On Friday, November 18th, Embarcadero Center hosted the 36th Annual Building Lighting Ceremony & Carnival! The family fun carnival included a variety of activities perfect for kids and adults, including carnival games, face painting, a special appearance from Santa & his elves, Disney’s Frozen the Musical themed photo opportunities, and a light show spectacular!

To end the night, the San Francisco sky line was illuminated with 17,000 lights that outline Embarcadero Center. This officially kicked off the holiday season, as proclaimed by the Honorable Willie Lewis Brown Jr.!

• This year’s celebration included a drone show as part of the light show spectacular.

• All 17,000 light bulbs are installed by our Building Engineers.

• Embarcadero Center is the only complex in the Bay Area that exhibits a lighting display of this magnitude.

• The original idea of the iconic holiday lights at Embarcadero Center was originally discussed over cocktails and was scribbled on a napkin. From there several years of holiday festivities were made!

• The rooftop of 275 Battery, Hyatt Regency SF, and Park Hyatt (now Le Meridien) used to be a part of the holiday lights.

REITworld Returns to San Francsico

This year San Francisco welcomed REITworld back to the city! REITworld is an annual conference hosted by NAREIT, the National Association of Real Estate Investment Trusts, that brings together REIT manage ment teams, investors, and analysts for educational sessions, one-on-one private meetings, networking events, and more. While at this event, conference guests had the opportunity to learn more about current real estate markets, public safety in San Francisco, and changing politics in the city. The panelists for the evening were Chamber of Commerce President and CEO, Rodney Fong, recently re-elected District Attorney Brooke Jenkins, and former Police Chief and current BXP Director of Safety & Security, Greg Suhr.

BXP was excited to host this event at our very own Salesforce Tower, on Salesforce’s Ohana Floor. BXP’s event gave guests another chance to network with industry professionals and a chance to hear about changes happening in our city. While at this event, guests were also be able to take in the amazing 360° views of the city offered from the Ohana Floor at sunset. BXP was honored to host this event, and we cannot wait for REITworld to return.

Charitable Events

BXP has a history of giving back to the community and this year, we have been proud to continue this tradition by working with local charities to host events for the community and donate to more than 30 different charities and fundraisers in the Bay Area. We were particularly excited to continue our relationship with United Playaz, a San Francisco-based violence prevention and youth development organization, supporting a book drive and Halloween event for children. We were also proud to present United Playaz with a check congratulating them on their 28th anniversary.

In addition to our continued work with United Playaz, we were also excited to continue our relationship with Guadalupe River Park Conservancy, a San Jose organization that works to preserve natural ecology and offers residents and visitors a multitude of ways to engage, relax, discover and enjoy the area. This year, our Development,

Construction, and Marketing teams volunteered at GRPC’s Rose Garden, deadhead ing rose bushes and preparing them to rebloom next year!

BXP loves getting to participate in events like these, because it gives us a chance to give back to the community and get to know the people in the organizations we work with. We look forward to another busy year with these groups next year!

On December 8th, we are back in-person for our most popular event of the year with former Landscape Manager, Holly Kerl. This annual event is all about creating your own unique holiday wreath using fresh greens. You will learn wreath making basics plus some new decorating ideas to make your project special and unique.

2022 has been quite the year for Salesforce Tower and our building management team. Earlier in the year, we were honored to win The Outstanding Building of the Year (TOBY) award in the office building over 1 million square foot category for local BOMA San Francisco, and the Pacific Southwest region. Our BXP team traveled to Nashville in June for the BOMA International Conference, which was a unique chance to learn, and connect with others in the industry from around the world.

After what felt like an all-too-short summer, the week of September 19th was the busiest at Salesforce Tower since March 2020. Dreamforce 2022 brought 40,000+ visitors to the city, and you could feel the buzz in the building and throughout the SOMA area. Although the main show was at Moscone Center, thousands of conference participants and guests made their way to the Tower for meetings, events, and to take in the views during a perfect week of San Francisco weather.

Behind the scenes, building staff, vendors, and tenants were running around, and had been prepping at the

building for weeks leading up to the conference. For many of us that started here during COVID, it was a great opportunity to get a taste of the usual day-to-day intensity at this flagship location, and we’re already looking forward to working again with our partners at Salesforce for Dreamforce 2023!

Right around the corner was Fleet Week, which is always an exciting time in the city. We hosted Navy personnel on the roof for lunch and an exclusive viewing of the Blue Angels’ practice session – an annual event for us to express our appreciation for our service members. Although the fighter jets keep a safe distance, some of their fly-bys give a whole new meaning to ‘buzz the Tower’.

The holiday season will also be alive and well at Salesforce Tower, and we hope to see you in the lobby to take photos with our tree and the iconic JOY sign in the plaza!

Tis the season to help brighten the holidays for a disadvantaged child

donating a new, unwrapped gift during the annual BOMA (Building Owners and Managers Association) Toy Drive benefiting the San Francisco Fire Fighters Toy program. For over a quarter of a century, BOMA SF members and their tenants have been the largest contributor of toys to this annual program that serves over 40,000 local families. For the 2022 collection program, we are offering the option of lobby barrels as well as virtual ordering.

“Massive tech campus construction project emerges in downtown San Jose” was the headline (San Jose Mercury News) following an October 5th visit by San Jose Mayor, Sam Liccardo, to Platform 16. Mayor Liccardo donned a hard hat and safety vest to climb down into the hole for a tour followed by a delicious BBQ lunch with the trades, hosted by the SF Region Marketing Team! The mayor was excited to see the progress made over the past few months, starting with the removal of over 250,000 cubic yards of dirt, followed by the first of ten mat slab pours that will serve as the foundation for the 3-story below grade garage. We were also excited to share with the mayor that we have elected to convert the building from gas to a more sustainable all-electric design.

Platform 16 is a 1.1 million square foot office complex that sits on top of a 3-story below grade garage located in Downtown San Jose adjacent to Google’s planned 80 acre mega-campus. Platform 16 was designed by world-renowned architect, Kohn Pedersen Fox, and is being built by our design-build contractor, Devcon Construction. Over the coming months, Devcon Construction, on a nearly daily basis, will pour concrete to bring the project back to grade in anticipation of steel arriving onsite for Building A, the northern most building of the project. Building A will comprise of 390,000 square feet of premier workspace and is expected to be complete along with the garage in Q1 2025.

BXP is partnering with the San Francisco Police Department (SFPD) and the San Francisco Police Activities League (SFPAL) for the 5th Annual Winter Wonderland event. This year it will be hosted at Salesforce Plaza on Friday, December 16th from 10:00am-12:00pm. The youth are invited by the SFPD to join the holiday festivities like ice skating, jumping around in a bouncy house, life size jenga, arts and crafts and much more! This year we are expecting 200 people and kids ranging from 10-15 years old. We hope to spread holiday cheer and bring big smiles to our youth!

Over the past few years, BXP has partnered with 1AM to transform window displays into beautiful works of art. Throughout this partnership, members of 1AM have hand painted eye-catching murals to brighten the walk ways of Embarcadero Center. All art pieces pay an ode our beloved city, San Francisco and often highlight the city’s most popular destinations like Golden Gate Park, the Painted Ladies, and Coit tower.

1AM is an artistic organization based in downtown San Francisco that cultivates a space for local street artists and art enthusiasts. 1AM gives local street artists the opportunity to collaborate with businesses and organi zations to bring beautiful artwork to their space. From window murals to full building murals, 1AM has brought so much beauty to the Bay Area.

Security Around Embarcadero Center

During this unique and everchanging environ ment in San Francisco, not only is it important to be aware of your surroundings, but also to say something if you see something. There are security resources available to you, as a BXP client, that we encourage you to take advantage of. In addition to the 24/7 security program that BXP buildings provide, we also host a 24/7 security hotline for clients and visitors to call if suspicious activity is noticed, an escort to your car or public transportation station is needed, or simply for general questions. Additionally, through our relation ship with the San Francisco Police Department, we offer personal and life safety trainings for employees as well as best practices that are specific to your office. Please contact your Property Manager to find out more!

This past summer, we completed and opened The Hub by BXP at One Embarcadero Center. The space is accessible to all BXP clients and provides a staffed bike repair shop Monday to Friday from 7:00am-3:00pm (excluding holidays), as well as a secure bike storage facility for 150 bikes, showers & restrooms with towel service, self-repair stations, amenities such as tables and lounge seating, and free WiFi. This amenity space is also available for special events or meetings for BXP clients (subject to availability).

The first two projects with our joint venture (JV) partner, Alexandria Real Estate Equities (ARE), are off to a great start out here in South San Francisco! 651 & 751 Gate way are progressing nicely as we continue to work with ARE to finish existing projects and coordinate the logis tics of future developments. Although ARE is the man aging partner on these developments, BXP continues to create value for the projects through change manage ment analysis and the identification of cost savings. In addition, BXP gas taken the lead with the contracting and oversight of a PV (solar) installation for the project.

651 Gateway

At 651 Gateway, the exterior demolition is complete, and curtain wall production installation is scheduled to start on December 12, 2022. We received the build ing permit on November 23, 2022. All lateral bracing is complete, and seismic damper installation is complete through Level 12. Electrical switch gear is scheduled to arrive March 2023. Project substantial completion is currently scheduled for September 2023.

This project is a major renovation of an existing 17-story, 240-foot, 315,000-square foot high-rise office building with a partial basement level, completed in 1986. The anticipated occupancy is a combination of 40% office

and 60% laboratory. The existing precast panel and strip windows will be replaced by a new glass and metal panel curtain wall system, and the entire HVAC system will be demolished and replaced. The sustainability goals for this project are LEED Gold and Well certifications.

751 Gateway

This is a 7-story, 149-foot, 211,000-square foot ground up office/lab building. The anticipated occupancy for this building is a combination of 45% office and 55% laboratory spaces. The project includes an all-electric design and has a state-of-the-art heat recovery system to meet the heating and cooling needs of the future tenant. The site design will accentuate pedestrian connections between neighboring 701, 801, 901, and 951 Gateway buildings by creating a campus “hub,” while maintaining the existing access drive that circumvents the new building. The ground floor has a through lobby with access from the north and south that merge into an active welcoming lobby and amenity space.

While it isn’t always the case in our world, 751 is current ly on schedule and under budget! The building is fully leased to a single tenant and is scheduled for turn over to them in early Q1 2023.

The Conference Center features four meeting rooms with comfortable furnishings, atmosphere controls, and windows that can let in as much light or as little light as desired. The Conference Center is open Monday through Friday, from 8:00am-5:00pm, and is available for both half day and full day time periods.

Salesforce Tower Turns the San Francisco Skyline into a Digital Art Installation

As the tallest building in the skyline, Salesforce Tower is hard to miss, but what makes it stand out even more, is the permanent art installation at the top, created by San Francisco based artist Jim Campbell. Campbell’s work can be found in public collections across the country, and BXP is excited to work with him on this monumental piece. Campbell is known as a trailblazer in computer technology as an artform, and his installation at the top of Salesforce Tower really showcases how data and design can come together to create something uniquely beautiful.

The installation at Salesforce Tower is called “Day For Night” and consists of 11,000 individual LED lights that work together to create dynamic color imagery all the way around the top of the tower. With help from strate gically placed cameras around the city, the installation will gather information from the day like wind patterns, weather, bird migration, and city life patterns, to create a lightshow that represents each day in San Francisco. You can also find some different activity in the instal lation for special occasions. Every night from midnight to 1:00am, look out for the “midnight artist series,” a series that will showcase up and coming artists for an hour each night. BXP also works with Campbell to have special messages put up for holidays and local events. Watch out for unique imagery during pride month, team colors to support our local sports franchises, and special lightings for holidays like Earth Day!

Muttville

Muttville Senior Dog Rescue will be at Three Embarcadero Center, on Street Level on Friday, December 15th, from 11:00am-1:00pm. Stop by to cuddle up with the dogs and find your fur-ever friend!

Muttville Senior Dog Rescue is a non-profit organization located in San Francisco and one of the first organizations in the country dedicated to rescuing senior dogs. Muttville’s mission is to change the way the world thinks about and treats older dogs and to create better lives for them through rescue, foster, adoption, and hospice. Since Muttville opened in 2007, they have found new homes for over 10,000 senior dogs!

Winter Recipes

3 Ingredient Pumpkin Muffins

This recipe is a staff go-to for a quick and easy dish that will bring smiles to any holiday party. These muffins are super simple, making them a fun recipe to work on with kids, or a safe bet for anyone who doesn’t always feel like a star bak er. You can have these for break fast or dessert, and they’re even better the next day!

Ingredients:

• 1 Box of Spice Cake Mix

• 1 10 oz. Can of Plain Pumpkin Puree

• ¾ Cup of Water

Directions: Preheat the oven to 350 degrees. Line a cupcake pan with cupcake liners. Mix all ingredients until well combined. Pour batter into the lined cupcake pan, filling each cup ¾ of the way. Bake about 20 minutes, depending on your oven. Cool completely before serving.

Pastry Wrapped Stuffed Brie

Looking to level up your holiday cheese board? Instead of sticking with cold cuts, try this delicious pastry wrapped baked brie. Everyone will think you brought the fanciest dish to the party, and no one has to know how simple it really was to make!

Ingredients:

• Your Favorite Brie or Camembert

• Your Favorite Berry Jam or Preserves

• A Drizzle of Honey

• Almonds or Pecans (chopped)

• A Pack of Crescent Dough Sheets

• A Pinch of Salt

• One Egg (beaten)

Directions: Preheat the oven to 350 degrees. Start by scoring both sides of your cheese, by using the end of a knife to lightly make a cross hatching pattern. Then, slice your cheese in half, leaving you with a top circle and a bottom circle (NOT two half circles). Set these to the side. Roll out your dough into a large square, then cut off the corners to make a more even circle. Place one of your cheese circles scored-side down, in the center of the dough. Spread a layer of your jam/preserves onto the cheese. Then add your chopped nuts. Then drizzle with honey. Sprinkle with a pinch of salt and add your second cheese round on top, with the scored-side facing up. Bring up the sides of the dough to wrap and fully cover the cheese. Pinch the edges down to seal, and brush the dough with your egg wash. Bake for 20-25 minutes, or until golden brown. Let cool for a few minutes, and serve warm with apples, bread, or crackers.

Overnight Breakfast Casserole

Looking for a recipe you can make ahead to save time the morning of your big holiday brunch? Look no further than this overnight casserole, sure to delight kids and adults alike.

Ingredients:

• 1 lb. of Spicy Sausage

• ½ a Pack of Bacon, cooked and chopped

• 8 Large Eggs

• 2 ⅔ Cups of Whole Milk or Heavy Cream

• 1 ½ Teaspoons of Salt

• 1 ½ Teaspoons of Ground Dry Mustard

• 1 ½ Teaspoons of Basil

• 1 Teaspoon of Dried Parsley

• ½ Teaspoon of Black Pepper

• ½ Teaspoon of Paprika

• 12 oz. of Bread (challah, italian, white bread, anything that’s a bit soft), cut into cubes

• 1 cup of Shredded Cheddar

• ½ Cup of Your Other Favorite Cheese

• Chopped/Minced herbs for garnish

** For spices, you can swap in any of your favorites and add/ subtract amounts to taste

***Feel free to substitute vegetarian meats to make this a veggie friendly dish

Directions: In a big pan, cook and crumble the sausage until fully cooked. Drain and set to the side. Use a knife to cut your bread into cubes and set aside. Shred and combine your cheeses and set aside. In a large mixing bowl, whisk together your eggs, milk/cream, and spices. Take out a greased 9x13 baking dish, and add your bread cubes to the bottom. Top with the sausage and bacon crumbles, and ¾ of the cheese mixture. Pour your egg mix over everything, and use a spoon to gently push any uncoated bread down into the mixture. Top with the remaining cheese, and cover the dish with foil. Put the dish in the fridge overnight. The morning of your event, remove the dish from the fridge, remove the foil, let the dish sit at room temp while the oven preheats to 350 degrees, and then bake, uncovered, for 45-50 minutes, until a toothpick inserted in the center comes out clean. Serve immediately with fresh herbs as a garnish.
