Center, Salesforce Tower, 680/690 Folsom, and 535 Mission. 4,500 bananas and 800 apples were distributed amongst the properties, and clients were super excited about the healthy giveaway!

In the South Bay, BXP provided complimentary succulents to clients at 2440 W El Camino Real. Clients were encouraged to get outside, enjoy the sun, and replant their succulents in their backyard.

Earth Day has been celebrated for over 50 years and BXP looks forward to celebrating Earth Day every year!

CPR & AED Certification Training

Make CPR & AED training a part of your wellness program. Each year, as many as 400,000 Americans go into cardiac arrest. This is why it is especially important to learn these lifesaving skills. Life is too important not to be prepared.

Ben & Jerry’s – South Bay

BXP teamed up with the worldfamous ice cream company, Ben & Jerry’s, to provide ice cream sundaes to clients at 2440 W El Camino Real on Tuesday, June 6th and Mountain View Research Park on Tuesday, June 27th!

Clients were able to choose from Ben & Jerry’s staple flavors like Chocolate Fudge Brownie, Salted Caramel Blondie, Strawberry Cheesecake, and Lemon Sorbet. To top off their ice cream, clients had their choice of toppings, which included brownie bits, hot fudge, caramel, rainbow & chocolate sprinkles, crushed peanuts, banana slices, and whipped cream.

The sweet treats and South Bay sun made the event a huge success!

Powder Shaved Snow

On June 22nd, as a special treat for our Salesforce Tower clients, BXP hosted Powder, a San Francisco local business specializing in Taiwanese shaved snow, in the Salesforce Tower lobby. Think ice cream meets shaved ice – their shaved snow is made from scratch with organic dairy and locally sourced ingredients. Clients were able to choose from three different flavors of snow and were able to choose from a plethora of unique toppings like mochi and toasted coconut.

Clients loved this shaved snow and getting to enjoy this frozen treat on a sunny San Francisco day!

2023 has been quite the year so far! With the ongoing conventions at the Moscone Center, the Farmers Markets, and the Block Party that was hosted by The East Cut CBD – exciting things are happening in the area.

At the beginning of this year, BXP engaged Tipping Structural Engineers as our engineering firm on record for the Building Occupancy Resumption Program (BORP). If you are interested in learning more about how BXP plans ahead for earthquakes, or how you can better prepare, please contact your Property Management team. They will connect you to the right resources.

In celebration of Earth Day, we hope you were able to pick up a banana or two and sign up for any e-waste removal, coordinated through Green Citizen.

Sustainability is always at the forefront of building operations at BXP, and responsibly removing e-waste is one way to support our commitment to sustainability.

Please be on the look out for another e-waste pick up later this year.

Annual Relocation Drills

Thank you for participating in our One-Four Embarcadero Center relocation drills. Not only are these drills required per San Francisco Fire Code, but practicing for emergencies is important in each business’s emergency preparedness plan.

Outdoor Yoga

Lunchtime yoga is coming to Embarcadero Center!

In each yoga session, clients are immersed in the serene experience of music and guidance through headphones. The headphones make it easy for clients to stay present and follow the instructor as they take you through a 45-minute yoga flow.

The outdoor yoga sessions take place at Three Embarcadero Center on Promenade Level. For more information about scheduling, look out for an email from the BXP Property Management team to sign up!

North First Business Park

BXP partnered with Jensen Landscape to reuse 80 yards of wood chips at North First Business Park. Wood chips are cut up pieces of tree branches and trunks that are the byproduct of pruning and tree removal. If they are not reused, they frequently end up at the landfill. They are great for providing another layer of coverage for weed suppression and water retention. Repurposing wood chips also help improve the health of trees.

Our Gateway projects are under active development and we’ve made significant progress thus far at the two sites.

At 651 Gateway, base core and shell TCO/substantial completion is anticipated for October 31st. There are also two active TI projects on levels 12 (Mirvie) and 16 (Evercrisp). Both target lease commencements are on track for early 2024.

The curtain wall installation is complete through level 12 and scheduled to wrap up by next month. Once the curtain wall is completed, we will dismantle the tower crane. The specialty gas (CO2 and NO2), along with vacuum and compressed dry air (CDA), risers are 100% complete. Mechanical systems are 85% complete

and equipment commissioning is scheduled to start in late July. All electrical switchgear and transformers are 100% installed. PG&E has pulled their high voltage lines and meter installation is scheduled for mid-July.

BXP/ABM Engineering Updates

One Embarcadero Center is excited to welcome Nick Regnart as the new Chief Engineer! Nick began his career in 2014 as a utility and then apprentice engineer at Four Embarcadero. He moved on to journeyman and spent some time at 680/690 Folsom before returning to Embarcadero Center in 2019 as the 4EC Assistant Chief. Nick has been a proven leader and has been essential to the success of the engineering teams at Embarcadero Center.

Nick’s move to 1EC opened the Assistant Chief Engineer spot at 4EC and Austin Dyer was promoted from journeyman engineer. Austin joined the BXP/ABM Engineering team at Two Embarcadero Center in March 2021 as a Stationary Engineer. Austin received his BS in Marine Engineering from the California Maritime Academy, CSU in 2017 and is currently enrolled in a Master of Science program in Transportation and Engineering Management from the California Maritime Academy, CSU with an anticipated Spring 2024 completion. We are excited for Austin with his promotion to Assistant Chief Engineer and know that he will continue to learn, grow, and thrive in his new role and in the fastpaced building operations at Four Embarcadero Center.

Sip Shop Eat returned to Embarcadero Center on July 8th and 9th for an indoor-outdoor summer experience!

Sip Shop Eat features local, small business pop-up shops, photo moments, a nail bar, and free flowers!

Attendees of Sip Shop Eat really enjoyed the wide range of vendors. From jewelry, to skin care, to sweet treats, the vendors had everything covered and visitors were sure to find something they loved! Having FOMO after missing such a great event? Don’t worry! Sip Shop Eat will be back at Three Embarcadero Center on Saturday, December 9th through Sunday, December 10th. Follow their Instagram (@sipshopeat) to stay updated on ticket sales.

Salesforce Tower Towertop Art

Standing tall, as the largest building in the San Francisco skyline, Salesforce Tower is hard to miss, but if that wasn’t enough to draw attention, the permanent art installation at the top, created by San Francisco based artist Jim Campbell is sure to get the job done. The installation is intertwined around the crown of the tower, where it rises 150 feet above the last occupied floor. This installation can be seen from miles away, even in parts of East Bay.

Campbell is known as a trailblazer in computer technology as an artform, and his installation at the top of Salesforce Tower showcases how data and design can come together to create something uniquely beautiful. The installation at Salesforce Tower is called “Day For Night” and consists of 11,000 individual LED lights that

Embarcadero Center kicked off the summer season with Bar Car, an outdoor, mobile bar that serves drinks from an airstream! We kicked off the first Bar Car at Embarcadero Center event on Thursday, June 22nd and offered a free drink to Embarcadero Center clients who entered to receive a drink token, on a first come, first serve basis!

If you missed this event, don’t worry! We’ll be hosting Bar Car at Embarcadero Center on Wednesday, July 26th and

work together to create dynamic color imagery all the way around the tower top. With help from strategically placed cameras around the city, the art installation will gather information from the day like wind patterns, weather, bird migration, and city life patterns, to create a lightshow that represents each day in San Francisco.

In addition to his ongoing LED art, Campbell also uses the installation to help the city of San Francisco and its residents celebrate special events. From Pride, to national holidays, to sports championships, the installation at Salesforce Tower is always there to help the city celebrate! Next time you are in the city after dark, keep an eye to the skies and see this amazing installation at work.

Summer Sounds

Summer Sounds at Embarcadero Center is back! Summer Sounds is our annual summer concert series filled with live musical performances brought to you by BXP. The concert series was hosted in the Urban Patio of Three Embarcadero Center, and began on Wednesday, June 21st to celebrate the first day of summer! Employees in Embarcadero Center and the general public were all welcomed in every Tuesday and Thursday in June and July to enjoy live music from 11:00am to 1:00pm. It was the perfect way to spend a relaxing lunch break.

Musical performances consisted of genres like Bossa Nova, Motown, Jazz, Rock, Pop, R&B, Caribbean, and Salsa. Clients were able to enjoy the sounds of summer while soaking up the San Francisco sun at our Urban Patio!

Yerba Buena Gardens Festival:

From May through October, visitors can experience worldclass performing artists of different cultures, ethnicities and artistic genres. Performances take place throughout Yerba Buena Gardens including on the expansive main lawn. The free performing arts programs include classical, jazz and world music, contemporary and traditional dance, theater and circus performances, and popular children’s and family programs.

August 5th-6th

Nihonmachi Street Fair:

The 47th Annual Nihonmachi Street Fair is on August 5th and 6th. This annual two-day festival is in the heart of San Francisco’s Japantown District. This well-loved festival celebrates the diversity of the Asian-Pacific American cultures. Here you will find performances, art, music, food, and community outreach programs. It’s one of the largest festivals each year with around 30,000 attendees! The event runs from 11:00am to 6:00pm both days.

September 17th

Haight Street Fair:

The annual Haight Street Fair is happening September 17th, and is dedicated to celebrating the history and diversity of the Haight-Ashbury district. The festival includes live music, food booths, merchandise booths, and information booths on community outreach programs. All the festivities take place between Masonic and Stanyan Streets.

October 1st

Stern Grove Festival:

The Stern Grove Festival is a months long summer concert series that lasts through August and offers a free concert in the park every Sunday. Make sure to reserve your spot in advance, but still arrive early, as all seats are first come first served.

August 11th-13th

Outside Lands Music Festival:

Outside Lands is happening August 11th-13th. This is an annual music festival that takes place in Golden Gate Park, bringing together big names from across all music genres. Tickets sell out, so get your passes early and get yourself out to Golden Gate Park!

September 23rd-24th

SF Chinatown Autumn Moon Festival:

The Chinatown Autumn Moon Festival is a yearly celebration in San Francisco. The 2023 event is a two-day celebration on September 23rd and 24th and runs from 11:00am to 5:00pm both days.

This colorful event features a parade, live entertainment, arts & crafts, and a variety of food and drinks. There is so much to do that you could easily spend both days here and want more. All activities take place along Grant Avenue in the heart of Chinatown.

Hardly Strictly Bluegrass:

Hardly Strictly Bluegrass is a music festival hosted in Golden Gate Park. This is an annual, free, and noncommercial, festival held the first weekend of October. This festival has been happening for the past two decades and is a favorite of music fans all over. All seating at this event is general admission, so grab your lawn blanket and show up early to grab a good spot!

Castro Street Fair: The Castro Street Fair is a community street celebration that was founded by Harvey Milk in 1974.

The Fair is located in the heart of San Francisco’s Castro District, at the intersection of Market & Castro Streets and the surrounding area. Hundreds of local artists, vendors, craftspeople, and organizations line the streets and celebrate the diversity of the neighborhood. Stages with live entertainment and dance stages can be found throughout the fairgrounds.

San Francisco Fleet Week:

San Francisco Fleet Week (SFFW) began in 1981 when then-Mayor Dianne Feinstein led the nation in celebrating America’s sea services.

Taking place every October in San Francisco over Italian Heritage Weekend, SFFW’s air show, the parade of ships and many community events have become a significant and integral part of the city’s local culture and economy.

Summer Recipes

Easy Cowboy Caviar

Looking for a quick and colorful dish that will be a hit with everyone at this year’s summer barbeques? Look no further than this easy cowboy caviar recipe!

Ingredients:

• 15 ounces black beans

• 15 ounces black-eyed peas

• 15 ounces corn

• 1 cup bell peppers, mix of colors, diced

• 2 Roma tomatoes, diced

• ¼ cup red onion, diced

• ¼ cup cilantro, finely chopped

• ½ cup olive oil

• ¼ cup red wine vinegar

• ¼ cup lime juice

• 1 clove garlic

• 1 teaspoon salt

Directions: Drain and rinse the black beans, black eyed peas, and corn. Combine the beans, black eyed peas, corn, bell peppers, tomato, onion, and cilantro in a large bowl. In a small bowl, whisk together the olive oil, vinegar, lime juice, garlic, and salt. Pour the dressing over the bowl of beans and vegetables. Gently stir to combine.

Summer Cup Mocktail

Are you looking for the perfect refreshing summer mocktail? This simple mocktail recipe is sure to impress even your pickiest summer party guests!

Ingredients:

• ½ inch thick slice of cucumber

• 1 sprig of mint

• ~7 ounces water

• frozen berries

• sparkling lemonade

• ice

Directions: Chop the cucumber and mint sprig into small pieces. Bring water to a boil in a small pan and then add the mint and cucumber. Turn off the heat and leave for 2 minutes. Add a small handful of frozen berries, let them defrost for a minute, then crush lightly with the back of a spoon. Strain the mixture. This will keep in the fridge for up to 24 hours and will be enough for four drinks.
