Family rescues home of former Heights artist By Kim Hogstrom For The Leader

The rendering of plans for the new shopping center at 5135 Ella Blvd on the corner of Pinemont show significant upgrades.

There are many architectural and artistic jewels in the Houston Heights. However, one would never guess that an awkward, tan, two-story on the corner of E. 26th Street and Arlington Street is one of them. Constructed in 1928, the structure has a colorful history, both literally and figuratively. For many of its original decades, the 2,100-square-foot building acted as a small, family owned grocery store serving the working folks of the Heights. The first floor offered fresh eggs, milk and other staples while the owner’s family resided on the second. In the 1970s, the little grocery store was converted to a Sunny’s Convenience Store. Then, in the early 1990s, it was purchased by Heights-born and raised artist, Victor Hugo Zambrano, who closed the book on the building’s career of selling cigarettes and soda, and officially tuned it into a home. And what a home it was. Zambrano, who had a degree in architecture from the University of Houston, saw unique possibilities in the structure. The artist remodeled it in 1995 to celebrate his passion for art. He added interesting cubbyholes to display sculpture throughout. He laid stunning, Central American tile to the floors, added bright colors to the walls and an unusual courtyard featuring a stunning array of work. Andre Reed tells The Leader that he and a partner have recently closed on the small shopping complex at the corner of Ella and Pinemont. The property at 5135 Ella Blvd is one of Reed’s investments in the area. In 2014, he bought the Pinemont Pavillion at 965 Pinemont Drive and attracted tenants like Marchese’s Kitchen, Artisana Bread and The Little Learning Place. Reed says that they will do an overhaul at 5135 Ella Blvd with a new façade and extensive internal improvements. He’s currently talking to existing tenants about plans for the space. One new tenant moved in last month – Hoity Toity Dog Grooming.

Chase branches to merge Most living in the Oak Forest and Garden Oaks area have grown accustomed to change. One day, a humble post-World War II home sits peacefully under tall trees on a local street. The next day, all are gone and the lot is bare.

There was a whole lot of shaking going on earlier this week in Oak Forest and Shepherd Park Plaza that initially caused residents some alarm. Tammy Arnold, who lives on Brinkman near Shepherd Park, heard sirens and looked out her front door to see two trucks. “The trucks were loud but then the sound when equipment was lowered made them louder,” she said. “Then [there was] the shaking of everything, including our home. It was pretty scary as I’d never ever seen this kind of vehicle nor felt the shaking.” Arnold, like many other residents, took to social media to talk about what they had experienced and asked questions about what was going on. One of the posters was Rachel Nolan who lives on Martin Street and actually recognized the equipment being used. “I saw geophones on the curb across the street the day before but it did not register at that time that they were geophones,” she said. “I heard and felt my house shake around 4 p.m. on Wednesday – at least three to four big shakes. It was loud and my entire house shook.” Nolan originally thought it was something to do with the recent sewer line and walked out front to investigate. “That’s when I saw at least two Vibroseis trucks,” she said. As many correctly guessed,

Trucks like these were used to take ‘pictures’ of activity under the ground in Shepherd Park Plaza and Oak Forest. Contributed photo

all of the activity was part of a seismic survey for mineral and gas exploration. Lynn Boone with Boone Exploration explained that his company was contracted by another entity – he declined to say who – to survey about a 5 mile stretch of the two neighborhoods. The company worked from Monday to Wednesday to complete the job, laying out 300 stations every 110 feet with 12 geophones in each. Geophones look like a small spike, no bigger than a 20 penny nail, and contain a coil magnet. The geophones convert ground movement into voltage, which may then be transmitted to a recording station. The ground movement, or vibration, is supplied by the aptly named Vibroseis trucks which have a pad that attaches to the ground and shakes, administering a significant shake – down to the earth’s core and back. This allows a picture of sorts of what it looks like underground.

Lynn Boone likens it to the dots on a black and white television. It’s only when you put all the dots together that you get a real picture. According to The Vibroseis Source (Advances in Exploration Geophysics), seismic vibrators are used to perform about half of all seismic surveys on land. This method has replaced the use of small dynamite charges – which no doubt would have created a much larger neighborhood stir. What residents didn’t see were the multiple trucks set up in a vacant parking lot off of I-610, housing a seismic source system and a recording station. “It’s all computerized,” said Boone. Although Boone says his company sometimes is contracted to do the permitting, surveying, and data analysis, in this case Boone Exploration just did the measurement. “We provided the raw data,” Boone said. “We didn’t inter-

They were also accompanied by a monitoring company to ensure safety as well as a police escort. The question residents are left with is what was down there that someone is so interested in. Open houses saturate market

The number of homes – and open houses – on the market makes it difficult to determine which homes buyers should visit.

homes are on the market. So if you’re in the market to buy a house, where do you even start? Depends on who you talk to. Susan Pesl, with Berkshire Hathaway Home Services, says you should attend as many as possible. “You never know,” she said,

“a home might be totally different on the inside that what it looks like on the outside.” And if you’re out cruising for your dream home, Pesl said it may not even be the house you’ll find most interesting. “You could also get ideas on what you like and don’t like,” she said, noting how impor-

Home sales prices up in Heights For The Leader It’s hard to imagine real estate numbers can be so good and feel so bad, all at the same time. For those buying homes, an increase in inventory hasn’t exactly made homes cheaper. According to the June real estate market numbers from Houston Area Realtors, the median price of homes in The Leader’s coverage area has increased from $225,000 in June 2015 to $230,538 in June 2016. And that’s not the only number that’s up. In the Oak Forest and Garden Oaks area, 64

homes sold in June, compared to 52 last year. That’s a 23-percent increase. But the price sellers are getting for those homes is down by 15.7 percent, from $538,971 in 2015 to $454,643 in 2016. Home sales are down in the Heights by 10.4 percent, though the average sale price increased by 4.4 percent. In the month of June, ZIP code 77092 saw a decline in home prices of 16.3 percent. City Numbers According to the latest monthly report prepared by HAR, a total of 7,696 homes sold in June compared to

7,710 a year earlier— statistically unchanged. However, on a year-to-date basis, home sales rose 2.7 percent versus June of 2015. Inventory levels enjoyed another bump, rising from a 3.2-months supply to 3.7 months. The single-family home median price—the figure at which half of the homes sold for more and half sold for less—rose 2.5 percent to a record high of $230,538 in June. The average price declined a fractional 0.8 percent in June to $300,178, the second highest level of all time (the highest was $302,599 in June 2015).

For Strange, he hopes that by using his summer to sharpen his skills and play in as many games as he can, he will gain the attention of some college coaches. According to Strange, he has already drawn interest from Texas A&M UniversityCorpus Christi, Sam Houston State University, Cornell University and Southeastern Louisiana University. If you’re in your car on any given Sunday these days, you’re certain to see a disturbing trend if you’re selling a home. Literally every block in the neighborhood has a corner sign – some of them with fancy balloons – luring you to yet another Open House. That’s tough for folks trying to sell a home. It’s wonderful for those looking to buy. Consider Houston Area Realtor’s most up-to-date numbers: In ZIP code 77008, there are 69 open houses slated for this weekend. In 77018, another 44 homes will be open to potential buyers. If you think those numbers are high, consider how many houses are currently listed for sale in area ZIP codes. According to Zillow.com, there are 553 houses for sale in 77008. In 77007, there are 624 listings. In 77009, there are 326. And in 77018, another 299

tant that is for home buyers. Carolyn Bryant says you might consider narrowing your open house tour to neighborhoods you like. “Open houses give you the opportunity to see what type of house you can get that fits your budget,” she said. “It [also] gives you a chance to check out the neighborhood. Neighbors often attend so you have the opportunity to ask them questions about the area.” And for those trying to sell their homes and plan on hosting an open house, how in the world do you get buyers interested in making a stop by your home? Janet Schmidt says to make sure you advertise – on social media, the internet, MLS and The Leader. “Deliver flyers to neighbors inviting them over,” she said. “Signs, signs and more signs. Make yours stand out with balloon, flags, etc. And make sure your home has curb appeal.”

Artists honored by placement on Heights Blvd By Betsy Denson betsy@theleadernews.com Artist Chris Silkwood thinks it’s fitting that one of the pieces in the third installation of the Heights Boulevard Sculpture Project is a stroller of sorts – although it also looks like a 1960s travel trailer on wheels. “[A stroller] is very reminiscent of the neighborhood,” said Silkwood. For the past three years, Silkwood, along with Redbud Gallery’s Gus Kopriva have organized, funded and curated the Heights Boulevard Sculpture Project, bringing unique pieces of art to one of the main thoroughfares of the Heights. The first year the exhibit was called True North, the second was True South and this year’s installation is known as the Trail of Art. Artists are pre-selected by Silkwood and Kopriva. The pieces are installed in March of each year and then taken down in December. “The neighborhood really embraced it,” said Silkwood. “They’re driving slower, and interacting with the pieces.” Kopriva, whom Silkwood describes as an “icon in art world,” utilized his contacts to recruit both artists and interest in the first year. A grant from

the mayor’s office paid for part of the project in 2014 and the rest was private funds. For the past two years private funds have covered the whole $20,000 price tag which includes an artist stipend, site preparation and installation – including money for a crane if it is needed, a catalogue and an artist reception.

“Artists consider it an honor [to be involved],” said Silkwood. “There are 10,000 cars a day, not counting pedestrians. The sculptures are often offered for sale.” She said that sometimes artists propose an item from their existing inventory but more often come with drawings and specifications, and

then create it once they get the green light. Silkwood says that with the success of the previous two installations they have been approached by more artists who want to submit drawings. One thing you won’t see – giant phallic symbols or other more mature subject matter.

“This is a family friendly residential area,” said Silkwood. “We stay on the whimsical side of things.” That includes Baylor Professor Robbie Barber’s aforementioned ‘Stroll in the Park’, Ariane Roesch’s tongue in cheek ‘Achieving new Heights’ and Patrick Renner’s ‘Harbinger’. Renner might be familiar to people from his Montrose Funnel Tunnel which used to be across from the Inversion Coffee House. Silkwood has a piece on display in the Trail of Art too – a vibrant piece called Flower Power. While the art may change, the placement of the pieces does not. There are eight in total, two to three blocks apart from the 400 block to the 1800 block, and they are on the same sites as what came before. “We have a nine month temporary permit and have done our due diligence,” said Silkwood. “This is an information highway and there are buried cables everywhere. The city helped us with placement.” For more information about all the pieces and artists in the exhibit, visit www.redbudgallery.com. Or better yet, head out in the relative cool of the morning or evening and interact with the pieces yourself.

By Christina Martinez christina@theleadernews.com As a single mother, Avryl Gordon is teaching her daughter the importance of education, self-empowerment and what it means to create value. And as a StateFarm agent and owner, Gordon values and implements these same teachings in her everyday work environment. A Houston native, Gordon grew up in Crosby and went to Crosby High School. She later went on to complete her undergraduate degree at Southwest Texas State University, now formally known as Texas State University. Fresh out of college, Gordon joined Merck Pharmaceuticals. “I started out as a local sales representative, then became a trainer and then was in sales management for about nine years,” Gordon said. “At age 35, I decided to go back to school and get my graduate degree from the University of Houston’s executive MBA program.” After completing her MBA, an opportunity arose within Merck Pharmaceuticals to join the team at the corporate headquarters office in North Wales, Pennsylvania and a primed Gordon jumped at the opportunity. Three years into her flourishing career, tragedy struck. Losing the fight to cancer, Gordon said goodbye to her best friend and aunt at the young age of 40. “I was in Pennsylvania and realized I needed to be back home,” Gordon said. “I needed that connection with my family. When she passed, she was a single mother of a 16-year-old child. The realization that life can change in an instant made me realize that I needed to do something impactful; something that was important.” That realization lead to a move back to Houston and puzzling the pieces together to apply her grief, previous education, and work into some-

Currently located off of 290 and Mangum, Avryl Gordon – StateFarm is a full service agency. “When people think about insurance, they think about traditional auto, fire, life and health products,” Gordon said. “We also represent StateFarm Bank and so much more. At my office, I have the luxury and privilege to offer 100+ products and financial services. I can offer savings, checking accounts, credit cards, CDs, vehicle loans; and a number of different financial services.” While there are several StateFarm agencies around, Avryl says what sets her business apart from the many others is her approach. “There’s a lot of professional agencies, but I don’t see this business as transactional,” Gordon said. “This is consultative. I want to understand what you need, what your goals are, what the gaps are and what provisions we need to make to get you to those goals.” Gordon says she couldn’t be happier to be back in Houston, but even more importantly, back in Houston in a whole new way – as a small business owner who can “create jobs, empower her staff and find ways to give back to the community.” Being a part of the community and finding avenues
