Welcome to the Third Edition of the Buy Home Magazine. It has been mostly good news for Cyprus’ economy this year, with growth returning across all sectors of the economy. Construction and Real Estate market delivers record levels of performance. The island nation’s economy is on track to grow by 3.5 percent in 2019, double the European Union average.

The good news is that Cyprus government has signed $9.4 billion agreement with USbased Noble Energy, Royal Dutch Shell and Israel’s Delek for the development of the Aphrodite gas-field. It is expected to bring $520 million per year as state revenue for the agreed 18-year contract duration. The latest discoveries of hydrocarbons in the Eastern Mediterranean, will play a significant role to the geopolitical structure of the region’s shipping routes and investments. Strong efforts have been made to develop Cyprus as a regional fuel hub.

Cyprus continues to push forward with several major projects to upgrade and expand its tourism offer. One of the most exciting developments is Cyprus’ firstever integrated €550-million luxury casino resort – branded ‘City of Dreams’ – started temporary operations in Limassol and other towns in 2018, with a fully operational Limassol resort expected in 2021. The project could increase tourist numbers by up to 500,000 and create thousands of job opportunities. Several new marinas are also planned in key coastal towns of Cyprus, with luxury marina complex Limassol Marina attracting record sales and the Ayia Napa Marina already under construction with significant Egyptian investment. The expansion of the tourism sector, the rapidly developing investment fund sector and favorable tax regime remain the keystones for investors looking to take advantage of the growing number of investment opportunities emerging in Cyprus.

Clients wonder (and rightfully so) if they couldn’t buy or sell a home through the Internet or regular marketing and advertising channels without representation, without a real estate agent. Some do fine on their own, but many don’t. Here are ten reasons why you might want to consider hiring a professional real estate agency.

NEWS IN BRIEF: CYPRUS ECONOMY

CYPRUS STRIKES $9 BILLION GAS DEAL Cyprus has struck a production-sharing deal for the Aphrodite gas reservoir worth over $9 billion over 18 years between the government and the Noble Energy, Delek and Shell joint venture (JV).

Based on the plan, the first gas output is expected between 2020 and 2025. The energy minister said this would be the biggest infrastructure project ever undertaken in the Republic of Cyprus, worth some €7.9bn.

Based on published reports, the agreed profit split is now about 57 per cent to Cyprus and 43 per cent to the JV. So the total profit would be $16.7billion. The development cost, including operations and maintenance, is reported to be $8 billion. This means that total revenue from selling the gas would be $24.7billion.

Natural Gas discoveries in Cyprus’ economic zone, combined with the island’s strategic position, provide the springboard for Cyprus’ transformation into a regional energy hub. The energy sector’s development will have a positive impact on the Cyprus economy and especially on job creation, foreign investment and GDP growth.

HOLLYWOOD MOVIES SHOOTING IN CYPRUS After “SOS - Survive or Sacrifice” with William Baldwin and “Jiu Jitsu” with Nicolas Cage, another deal was closed and a third Hollywood movie will be filmed in Cyprus.

It was announced that an Academy Award-winning star will play and the budget will be €38 million, much higher than “Jiu Jitsu” €24 million. The shooting has been scheduled for January 2020.

In September 2018, the government launched a scheme for the promotion of the film industry providing Cypriot and foreign producers with incentives, cash rebates and/or tax credits of up to 35% on qualifying production expenditures and also predicts tax allowances of 20% for investment in infrastructure and equipment.

The scheme aims to allow inflows of capital from international productions to Cyprus and to support the local industry.

NEW 17-STOREY TOWER PLANNED IN LIMASSOL Company NIKHI GIOVANI has submitted a proposal to build a 17-storey tower in Ayios Tychonas, Limassol.

According to the Environment Department, the proposed building, named “Tower 66,” will have 96 flats and will be 81 metres tall.

Designed by Pinin Farina, the tower will offer its occupants a unique experience with Italian finesse and unparallel luxury. In a unique location, only 300 metres from the seafront, it offers a clear panoramic view of the sea and easy access to luxurious facilities. The property will have a land area of 12,247m2 and a total of 17 floors.

With an unobstructed sea view in one of the most beautiful areas in Limassol, it offers a unique living style in all seasons and weather. It will feature swimming pool, gym, in-house spa facilities, a wellness centre, storage spaces, a bar, a restaurant, an underground parking lot with 125 parking spots and three shared spaces with greenery and plants.

CYPRUS IN TOP 5 EUROPEAN GROWING ECONOMIES The Cyprus economy has been expanding rapidly, with robust growth rates averaging 4.4% in 2015-18.

LARNACA’S NEW SHOPPING MALL UNDER CONSTRUCTION

The island was among the top five Eurozone performers in 2018, with an impressive growth rate of 3.9%, compared with a Eurozone average of 1.9%. The European Commission

predicts a growth rate of 3.1% in 2019 and 2.7% in 2020.

The growth is being driven by both strong private demand, spurred by growing employment, and an expanded and upgraded tourism sector after four successive years of record tourism arrivals.

Larnaca’s Metropolis Mall should be in operation by end of 2020 and will include brands available for the first time in Cyprus. South African development company Acsion Ltd is behind the 40,000m2 shopping centre.

The location of the shopping centre – near the GSZ stadium – is probably its biggest advantage since it is in a residential area.

This means that a significant number of visitors could go there by foot. The investment is viewed positively with expectations of double-digit returns.

CYPRUS: A GROWING INTERNATIONAL EDUCATION HUB The number of foreign students choosing Cyprus for their studies has almost tripled in the last five years proving that efforts to establish the island as a regional education hub are delivering results.

Cyprus has rapidly established itself as a hub for quality higher education.

Over the last decade, the sector has grown by more than 80% in student numbers, exceeding 44,000 total students during 2016-2017. In 2016 alone it is estimated to have contributed up to €900 million to the local economy and was responsible for approximately 9,500 jobs in the Higher Education sector and its supporting industries. By 2023 the sector’s economic contribution could grow by another 50%.

Cyprus is also the safest country in the world for young people according to a list published by the World Health Organization which ranked 184 countries.

ECONOMIC OVERVIEW

SALES ACTIVITY

Undoubtedly, one of the backbones of the Cypriot economy is the real estate sector. Overcoming the challenges of recent years, the economy continued to exhibit a solid growth and has maintained its status as one of the fastest growing economies in Europe with GDP exhibiting an annual 3,9% increase (twice the EU average).

Transactions activity remained strong, with the number of Contracts of Sale exhibiting an annual increase of 6%. New Building Permits for hotels have exhibited a growth of +122% in terms of m2 during 2018, when compared to 2017.

The Real Estate sector (including construction activities) has contributed 38,5% of the annual growth rate. Despite the fact that Real estate and construction only activities employ only 9% of the working population, they account for 16% of Cyprus Gross Value Added (GVA) in 2018.

BUILDING PERMITS

The increase in property transactions has been enhanced by improved economic conditions. The latter led to improved domestic confidence levels and to an increase in domestic demand. In addition, various Government incentives have also led to a surge in foreign demand; such measures include the abolition of immovable property taxes, schemes for permanent residency and naturalisation of investors by exception.

The issuance of Building Permits continued its upward trend in 2018, both in terms of volume (+12% year-on-year) and value (+20% year-on-year).by a strong sector performance in 2017 which saw growth in transactions and price indices.

Geographical distribution of contracts of sale by nationality - 2018

In 2018, a total of 4.367 contracts of sale were submitted by non-nationals, accounting for 47% of total sales contracts.

The highest share of contracts of sale by non-nationals was recorded in Paphos (40%), followed by Limassol (30%), Larnaka (16%), Famagusta (10%) and Nicosia (5%). Paphos and Limassol remain the preferred cities of choice by nonnationals, with Nicosia being the least preferable city. In terms of domestic demand, Limassol is leading with 43% of the market, followed by Nicosia with 28%. 2019 started on a similar trend, with an 11% increase in sales, compared to the corresponding 2018 period.

RICS Office, Retail & Industrial Properties Indices

According to RICS, commercial properties have moved along similar lines, with a negative trajectory from 2010 onwards and mild growth exhibited towards the end of 2016 - beginning of 2017 onwards, with offices displaying a sharper rise. At the same time, price indices for all property types are still much lower than the respective 2010 levels.

TOURISM Tourist arrivals have continued their strong growth over the past years. Tourist arrivals in 2018 exhibited an increase of 7,8%, compared to 2017. Revenues from tourism hit a doubledigit percentage increase in the previous two years (11,9% and 11,7% in 2016 and 2017 respectively). The growth was milder in 2018 (2,7%).

Associated requirements Evidence of a steady income from abroad of at least €30,000, from sources other than employment in Cyprus i.e. certificates of dividends, certificates of fixed deposits, pension statements, rents or salary advice.

Confirmation letter from a Cypriot Bank, showing deposits in a local account of a minimum capital of €30,000, from sources other than employment in Cyprus. The capital should have been transferred from an International Bank to a local Cypriot Bank and it should be pledged for a period of three years.

On September 7, a ceremony was held for the laying of the foundation stone of Limassol Marina, by his Excellency, the President of the Republic of Cyprus, Mr. Demetris Christofias.

Construction work has begun on the Paralimni marina, which is expected to be fully operational by mid-2021 and which will and will have a capacity of approximately 300 vessels.

Speaking on behalf of the Board of Directors he said “I wish to express our sense of honour, pride and responsibility at the fact that we have undertaken this groundbreaking project, a milestone for the Cyprus economy, with a total investment of close to 350 million euros.

The project will include administration buildings, residential and commercial developments. Based on the design, there will be 195 residential units – mostly luxury apartments – and 27 commercial spaces (restaurants, cafes, bars).

Limassol Marina is, to us and all those working with us, the practical implementation of our vision for the development of marine recreation and the island’s infrastructure as a whole.

AYIA NAPA MARINA

More than 55% of the residential properties in the Eastern Tower of the Ayia Napa marina €220 million project, have already been sold.

The project, in which the Egyptian investor Naguib Sawiris’ Gemini Real Estate Ltd has an 80% stake and the Cyprus-based Caramondanis Group a 20% stake, is scheduled to be to be completely finished by 2021.

The marina itself will be operating by the summer of 2019, the developers said in an announcement after the on-site presentation. The second phase includes the construction of 190 luxury one-to-four-bedroom apartments in two twisting-shaped towers of 25 and 26 floors.

The plans detail construction of 14,250m2 for residential buildings and 2500m2 will be for commercial buildings. The Paralimni Marina will have facilities for port police, customs and medical services.

The marina is expected to be fully operational by mid-2021.

LARNAKA MARINA

The AMPA & Israeli Shipyards consortium has submitted a €1.2b bid for the redevelopment of Larnaka port and marina, including a commercial and residential development on 220,000 square metres of land around the port and marina.

The consortium is proposing to develop the port so that it can service larger ships, to expand the piers and quays, to build a modern passenger terminal develop the marina and to construct residential and commercial areas.

The proposed investment is estimated at €1.2b. The consortium –made up of Israeli and Cypriot companies – has set up a new company, Kition Ocean Holding, that will negotiate the bid with the state.

Worldwide luxury hotel chain Sofitel is set to build a 5-star resort in Limassol investing some €300m in the island.

The hotel, to the east of Limassol’s tourist area will span across some 100,000 square metres with 245 bedrooms. On the same plot of land, two tall buildings 20-floors high will be built with 105 apartments each.

It will be named ‘Sofitel Resort & Spa Limassol’.
