Bones like these help dictate an early Craftsman home towards renovation

By Cynthia Lescalleet For The Leader Having moved 18 times (so far) in their 30 years of marriage, Laura and Dan Lensgraf surely know their way around a property’s potential. They also knew they wanted to renovate something special into something more special, she says. That urge coincided with a heated up Heights-area real estate market, however, and several attempts to snag something with promise went nowhere. They put out an APB for leads, and, as happens in life, when they’d given up, an opportunity knocked. Bungalow Revival’s Gilbert Perez was showing another client properties near Woodland Park and happened upon a homeowner who said his corner lot property was not on the market but available. While the clients weren’t interested in the property, which had been in the same family for more than 60 years, when the Lensgrafs saw it that night, they made an offer. “We just knew it was for us,” she recalls. That the 1904built home had achieved protected status in the newly designated Germantown Historic District made no difference to their renovation plans.

The Woodland Park home that Laura and Dan Lensgraf purchased was built in 1904.

“We knew we had a diamond in the rough,” her account of the purchase says. “We wanted to honor the historic aesthetics but add all the modern conveniences.” Their home renovation project is believed to be the first in the neighborhood after its historic district took effect. While the permit process before the Houston Archaeological and Historical Commission took a mere three months, the extensive overhaul by Bungalow Revival lasted 18 months.

GOOD BONES (AND REAL ONES) For starters, the home had great bones, with a wraparound porch, Loblolly pine flooring and a cool third-level space tucked under exposed rafters. It also had shiplap walls beneath vintage wallpaper with peeling corners, antiquated window units and some encased features only a crowbar could explain, Lensgraf recalls. Peeling back one such encasement revealed what had

been a brick kitchen chimney, a space the intervening years apparently had turned into a critter cemetery given the number of skeletons. (Those were not the “great bones” Lensgraf meant.) While the initial design attempted to re-incorporate the chimney, the final design removed and repurposed the bricks – stamped “Houston” – as an accent wall behind the new stove. As if having an opinion on

Bond shortfall, poses no effect for Garden Oaks Montessori development By Betsy Denson betsy@theleadernews.com With the Houston Independent School District’s $1.9 billion bond program in the news lately due to concerns about a projected budget shortfall, parents in The Leader area have wondered about the effect that the shortfall may have on their area schools. With regard to upcoming work at Garden Oaks Montessori Magnet, 901 Sue Barnett, the answer is none, according to HISD General Manager of Business & Bond Communications Sylvia Wood. “The school will get a new addition and general renovations of the existing facilities to accommodate 750 to 900 students in grades K through 8,” said Wood. The budget is $26.7 million for a three story new addition and renovations to the existing facilities. The original school was built in 1979, with an addition built in 1981. The last renovation to the school was in 2005. A recent HISD handout about the project noted that the campus currently relies on eight temporary buildings, as well as temporary restrooms. Garden Oaks Elementary Principal Dr. Lindsey Pollock said she will be glad to see those temporary buildings go, including the one which currently houses the 7th and 8th grade classrooms. The new free standing building has been slotted to be built along the fence of the existing SPARK Park. It will house the early childhood classes (Pre-K and Kinder) on the first floor. Grades 4-6 will be on the second floor and grades 7 and 8

will take the third floor. First through third grade classrooms will remain in the existing building, the renovation of which will address electrical and roofing issues. When The Leader interviewed Dr. Pollock last January, she said that the Project Advisory Team was hoping that the entire school would be new construction but that they also were amendable to a renovation of the existing building with the addition of a wing. There was also discussion about relocating the school entrance to Wakefield, but instead a second entrance on Wakefield is planned with enhanced parking. It will have bus access and will hopefully alleviate a good portion of traffic at the Sue Barnett entrance, which will still be the school’s main entrance. Another hope that won’t materialize completely is having each classroom open to its own garden space – appropriate for the Montessori Magnet with a designation in Environmental Sciences – although Dr. Pollock notes that plenty of garden space will be a part of the campus. The new multipurpose space and gymnasium is still a go and now the PAT is working on plans for the new front office. When The Leader last reported on bond work at the school in January of 2015, Wood said that although the planning and design process actually began in the fourth quarter of 2014, a full year ahead of schedule, the target construction start date was scheduled for mid/late 2017. Wood now says that the target construction date is still the original schedule.

“Although the district made the decision to accelerate planning and design for all schools in Group 4 of the bond program, at this point, there hasn’t been a decision yet on whether to accelerate construction,” she said. Dr. Pollock said that there was some optimism at recent meetings about a possible groundbreaking in 2016. It can’t come soon enough. Dr. Pollock said that for the 2014-2015 school year they had over 900 applications for 60 available spots. They were able to accommodate all their zoned students from Kindergarten and up but could not do the same for every zoned pre-K 3 and 4 year old because there

isn’t space and it is not mandated by HISD. According to the 2014-2015 school profile, the total enrollment at Garden Oaks is a little over 700. When asked if Garden Oaks Montessori would never expand past middle school, Dr. Pollock said that it would not happen on the current campus. However, she said that Friends of Montessori, a non-profit group, has been looking at creating a Montessori high school at either Waltrip or Booker T. Washington. “It would be a school within a school,” said Pollock. “The principals at both schools have been receptive to the idea.”

Realty Real Talk Moderate price gains for September after a flat August For The Leader After a relatively flat performance in August, the Houston housing market kept pace with last year’s record sales volume and prices throughout September. Just as in August, homes priced between $150,000 and $500,000 saw moderate gains, while the low and high ends of the market declined. According to the latest monthly report prepared by the Houston Association of Realtors (HAR), September single-family home sales totaled 6,691 units compared to 6,463 a year earlier, an increase of 3.5 percent. It took 49 days for the average home to sell versus 48 days in 2014. Months of inventory, the estimated time it would take to deplete the current active housing inventory based on sales over the previous

12 months, grew from a 2.9months supply last September to a 3.5-months supply. Inventory has held at a 3.5-months supply for the past three months, but remains below the current national housing supply of 5.2 months of inventory. Home prices reached September highs, with the average price of a single-family home up 0.5 percent year-over-year to $270,901. The median price—the figure at which half the homes sold for more and half for less—jumped 4.5 percent to $208,000. Sales of all property types totaled 8,024 units, up 2.2 percent compared to September of last year. Total dollar volume rose 3.8 percent to $2.1 billion. “September showed a bit more vitality than August, and considering that we are com-

paring to a record 2014 sales year and remain in a climate of energy-related layoffs, I’d say that the Houston real estate market is truly holding its own,” said HAR Chair Nancy Furst with Berkshire Hathaway HomeServices Anderson Properties. “Sales inventory has been stable for the past three months and we expect it to grow in the last quarter of 2015.” September Monthly Market Comparison The Houston housing market saw across-the-board gains in the September 2015 versus 2014 analysis, with single-family home sales, total property sales and total dollar volume all up, while prices reached record highs for a September. Month-end pending sales for single-family homes totaled 6,602, a 3.7 percent de-

cline from a year earlier, which might suggest slower sales when the October numbers are tallied. Active listings, or the number of available properties, at the end of September rose 17.6 percent to 34,041. Houston’s housing inventory has held at a 3.5-months supply since July of this year, but is up from the 2.9-months supply recorded in September 2014. That still remains below the current 5.2-months national supply of homes reported by the National Association of Realtors (NAR). Single Family Homes Single-family home sales totaled 6,691 in September, up 3.5 percent from September 2014. Home prices reached the highest levels ever for a September in Houston. The single-family average price rose 0.5 percent from last

The average number of days it took to sell a home, or Days on Market (DOM), was 49 in September versus 48 days a year earlier. HAR also breaks out the sales figures for existing single-family homes. Existing home sales totaled 5,726 in September, up 2.7 percent versus the same month last year. The average sales price was unchanged year-over-year at $250,404 while the median sales price rose 5.2 percent to $192,000. Home tour from P. 1B some of the design, the home revealed stashes of original elements during construction. A decorative archway, for example, had been stored since a previous update of the downstairs. It’s back in use downstairs – along with duplicates replicated for other pass-throughs. The louvered section of the front door, believed to have been from the Rice Hotel, has been re-purposed into a headboard in the new master suite. Bookshelves now display a subset of a cleaned up collection of old canning jars the couple found under attic floor boards. An old window frame became a mirror in the powder room, also home to a charming sink previously encased in an upstairs bedroom. A less charming find was a snake preserved in formaldehyde and a live one curled up beneath the home, she says, quickly adding that neither remains. The project’s scope first removed a rudimentary previous addition at the back of the home that housed a mudroom and bathroom off the kitchen. Downstairs, the revised floor plan flipped the kitchen’s location and added a screen porch. French doors opening to the wraparound porch replaced a window in the dining room. The addition included a master suite and utility room on the second floor, where a narrow existing staircase has been widened on its way to the expansive third floor. “It was going to be the coolest guest room ever,” Lensgraf says. Instead, it’s a recreation space for the owners and houses a pool table,

media center and an artist’s studio. The quarters, meanwhile, moved over the new garage. Perez, an advocate of seamless design that’s period friendly in renovation work, says one of the challenges was how to run modern air conditioning without showing the ductwork. The solution: A high-velocity system, which has 4-inch ducts. They’re worked between the floor joists downstairs. Meanwhile, to disguise the return upstairs, it’s built into a custom hallway bench with rack, appearing as a grill-fronted upper cabinet. His advice? Be mindful of proportion and scale when renovating. Lensgraf says restoring their vintage home was a joyful process and credits the design-build team. “Our favorite room depends on the time of day and the weather,” she says. The front parlor has a cozy fireplace. The porch lends itself to enjoying morning coffee within earshot of the four Horned Owls residing in the park across the street. The back patio by the pool is an evening respite. “We’re not moving anytime soon,” she says. “We are set.” The Lensgraf home is one of six homes that will be featured on the Spring 2016 Woodland Heights’ Home Tour, themed “Reinventing for Today,” scheduled April 16-17: www.whtour.org. Heights store puts ‘fun’ back in funeral By Kim Hogstrom For The Leader It has only been open for weeks, but a new store located at 1446 Yale Blvd. at 15th St. in the Heights has already garnered many fans – and launched more than a few nightmares. The Wilde Collection’s inventory is so remarkable, “the owners could charge admission,” stated one reviewer on the store’s Facebook page, and she’s right. According to its promotional material, the Wilde Collection features “oddities, gifts, taxidermy, and decor.” We think this doesn’t do it justice. The shopping experience here falls somewhere between visiting a haunted Victorian parlor, gawking at exhibits in a turn-of-thecentury sideshow, strolling the vignettes in a science museum, and soaking up the wonders of an art gallery. “The Wilde Collection is born of decades of passion and years of collecting,” stated owner Tyler Zottarelle. “Both of us have always been interested in the Victorian era,” added business partner and coowner Lawyer Douglas. “To be specific, the Victorian Gothic look. Some things from the era are romantic, some are morbid, and some are both, but there is a beauty in all of it.”

Douglas is a fan of the famous Victorian writer, Oscar Wilde. Zottarelle found his inspiration in American writer Edgar Allen Poe from a similar period. When the business partners launched the Wilde Collection they named the store after the Victorian, and drew from Poe’s “The Raven” for their logo. Then the owners stumbled onto what is possibly the star of the Wilde Collection: Oscar. Highlighted in the center of the store, is a complete human skeleton contained in its 19th century coffin. At that time in history, corpses were literally “kept on ice,” and coffins had glass windows embedded in the top to allow for viewing. According to carefully recorded documents that came with him, the skeleton’s name was Oscar. “Oh my gosh. I’m a creepy person, and this even creeps me out!” remarked Heights resident Candy Henderson on her first visit to the Wilde Collection when confronted with Oscar. There is also an entire room devoted to taxidermy. Visitors can wander a selection of museum-quality dead animals such as wolves, tigers, and a zebra. All specimens were collected in the 1950s and 60s, before regulations on hunting were tightened, and many of them did, in fact, come from

Candidate, Second Ward resident and former HCC Trustee Abel Davila believes that his commitment to public service in Houston as evidenced by his track record – particularly in the areas of the arts, higher education, and health – makes him the right person for the city council position in District H. His examples include everything from his 15-year old self organizing teenagers to help the local senior community at no cost, to a six year stint as senior aide to Councilmember Felix Fraga, working on projects that still benefit the district today. He is a graduate of both the Texas Southern University Pharmacy School and Sam Houston State University where he earned his Doctoral Degree in Higher Educational Leadership. Davila said that his role as an HCC Trustee began as part of a desire to create higher education opportunities for those who “never dreamed they could be successful in

higher education.” Davila notes that as an HCC Trustee, he founded a student scholarship fund that raised over $375,000 in its first year, worked with Mayor Lee Brown and Mayor Bill White to develop the HCC Fraga Campus, and supported the fast-track construction of the HCC Northline Campus for the benefit of District H students. “My public service has brought millions to this district,” he said. “Every resident of every single block, and every single street deserved good representation. My firm commitment, volunteerism, and public service has been and will continue to be in service to the residents of District H.” Running for public office is not for the faint of heart and Davila says that his family’s commitment to public service has been his inspiration to give back. “If one truly cares about the community enough, then public office is not hard,” he said. “It is an opportunity to make a difference in our society.” The most enjoyable part of

One can almost hear it: “‘It’ puts the lotion in the basket or else ‘it’ gets the hose again.” Dark? Yes, but it’s also funny. The Wilde Collection kind of puts the “fun” back in funeral. “I love that store,” said Jennifer Estopinal who made her second visit last weekend. “Everything is more affordable than I’d expect, and the items are unique. The more challenging aspect, according to the candidate, has been the “resort to negativity” by opponents. “We all care about our district,” he said. “It is a shame that one thinks tearing the other down is the best way to enter into office. My preference is to talk about accomplishments, and how we can best serve our district.” With regard to the accusations of ethics violations during his time at HCC, Davila is clear that he is proud of his time there. “Few have been the subject of a $500,000 investigation from which the result was nothing,” he said. “After close scrutiny and examination, the District Attorney, rejected the case. The resources wasted on me could have and should have been spent on services that benefitted students.” With a focus on his current campaign, Davila is looking at where Houston is doing well

Additionally, Douglas is an artist and many of the items for sale are his: haunting, breathtaking, sometimes mortifying artwork. Effective Veterinary Care Taking Action to plan ahead, be prepared, and prevent problems is the basis for cost effective healthcare. This Proactive Healthcare is far more beneficial, convenient and affordable than Reactive Care (waiting until an ill pet requires crisis medical management). Healthcare is also more cost effective if it is not fragmented (ie., services broken up and performed at various facilities). It takes far more Doctor’s time to correctly gather data, analyze and diagnose a patient’s current condition if healthcare (exams, tests, vaccines, vet only prescriptions) comes from various facilities. Mistakes, miscommunications, and unnecessary repeat of tests are less likely if we Avoid Fragmented Healthcare. should not be sacrificed.” Constituents have voiced specific concerns to Davila with regard to the effect that the city deficit will have on the type and quality of city services. Voters have talked to him about gentrification in their areas, the push of the homeless into certain neighborhoods, builders being out of touch with the community desires, stray

dogs, and street repair. Of ReBuild Houston, Davila reiterated that the Texas Supreme Court has determined the Drainage Utility Charge was deceptive. “While the City continues to collect the fees, I believe the money should be used for what the voters intended, our streets, and drainage to reduce flooding,” he said.

On crime, he says that more police units on patrol is only one solution to the problem. “We, as neighbors, are our best preventative measure,” he said. “Acting swiftly and responsively when an incident occurs can be a great deterrent to crime in our neighborhoods.”

Public Schools: Reagan handed first loss of season by Lamar Reagan High School’s undefeated streak unfortunately came to an end last week against Lamar High School (6-1), as Waltrip and Scarborough both look for wins this week against North Forest High School and Worthing High School, respectively. Reagan was tied with Lamar at the end of the first half at 14, however Lamar would keep the Bulldogs scoreless for the second half, ultimately winning 3314. Reagan still maintains a 6-1 overall record and a 3-1 district record heading into Friday’s away game against

Westside Forest High School (3-4). The Westside Wolves had a three game winning streak before falling to Bellaire High School (2-5) last week with a close 33-29 loss. Friday’s game begins at 7 p.m.at Westside High School, located at 14201 Briar Forest Dr., Houston TX 77077. The Scarborough Spartans will play the Worthing High School Colts (6-2) at home this Friday, as the Spartans come off a 67-0 loss versus La Marque High School (6-2) last week. Worthing has won three of its last four games and bounced back from a

62-20 loss, also against La Marque, with a 42-28 win over Kashmere High School (2-6) last week. The game begins at 7 p.m. The Waltrip Rams will also be looking for another win after their shutout victory against Yates High School (3-4) last week. This week’s home game will see the Rams kicking off against North Forest High School Bulldogs (6-1) at home. The Bulldogs won their last two games decisively, beating Austin High School (1-6) by a score of 690 and Lee High School (0-7) by a score of 55-0.

Private Schools: SPX, STH look to continue win streaks The St. Pius X High School Panthers and the St. Thomas Eagles are looking to continue their winning ways as the Lutheran High North Lions chase their potential third win of the season. St. Pius X improved to a 71 record with their win over Kelly Catholic High School (55) by a score of 62-3. The Panthers, who will not be playing this week, will kick off against Pope John XXIII (0-8) at home Oct. 30. The Pope John XXIII

Lions were defeated by the St. Thomas High School Eagles Oct. 16 by a score of 40-0. That win by the Eagles puts St. Thomas High School at a 6-1 record for the season. The Eagles will play at home against the Kelly Catholic High School Bulldogs (5-5) 7 p.m. Friday, as the Bulldogs look to bounce back from their loss against the Panthers. The Lutheran High North Lions are setting their sights on getting their third win in

several years this Friday with a home game against Legacy Prep Christian Academy (34). On Oct. 2, the Lions had their second win of the season against Bay Area Christian by a score of 30-24, something they hope to replicate against a team that has lost two of its last three contests – however the Legacy Prep Christian Academy Lions are also coming off of a 50-8 win over Bay Area Christian last week.
